I've honestly never had a worse rental experience than I have had with PPM at 1120 N. Lasalle. So, here are my thoughts (compiled when I moved out in May 2020):  The elevators are nothing short of terrifying. The conditional certificate of inspection (that was not even a passing certificate) that's posted in the elevator expired in December 2019, and I'm moving out in May 2020. The elevator bobs up and down before landing on a floor, often opens such that you have to step up or step down to get off, is painfully slow, and there's almost always one elevator broken down. Expect to wait 15 minutes for an elevator, more if someone's moving in or out. Every so often they do put fresh stickers over the buttons so you can read the numbers, but that's the only update I've seen. Though several of the doorpeople are very nice, security was overall a joke. My guests and delivery people were rarely stopped, nor were anybody else's. Most of the doormen don't even look up from their TV or phone as they mindlessly fob people in. Even after I got all my laundry stolen from the laundry room and the building promised to step up the security game, nothing changed. My apartment was right below the pool, and the ceiling would consistently leak. I had to ask five times for one leak to get repaired (over the course of a year) before it was done properly, and more often than not, I would have to ask several times before getting a response.  The building/leasing manager, Lilianna, made everything I asked of her difficult, from signing my initial lease, to investigating my stolen laundry, to fixing the leak in my ceiling, to navigating the end of my lease -- and I had to loop in others in the PPM office or even get a lawyer involved on several occasions. I'm usually not one to be litigious, but her mixed messages and rude demeanor made it necessary.  Speaking of rude, Nicole in the dry cleaning/package pickup consistently snapped at me, made judgmental comments to me, or complained to me about her job to the point where I started getting packages delivered to my office and took my dry cleaning around the corner just to avoid her.  The two stars earned here are because my apartment itself was a good size, especially for the price. And the location is amazing. If it were managed better, I would have liked to stay much longer. read more

I have been a resident at 2756 N Pine Grove for a year and I am not renewing my lease. The radiators in the units are unbelievably loud and cannot be turned off. The sound keeps me up at night. The plumbing is also very dicey. The kitchen sink gurgles and the heat/cold in the shower randomly stops working mid-shower. Besides these "quirks" of being an old building, the property is also poorly managed. There is no way to put in any sort of maintenance requests properly, you just send a text to a building manager who basically gets to it whenever he wants. The package room is extremely disorganized and packages are often left randomly around the building (in the lobby or next to mail boxes instead of in the designated package room). Also please be aware since this is a pet friendly building, the carpeted hallways often smell of dog pee and so does the front door. PPM also raised my rent over $200/month and gave less than 2 weeks notice to alert them whether we would renew. I would avoid this building and PPM at all costs. There are much better buildings to live in Chicago and Lakeview/LP specifically. read more

This review is for three employees at the ppm management location at 1000 North Lasalle (LaSalle and Oak) in Chicago. I stayed and dog sat for one of my friends a few months ago and lived at 1000 LaSalle for two weeks. My sister also lived in one of the units so I was constantly in and out of the location. Venus, Michael, and Tamara all work in the front area and they are three of the nicest, most helpful people in the world!! Venus is so friendly, down to earth and is so funny! Michael always made sure I had a cab and always opened the door for me. One time I had an issue w parking (I was super late for an important meeting) and Michael and Venus went above and beyond to make sure I had a spot. Tamara always said hello. I have never received such professional, kind, and courteous service. Thank you again for having such wonderful employees! Note: this location is wonderful because they have the best dog parks!! Just never wear pj pants while walking your dog or the fashion police of the Gold Coast will act snotty at you! That means you old woman who was jealous of my amazing hello kitty pj pants!!!!!! read more

She was efficient, knowledgable, a true professional. I relocate to a new city about every year and a half... this has been my best experience to date when It comes to finding the perfect apartment thanks to Bianca. She delivered exactly what I was looking for. She got me an awesome deal, even drove me around to view several units. **After posting this review, Dan F was able to give me the necessary support PPM was previously lacking. Thank you for your help Dan! I lived in a four story walk up in New York City with cockroaches and no air conditioning. I would rather live in this building for the rest of my life than live in a Planned Property Management building. The elevators at 1120 are not up to city code and there is no easy way for tenants to access the stairwells. This creates enormous traffic buildup because 1-2 elevators are out of service almost all the time. The package room is a literal disaster and "rude" would be an understatement for the package room attendant. I had $100 worth of packages be signed for by the attendant and then stolen. The billing/ accounting people cannot figure out how to use their own payment systems and use words like "confusing" to describe errors in the system. They tell you that you owe them additional money, but can't figure out where or why you owe it to them. In addition, the won't even give you the courtesy of a phone call to walk you through financial discrepancies. Lower units are filled with tons of bugs. The only good thing about this building is the maintenance staff, door staff, and Liliana. I've never had a single issue with a landlord or any building I've lived in besides this one. I would never recommend this building to anyone. read more

