We had a showing today with leasing person Mike. We showed up and the property to the apartment was locked and we had to wait an additional 10 minutes for him to come and unlock the door. He shows up in a rush and cussing and yelling " I'm so damn busy for this today, and used other profanity for his unorganized responsibilities. Not only are we not able to view the actual property or unit, but we're told to see another site to get an idea of the layout. Why the hell would I put down a deposit or want to see a location where I won't be living. This individual is so rude, so unorganized. Yet has the audacity to cuss at customers. Whoever the property or site owners or management is, fire this guy. This is a customer service job, not a job handed by your family where you can do as you please.Disgusting attitude! Recent response- I have not had anyone contact me via phone or email so that's strange. If you're thinking about moving into Galloway Apartments in Pleasanton, please reconsider. The property is managed by Essex Property Trust, and my experience with them has been nothing short of awful. From the start (July 2023), I reported package theft on my floor. The office scheduled a meeting, but when I arrived, no one showed up. I called multiple times and never received a follow-up. That should have been my first warning that residents here are treated like rent payments--not people. The office staff is almost never available, and when you finally reach someone, they give inconsistent and contradictory information. There's absolutely no accountability or coordination within their team. I stayed two years simply because moving is a headache, but the real nightmare came at move-out. Essex attempted to keep part of my security deposit with bogus cleaning charges, even though I had photos showing the unit was spotless. After a lengthy dispute and providing proof, I eventually recovered most of it--but it made me realize how many tenants probably lose money because they don't have time to fight back. A quick search online will show this is a recurring issue across Essex properties. The maintenance team was the only positive part of my experience--they were quick and polite--but most don't stay long because they're severely underpaid for the Bay Area. To make things worse, fire alarms go off at least once a month, sometimes prompting unnecessary visits from the fire department. Recently, I had a package delivered to the property after moving out and reached out for help. I sent two emails, spoke with a representative on 9/30 who promised to follow up, and emailed again on 10/04--still no response. The community relations manager, Tina, will likely respond here (to save face) with the same generic message claiming they've tried to contact me . That's simply not true. I've dealt with her before regarding my deposit dispute, and the communication was just as dismissive and unprofessional then as it is now. At the very least, a management company should respond to residents and former tenants with basic courtesy and respect. Unfortunately, Essex Property Trust and Galloway Apartments consistently fail to do even that. If you're looking for a place with responsive management, honesty, and peace of mind, this isn't it. We are tenets at the Galloway since 2018 ,recently our lease has expired end of this month ,they just increased the rent so high ,we are requesting them to give this apartment at the market price which is 2877$ right not but ,they said they will give us on the different prize,which is 3450$ per month is this worth it ? UPDATE SINCE MY REVIEW ON 6/7/2022. I am sorry to say, but this is still a 1-star rating. If I could do 0-stars I would. As previously mentioned, I recently transferred between units, still within Essex/The Galloway. I had given 30-day notice (per my lease agreement) to vacate my old unit and transfer into a new unit (bigger than the one I was originally in). Everything was approved by the Community Manager Gabriel Dominguez and Galloway team. I have emails to confirm. I was originally sent a move-out statement, stating I owed over $200 (even after taking ALL of my security deposit). I was (and still am) outraged at how they believed that it was appropriate to not refund (even half) of my security deposit...as if the unit was trashed or something. Attached are photos of my unit at move out. I think I left it in excellent shape. I understand it does need a deep clean for the new residents...but wow! Shocked I'm getting less than 25% of my security deposit (as of right now). I'm only getting a refund (and not owing over $200) because after reviewing my move out statement, I noticed I was charged 3 times extra for final utilities (admin fee, water, trash, and hot water). I sent an email with proof by highlighting the multiple repeated charges to The Galloway, and it was forwarded over to "a third party" which ended being an Essex Account Specialist named Faithe. Faithe had looked over my account and emailed me back stating I would get a refund of $217.67. That refund amount included crediting me back the extra charged for utilities and giving me a "customer service gesture" by refunding the re-painting of my front door (when it was originally scratched AND noted at move-on). She also sent me an official itemized statement. After doing the math, everything was correct. I agreed to the refund of $217.67. She had me confirm