Changing the entire carpet between moves of families and never to show a unit that just clearly died of 1000 roaches

We have been living here for almost 8 years. Just yesterday my whole kitchen floor and counters were soaked. I called the leasing office to let them know that whatever was poured down the drain from the upstairs unit ended up coming up from my sink. They told me they would have maintenance check it out and when I called back to follow up, they did confirm that there was something wrong with the plumbing and that a plumber was on the way to fix it. I told them I was not going to clean up the mess because it wasn't my fault. My kitchen rugs were soaked and sink mats were ruined, along with some food that was on our counter. So today I go to the leasing office to see what they could do for me and the guy helping me out said the property manager was on lunch and they would be contacting me. Well guess what, no phone call at all. And my kitchen floor and counters still have that disgusting water on it. You would think they would make this matter a priority. Sorry for this long rant. Please do not move here, there is nothing luxury about these complexes. I was really happy when I first saw the model home and I asked if the unit we would take would look EXACTLY like what I saw. I was told it would but there would be a fireplace. I agreed to renting, thinking I would get a unit that I saw. I don't know how many times I asked her; I should not have believed her. We were extremely upset upon entering our unit the first day. There was shaggy looking carpet, not wood floors like I was told there would be; the walls are YELLOW, YELLOW with white ceilings!!! I assumed they would be white, just like what I saw. Management takes 10 years to reply back to your needs. I had my tires stolen from me while my car was supposedly in a "safe" area and it really seemed like they couldn't care less about what happened to their resident and our safety. They told me they would have a security patrolling the area as well as installing cameras once January came, but nothing has changed. Living here does not reflect the rent prices, look somewhere else to rent. There's always some incompetent new people in the leasing office. I have been waiting since October for a new parking spot after voicing my concerns of not feeling safe parking my car in the garage (they didn't care). They're making me wait to switch with someone for who knows what when there's literally so many open parking spaces available. I have asked them 4 times since October and there's still nothing. The leasing office is also deliberately ignoring my emails that I'm sending in regards to the situation. This is a nice community to live in. I felt safe and it is quiet and clean. There are cool amenities as well like the pool & gym, and plenty of dog bags if you have a dog. I lived on the top floor so I didn't experience any sounds from neighbors except from the occasional talking through the bedroom wall. The patio was peaceful and private where I was and I had a nice view of the sunset. Beautiful apartments. RUN FAR FAR AWAY. Seems nice on the outside and was fine for the first couple of months, but then things got bad. 1. Bugs: the entire place is infested with roaches. When we toured the apartments originally, we saw a dead one and expressed our concerns. We asked explicitly that unit we would be moving be sprayed before hand. They agreed and allegedly did. The apartment we toured and the one we moved into were on opposite ends of the complex so we didn't think it would be an issue in ours, especially after spraying. We had to deal with ants for a while in the kitchen (they were in the walls and electrical outlets) but no roaches. Then, when they decided to repaint the buildings, they power washed everything and all hell broke loose. We also had plumbing break and our downstairs neighbors had ceiling work done so that encouraged...movement...After that we were killing probably 10 roaches a day. It was awful. Just be aware, you might not seem them right away but trust me they are there and it is BAD. They need to tent the entire complex. 2. Safety: The reason we ended up moving when we did (we were going to leave, but this sped up our timeline) is because my boyfriends car was broken into and moved twice in 24 hours. Yes. You heard me correctly. One of our neighbors was trying to send us a message (why? who knows) and we heard them loud and clear. But this was not a unique situation. Plenty of our neighbors had their cars broken into, and you could always see cars with smashed windows in the parking lot. Look at the old reviews here...this has been a problem for YEARS and they refuse to do ANYTHING. Install a camera or two for security? nah- let's repaint all of the perfectly fine buildings. Or repave the perfectly fine parking lot. Speaking of safety, about a month after we moved out someone was MURDERED at this complex in broad daylight. This place is not safe and the leasing office does zero to protect you. Good news is they'll let you out of your lease early I guess! 3. Leasing Office: I have lived at a lot of apartments and I have never seen the turn around like this place had. It was a revolving door of seemingly incompetent people. If you have a problem, I recommend dealing with it yourself to avoid a headache. They are non responsive. Also- if you're reading this- how easy is it to spell check? We use to die of laughter at the newsletters you lazily put together and sent out. It's giving unprofessional. 4. Neighbors: Probably doesn't go for everyone, but we must've been in the Bermuda triangle of awful neighbors. Our downstairs neighbors were insufferable. Bass POUNDING at literally all hours of the day. Non-stop. So loudly that when laying in bed we could feel it shake our bed. We complained to the leasing office soooo many times and each time they just straight up wouldn't respond or tell us they would speak to them; they certainly did not because it literally never stopped. And it wasn't just during the day time, it was also at 3am on weeknights. Or sometimes they would randomly have pinata parties at 1am using the tree right outside out balcony. Kids were also constantly running around screaming through the stairs and hallways. Our downstairs neighbors also just kept straight up trash on their patio, I'm sure the roaches loved it. 4. Maintenance: The sheer amount of issues. There's not enough space. To start, very little is actually caulked in the apartment, hence the bugs. The second bathroom had a drain in the ceiling above the shower that would leak and it caused rusting and mold. Speaking of mold- look very carefully at the walls. They just paint over it and it is everywhere. Near the end our washing machine pipes started spitting out water? I've also never lived anywhere that did so many inspections. There were at least 4 a year plus additional ones because of construction. We were constantly having to either take time off work or lock our cat up while random strangers came and went. 5. Parking/Trash: Parking was infuriating. They would literally never tow cars. There was (honestly its probably still there) a motorcycle who was parked in one of the open spaces for literally 8 months. I sent email after email and each time they said they would 'look into it'. Out of curiosity we drove by two months after we moved and it was still parked there. There are SO many permanently parked cars that there is barely any space. And god forbid theres any construction or you will literally have to hike to a parking spot. They decided to issue parking permits but it doesn't actually solve any of the problems? The trash bins were also constantly overflowing into the streets. I think it says more about the people living there than the complex that people would rather throw their trash on the ground than walk an extra foot to the empty trash bins. There is so much more I could add to this review. This place is a living nightmare. Stay away. read more

