DO NOT MOVE HERE if you value your privacy, safety, or even basic human decency from management. I've lived in many apartments over the years, but I have never experienced anything as disturbing as what happened here. While I was overseas visiting my husband--who is active-duty military--someone from management entered my apartment for a "routine inspection" without proper notice. I was never called or emailed, just left a note on my door. When I returned, I discovered several personal and important items were missing, including medical insurance documents and a diamond ring. Shortly after, I found out my medical insurance had been canceled due to suspected fraud. The mailed notice had been sent to an old address--something I would have caught if my documents hadn't been tampered with. I only discovered the issue when I tried to book an appointment following a miscarriage and a serious lung infection. I was left emotionally, physically, and financially vulnerable--and management showed zero compassion or urgency in response. But it gets worse. Once I informed them I was terminating the lease under the Servicemembers Civil Relief Act (SCRA), they began retaliating--tampering with mail, disrupting deliveries, and making the parcel box system unusable. Instead of professionalism, I was met with hostility. After filing the police report against the maintenance worker, Daniel Guzman, my mail suddenly started getting tampered with. I've traveled internationally five times this past year--three times while living here--and never had issues. But suddenly, my mailbox was cleared out, I received empty packages, and I had to track down my mail at the post office--only to be told it was in a parcel box. When I checked, it was completely empty. The most chilling part? On the same day those packages were marked as delivered--and then vanished--management posted a note on my door warning me to be cautious and watch my surroundings. Not only was this incredibly unprofessional, it felt threatening and retaliatory. How did they know something had happened that day? Why such a vague, alarming warning? It didn't feel like a coincidence--it felt like intimidation. Coincidence? I don't think so. Let's go back to move-in day: when I asked Daniel to fix the broken sliding door, he made disturbing comments about me living alone--implying someone could break in if they "really wanted to." That left me feeling deeply unsafe in my own home. Worse, I had to chase him down multiple times just to get basic repairs done after moving in. Garbage disposal spitting dirty water, dishwasher not draining, hole in bathroom wall caused by water damage, screen door not locking properly, screens falling off outside bedroom window, crack in tile, towel holder kept falling off couldn't beat weight of a single towel, and lastly dryer not heating up to its full capacity. Under California Civil Code § 1941.1, landlords are legally required to maintain doors, locks, and windows in good working condition. A functional sliding door isn't a luxury--it's a legal obligation under the warranty of habitability. Management failed to meet even the most basic standards of safety and decency. And let's be clear: under California Civil Code § 1954, landlords must provide at least 24 hours' written notice before entering a unit--and entry must happen at reasonable times with respect for a tenant's privacy. A note on the door is not enough. And touching a tenant's mail? That's a federal crime under 18 U.S. Code § 1708. How many federal laws broken now? This isn't just a negative experience--it's a serious legal and personal violation. I fully intend to pursue legal action and escalate this situation. This complex is not safe. There is no accountability. There is no respect for tenant rights, safety, or dignity. **If you value your safety, privacy, and peace of mind--**stay far away. It's not worth the risk or the trauma. read more

I hope that Cottonwood Management will see these reviews that I am forced to leave and improve their ability to complete simple maintenance requests. Not sure how else to escalate. Calling them, going in person to the front office, nothing really seems to get their attention. I recommend anyone thinking about renting from Cottonwood think twice. Besides subpar maintenance, the entire complex currently is overflowing with trash. Hopefully they will fix it because the last two weeks the dumpsters have been overfilled. read more

