I would not recommend living at Polo Park Apartments based on my experience. I discovered that I had been charged a monthly pet fee for five months even though I do not own a pet. This should have been caught and corrected much sooner. I was also extremely disturbed after reviewing my security camera footage, which showed a maintenance employee opening my closet and going through a bag containing my personal belongings during a maintenance visit. This was a serious invasion of my privacy and left me feeling uncomfortable and unsafe in my own home. I believe residents deserve accurate billing, respect for their privacy, and professionalism from apartment staff. I hope management takes these concerns seriously and implements better oversight to prevent similar situations from happening to other tenants. read more

Applying here was one of the most frustrating experiences I've ever had. Communication was horrible from start to finish. I gave them everything they asked for -- including a notarized letter from my job verifying my employment and even the phone number to the school district so they could confirm it directly -- and they still said they couldn't verify my identity. The application process cost $515, and even though I eventually got my full $250 deposit back, I still lost $265 just for applying. That's a lot of money to lose without ever getting approved for an apartment. If you're someone trying to get back on your feet or just starting a new job like I am, that's a big hit financially. The lack of communication and the way the process is handled feels predatory. I would not recommend this place to anyone. read more

I've been here 3 years and it was pretty good at first. But now my rent for a small one bedroom is $1450 but after all extra fees I'm paying almost $1800. My water bill from the past 6 months has been $800 and no one seems to care or do anything about it. Like others stated, there seems to be a bad black mold issue in my vents but they say it's dirt. They won't even have a professional come to look at it - just one maintenance guy determining after 2 minutes it wasn't mold. Theft of packages, cars broken into, contractors coming in and removing my fire alarm and forgetting to put it back. So much more. Scammers. Avoid big corporations that only want to rip you off and do nothing to keep the property safe. We had two instances where someone jumped over our railing onto our porch and management did NOTHING to try and stop this from happening. They told us to call the police and did not do anything to increase security of the property. Multiple cars broken into during our stay but no response from management. During a storm, the drains were not properly cleaned and our entire parking lot flooded, resulting in my car being flooded, the carpets soaking wet and smelling like rainwater for weeks. They charge 30/month per car to park in an unsecured, uncovered, and not maintained open lot. They charge 24/month for the privilege of walking your trash across the complex to a dumpster that is consistently broken and out of commission. The location of the complex is also not ideal for noise pollution, as its situated next to a police training academy which is constantly firing guns and running their sirens for hours on end every week. We also had black mold growing in our apartment and it took weeks for the issue to be addressed. Upon move out they slapped us with fees for things that they provided no evidence for when asked, and their billing department doesn't read emails, respond in a timely fashion, or accept phone calls. It's been over a month now and the billing department won't respond to our emails. We paid to have our apartment professionally cleaned and are being charged for carpet stains, trash removal, broken blinds, lightbulbs none of which are from us, and they won't get back to us when trying to dispute these charges. The manager herself inspected our apartment and we told her that the bulbs were simply unscrewed and not out, and they're still trying to charge us for it. We left the apartment spotless and they're still trying to overcharge us. This all feels like they're acting in bad faith and it's clear that the corporation that manages the complex does not care about keeping tenants and will do anything it can to bleed them dry. They tried to raise our rent by $200 after the first year, and there are whole houses on the market for cheaper than what they're charging for a 2 bedroom on the first floor with neighbors stomping above your head. I lived in the Polo Park apartments for 2 years (2022-2024), and enjoyed my living experience there. That being said, the reason for my 3-star review is that, upon moving out, they slapped us with an $800 fee to re-carpet the entire apartment. This was absurd because we took great care of the carpet during our stay. They then tried to convince us to pay for it by showing other appliances that weren't perfectly cleaned when we left, but no pictures of the carpet (because it was perfectly clean). The carpet invoice they shared with us showed that Polo Park circled the date we moved in and said it wanted the carpet replaced because it was "old." Now, they're free to want to replace old carpet in their units, but it's not okay to lie and try to pressure tenants to pay for it. After standing my ground on this over a few email exchanges, they eventually removed the charge. But this experience left a bad taste in my mouth. It was just a slimy thing to do, especially to tenants like us who took care of the apartment and always paid rent on time. Don't try to take advantage of your tenants! read more