Lived here for 5 years. Nothing nice to say since under new management the last year and a half. We've been complaining about the sound of rats in our ceiling for over a month with nothing done and no response to our emails asking for updates. We just got back from vacation and found that our sliding glass door had been left wide open by maintenance FIVE days before our return. We'd also had an unanswered maintenance ticket for a broken shelf in our freezer for over two months. They replaced the entire fridge while we were on vacation and we came home to a disaster/mess (pictures attached). Hundreds of dollars worth of food had to be thrown away because of their complete lack of respect/competency to put things back and it was done six days before we returned. Communication is nonexistent. They do not return emails or calls. It's obvious they don't even actually read these reviews based on their comments ("Thank you for the positive feedback" on a review similar to this one? Seriously?!) Most of the time when maintenance comes, no note is left, so we only know they were in our apartment because of our ring camera. Carports have been falling over for the last couple years, so some are brand new and many are an accident waiting to happen. When they do fall over, it takes months to be repaired. The rent for living here is not worth the constant headaches when you need help with something. Don't move here. read more

Every apartment complex will have its flaws and considering how big this complex is I understand the wait time and services people are continuously providing for us. I truly appreciate Casey with every services she's provided.She answers all my questions and help as soon as the maintenance crew can get to my apartment. She creates a very welcoming and also warming environment. Although things can get frustrating when times are not aligning with my schedule, but when she's on the case she will be 100% transparent with the situation. So it's very helpful to be informed with maintenance. Id also like to mention Juan for always quickly maintaining and fixing things around the apartment. He's very hard working and is in and out of the apartment like a ninja. He fixed my apartment water leak and roof leak within a week and any minor/major maintenance issues. Over all great environment and the location is so conveniently close to Trader Joe's, Walmart, ranch99. Looking forward to the jacuzzi being fixed (: so glad the gym has everything you can possibly need as well and a beautiful community park -great walk way to another park! read more