my address for the check, and everything was all good. No further emails from her. On Saturday June 18, I received a check from Essex for the amount of $156.90. Confused, I re-visited the email Faithe had sent me and the statement. The amounts did not match. I sent an email to Faithe the following day, Sunday June 19. This afternoon, Wednesday June 22, I receive an email from Faithe stating that they audited my account and found I was charged 1 less day at my old unit and instead, I owed one more day for my old unit, hence, the lesser refund amount. Ridiculous! I was clear in my emails since day 1 of renewing that my dates at my old unit were to be from 5/1/22 to 5/28/22. I paid my final move out amount on time and was told by The Galloway team everything was good! Now, I'm getting all of this back and forth. This is not how you treat your residents. Especially your residents who chose to renew and stay with the property! It digusts me how I am dealing with this and still living here. I am disappointed with this company and property. I hope they make things right and just refund the "extra day" I owed to resolve this. I am just hitting a month very soon at my new unit with The Galloway and I tell you, I am counting down the days to leave. I HIGHLY DO NOT RECOMMEND THIS PROPERTY. I am currently finishing my contract with Galloway Owners, and I honestly wouldn't wish what I've experienced here on anyone. Unfortunately, it is purely and exclusively the result of poor administrative management. I rented unit 08-302, which is completely infested with ants. The ants come in from the balcony through all the cracks, through the front door, the ceiling (which is also cracked), and under the carpets. I tried to report it, and the initial response was that I should handle it myself. After insisting, they only wanted to apply baits, which I refused because I live with two children, and every room was infested. After months of persistence, they finally came to fumigate, which meant I had to leave my home for three hours. Even that wasn't enough because, according to other professionals who came to assess the problem, the entire building is infested. I've spent entire days cleaning every wall, baseboard, and piece of furniture with bleach. We've reached the point where my children's diapers, wet wipes, and clothes are completely covered in ants. We had to empty our closets and put everything in suitcases. I DO NOT RECOMMEND THIS COMPLEX TO ANYONE. We are finishing the paperwork to leave early because this situation is unbearable. The office does not care about animals and allowed one of their residents to leave their dog repeatedly outside in extreme weather conditions until the animal passed away. Additional review: they will cut off your water for over 24 hours. They won't even give you notice that they cut off the water. They'll send out a message after they cut it off so you can't even prepare by maybe putting water in your bathtub so you're able to flush your toilets or fill up your water jugs so you have water to drink,. They do nothing like that. No one will pick up their phones drop off water and consideration that you don't have any in your building. They will not offer you anything. They impose outrageous fees for dogs and send additional invoices for them (despite the fact that she has a big dog and doesn't pick up after it when walking around Kaiser). Additionally, there is a severe cockroach problem. YOU CAN SEE COCKROACHES COMING INTO YOUR HOUSE, IT'S SO DISGUSTING. The parking situation is terrible. THERE IS NO SECURITY, AND WE WERE ROBBED. It will arrange a particularly far parking space for you, and the parking space will also be charged. Never move into these apartments, some of my bad experiences, Cons. 1. there is no management in office, they respond to your email in 24 hrs. no personal contact at all... still in covid mode. 2. For parking they charge additional amount 35 to 135 and at time you may not get 35 USD option. Only one parking is available for one house, second one you may get but not guranteed and you may have to pay 250 for two spots... 3. Theft in mailboxes, packages are opened if you do not pick on same day.. managment does not look into any complaints no video footage no action. they suggest you to take mailbox locker.. 4. for main building door you require an electronic key, only one key is provided, so keep on co-ordinating with your family, they do provide phone option but that fails on recurring basis..support staff is good but looks like its a management/systems issue where even support staff do not know what to do. If you have any other option.. go with that other option! I've been a resident of this community for over a year and can confidently recommend new potential renters to look elsewhere. Do not let the close proximity to Bart fool you as a potential perk. If you live in a open building like I do, homeless will spend the night in your stairwell and leave lovely parting gifts like crack pipes and feces. Yes, you heard that right. I've discovered a pipe, foil and abandoned backpack (guess they ran off mid session) and a large pile of human feces with used toilet paper in my stairwell. You can actually still see remnants of the feces from the poor cleanup job maintenance did (I do recognize they shouldn't have to clean up human feces but that's a hazard to the residents to not fully clean it). On top of