For your own sanity do NOT move here. We had moved back to a less busy area out of East in February solely for my dogs and it's been a downhill ride since. From appliance issues, office issues, and neighbors we will be ending the lease after only 4 months here. We were first denied service animals for a service dog I've had since 2020 FOR A STROKE with no problems elsewhere and the office personnel did not help and directed me back to UDR despite having three doctor letters. There were problems the property manager had addressed about our unit and stated they would be fixed prior to our move in date but instead were not handled until after, one being the water heater being replaced so there was no hot water. Our washer 'overflowed' the first week, then the fridge was leaking. We were told the ice maker was overflowing which was weird both had the same issue the same week. We followed the service instructions and kept having leaks from the fridge. After about the 4th time mopping up the mess we had a separate service technician from a different UDR property come out and he said it was not overflowing and that the first person had hardly looked at it. Since we have tried to fix the shower drain problems but no luck and the ac is rigged to where it drains in the shower leaving yellow excess. There are spiders and bugs LITERALLY everywhere. The sauna floor is a mess and the hot tub is constantly down so we gave up on using those. The neighbors are a complete mess in themselves because no one cares here to correct the community in the office. One neighbor constantly dumps food outside of my apartment and has left food on my door leading me to get a door cam, one has two cats who roam outside constantly unleashed in an open community space where dogs are, we have asked the office to address the leash situation to which they responded that they're possibly "partial outdoor cats" which goes against the lease agreement and property rules, one was arrested last year for dv and I've caught them on camera setting random fires at random times during the day. This place is a joke. read more

As our 1 year lease comes to an end... I just want to point out that Polo Park is a pleasant place to live. Here are some tips on choosing the "right apartment" 1. Our apartment was near the big dumpster; Pro: we can walk our trash right to the dumpster, we don't have to put ginormous bags of trash on top of our cars and drive it up to drop it off. & you get to people watch. Cons: it's VERY stinky you walk out onto your balcony & your view is the dumpster/other people's balconies. It's also VERY loud. It's SO inconvenient; the time they decide to empty the trash (pull out and replace, 2-3 AM. Loud banging, beeping, & movement of a very large metal tin. 2. Don't pick one near the water "waterfront apartment" because when the season gets going; HOT HOT HOT! Mosquitoes come out. This place is a breeding ground for mosquitoes! There was one point where the pitiful waterspout did not work... it was just still, green untreated water for months. I did not step outside for A THING for the first few months of living here. 3. No matter where you are, you will always get the occasional step in SHI--poop, dog poop. It's great to park next to the grass where no ones gonna hit your car... but OH WAIT! You step out onto the grass? Yeah, that's a land full of poop mines. (As with all places no one knows how to pick up after their dogs) 4. In the summer time, don't live next to the pool! I feel bad because there's always people there, jumping, laughing, dancing, playing. Always a great time at the pool. But if it you live near it... and you work night shifts? Good luck sleeping during the day. 5. There have been A LOT of complaints about car break ins and TWO rare cases of robbery. These usually happen in the front buildings... and the back back back buildings. (There are a lot of homeless that creep into the night and bad kids from outside the neighborhood) 6. AC is great and all.... but if you live with one of those generator stacks in front of your window & you're a light sleeper, don't pick that apartment. They are loud and humming. (White noise for sleep? Lol. Idk) -------- My stay was pleasant. We had killed mayyyyyybe 9-10 brown recluse spiders they get HUGE, but had NONE in the winter time. Our AC was never broken, they're changing it to these cool high tech ones soon that you can control locks and temperature with an app on your phone. Maintenance is ALWAYS right on point with punctuality, communication, and personality. Kudos! The 1bed 1 bath (smallest square footage) apartment is small, but livable for a married couple. We couldn't find the right placement for a computer desk, 3 person sofa, a massage table, and our Tv stand. The BEST part? Our very own (not so strong) washer and dryer. We have to run the medium load of clothes 2 times in the dryer to dry but it really doesn't affect electricity or water too bad. Also, a queen size bed is just about the biggest you can have. Don't let the model homes fool you. EVERY. SINGLE. APARTMENT. HAS. CARPET. We paid $24 a month for trash, mandatory. $3 a month for exterior pest, mandatory, and a $5 surcharge on admin fees for getting billed utilities, mandatory. You can get pest control in your house for free if you put in a work order/request. Water ranges anywhere from $25-$40 a month. Sewer ranges anywhere from $10-$15 a month. Electricity depending on the season ranges from $70-$200!!!! So.... look into that! A great thing (& sometimes bad) about the community is that there is an online "timeline" or wall where residents can post concerns, positive messages, or alerts! This is where leasing and the director will mainly communicate with you. People tend to rant and call people out but it gets taken down a little while after. Overall, polo park is somewhere people can start out at when moving to their first apartment. The only reason why we are not renewing is because we found a 2 bed 2 bath place with similar amenities for way cheaper. Their selling point for us to "stay" was our new rate for rent: "it's only $1 under market place price" lol... if you plan on staying for another lease term... rent will definitely rise $100-$200 more annually, a month. There are cockroaches in the 17th building as well as major bug issues in the summer, not sure if this is related to backing up to the greenway. There are constant gunshots from the police academy next door if you live by the greenway, even through the night, so if you do move here, I'd recommend the other side of the complex. Here's the deal. I lived here for almost four years, and honestly I loved it! At first... The positives are, being so close to the greenway, and I met some of my best friends here. I moved across the country and still have an active group text with my previous neighbors. You'll meet some great people living here. I'm being very honest when I tell you the people in the office DO NOT CARE ABOUT YOU or anyone else that lives here. Someone in my building quite literally dropped dead, and they got his unit cleaned out quicker than you could even imagine. They lie to you constantly, and blame every problem on "corporate." We went the entire pool season this year with one pool, and no hot tub. And when we asked about it, they said we should be grateful for what we have, and the amenities and actually free. I wish I was making this up. The entire time I lived there, the faucet in my tub was broken. I counted all of the service calls, and all the times I had to call emergency maintenance for this issue, and it added up to about 50 times. 50 times!!!! I reported this 50 times and it was still broken when I moved out! They refused to just replace the tub. One maintenance man said that's what needed to be done but the office refused. They've also raised the rent to ridiculous prices. You can live in one of the brand new apartments in Donelson for the same prices. It's absolutely insane what they are trying to charge now. There has also been an increase in crime, which they've always just ignored. Someone was recently held up at gun point in the parking lot. What did the office do? Sent out an email. That's it. There are no security cameras, anywhere. It also gets alarmingly dark at night. They could easily add more lights for safety. I could say a heck of a lot more, but I've already taken up a lot of your time. I guess my take away here is, the managers in the office are terrible at their jobs, and don't care about anyone. The apartments are way overpriced and outdated. But the people who live here are amazing people! That's all. Have a great day! read more