BEWARE OF THIS PLACE!!! I live here in apartment 30D since October 2020 and the last 2 months I saw at least 10 times snakes .. I can't take my dog for a simple walk and feel safe . I told Dina the secretary that I have issues with snakes and there is too many and she keep telling me the last 2 months she will call past control but they never showed up ): I'm paying here close to $2600 and I don't have lights in the bathroom for over 3 weeks and I sent email but again never reply. This place could be ok if the staff wasn't malicious and passive aggressive. They constantly send us all vague, passive aggressive letters. If you enjoy intention infliction of emotional distress, poorly maintained pool which is closed during the summer and never heated, and a place where you felt welcomed when you applied but as soon as you were locked in you are treated like a parasite (for $3,600 with the secret utility price) look no further! Dina from management have the worst attitude and she told me because I'm not on the lease she don't need Evan to talk with me I'm not a human ?? We saw the last month 6 different time's snakes and she always saying they will get past control but never happened... I have trauma from snakes and I told her 20 min ago that I'm very scared and she keep telling me your visitor and I don't need to help you . My GF have a dog and she can't walk with him outside because it's not safe ... Also if you something happened with your lights or any appliances they will let you to stay without lights for very long time before replacing something or give any service! If I could give this place ZERO stars I would. I cannot stress enough how much you should NOT live here. Please don't make the same mistake I did. As a frontline worker during this pandemic I was exposed on NUMEROUS occasions to neighbors bathwater coming into my bathtub with nasty run-off mixed in. Please see pics below. I would call management and they would eventually send someone out to snake but it kept happening over and over again. Truly disgusting! On another occasion the kitchen sink backed up with black water as well. Furthermore, the appliances are a joke. The washer and dryer sounded like an airplane was about to take off throughout the unit. The dishwasher never washed anything and would pool stagnant, dirty water at the bottom of the machine. Also, NEVER leave anything of value in your cars. Several tenants had their cars broken into and vandalized. For example, catalytic converters stolen and one tenant had their car placed on blocks and ALL FOUR WHEELS taken. Dublin PD is a regular presence here. Again, PLEASE don't live here. Management is also completely incompetent. They are more concerned with updating the Instagram page that no one looks at rather than coordinating maintenance issues. Several times I would wait for maintenance all day to have them never show up, or if they did show they would say they needed to grab something and then not come back. One day when the office team wasn't answering the phone I walked over there and witnessed the manager and head of maintenance screaming at each other. It's still unfathomable that for the amount of money I paid I was forced to endure these unsanitary living conditions coupled with a completely dysfunctional management team. I'm sure if they bother to respond to this they will say that they stand by their team, which is just a fancy way of saying they take no accountability for the distress they put their tenants through. Management doesn't even have the decency to apologize when these plumbing issues arise, it doesn't phase them at all because this happens frequently on their property. I was assured after meeting with the manager that they would "do right by you, I know how hard you work," and then proceeded to offer me a string of broken promises and missed deadlines instead. There are far better places to live in this area that value your tenancy and are quick to resolve any issues, take your business there instead and run far FAR away! read more

I'm so happy I found Cottonwood! They had amazing deals on rent for the holiday season that I couldn't pass up. The leasing office staff is extremely attentive, quick to respond, and non-salesy which I appreciate. The area is BEAUTIFUL- when ever I post pictures of the view outside my place my friends ask if I'm in Oregon, with all the beautiful trees around. Beautiful trails near by, a wonderful wooded property, and very convenient to access both 580/680. Being only a five min drive to In and Out is also a huge bonus. I've only been living here three weeks and my favorite perks of the apartment are the quietness, large patio, storage shed on the patio, and the wonderful high ceilings. Book a tour! read more

The new manager Nicoya is extremely unprofessional in conduct and dress as well as knowledge on what's going on with the complex. Cottonwood apartments uses a company out of Utah to do their billing for sewer and trash but also try to charge for PG&E and even when you show proof of what you are paying they still try to take your money. As tenants we should ban together and do a class action suit to get our money back for wrongfully being charged electric and gas. Someone needs to look into this. The WORST PLACE I have ever lived. Worst f*kin mistake I ever made moving here. I've had wonderful relationships w management and had great teams at other places I've lived and this place by far is THE worst. When I went to drop off keys I was told I had a balance - my last rent payment and water bill that I paid, on time, and had proof of in my check book that I had in hand- and was just given an "I'm annoyed" attitude instead of an apology and was told "I'll look into it" when I laughed at the payment and said I owe nothing and will pay nothing because, well,I don't owe sh*t! On my final day in the unit I hired Molly Maids for a $300 move out clean (the most I've ever paid for a move out clean, but they did an AMAZING job) and during the walk thru before the maids finished or even really started for that matter, they tried to tell me things needed to be done that I've NEVER seen other tenants do upon move out. Things that weren't even done when I moved in! Like sweep the balcony- mine was FILTHY when I moved in and I swept it myself, or removing the screens ON THE SECOND FLOOR which I've NEVER done in any other apartment- or seen anyone do in any apartment ever for that matter INCLUDING this property. They've mismanaged payments more than once- and I've been paying on time in full every single month I lived here even when I believe I legally could have (and honestly should have regardless) withheld rent because I did not get what was advertised and listed in the leasing agreement at the price point I was paying, and they cycle thru management members almost monthly. I've reported only a few issues during my stay and NOTHING was ever fixed or handled properly. All talk and no action by different members of the management team over a year and a half. I had written a review on Google but deleted because I wanted to edit it to add other issues but got caught up in my move and they took the chance to comment (when previously I made it known I did not want nor need a public response, just needed them to run the property properly) and try to look like they care. There have been SO MANY issues with this property and people are often moving in and moving out. It was the most frustrating and biggest headache move out process I've ever dealt with. And the biggest headache to live here. Unfortunate. They need new owners and new management. The dishonesty and unprofessional attitude is not going to keep tenants. Also, all this trouble and I'm disabled. Don't live here expecting an open handicap spot because team members will park in the handicap space and able bodied people will too and nothing is done. People smoke cigs in their backyards and maintenance doesn't care. A team member pulled into MY COVERED SPACE and would not move when I came home so I HAD TO PARK ELSEWHERE when I was living and paying for the place and space. And she was RUDE about it. Just a mess. A joke. An awful horrible experience. Learn from me and stay away. Thankful to be out of this place. read more