Dan the supposed manager decided to add some things.. The ice, dog feces and urine are all from this month. Dont worry Dan I'm just warning people you lie to with all your nice photos. They should know what it's really like. Im definetly moving out like everybody else.. You have horrible reviews like this everywhere no matter how much you try to hide them.. There's hundreds right below this one. Update, they also have not been cleaning ice, cleaning dog feces or urine from the dog park this year. Photos below. I've had to make numerous complaints to the city. These 5 star reviews are BS. Do deeper searches on the internet because they try to hide the actual addresses of their properties to keep bad reviews at bay. Thought my issues were fixed then it started raining inside my apartment as I left for the gym today. So 4 years of being lied to about electrical problems not being able to be fixed that were after I got the city involved. Not having a working door knob for 8 months. The handy man is telling the manager now that I told him not to fix it for some reason? Now I'm being harassed by the manager who is is actually pushing me to end my lease. They are ok. They are often not exactly on the ball but it could be worse. It really depends a lot on which building you are renting in. My advice is when you visit the building, pay attention to how noisy the neighbors are. Make sure they've not painted your bathroom window shut! Mold! And make sure to note, if it a dog-friendly property, whether your neighbors have enough class to not let their dogs pee all over right in front of the building entrance. Careful with the parking situation as well. I had someone in my spot and nowhere to park but I could not get a tow because only the office can approve a tow and nobody will do this after hours. So, if you get home after 5 pm and someone is in your spot, tough luck. Pay a meter all night. read more

Would not recommend renting with this company. I applied to a unit that was listed on the website, and was approved and sent the lease. I was then notified that they had incorrectly listed the unit, and the current tenant would be resigning. I called several times, and was not given my application fee back. My roommate and I reside at the 55. w Chestnut location and we LOVE it. The location is prime and you have easy access to the red and brown lines, as well as several different bus routes. Michigan Ave is just a few blocks away, so the shopping and food scene is notable. The common areas and apartments are clean, laundry is very accessible and updated and the price is super reasonable. We love the staff, Laura and Jack particularly are very helpful and always attentive to our requests. I would highly recommend Planned Property Management buildings, especially the 55 w. I just fell down and nearly broke my neck because their maintenance guy (Val Fafiu) can't be bothered to salt the stairs. This is after explicitly asking them to just a few days prior. I've contacted his manager (Dan Walter) and his manager's manager (Ioneta Munteanu) about the issue but even that was not enough for them to do the bare minimum of winter safety precautions. Don't rent from PPM. You pay too much and get nothing in return. read more

I've lived in a PPM building in the Gold Coast for almost 7 years now (the longest I've ever lived in one place) and no plans on moving any time soon. I've got two dogs and the dedicated dog park is worth it alone. It's​ great to socialize with other dog owners. PPM also does some great resident appreciation​ days during the year too. BBQs on the property outside or pizza parties in-doors. I love being within walking distance of so many things downtown too. I'm on the second floor, so it can get a little noisy at night occasionally​ from traffic outside, but I feel like you get that almost anywhere in the city. I've also never lived in a building where I've made so many friends (probably​ helps that I have dogs) but meeting and hanging out with neighbors has been great. I've even gotten a few of my friends to live in one of the other PPM buildings down the street. read more

First, the pros: Any maintenance requests are handled quickly and the location of the building is great (near grocery, pharmacy, restaurants, bus routes. Now, the cons: When I visited different buildings, I was never told that no utilities are included (yes, stupid me for not asking), so I was forced to sign this part of the lease without any real explanation. They outsource the utility billing to a different company and the utilities are based on the entire building's usage and then divided between the tenants, based on the size of their apartment. Sounds pretty basic, right? Not so much. I don't use hardly any gas (I keep the heat from the baseboard pretty low during the winter) and I don't use much water. Yet, I'm essentially paying for the utility usage of people who use more gas and water. Plus a bill processing fee each month. So, my rent is between $50 to $75 more a month (an extra $50 to $75 I didn't budget for when I was shopping for a new apartment). There are other cons (elevators not consistently working well and the laundry room is small and cramped), but I can deal with these. It's the above issue I have that will propel me to move out when my lease is up. PPM: Be more upfront when showing apartments and let your prospective tenants know that their rent won't be what it's listed at. Again, stupid me for not asking if utilities were included, but it seems like a shady business practice. read more

When imploring the property manager to work with my roommate and I to find a feasible solution to break our lease without breaking the bank due to COVID/job loss/and repeated rioting less than a block from our home, the property manager responded with zero flexibility in regards to the lease terms, requiring 4 full months rent after moving out and said, "PPM also has a business to think about..." It's reassuring to know that I live in a community where the property managers equate resident health/safety concerns to the dollar signs associated with the success of their business, as a whole. And interesting that said business can offer two months free rent to new residents, but maintain absolutely no flexibility with residents who have lived here for over a year, and have been excellent tenants and neighbors with zero complaints throughout. Difficult times for everyone. But my roommate and I have tried many times to work with this property manager on several issues with the apartment and she has always been completely and utterly unsympathetic and unhelpful. read more