I have lived at Polo Park for just over 1 month and the stay has been pleasant. The staff upon check-in - Rick, Tonya and crew were phenomenal. Rick has that "southern gentleman" personality and is so inviting and accommodating. He does a great job of following up and also touching up with you a few weeks after you move in. That is great customer service. I submit requests online and the maintenance crew takes care of the requests right away. They called and informed me when they would take care of things. I got the smallest apartment possible, as it is only me. I am usually at work most of the week so I just come home and crash my head. It is just sleep, work, eat repeat. The community is nice and pleasant and all the owners take care of their pets and it is a pleasant place to stay. They have a internal "facebook" page which allows residents to post items for sale and the community also has contests throughout the months. Overall, it is a great property and no property is perfect, but the staff at Polo Park makes sure to keep this property up and running and in first class shape for its residents. Stop by and check out the apartments for yourself. It is very close to A LOT of restaurants and stores. read more

BUYER BEWARE!!!!! Let me just start off by saying the staff is super amazing and Tonya and Rich are very very helpful! They deserve 5 stars. The one star is for the ridiculous UDR company that will nickel and dime you. I would give them zero stars if that was an option. There's a fee for almost everything from a pest fee charged monthly that YOU HAVE TO PAY, to a trash fee. Not a valet trash pickup, a fee just so you can throw your trash away there. Lmao seriously? Not to mention the car break-ins and the property has no security cameras covering the parking lot. Oh, and the apartment break-ins. One day the thieves hit FOUR apartments in one day. Please please please think elsewhere before renting to this place. We had, and I'm serious when I say over 17 work orders while living there. Although it's no fault of the staff, the company UDR will charge insane amount of rent, but then replace your items with the same cheap one that broke. We had roaches for insane amount of time and tried literally everything (but the pest service which we paid for) because we didn't want anybody in our house while we were gone so it just didn't work for us. The hot tub was constantly broken or shut down for who knows what and the music in the gym and pool kept being serviced constantly. DO NOT RENT FROM THIS PLACE. Believe the bad reviews. I moved into Polo Park in May. The grounds are very well kept. Location is great. Apartments are updated with smart features. The community areas are awesome and the neighbors are friendly. I feel very safe as a female living alone in this community. This review however is meant for the staff. Tonia, the community manager has been lovely. Upon move in there were some repairs that needed to be made and she was wonderful in keeping me updated and making sure these repairs were fixed as soon as possible. Rick, the leasing agent can be spotted around the complex and always has a friendly and positive attitude to residents. Carl, the maintenance supervisor is awesome. He always stops to chat or wave and has gone out of his way to make my experience here a good one. They are quick to respond to residents needs, friendly, and attentive. I really loved living at Polo Park Apartments for almost 4 years. The staff is very accessible and accommodating and maintenance was outstanding and fast. I loved that it was close to shopping and restaurants and a straight shot drive to downtown. The staff worked hard to make it feel like a community and communication between the office and residents was regular and transparent. Very pleased with this place. I've been a resident for nearly 2 years, with very little negatives to say. The staff is great! Service needs are met same/next day! Grounds are kept clean and maintained. Amenities include 2 pools, indoor and outdoor spa, sauna, gym with tvs and sound system, indoor racquetball court. My one and only complaint is the lack of garage rentals, and parking. If you get home late it can be challenging to find a close parking spot, depending on the building you live in. read more