My family member currently lives at the apartment complex . Has voiced frustration with staff not fixing things properly within home . She works from home there's a apartment currently being remolded the staff left no notices that work on apartment would be going on for like a month constant banging starts up at 8am. She has asked other tenants that live around perimeter if they also hear noise and if they were given notices . The surrounding neighbors weren't either . In past apartment complex have left threat or constant notices on doors . Under princess leadership. My family owns a cat . Dog owners from other apartment complexes bring their dogs over don't pick up poop , which leaves a stench. When she goes on morning walks . Apartment doesn't have cameras to pinpoint whose doing this , but has sent out notices. They need to either alert other apartment complex or get a gate to divide . To control in n out foot traffic. Overall wouldn't advise living here . read more

I have lived there for over twelve years and it was a beautiful place. However, since the new management came into action a couple of years ago, the place looks very dirty, third world looking, trash on balconies, people leave trash outside their doors at night, whcih attracts animals. Managemnet is not responsive to complaints and do not care. I have asked the office three times to replace the carpets which are over twenty years old and they say ok but never an action. I decided to change apartments and put my name on one and followed up three weeks in a raw and was told by Princess, assistant manager, no problem it is yours. However, she gave it to soembody else and when confronted, she told me we did not leave a deposit. I told her she never told us anything about deposit and we have lived here twelve years. SHe said, she told us, she is a dishonset, prejudice, liar and discriminatory individual and demostrated it through my deal with her. We loved the place but because of their action, we left and found a better place for less money. They do not return phone calls and many people seem to have left the place since the new management camne into play. The m,anager is no better as she does not call back even she tells you she will. I recently toured at Cottonwood apartments with Maaeva. I am not from the area and she right off the bat jumped in and came to help me. The lady in the front desk didn't really seem to want to help me but Maaeva was super sweet and helpful, she even went out of her way to print out things in the area to do for me and my 1 year old! I was going to live here but unfortunately with the pandemic that won't be happening. I want to thank Maaeva for her kindness! read more

I have lived at Cottonwood Apartments for over a year now and I cannot say enough positive things. The apartments are well maintained - they recently updated all of the faucets, dredged the pond, and repaved the driveways. They also replaced many washing machines. It's not often you see apartment complexes taking care of so many things at once. The entire front office are awesome. Nicoya and Dayna are always positive and willing to help as is the guy at the front desk ( I cannot remember his name). I also appreciate the excellent communication on the paving, ensuring we knew exactly when the work would be started and completed. Finally, I appreciate that every time I walk in, they call me by name and ask what they can do to help me. I have lived in other places but this is by far the best. read more

A beautiful neighborhood with parks and trails, nearby shopping, restaurants, and transportation. Great community! My fiancé and I moved in with a tenant who had been here for a few years, and we love it! Their management team is always quick to respond and so helpful. We recently had our thermostat go out on us, and tried to replace the batteries with no luck. We called a few days ago for maintenance, but they were going to be here on a day we would be at work. My fiancé asked if we could call on a day we were home and they were super accommodating. Jose was out here quickly and was so professional and kind. Asking before entering rooms and wore booties to keep our carpets clean. He was very knowledgeable and showed me all of the issues. So happy with their service! read more

I'm writing this review in regards of the maintenance worker Kirby. This complex is huge and very busy so clearly time is always of the essence. However, Kirby always goes above and beyond to satisfy work orders and not just mine. I've actually overheard other tenants speak about his positive attitude and thoroughness to complete a work order. I've personally requested Kirby because of his willingness to see things through in terms of completing a job and communication between the rental office and myself. My experience living at Cotton Wood Apartments has been wonderful. Nicoya and Dayna in the office have always been helpful and responsive to any needs and or requests. Kirby, Edgar and Will on the maintenance team are always quick to respond to requests and take care of any issues. They seem focused on proactive maintenance and I appreciate that perspective.