My apartment flooded and I am getting no direct action from my building super on cleaning/mitigation/prevention. The outside drains are stopped up and my apartment and carpet got flooded with East Lake View alley juice damaging personal items as well as the physical apartment itself. Had to purchase supplies for cleaning and prevention out of my own pocket including a water pump. Looking to get this issue fixed ASAP as it is supposed to rain and storm the rest of the week and assuming mold is already in the process of growing throughout the apartment which is a health hazard. read more

I really liked living here for 2 years until I had an extraordinarily negative experience with a contractor in my building who i have seen since i moved into the building in 2019. The man got in the elevator without a mask on and when I politely asked him to put one on as we are in a small space, he proceeded to get aggressive and yell that "he wasn't sick so he didn't need to." I felt extremely unsafe. I wanted to explain to the company my experience but apparently that didn't matter to them, as they referred to me as "oh you're the mask girl" and kept sending me to voicemails. I understand there is nothing they can do now but I was just hoping to know that they care about their tenants. I will not be resigning my lease, which I am sad about because I did really like it there. I just wish I didn't have to go to social media/Yelp to hopefully get a response, even if it's just an apology. read more

I worked with Bogdan Aburdan and was so impressed. He showed me multiple properties after normal working hours on a Monday, and I held off because it was the first places I viewed. He followed up later in the week and generously took me out again after hours, on what I later found out was his vacation day! The unit I was initially set on had already been rented out, but he found another for me that was very similar and definitely within my price range. He's an excellent listener and makes the decision pretty easy with the number of great options that they have. I do not approve this realty group as they do not offer the customer service they promote on their website. Below is a real unpleasant experience I recently had, please read before going with them. I am moving to Chicago in a month from another state and looking for a reasonably priced apartment in the north Chicago area. Came across PPM online and saw the two stars comments on Yelp regarding this management team, I yet decided to give they a try since their apartments looked appealing on their website. Because I am currently living out of state and was unable to visit the apartments, I asked my friend to visit them for me. I set up an appointment for my friend with an agent named Matt and gave him the specifics I was looking for in an apartment prior to my friend's scheduled viewings. However during the showings, he took my friend to three apartments, two of which exceeded the budget I gave him, as if my criteria was never reviewed by him. As I was deciding whether to go forth with one of the apartments with a good location, Matt emailed me and said I would be paying for a non-refundable move-in fee of $195 up front if I decided to sign the lease. Having dealt with a few other management places that didn't require the move-in fee, I responded to see if there would be room to negotiate the price. Matt responded, copying another person in the email by the first name of Brian (assuming he was Matt's boss), with the greatest attitude in his email, that I should not go with PPM if the price is the only thing I was looking for (all I wanted to see if the price is negotiable). Here is the exact quote "If all you care about is the price of an apartment, perhaps we will not be a good fit for you. We are very busy this time of year and have other clients interested in these apartments." I honestly do not know how to take this because I have never encountered anyone in the service industry treating their potential customers with such attitude. I decided not to respond because there is no point in arguing. Obviously, they lost a customer and potentially many more. read more

My entire apartment on the 2nd floor flooded in a massive rainstorm. The water came into the apartment through the bathtub and toilet. Pretty disgusting. The first floor did not flood, I was told, because it had a separate drainage system - to prevent flooding. PPM came out the next day to put large fans in my apartment. They had no intention of replacing the carpet or floorboards. After a week of an uninhabitable apartment, due to watery floors and loud fans, and countless hours on the phone with the head of maintenance, they finally replaced the carpet. They did not replace the floorboards, which they should have as they had considerable water damage and were beginning to mold. I had to beg and plead for them to replace the floorboards, and by that time, I had enough and got out of my lease. I do not recommend PPM. You can do much better than PPM. read more

You've been warned: stay away. I got suckered in by PPM on my hunt for my first apartment a few years ago. The leasing agent, Bianca, was very nice and showed us the one apartment that fit my criteria. She told me that I didn't have to sign today, but of course she was showing it that afternoon and she was "sure it'd be rented by tomorrow." Because it was such a catch. Right. Anyway, I was in love with the fact that it was a vintage courtyard building right on Addison. It was cheaper than the last places I had seen, and it was empty, unlike the god awful places Chicago Apartment Finders took me to. So I signed for it. Bad idea. First - Bianca told me that there was an elevator we could use for move-in. We were supposed to meet with the property manager and he'd give us the keys on the move-in date, and then show us where the elevator was. On the day of, there was no elevator, and he almost wouldn't let us in because she hadn't sent over the copy of the lease. Great start. Overall, the place was livable but dirty. They didn't even clean before we moved in, and the wood floors were so dirty the corners were black. Throughout my yearlong stay, lots of things went wrong - faulty wiring, broken fridge, broken stove, etc. Some of it the property manager fixed, but other things (the wiring) he said "tested fine" even though nothing would work in them. If it had been priced lower and the leasing agent had been more honest, it wouldn't have been so bad. But PPM preys on those who are new to the city or don't know better - don't let it happen to you. read more