I hate to say that since 2020 the property has gone downhill. UDR has cut back on staff and the amenities have really gone downhill. When you ask the office employees they state there is nothing they can do. This property is 40 years old and you can tell by the apartments. The appliances, counter, faucets, tubs are all so old. NOW they are wanting to increase rent up to $1300 + for one bedroom. $1700+ for 2 bedrooms. If the amenities were kept up and working it would not be so bad but the pools don't get cleaned properly or they are not working, around the pool area is not kept clean, chairs and tables are not kept clean. The fireplaces are not kept clean or have no propane, the grills are never cleaned. The so-called Club House is a lunchroom for Polo Park employees, you are not allowed to have any gatherings because it is only open during office hours. The dumpster is always broke down, parking is overpriced no visitor parking, the list goes on and on read more

Been a loyal resident of 2 yrs & I wanted to upgrade to their largest unit but they only have 1 avail 15 days before my lease is up, they want me to pay double rent to stay or pay a $750 transfer fee! They made no efforts to work with me to keep my business. They do NOT value their residents. They have great amenities & good location & good price. Unfortunately, Most of the negative comments are true: spider/bug problem, some crime, not enough parking close to your unit, office staff not the nicest after u sign ur lease, Bathrooms have not been updated so it has a HUGE mold problem! read more

Not to mention how rude their billing department is when you call to discuss an issue. The only thing this place has going for them is convenience, they do not know how to treat people at all! I moved to Nashville today from Miami, FL. I'm starting school up here and the staff here along with the apartment itself have not ceased to amaze me. I've been taken care of from the moment I walked in for a tour of the apartments and the clubhouse to the moment I got my keys, truly professional and exceptional. In particular, Toby Mcmillin was the gentleman who really made this process painless and easy as possible. His friendly personality along with his professionalism is something that here at Polo Park they all strive to be. I'm definitely recommending ANYONE to come check this place out! Polo park is hands down the worst place I've ever lived at! It's a nice complex but the management and the maintenance is the worse. They will not work with you no matter what. I've had times where my wife was extremely sick and in bed and they insisted that they need to change the locks and the thermostat and they were loud and inconsiderate. Before we signed the lease they promised us hardwood floor and we couldn't see the unit because people were still in it and after we moved then it turns out they just washed the old carpet and left it in. When I told him about it they said well you signed the lease already. Our apartment flooded during thunderstorm and the water stained the carpet and when I left they charged me for a carpet and they said that I was responsible for the stains. The place was infested with roaches I put in a work order for it it took them two weeks to send someone and it didn't work so I had to hire someone with my own money. And the list goes on and on and on! This is my first time writing a bad review but I feel like everyone deserves to know what to expect before they make a mistake and sign a lease with Polo Park. read more

The absolute worst excuse for a place if living I've ever witnessed in my life. I'm from Memphis and even their apartments are better ran and have better customer service than these imbeciles. The most over prices pieces of crap I've ever witnessed. I paid $960 every month for a 1b1b a little over 600 sqft. IN HERMITAGE. Wtf... You get charged for pest control which I did not see once in the year I lived there. When I asked they said "they spray outside so you probably just haven't seen them". Yeah... I had bugs in my apartment constantly, even after buying all of my own sprays to try and handle the situation, and requesting they come spray more. And you also get charged about $15 a month for trash fee for the one dumpster in the whole complex that NEVER gets emptied. It's always overflowing and smells like death. And also, $15 a month from every single apartment for 1 dumpster that never gets emptied. They're making a killing off of nothing. The real kicker is just the joke of staff in the place. The office is nothing but imbeciles who probably can't even operate a coloring book right. They lost the keys I returned after moving out and charged me then, after me calling they "found them". The incompetence is through the roof. The only 2 people on this staff worth anything re the 2 main maintenance guys. Don't know their names but the bald one and the older guy with brownish/grayish hair. They were always a pleasure to deal with and easy to communicate with. Unlike the office. After 5 days of trying to reach the business manager because of questions regarding the final bill she finally calls and was a complete [expletive] and pretty much hung up in my face. I wish I could word this rant how I want and show these people how I really feel. But yea overall, -13/10 experience in this shit-hole.