I lost so much money on furniture that had to be thrown out due to mold! Just a hot mess, there's a new person in the office every other week. They keep the rude ones, and fire the normal people. My dishwasher and garbage disposal still isn't fixed (it's July and it broke in sept!) took them 4 months to fix my bathroom .. which flooded from an upstairs unit. They didn't comply with my renters insurance. They offered me to use the bathroom in the lobby while my bathroom was broke... the lobby closes at 6pm. Just horrible. Alameda county had the pool closed, the jets in the hot tub only worked first couple months, just last night I went to the hot tub and it was cold. OHHH AND MY CAR BEEN STOLEN 3 , yes THREE times from here!!!!!!!!!! And someone broke my sliding window and robbed my house!!!!!!!! First of all, I just wanted to open up this review by saying that Park Hacienda used to have another Yelp page with far more reviews that had a 2.5 overall rating, and I believe management has purposefully started a new page to distance themselves from those reviews - you can find the old page at https://m.yelp.com/biz/park-hacienda-apartments-pleasanton. If you are set on living here, I would highly recommend against living on the first floor, as many of the issues we experienced may not be as bad on upper floors. Issue 1: Bugs. We keep a reasonably clean home and there have been more insects in this apartment than anywhere else I have ever rented (all kinds - spiders, silverfish, ants, earwigs, and yes, roaches). I believe this is in large part due to extremely poor sealing around the baseboards that I have seen insects coming and going from (photo attached). You will also spend a fortune on A/C if you try to run it in the summer months because of the bad sealing. Issue 2: Moisture and mold. Again, this may be better on upper floors, but it is so bad on the ground floor that when we cooked while it was cold outside (even with the stove fan on), there would be literal puddles of water on the windowsills from the condensation that built up. When I pulled out items that had been stored in the back of the entryway closet for many months, they had been damaged by mildew growth, and we used all provided ventilation/fans appropriately throughout our tenancy. (There is a review on the old Yelp page I linked where somebody posted several photos of extensive mold damage they experienced here.) Issue 3: Noise. The buildings seem old and poorly constructed (as mentioned previously with respect to the insect issue) and as such, have little to no sound insulation. For reference on exactly how little, I am able to hear a neighbor in an adjacent unit snoring at night. This means that if you move in on the ground floor and happen to have upstairs neighbors with small children or a different sleep schedule than yours, you will come to regret your decision very quickly. Issue 4: Safety/security. I saw cars with smashed windows in the parking lot a couple of times, and once I saw a car on cinder blocks that had had its tires stolen. I also noticed that someone had attempted to break in through our patio door with a crowbar (photo attached). When I emailed management about this, I received no response, which leads me to another point: management is very responsive when you are signing a lease, but often ignore calls and emails once you are a resident. One positive thing I have to say is that the maintenance crew usually fixes things pretty quickly when you file a repair ticket! Conclusions: If you are dead set on living here for whatever reason, avoid the ground floor at all costs. In general, though, I would recommend against Park Hacienda after living here for a year and not renewing. read more

Over the last few years, this apartment complex has been going down hill. It felt safe, clean and quiet when I moved in 2021 but since new management changed, it started to feel uncomfortable. The cops were visiting regularly in the middle of the night because there were always people fighting outside and partying, blasting music outside of the building. After seeing negative changes throughout the years, management needs to do better with choosing tenants. Break ins have also been an issue especially if you park in the back BTW. read more

I'm going to try and keep it short and sweet but if I were to regret living anywhere it would be here. The maintenance requests take over a month to tend to, they don't finish the job correctly, every time I've put one in I've had to call them back. The management team is never on your side, when I was explaining my frustration to the leasing manager about having to call for the 5th time for the same maintenance issues she told me I should just move elsewhere. Someone was MURDERED in the building next to ours, If you go on the Nextdoor app you'll see that some people have been followed to their apartment and a man trying to open their front door. There's homeless people yelling nonsense constantly hanging around the complex, sitting at the bottom of apartment building stairs, walking through the parking lots, and going through the trash cans. After someone was murdered they started to have security onsite once in a while, my husband went up to security because there was a homeless man yelling at him while he was on a walk with our one year old son and the security told him to call the management office and that he could not do anything about it. There were multiple instances where the fire alarm would go off on the middle of the night for hours.... I mean the list goes on, it's a nightmare living here especially with a child. read more