that most residents are pretty sloppy themselves leaving trash and dog poop all over the property. Do not even THINK about saying hello or striking up a conversation with neighbors. We all walk by each other as if the other doesn't exist. Despite the 3k plus rent I can hear what my upstairs neighbors are doing most days. You'd think with all this rent money they are raking in from the inflated prices they would have built the buildings better but, NO. I can also smell my neighbors weed throughout my entire apartment as if I was toking up myself. If my warning didn't scare you off yet, let the $268 rental increase upon renewal be my final piece of evidence in why you SHOULD NOT rent here. The leasing team is very professional and help to make the leasing process smooth. I just moved 7 days back and so far, no complaint or any difficulty I have faced. Reaching the maintenance team initially seems little troublesome, but if, I drop a message and raised request through resident's portal, it get addressed in timely manner. Parking is a concern here. I'm serious when I say the level of professionalism, expertise, execution and quality of facilities exceeded all expectations. Especially after reading some negative reviews about this place. I am a very difficult person to impress since I am one of those over-thinkers. At the same time, I am a person who lives in gratitude, so I rarely have a bad day or bad experience. However once in a while I come across people or a businesses or services which warrant some very well-deserved acknowledgement. This is one of them. Over the last 4 months I worked with Stephanie, Rainy and Danielle. They all brought their A-game. It started about 4 months ago when a coworker told me she moved into The Galloway. It looked expensive since the facility is so upscale and new. But I decided to check it out and it definitely wins the local price-to-value ratio. By far. Before I start, I'll say I read a lot of the reviews about this place and I also read the other reviews by the people who wrote the bad reviews. I quickly noticed a trend. The people who wrote negative reviews seem to be those who think other people exist to serve them. Remember some people exaggerate or even lie to "get even" when they feel wronged. Justified or not. Especially one person who wrote a really bad review about her carpets, and her numerous complaints and requests not being addressed, and even ragged on the leasing agents because "I make 4 times as much as them". Geez. This one is a special case lol! From the beginning I just walked in the front door. The person who helped me is no longer here. That day I toured the complex, was shown a studio, a 1-bedroom, and a model unit. I was impressed and wanted to move in right-away but was not ready for another 2 months. Myra was very kind, took my information and agreed to follow up. The next visit I brought my girlfriend. Another walk-in. But this time they were very busy and it took a little while to see me. I made an appointment with Stephanie. Other reviews made this out to be a bad thing... seems they assume people must drop what they're doing to attend to them. Any reasonable person knows this place has several hundred units and the agents are busy people. When we returned, Stephanie was a pro, as usual. I was still about a month out, so I started to price units for late November and December. Soon I received emails from Rainy. The prices were right but I had a few requirements such as facing South or East, 2nd floor or higher and some privacy when looking out the windows. We traded emails and phone calls. Some responses, right away. Other times a day or two. Some negative reviews also hinted to emails taking a day or two for replies - reprehensible for these agents to have days off! Should be 7-day work-weeks. #insertsarcasm. At long last I found my unit. Applied online, paid deposit, received the welcome packet and picked a move-in date. About a week later I brought my cashier's check, got my key, picked a parking spot and went for a hike that day. There was a parking mix up. Danielle called me and handled it within a day. I moved in on Sunday. Since then I've impressed all my friends and family with my new place. The unit is gorgeous, modern, new. It's very well insulated- first month's bills are low. Very quiet from outside noise - it's Pleasanton! Neighbors seem cool. Don't see them much. Hear them less. Everything is clean, aesthetically pleasing and well kept. I saw reviews that emphasized pictures of dirty areas and unsightly objects. I have not seen anything really bad. A few times I saw garbage lingering so as a person who appreciates and takes pride in my community, I just grabbed a paper towel from my car and moved the junk into the garbage. God forbid somebody take a few seconds or even 2 minutes out of their day to clean up a little. Still doesn't fall on the leasing agents or the complex. There are some less-than-desirable people who move into communities no matter where you go and we just have to take care of where we live. I did have a parking issue - someone took my spot. I reported it. Security came within minutes. Plastered those annoying super-stickers on the window (LOL) and the next day the car was gone. I think it was towed. To summarize ---- I want to express how happy I am with my choice and my experience to this point. It is a large apartment complex so there are trade-offs. It's not perfect. Although I would argue this is close! (jk - it's a great place to live though!) I would 100% recommend this place to call home! read more

