Very bad property management company. Not offering solutions to the issues between the house owner and the boards, only causing more problems. Also, very slow in response speed. Elva Reinholtz is the person I am talking about. For example, I received the first notifications, and I made some changes. I thought I fixed it, and I got exactly the same second notification without saying where I did correct, where I did wrong, exactly the same notification as the first one, and stating that if I don't change it, I will get punishment. I am the person who is willing to make the change, not angry at first, but in this way, what she did only made me angrier, changed my attitude, and made my future cooperation less likely. Second, she never responds to phone calls. I left several voicemails, but did not receive a response. I can get a response via email. If you don't accept a phone call, just say it out loud, don't ask for a voicemail, and don't say you will return the call. Also, they entered the yard without any approval. read more

If you have a say in choosing a property management co. - stay away from this one. Not that any of them are any good but Powerstone continues to underperform. This has been going on for years, property management co. to property management co, they all just pass the buck. Now it's Powerstone's turn to ignore me and do nothing. Have had issue with common area tree spouting sapling in my small patio. Informed onsite office at the time and property mgmt. Now, 11-19-2025, received yet another Violation Notice regarding my "tree", it is indeed now a tree up to second story as opposed to the 2' sapling I notified them about initially. Being threatened with Fines for not pruning and maintaining the damn tree that needs to be removed, NOT pruned or maintained. Emailed my contact person at Powerstone 11-19-2025. No reply or acknowledgement to email so 12-3-2025, I leave detailed VM to same person. No reply or acknowledgement to initial email or follow-up VM so 12-8-2025 left another VM. She replied to that VM with an email saying: "Since the tree is in your backyard yard you are ultimately responsible, regardless of where I came from." (that was copied from reply email complete with grammar error) "If you would like to dispute this, I can add this for board review at the January meeting". Again with "I can add this for board review". I was told months ago that was going to be done. This is a studio with a tiny patio, I don't have gardening tools, especially something to take down a fuqing tree. Prior mgmt. co. advised me the tree would be taken care of but then Powerstone took over the account and here we are. Complete and absolute bullshit that their failure to properly maintain the common area is now my responsibility. Especially when property office was notified IN 2020. HOA's in general are useless. If you can buy property without HOA or property management, that is the way to go. All they know how to do without fail is collect money via dues and fines. read more

Our HOA has the Powerstone Property Management Service who were hired to handle affairs as they relate to managing and maintaining the property and buildings which house residents who own their own individual condominiums. No sooner were they hired and they brought in an onsite manager who offended a resident to the point where she no longer shows up to work to handle affairs claiming to handle them from home, telecommuting. They only trouble is outside vendors as well as residents do not have the communication with her absence. Powerstone consistently fails to uphold their end of the deal by providing excuses and phone numbers to personnel of theirs who no one living here has ever even met to begin with. Aside from that they cleaned house by firing qualified staff we currently had for maintenance and horticulture. Any questions? Call their toll free offsite vice-president or some other high titled bearing individual so you can play the game of catch me with endless trails of voice mails leaving matters resolved. The current manager that Powerstone provided irritated a resident so badly that the guy threatened her. Meanwhile, he's still here and she's out on paid leave pending....Any HOA seeking property management services, leave Powerstone where they belong, in the dirt! read more

I complained about damage to the vinyl fencing on the back of my slope at 28121 Virginia Mission Viejo due to soil erosion. The association just wrote me back with some legalese mumbo jumbo that it is not their responsibility for the erosion. They put a 1 ft Diameter barrier ten feet from my fence to deter further erosion but NO COMPENSATION FOR DAMAGE TO MY FENCE. read more

I cannot sell my condo until this place fixes the issue that is causing water to run under my property causing black mold and termites. It's an easy fix too! I'm compelled to correct the inaccuracies and omissions in your public statement about my recent review -- because my experience with Powerstone, and specifically with Robert Mireles, was nothing like the professional process you described in your reponse. Let's start with the initial communication: I had to call multiple times, leave voicemails, and chase someone down just to get a response. It wasn't Robert who helped -- it was one of your other team members who finally got the ball rolling. If that's what you consider "timely and professional," you have very low standards. As for the claim process: Robert never initially provided the proper documentation or instructions. I submitted everything I could based on what was requested at the time. Only after submitting did he mention a missing form -- conveniently delaying the review and pushing my request to the next board meeting. This happened more than once. That's not "procedure." That's either neglect or a deliberate strategy to stall. When the request was finally reviewed, the denial came with no real explanation. No call, no detailed email, and despite your letter claim -- nothing ever came in the mail. I had to follow up myself just to get two dismissive lines from Robert. That's not transparency. That's brushing someone off. Now regarding the gate: the vendor's explanation only confirms the real issue -- the sensor failed to detect a vehicle that was clearly still within the gate's range. That is a malfunction. A properly installed safety system should never allow a closing gate to hit a car. Instead of accepting responsibility, Powerstone has chosen to hide behind technicalities to avoid accountability. Lastly, you responded here to save face publicly -- but at no point has anyone reached out to me directly to address the obvious frustration or make things right. That says everything. This entire process has been frustrating, slow, poorly communicated, and deeply unprofessional. Your team's attempt to rewrite the timeline doesn't change the reality of what happened. read more