I really like the community feel of this apartment complex. Sangeeta gave my husband and me a tour and she was so sweet and helpful. We chose Park Hacienda because we liked the spaciousness and homey feel of our unit in addition to the nice green picnicky areas in our complex and direct access to the Iron horse trail and Owens park. Both are great for walks and meeting neighbors. Also the location of Park Hacienda is very convenient for all local errands. I pop into the leasing office with my puppy all the time just to say hi because I consider the leasing agents like friends. Initially upon move-in I was disappointed at the slowness at fixing some issues in our apartment, but after a few weeks, the maintenance staff became much more reliable and prompt in responding to our maintenance requests. Overall I'm glad to live here and I appreciate the cozy neighborhood feel it has. read more

I had such high hopes for this community. I mean the outside is very well maintained and the newly renovated apartment are gorgeous. Talk about space...I've never seen an apartment kitchen THAT BIG. Why the one star then? Get ready cause there's things you need to know before renting: 1. There are many car break-ins at night and management still hasn't put cameras up to protect their residents. 2. On the day we got the keys we got locked IN there. A neighbor had to let us out. 3. Don't rent apartment 10-301 (5602 apt 301). The apartment is ice cold in the winter and gas is expensive. Have you ever turned the heater off for a couple days and woke up to the inside temperature being 53 degrees????? That's what you'll get. There's air leaks EVERYWHERE and I complained several times and they did nothing 4. Someone PLEASE explain why it takes 5 months to get rid of squirrels in the ceiling crawl space? Especially the type that bust a hole in the ceiling trying to get in. Reported the noise in January, got a whole in my ceiling in February, and problem wasn't resolved till May. I went as high as corporate and the only thing they offered was 1 week of rent for this terrifying ordeal. 5.Management...oh management. Ineffective, rude, inconsiderate, lacking empathy, and slow to get things done. I've never lost my cool and cried so much as I did because of their attitude and lack of concern to expedite the problems. 6. In July my a/c went out...finally got it fixed in October. 7. They have a non smoking policy on property that they don't enforce. I could go on, but I think you get the idea. Let's start at the beginning I went July 6 2024 to go and view apartments here I liked it what we viewed was a all wood flooring (the lady who helped us asked what we didn't want to see in the apartments FYI I SAID NO CARPET ) we then decided to pick one that was available aug 17th we paid to apply & paid a holding fee for the apartment two weeks go by and we get a call saying the apartment we put a hold fee down for isn't available afterall anymore because the people who currently live there decide to renew their lease which was disappointing & a bit confusing why were the Leasing office people already giving away their place and making us put a hold fee for it if the leasing office didn't even know if the current tenants were gonna actually move out or not .. but whatever that's not the worse part they told us well we have another unit available but move in date is august 9th we decided to move in to that one & we assumed it's still gonna look like what we saw before but the way these office people act and talk on phones during this whole process is rude and not sure of anything !! I've been calling them this whole week because im supposed to move in AUGUST 9th ITS AUGUST 8th today and I still haven't seen the unit and I've been asking when can I see it I got different answer all the time told me it's not ready yet the maintenance still there , got told maybe call Wednesday and see if you can come see it and then I get told it's still not ready & THAT I GUESS THERE A POLICE NOW WHERE YOU CANT SEE THE UNIT UNTIL YOU MOVE IN ...???? Like what no one told me that ever but the lady said maybe she can send me pictures( I DIDN'T GET PICTURES FYI) now TODAY AUGUST 8th the day before I'm supposed to move in I call one final time to ask is there really no way I can see the place or least know if there carpet or not , she tells me today there is carpet everywhere!! I am writing because it is important that future renters get a genuine review. My time at Park Hacienda has been extremely awful. Within my first couple of weeks living here I was told to provide a list of maintenance issues that needed work. I sent out an extremely detailed email to Park Hacienda including images of the issues. When maintenance came all they did was mask the issues (gluing things, stashing paper for balance, etc). On top of this they did not complete the full list I provided. I let it go so that I would not nag and hoping that the problems wouldn't get worse. I was very wrong about that. Over the next weeks, much more issues arose and I presented them immediately via email. No responses back, no sense of urgency. I sent repeated emails and pictures. Now four months in, I cannot use my shower because it's falling out of the wall, cannot run AC because filters were not changed, cannot sleep because of loosened floor boards in above unit. I had no option but to terminate my lease. Staff was not helpful at all in offering a smooth transition out of the unit, even though I basically being forced out. If Juan shows up to do your repairs you know it's going to get done because he works fast and does an excellent job every time. Exposed wires, standing water under the sinks, heat nor air working. The list goes on. They promised the unit would be ready the next day. Plenty of amenities - gym, business center, etc City park in the middle of the property with playground, basketball court, and tennis courts Iron horse trail backs up to the property. Bigger park down the trail 1 minute to get to freeway and or major shopping Friendly attentive staff Cons- Can't use the indoor amenities. I have been living here for almost 3 years. If you have a family, this is a great place. The schools are nice, there's tons of shops in the area. Great parks and access to highways. The staff is amazing. My unit is a total upgrade from where I lived befor. My unit is cozy, I have nice carpet and beautiful painted walls and I can't forget the lovely gas fireplace. Maintenance is always a need as there has been little things here and there that needs to be replace. However, the maintenance team always shows up in a timely manner. The staff will have activities for the kids for Easter, Halloween and swim parties in the summer! This is a great place for families. read more

