The notification they sent out that pool is closed. May 27th 2022

Once again same type of customer service which is zero. Amenities are never as advertised here and management does absolutely nothing about it. One of the pools (large one) has been out of service since May 27th. Looks like a swamp but their excuse is the small one is still open. Nothing taken off monthly rent and they blame everything on the vendors.

The glamorous pool. A true delight to sit beside on a hot summer day.

I've had a simple light repair waiting to be handled for three months. Still nothing. Trash has been a headache. If I'm not there between 6-7pm, the trash doesn't get taken. The pool is clearly out of commission; while I'm paying an increased rent rate, the amenities deteriorate. Everything is blamed on having only one maintenance worker. That sounds like poor management to me. I pay money for things to be a certain way, and they are not. If maintenance is the issue, I'd say spearhead that issue or take on some of the tickets yourself. Or just get me the part and I'll do the job in exchange for $300 taken off this months rent. Thank you.

    Fungus growing on my fridge.

This complex grows mold/fungus and it has been a problem for years. After I signed my lease a few of my coworkers warned me that they lived in this complex when it opened years ago and they had issues with mold that management did not take seriously. I lived here for 15 months and after 6 months I did not have any issues until August when the humidity increased and mold and fungus started growing on the fridge, all over my clothes and bags in my closet and under my bed. It took a couple weeks until Cortland got a mold company to come and inspect and I asked the mold technician how many other units he was going to and he said he had multiple others to visit... and mind you I lived on the 2nd floor, not the basement level. All Cortland would pay for was for the mold company to clean my water closet and air vents and gave me a small dehumidifier. They did not wipe down any of the surfaces with mold or fungus growing on my appliances or in my closet. As a result there was damage to the paint on my stove handle because the mold/ fungus kept growing back over and over. I used every gentle cleaner I could but the mold/fungus kept growing. After using a harsher cleaner it affected some of the paint of the oven handle. When I was moving out I asked the head of repairs to inspect the handle and explained the damaged paint only occurred because Cortland would not pay to have my apartment professionally cleaned by the mold company. I was told that I would not be charged to replace the oven handle. After moving out I was invoiced to pay for the handle. I called the office and spoke with Savannah and explained everything. She talked with the head of maintenance who visited my apartment and they denied ever saying I wouldn't have to pay. The level of unprofessional behavior that Savannah said to me on the phone was ridiculous. I called corporate in Atlanta and they handled the entire situation and took the extra charge off my bill. Do not live here unless you like mold growing on everything you own. --I also turned my keys into Savannah who was the only person in the office the day my lease ended and I got an email the next day from Kaylee asking where my keys were and why they were not turned in... there is lack of communication in that small office if they cannot tell each other that a resident has turned in their keys on time.

Everything was excellent here except for a few issues that everyone else has already mentioned such as the noise level if you are not on the upper floor. You can tell the normal noise from the excessive noise. I only had to ask my neighbor one time to quiet down, and they were very polite about it. There is also a courtesy officer that you can contact after hours should it rise to that level--it never did with me. The walk score is fairly low here as well since there are a lack of places to walk especially with a dog. It's a short trip to walk around the entire complex and really no way to walk outside the complex since you have big streets on both sides of the complex with no sidewalks. That means be prepared to take your dog to local parks or elsewhere for a decent walk. Also, the sidewalks are small which is strange so you constantly have to get off the sidewalk and back on because there is not enough room for people to pass going both ways. And, people drive way too fast inside the complex so they need to put on the brakes and calm down. On the plus side, the dog park was a big hit with my dogs, although the occasional aggressive dog would show up--but you get to know the crazy ones and to avoid. Now that we have a house and a backyard we already miss some of the friends we met at the dog park. The folks that live in this community are friendly. The location is good as it's far enough away from the nonsense downtown but close enough to take your friends to Broadway when they visit. The maintenance team is excellent and fast. Kaylee in the leasing office has been extremely helpful since day one so I am sure she will move onto bigger and brighter things real soon. Overall, the pros balance out the cons, and it is certainly the nicest apartment community I have ever been apart of. The food trucks are great as well, especially during Covid. I would definitely recommend Cortland Bellevue to friends and family if they are looking for a new place.