We Lived at the Galloways for a year , the apartment has a beautiful view of the mountains from the living and best view from the master bedroom. Apartment was in great condition , clean kitchen and bathrooms. Few maintenance calls were addressed in a days time , great response time and very friendly team. For some reason we had to move to month-2-month and the Leasing staff was very gracious to help do what is needed. Overall an excellent experience. We have stayed in leased apartments in pleasanton and dublin for 6 yrs but Galloways have won the best customer experience. Highly recommend Galloways for their great customer experience. This was my biggest mistake to rent a home at this community. They sign the lease and now the tenant gets trapped. Always loud construction noises are going on. If facilitated here, I could upload video recording of the loud noises. See the image uploaded by me. Construction / repair noise is sometimes even more than 97.5 decibel. This is very loud for my home tranquility with shut doors and windows. My neighbors house was infested with ants and I see lot of uncleanliness in the community. In-spite of being a smoke free community, hallways stink of cigar n weed smell. No security, there was a car break-in at my another neighbor's car and his items were stolen. An appropriately timed halfway-through-the-lease update: Opinion still has not changed. HOW THE HELL DOES THIS PLACE STILL HAVE EVEN 3 STARS???? DO NOT MOVE HERE Today we had a random car parked in our assigned parking spot after the leasing office was already closed. We called the security patrol for the apartment, who (to their credit) came by quickly. We were told by the patrol guy that all he could do was post a warning note (NOT EVEN THE ANNOYING GREEN KIND THAT THE LEASING OFFICE USES TO GIVE PARKING WARNINGS TO RESIDENTS, which would have been great if he did use, because at least then the idiot car owner would have somewhat been served justice by having to endure the pain of having to scrape it off...BUT NO, JUST A HARMLESS NOTE) on the windshield of the car, wait an hour, and then call the towing company. Finding it ridiculous to have to wait even an hour for some jack@$$ to move his/her car from OUR parking spot (no other spots we could even park in while we waited), I asked for the towing company's number so that I could call them directly. I called the towing company who simply replied, "Sorry, we don't have any available tow trucks..." and then proceeded to give some nonsensical story about how he's out of town and his manager usually handles these kinds of things and *blah blah blah* (I stopped listening for a few seconds and then hung up). When I asked the patrol guy what our other options were, he just apologized saying that this is a VERY common issue -- That residents are very FREQUENTLY calling and complaining about unauthorized cars parked in their assigned parkings spots, and that the assigned towing company FREQUENTLY declines to come out and do something about it. COMPLETELY UNACCEPTABLE. You have a whole community of people complaining about the same things over and over and management DOES ABSOLUTELY NOTHING. The last thing I should have to worry about when I drive back home from work is whether or not my own parking spot will be available to park in. How about doing something as simple as putting up a PROPER DURABLE SIGN THAT SAYS "PARKING FOR RESIDENTS ONLY, VIOLATORS WILL BE TOWED AT THEIR OWN EXPENSE (INSERT TOWING COMPANY PHONE #)" rather than a flimsy piece of paper saying "Resident Parking Only"???? OR HIRING A TOWING COMPANY THAT ACTUALLY WORKS???? Nothing has changed about this apartment complex from my first review -- It STILL sucks, and I STILL regret signing a lease here. The apartment unit is nice. I have to agree about leasing staff. Alan tough Melissa had been nice she is never there. I feel like every time I go in the office there is always tension. Parking is a nightmare! I was not told when I moved that I had to pay for spa e close to my apartment. There are a ton of vacant spaces & they tell me they are reserved for future residence! Wth? Why do they get a choice & not me? Of course I contacted the manager she would not call me back. I've never lived at a place where the leading agents are just rude & the manager won't respond to residents. I've lived at an Essex property before & it was a completely different experience. I would not recommend living here. Interesting that Veronica has time to respond to my Yelp! Review but not me directly. No explanation given to me personally, regarding the 3day notice. Also interesting that i handed it directly to Ivonne so how did it get stuck in a drop box? Solution to your issues w/Galloway move! Yes you can break your lease as long as you stay with Essex. Also the beauty of this is you can sign a new lease & move away from Essex all together! read more

When you tour they'll say there's guest parking but that's a lie. The "guest" spots they're referring to are 2hr spots and ticketing is enforced- what a joke. There's absolutely no guest parking. Also my rent has increased $500/month during the time I've been here. They do a good job responding to maintenance requests, but that's about it. ‍ read more
