    These were the move out instructions.  I performed all of these items. For the carpet cleaning, it only says provide an invoice.  I did.

    This one star is very generous. PMI in Tyrone is horrible. They engage in unethical, deceptive, fraudulent and discriminatory business practices. I just moved out of one of their properties in Fairburn, a townhouse that I rented for 2 years. Here are a few of the things they charged me for when I moved out. $15 for hollywood bulbs that were blown when I moved in (yes I have proof) $5 for toilet screw cap $45 for tub diverter (in the same condition it was at move in) $45 for wall/ceiling (no detailed explanation given) $20 for door knob (none of the knobs are missing or broken) $25 for caulk around the toilet $35 for a towel rack that was broken when we moved in $4 for a door stop that was missing when we moved in (yes I have proof) $65 for wall/ceiling patch paint $60 for outlet switch (all are operable) $80 for wall/ceiling (no detailed explanation given) $10 for batteries in smoke detector (I replaced the batteries in one, the other didn't need any) $25 for sink stopper $40 for items left in cabinet (I own that one, but $40??) $25 to wipe refrigerator (I wiped thoroughly, please see pics) $35 for paint trim and caulk $75 for lock change (usually the owner's expense??) $75 for paint prep $240 for carpet clean (I provided proof the carpets were professionally cleaned) $240 for general clean (please see pics) The list goes on. These are all things the OWNER is usually responsible for. They requested I provide a copy of an invoice for the carpet cleaning, which I did. They totally ignored it and charged me $240. I'm sure they won't even perform half of the things on this list and make the next tenant responsible for them. I kept the move-in inspection pictures they provided when I moved in and compared them to the move-out pictures, and many of the things they deemed SATISFACTORY when I moved in is considered damaged now, and I'm being charged for it. I paid a $1500 deposit and they are keeping $1300 of it for expenses that should be covered by the owner. DO NOT RENT FROM THESE PEOPLE!!!! They are rude, unprofessional, and I feel this is retaliation for a very honest, very poor review I left 2 years ago when I moved in. They were horrible ever since. With the exception of Mark, I haven't had any good experiences with anyone else in the office. So to the management/owners, please spare me the response with the fake, insincere apologies. I've had exchanges with one of the owners and yes she was rude and discriminatory as well. You can apologize by being fair and returning my fair share of my deposit.

    One of my future tenants was scheduled to perform a pre-move-in walkthrough before her lease began…read more I had no objection to that. In fact, I assumed a representative of My Rent Source would accompany her, answer questions, document the condition of the property, and ensure the visit was properly supervised. Only after everything unfolded did I learn that the tenant had been given the lockbox code and allowed to enter the property alone, four days before her lease began, without any representative of My Rent Source present- and without changing the lockbox code after her departure. As the owner, I never expected that a prospective tenant would be given independent access to an occupied property before they had any legal right of possession. Had anything happened during that visit--a personal injury, damage to the property, missing belongings, or even a dispute over the property's condition--it is difficult to see how that would have benefited anyone involved. It unnecessarily exposed me, as the property owner, to potential liability and avoidable disputes. To be clear, this is not a criticism of the tenant. She was following the instructions given to her by the property manager. My concern is with the decision to provide unsupervised access before the lease commenced. This experience was especially troubling because it occurred alongside another issue involving my tenant's security deposit. When I terminated my management agreement, My Rent Source continued to hold my tenant's security deposit in escrow. Rather than promptly transferring those funds to the new escrow holder as contemplated by our agreement, the transfer became intertwined with an entirely separate dispute between My Rent Source and me. In my opinion, a tenant's security deposit should never become a bargaining chip in a disagreement between a property manager and a property owner. Those funds belong in escrow for the benefit of the tenant, subject to the terms of the lease--not as leverage to resolve unrelated business disputes. Regardless of who ultimately prevails in a disagreement, the tenant's money should remain insulated from it. Fortunately, these issues were eventually resolved. However, the combination of discovering that a future tenant had been given unsupervised access to my property before the lease began, and then experiencing delays and complications involving the transfer of an escrowed security deposit, convinced me that it was time to move my property elsewhere. If you're considering hiring My Rent Source, I encourage you to ask detailed questions about who is given access to your property before a lease begins, how security deposits are handled when management changes, and what procedures are in place to keep tenant escrow funds separate from disputes between the management company and the owner. Those are questions I wish I had asked at the outset.
