I was an HOA board member who vetted property management companies in Orange County, CA and we chose Powerstone. BIG MISTAKE. The first few years, we had a decent manager, but we were assigned a new manager about a year ago and it has been awful. All I hear are complaints about her poor performance. Unfortunately, I experienced damage to my condo and had to deal with her first-hand. I now understand why everyone is complaining. I actually reached out to her supervisor and had high hopes things would improve. I was wrong. From what I'm reading and hearing, it appears to be their company culture to be unresponsive and unsupportive of the members of the communities they manage. I'm convinced this company goes through how to be an a-hole training course because everyone I've interacted with from here has been nothing but rude and negligent. The operator has hung up on me multiple occasions, the PM assigned to my complex ignores my calls and emails, the assistant to the CEO makes snide comments about "the CEO doesn't know your situation". One Star all the way for me too! I have been trying to get Powerstone Property Management.....// specifically Francine Shute to stop over watering a 275 Unit complex! They are watering 4 times a day! For over a month now!! Isn't that special..... as I live in Anaheim, California where there is always a Severe Drought! But Guess what... they Don't care! They don't care that the Association dues go to pay the over priced water bills! They don't care that the sidewalks and parking lots are being watered! We have had Powerstone Property Management for about a year. Since that time our point of contact has been Robert Mireles. Robert has been rude and unhelpful. He is now refusing to speak to me regarding updates for a pool project. Our pool was closed 9/13/22 for refurbishment. Shortly after, HOA fees were increased in October 2022 along with a one time fee of $230 without explanation or communication before hand. When questioned on these fees I was told that it is a deficit in the budget and the fees are to help bridge the gap. I've had a hard time understanding how we are resurfacing the pool, new landscaping and replacing wood trimmings for termites with a deficit. My concern was the lack of communication. Whenever a question is asked of Robert I receive short answers often in terminology I do not understand, requiring multiple communications asking for clarification. I have asked for a break down of our HOA spending where I received my own bills and payment records back. I asked again for HOA spending where I was told "needed to be removed due to privacy laws" Fast forward July of 2023 our pool is still closed. I have asked for updates as I have a right as a paying member of the HOA. Again, short answers given such as "waiting on the city." "These things take time" I was told to take my concerns to the next HOA meeting. My biggest problem with Robert was how he acted at an HOA this meeting I had attended. He refused to let people voice their concerns, he cut people off, and was incredibly rude. He did not address my concerns, told me he was done arguing with me and told me if I had an issue to call the city. I called the city, where they had no record of a pool resurfacing under powerstone and needed more information. I went back to Robert to ask for clarification and this is where I was told that he will no longer respond to regarding updates on the project. Recently I've had the good fortune to work with Sharon Kudla, Community Manager for my HOA. I've lived in my association for many years and never before experienced such courtesy and professionalism as Ms. Kudla demonstrated in all areas of customer service. Even though I was the party being complained about, Ms. Kudla was always respectful and with her help we worked out a creative resolution wherein I felt that I, as well as the other party, would benefit. read more

I have had problems with Powerstone providing notice of assessment increases for years. They claim to send late letters and notices that mysteriously never arise. It strains credulity to believe that 24 statements and 5 late letters issued but were never received. They impose late fees and charges with no notice. Impossible to deal with. I am requesting that my HOA move to a different property management company; one that knows the Davis-Stirling Act. Just appalling. I strongly recommend that any HOA considering Powerstone reconsider. I am reporting to the Department of Consumer Affairs and BBB. read more

I tried to book the clubhouse in my community. Communicated in writing with the community manager. I was told it was free in the date range I was looking for (May or June). I left work early to go and film the space because it's generally closed to everyone absent a key and there are no pics or videos available from the community manager or HOA showing what it looks like for those wishing to book. I came in and took the pictures I needed and talked to the community manager about the booking and date ahead of submitting the forms. Still no indication there was a booking in May or June. She said she would collect my check for next steps once she came into the office next. Next thing I know I get an email that the date I want is not available. I had relied on her representations to me and plans for my event commenced, guests booked flights. I asked for alternative solutions like getting the space for part of the day or perhaps being offered an alternative space nearby. I was told no. Asked the Chief Client Officer who responds to these negative yelp reviews for assistance. She sent their VP of Community Management to "handle" the situation. But she basically told me I was the one in the wrong, there is nothing she can do and basically go pound sand. So that's cool. I should note that the reservation system in use in 2025 still uses paper forms and paper checks exclusively (which, by the way you have to leave in an unsecured mailbox outside where anyone can fish it out to steal or the rain can ruin). There is no online calendar for the clubhouse availability so you have to go through the community manager. That would be fine if the community manager works on site every day but that is not the case. Whether that employee communicates with you properly is kind of up to you and your luck. The level is service is deficient given what we pay in dues and what my HOA pays to Powerstone. I am sure the Chief Client Officer will respond to this review saying I am the one to blame in this situation and not her staff in order to try to save face, however make no mistake. The number of one star yelp reviews of Powerstone are there for good reason. I am taking this up with my HOA board. Would love to see when the HOA's contract with Powerstone is up. read more