I especially loved working with Patti, one of the leasing agents here. I've known her as a resident for several years, and she was invaluable and savvy in helping me renew my lease this year. The maintenance staff, including Moe and Ryan, and our outstanding concierge, Stanley, are accommodating, upbeat, and seem to enjoy working here, which adds that extra special touch. Thank you to everyone on the team for all that you do! I highly recommend moving here!

DO NOT MOVE HERE. This building is nowhere near the "luxury"…read moreexperience they advertise. The biggest issue is the management--it's absolutely terrible. Communication with residents is minimal or nonexistent, and the building is consistently mismanaged. When communication does happen, it is not timely or informative and is usually condescending. In the 8 months I've lived here, there have been around 70 car break-ins across both the free and "secure" parking areas. At least two residents have already moved out due to severe mold problems (particularly on the northwest side of the building). The building itself feels run down and outdated. Many amenities are poorly maintained or completely unusable. The front desk concierge is rarely at the desk because management is chronically understaffed and has them running errands instead. If you want to switch units within the building, they charge you $1000 just to move. You're also forced to use their $30/month trash valet, even if you live steps away from the trash chute--and right now trash is piling up because the chute is out of order. The prices listed on their website are misleading; residents pay much more, and if you want to renew without a price hike, you have to fight it out with the corporate office. One of the most disturbing issues is the handling of resident safety and welfare. During my time here, two residents in their 30s have died by suicide. In one case, the individual passed away in their apartment and went undiscovered for a month, despite multiple wellness check requests from friends, family, and the police. Management claimed "policy" prevented them from acting. The resident was only found after maintenance responded to reports of an odor. This situation was deeply troubling and raises serious concerns about the building's response protocols and duty of care. The only positives are the maintenance team and leasing staff. They are quick, friendly, and genuinely skilled. Overall, there is nothing "luxury" about this building except the rent. Save yourself the frustration and look elsewhere. Capitol View and their parent company Northwood Ravin do not care about retaining you as a resident nor do they have your well being at heart.

Since this is so close to downtown, it's obviously going to be pricey. And it's gated because it's in a kind of ghetto area. My biggest problem with the gate (and doors too) was getting visitors in. When people use the PIN pad to punch in, it calls your phone, and then you have to punch a number on your phone to let them in. But it's very finicky. Sometimes it would take me five times punching my phone before the gate/door would open for the guest. It was really annoying. Other than that, I enjoyed living here. They'd have fun events every month in the clubhouse, like wine and painting nights, St. Patrick's Day parties, and food trucks in the parking lot. Every building has an elevator too, which is great. They have a fitness center, game room, and they even let you reserve the bar area or game room for a few hours if you want to host a party. The only other bad thing that was annoying was that they wouldn't allow you to nail decorations to the wall, so you had to tape or Velcro everything. Maintenance was great. If there were ever any plumbing or electrical issues, they'd be there right away. If you can afford it, I'd definitely recommend OMC. But it is quite expensive, which is one reason I moved. But I'd say it's worth it if you've got the money to spare. It's super convenient and just a couple miles from the heart of downtown.

Pros: 7th floor amenities, pool, location Cons: Zero concierge or convenient services offered 1.The 505 no longer permits food/grocery deliveries to your unit, they now require deliveries to be left downstairs on floor 1, and residents must go self service and get their own deliveries - this is a basic concierge service that most luxury buildings offer. It's a huge inconvenience for anyone that orders delivery. 2.The packages/mail is also a huge issue. They are left in a basement package room, amoungst all the other resident packages - your boxes/packages are often misplaced, lost or difficult to find. Regular mail is located on a different floor, so you must make 2 stops to pick up mail & packages. 3. The doorman/front door security is also a concern. I've been followed into the building by strangers at night, and nobody stopped them to see if they were a resident. Building entry should be closely monitored, I think it's simply just a lack of security training. Definition according to apartmentguide.com. [Concierge: helps residents with mundane tasks; such as deliveries, mail, monitoring the entry of guests, reservations. Concierge in apartments often act as a personal assistant to add convenience. Concierge buildings often come at a premium cost] Residents here pay at concierge fee, and pay a premium in rent per sq foot in this zip code - yet do not receive any of the above services, which is why many people are moving out & looking at alt options. Just leaving an honest review bc anyone moving here from a luxury/concierge type building would likely be disappointed - I wish I was informed of these things prior to signing a lease.
