Assessor used 6 comparable None of them were west side waterfront. Three of the six were not waterfront and had NO view. Assessor's report contained numerous errors of fact from lot size which was wrong by a factor of four, to missing important information on homes. The worst and most egregiously inaccurate service ever. I will be filling a complaint with Better Business and with AMC the national assessor's organization that oversees such businesses. I was fortunate: I was not trying to sell a property. This assessor got things wrong all the way. which could have had serious impact on my financial health. Assessor complained about being overworked, and said he would not get report in on time. He was honest: his report missed the deadline by 2 weeks.

The appraiser did not even enter the comparable homes he selected. The appraiser could have selected a cost approach because this is a new construction. This method would have placed the appraisal much closer to the builder's own estimate for cost of construction. We asked how current the software was that the appraiser was utilizing since cost data is changing rapidly in the current market.