RUN!!! Horrible Management- The Hampton Village Be warned you will be left without any help, even if it is an emergency water leak. I have had a bathroom toilet and sink in my patio for 6 months, April- October and I still do not have anyone calling to help me after leaving messages and emails to multiple managers. Alex B. current manager has ignored my requests for work order history, or any information related to the remediation and restoration that was halfway done. Do not waste your time or money living at The Hampton Village. The HOA board of directors will harass you; I have video footage of an hoa board member trying to enter my home without notice then divulging homeowner information into the camera when questioned. We have also received exceptional support with matters outside of Ashley's purview from the upper management at Powerstone. So, I would like to give an update in my recent interaction with this company. After over 2 months, there is no single answer from them! I requested that the HOA take appropriate action to address the issue which I filed a formal complaint regarding the wrongful towing of my vehicle from our community parking lot. I was confident that my vehicle was towed in violation of the established rules and regulations. They didn't explain anything even I told them that I talked to one of their representative and she assured me to get my car back and they'll reimbursed the money! I also urged the HOA to rectify this situation promptly by reimbursing any towing fees incurred and ensuring that such incidents do not occur again in the future. read more

With the exit of Christina Mercer when she went to PMP property management in Vista, we received Joe Price who made it seem like night and day. We finally got service. We're treated equally and fairly and unfortunately with John Cruz replacing Christina Mercer in the Carlsbad office. We have gone back to the old ways of lack of response to get her phone calls returned and all emails were ignored from that point forward or not responded to. We are back to going for information through channels only to not be gotten back to their lack of responsiveness lack of ability to communicate with the public and lack of customer service makes me, feel like we are strongly misleading people if we were to recommend Powerstone to anybody anytime in the near future Powerstone property management in my opinion is simply there to not to take care of the community or the people who pay in that community we have to go through channels to get answers when we should be able to get them from the property manager themselves. We should not have to go through assistance to be told. This review is an update on my review of June 22, 2024: I received an e-mail response to my review from Powerstone Property Management Compliance Administrator, Denise Culpepper, with an offer of assistance. I related my concerns to her about my 10-month ordeal trying to get a simple CC&R issue resolved. She said she would take care of it and the problem was resolved within 48 hours. While I appreciate the follow up by Ms. Culpepper, I am disappointed that the property representative could not take care of the problem that caused me a great deal of my personal time and energy. Very frustrating to leave phone messages and never get a return call. I left 2 phone messages in April and May for Brian R. His only response was an automated email saying he was not at his desk. I live in Tustin and never had issues talking to our previous property manager company when needed. It is very obvious that Powerstone is not interested in homeowner questions. Im a board member and I would not recommend. We hired powerstone a few years ago and it started out good. They responded promptly, took action addressing items for the board, and overall provided typical management services. If we needed something, they got it done. Over time the service started going down hill, and it's gotten 10x worse since Christina left (former office director). The new office director talks a good talk, but doesn't take any action, respond, or hold our community manager accountable to do her job. He's just there when we need to escalate things above our community manager, which unfortunately we have to do more than we should. And unfortunately he's no help. The community manager that we have is terrible. Nothing gets done, she doesn't respond to the board (can't imagine how she responds to the other members in the community), and she does less than the bare minimum for our community. She can't even put together a complete board packet for our meetings. I've been on the board for about 7 years, seen lots of different managers, and she's the second worst manager I've experienced. The worst was from a previous management company that legitimately was operating with a suspended business license and lied about their CM certifications. If finding a new management company wasn't such a PITA, we probably would be onto a new management company by now. The biggest fail from powerstone is we have about $14,000 in outstanding invoices to a vendor that powerstone is supposed to pay since they manage our accounts and write our checks. They haven't paid for several months now, so the vendor has rightfully added late fees and interest to these invoices. The HOA shouldn't have to pay for Powerstone's negligence, so now it's one more thing we have to deal with. This has been going on for months and when we do hear something, it's "we are working on it". I could go on with other serious issues that are causing our community more harm than good, but I'll just state again- I do not recommend powerstone. read more

If I could give negative stars I would. We lived at benchmark villas and let me just say that they were terrible. They're racist and literally kept sending me violation notices when for 2 years my bamboo was okay, then one day I get a notice to take it down, then I do....two more notices. I call and speak to incompetent mdaniel at powerstone and he says "oh I just assumed it was still there". So you're going to possibly fine someone over assuming?! It was always one thing or another also pipes were bad in the condo complex so they were shutting off water every other day and not reachable in emergencies. 10/10 don't recommend. John is the 3rd person I have talked with about this issue, but the only one that immediately knew what to do.
