We tried to get Crowley to fix the issues and instead the guy replaced the downstairs shower head and told me to get lost when I stopped in and mentioned that he was not even in the right bathroom. Called the realtor and nothing was done about it. Do yourself a favor and stick with Jack Lingo. Crowley does cares more about the owners than your happiness.

They are quick to let me know if the renter has a complaint that we can fix, and, when needed, suggest reputable and reliable service people, which is an advantage of realtors who have been in the area for a long time. As a result we have many happy repeat customers. This year they did an excellent job with the trials of COVID. They conferred with us and we either refunded customers who couldn't make it (for valid reasons) or offered them spots for next year if our guests were willing. I enjoy just sitting and talking with them when they have a moment. The only reason I didn't give 5 stars is because I think they need to spend more time on social media and do more outreach and online interaction. Our 'compound' is fully booked, so I wasn't affected by that this year, but nowadays that is all very important--I know I use reviews substantially in just about any purchase I make, for instance. The HVAC was a bit uneven and a tad loud, but effective -- thus only four stars. The building has a separate entrance for returning from the beach -- also has outdoor shower. Some units require that you use an outdoor hallway for access -- so sometimes you may hear some loud party-goers returning to their units -- however, there is very little noise (if any) from adjoining apartments. Our apartment had a small balcony with an obstructed ocean view. The building features an indoor garage at basement level with giant wheeled bins that you can use for transporting your luggage. On the whole, if you're willing to trade square footage for easy beach access, you won't be disappointed.

We had some issues with NVR mortgage, but at the end they were mostly worked out. Since we moved in, there have been some issues with the home.The smoke alarms were malfunctioning and the warranty division was slow to address the issue. Fran, the warranty manager stepped in and attended to our concerns. Since then, we have had had no problems and absolutely love our home. It is a great community with great people!

This review is about the financial state of our HOA. When we bought the house, we thought the capital contribution we paid would be set aside for the HOA reserve fund. Apparently, other states require this, but not Delaware. Our capital contribution, as well as the capital contribution of all the other buyers, was/is being used to pay for maintenance and other community expenses by the developer. It seems that the initial HOA budget of $150/month/household was grossly underestimated by the developer. Now, the community is about to inherit an HOA with about $1,600 in reserve and the definite possibility of a massive increase in HOA dues, which may not be affordable for some homeowners. In my opinion, one could question the ethics of such behavior.

Considering the amount we paid, we expected at least a serviceable place to rest our heads. The unit needed vacuuming both on the carpet and in the air vent upon our arrival. We sent a message to the owner upon our arrival through the intermediary of the realtor organizing rentals and we have still not heard back. In my estimation, the owner considers the place a cash cow and doesn't bother putting any money into it to keep it in good condition. Very concerning. Beware of unit 701.