The complex has kids playing in the daytime and it is peaceful in the evening, lots of families and working class, respectful people living in the complex. Close enough to walk to so many stores. When I decided to move up here for work I had to find a place, site unseen since I was working out of state at the time. It was definitely an adjustment moving into an apartment, but I was pleased with the accommodations upon my arrival. As with every apartment complex there have been a couple issues during the year I have lived here. There has been one person that has gone above & beyond though and is a true asset to Park Hacienda! That person is the maintenance manager Mo. He not only has helped with those couple issues I mentioned but he is genuinely a nice guy! Mo even checks in on me from time to time to see if I'm having any issues that need to be resolved. These apartments look great on the outside and are large size, price is reasonable for the Bay Area. Management and leasing consultants is non existent. You have to place work orders online, wait days for the repairs. For example leaking ceiling, a week later maintenance stated they fixed the leak, but the ceiling now has a wet spot that is growing mold, the carpet is turning black of mold. Earthquake years ago produced cracks in the walls that has been noted on several in unit audits but hasn't been repaired. Window ceils grow mold. The large master bedroom temperature is difficult to regulate, it's totally opposite of the rest of the three bedroom apartments. We recently moved into Park Hacienda and i waited for couple of months to write a review to get some clarity as a whole. The Apartments and the community are real good looking with a Trail and a Park right inside. And as others mentioned, the units are BIG and especially the Patios. We contacted Sangeeta from the Leasing Office and she was always helpful from the beginning with tour walk-ins multiple times, assisted us with leasing process till the end. There are surely some problems such as limited parking, and a slow maintenance but nothing bad or worse. A real thank you to Sangeeta as she was one of the reasons we went ahead with the lease even though we were a bit worried with the yelp reviews. read more

I had lived here for over 3 years - they have gone thru several management changes during this time and, unfortunately, it never gets better. When I first moved in, my apartment was not renovated as it was supposed to be, the carpet was a yellow/brown color as tho it was stained, the apartment was not cleaned...at all. Even the cupboards had a potent stench of curry that lasted for the 2 1/2 years I was in that unit - there was one cupboard in particular where no amount of cleaning solution, bleach, or anything could fix it; when you opened it the smell would hit your face like none other. During that time I had several instances of neighbors not abiding by the noise policy, the "security" was an even bigger joke than the employees/management of the office themselves, the complex was full of shopping carts from the walmart across the street and would be on the grass area for days, maintenance wouldn't respond for MONTHS for an issue (such as the wasps nest that was outside of my patio, or the ants where I had to pay to take care of it myself), and more. After 2 1/2 years in that unit I was finally able to move to a larger unit on the complete opposite side of the complex because the neighbor below me would not abide by the noise ordinance and the office did nothing about it, she threatened me, and also some of the complex kids THREW ROCKS AT MY DOG. In my new unit they moved new people in next to me after about 8 months. These new tenants also don't abide by the noise ordinance and keep their bass turned up to where it wakes me up at night, keep their dog off leash where he tried to run into my unit while I was walking out, and they're bringing sketch people over who tried to break into my apartment 2 times within two weeks of them moving in and deal drugs. OH - and let's not forget that the newest manager doesn't do anything to the new neighbors who had two guests that had tried to break into my apartment on separate occasions. Perhaps it's also because they're dealing drugs and getting high on their own supply. IDK - either way, Management doesn't care about their tenants unless they're trash and will devalue the place. Do yourself a favor - don't move here. Even if they offer to pay you. read more