Worst of the worst! I had a rodent issue that started back in October of last year that started out with hearing scurrying in the walls. I called PS and I was told by Robert that it was the responsibility of the owner. I had 3 different exterminators come out. They discovered a gap or hole in the roof. I requested maintenance records from (Robert and Rachel) at Powerstone and was told that they didn't have any records. Hmmm?? Is it because the roof never was maintained? Very long story short 6 months later the rodent found its way inside my home. So now, PS agrees to pay to repair the hole in the roof. I'm still trying to get reimbursed for the $287 I had to pay for exterminator services that they initially declined. read more

I have lived in Anaheim for 9 years and dealing with Powerstone Property Management. This is the most useless company there has to be! They do not do anything but raise our rates! I was just hit with almost a$100.00 a month increase. At a time in this economy when people are struggling to pay bills and live! I have a neighbor that has built almost a complete added room onto the condo in his patio and almost 3 feet higher than the fence. Has blocked out my view completely. Said, our property manager told me they would have to take it down, well it's still there! Looks like Mickey Mouse's Club House. Not only do they have at least 8 people living in a 2 bedroom room condo, their kids run up and down the stairs all the time hitting our common walls. Also, they have people sleeping in the garage. The renters in this unit are only allowed to have 5 people living there according to their landlord. He has told me he has to get complaints from Powerstone to have them removed from his home. So far Powerstone has never sent him anything. Although Said, has said many times they sent notices to both the homeowner and the renters. Said is probably our 5th or 6th property manager since I have been living here. I am now planning on selling my condo and moving. I feel like I am being forced out of my own home, because my neighbors are loud, rude and just so disrespectful. I really liked living there when I first moved there. Can't even enjoy the outside any longer. All because of one household of people. Whose older daughters keep moving different boyfriend in and out of the house. Can't even enjoy the pool area because they have so many people in there. They also bring their dogs to the pool area. I will never deal with a HOA owned property again. I've learned my lesson. read more

Just had a recent incident where in last 4 weeks we had a rain storm and I had a roof leak in my kitchen. This my first major incident living there at Windwards for 26 years. I cannot put into the words the enormous help I have received from Powerstone, everything from restoration, drywalling, and just prompt responses from my representative Angela Cambridge. She is amazing and puts all myths about Associations not being helpful out the window. Prior to this incident, I have had small minor things that my rep Flor Clampitt has been very helpful in quick resolution. They have been a nightmare ever since we bought our townhome. They refuse to comply by their own CC&R when it comes to sanitation, termite, and maintaining parking lot grounds. They also unlawfully towed my car, then lied about it, threatened to forward to their lawyers, thank god I had a camera that exposed their lies, after showing them evidence, they got quite, I had to follow up many times for them to send a refund to the unlawful tow, and of course they never apologized or admitted anything and of course I had to follow up on the check a bunch of times. I'm a realtor for over 10 years, helping clients lived in a condo in Woodbridge, roof leaks since 12/2024, reported to the HOA, no response, called a few times, phone went through finally, been told by Joseph that I'm not the owner and can't discuss any details with me. Lol, I didn't even want to discuss any details with you, I was just reporting the issue which you guys are responsible for, should you guys be grateful that I was reporting, or you like to have that becomes a bigger issue and you guys would have to pay more to repair? Doesn't make sense. Clients sent an email authorized me as a point of contact, and beginning of the year, they said this matter will be covered in their routine maintenance and will let me know the status, sounds acceptable right? But as of today 8/25/2025, no respond no status update, no nothing, we don't even know if it was repaired or not, so that we can't even repair our ceiling drywall. It's almost a year, and clients can't even return to their home. The worst management company I have ever encountered, period. Judging by the sheer number of plumbing trucks in our neighborhood, Justin has his hands full and one would expect him to be on overload. I was anticipating a long response time and a lengthy process. Justin was exceptional in responsiveness, emphathy and professionalism. The vendors sent to do the repairs, Flood Pro and Partners Plumbing, were equally as professional, knowledgeable and resposive. Our plumbing issue was right in the middle of the holidays and everyone, including Powerstone, hustled to get us at least up and running for the holidays.