I rented an apartment through Planned Property a few years ago. In terms of setting up appointments to look at apartments and getting info on specifics about apartments (laundry on site? exercise room available?) they are very helpful. Planned Property likes to pride itself on cleaning the apartments top to bottom, etc., repainting stuff before you move in. When we moved into 350 W. Oakdale they painted over ALL of the outlets. There were a lot of paint drips on the kitchen floor too which looked kind of crappy. Additionally, the shower had little to no water pressure and pretty much just dripped on you. The worst I guess was the leaky windows; it got COLD in our place and there is no thermostat to adjust the heat so we had to bundle up pretty good. All of this could have been easily remedied if the management of the building was actually around, but they never were. They weren't mean, they just weren't there to help out with stuff. 350 W. Oakdale is obviously a very old building in a trendy sort of part of town and when you live there you're mostly paying for location and not so much for home comforts. read more

Review has been updated. See below: ORIGINAL REVIEW: Increase increase increase with added fees! I've lived at 632-634 W. Addison for about four years now. The rent started at $900/mo. with included water and heat (radiators). Most recently, it's increased to $1215/mo. With this most recent price increase in rent, PPM has decided to use American Utility Management AUM to collect the utility bills. Whereas before, water and heat were included, now we are being charged for gas (to heat the radiators), sewer, trash, and water- all new fees. Prior to renewing, we asked repeatedly what our estimated amount would be with AUM since we heard plenty of horror stories about huge increases in fees. PPM quoted an additional $60-$75/mo. While high, that was okay with us. So lo and behold, we get our first bill from AUM. The total due for gas, sewer, trash, water? (Sit down because it's going to piss you off too): $175.48!!! FOR. JUST. ONE. MONTH. No description on charges. No metered breakdown. Again $175.48 utilities on a 600 s.f. apartment just for April? That is completely beyond ridiculous. I'm going to call and see what is going on and update this review. In the interim, if you're thinking about renting in any of PPM's buildings, just be aware that this could happen to you too. STATUS UPDATE: (One week later...changed the one star rating into four.) After writing this review I contacted PPM directly, talking with a few people including two company managers who were very apologetic regarding the high AUM billing amount. They immediately offered a rent credit that offset the utility cost (bringing the amount due to within the quoted estimates for a one bedroom apartment). The credit and their prompt response to the situation was very commendable and much appreciated, hence the change in rating. read more

Rented at 3130 N Lake Shore Drive. Maintenance crew is awesome... Very helpful. But...by FAR the worst rental experience I've had. The two workers in the leasing office are just the worst. You walk in to ask a question, but before your question you say, "Hi, how are you?" and you get a blank stare like you're some dead animal on the side of the highway. When you get your question out, without saying a word, she just points at the other employee. Which you must respond, "Do I talk to her?" Which then she would do a slight nod. Leasing office is randomly closed on weekends when they should be open 7 days a week. No sign on the door or a "heads up we will be closed" Even my first impression was that both of them think they are better than everyone else. I tried to give them a second chance. Shame on me. From the looks of it, these two employees must hate their job. Their communication is terrible (whether it be in person, on the phone or through email). The experience I have had at this location has made me not only never want to rent from PPM, but also let everyone else know to not waste their time and check out other leasing companies. read more

I looked for apartments yesterday with a real estate agent and I saw a few Planned Property Management apartments and wait a minute people....these bad reviews are 210% true! I'm telling you this and I have never lived there. The hallway was funky like something you'd expect in a cheap motel, the carpet was flithy throughout the hallways in the building (it can't be cleaned Planned Property you need to just remove it since it looks like the ground outside), and YES the painter painted over everything! I was shocked to see the light switches, electrical outlets, and everything that was sitting still literally had a few coats of cheap ugly paint. I'm confused how they are charging so, much for rent? What are people thinking? My advice to the tenants is if you have that much money to pay for rent you could be living in a MUCH nicer place! I saw dead bugs in vacant apartments that looked like they were killed perhaps, by the repairman or painter, but not removed. If they couldn't take the time to clean the carpets in the apartments, or the hallway then clearly they don't care about the bug problem. It gets even better yes, they allow pets and yes they have dog crap all over the lawn! I own a dog so, naturally I was a bit depressed to see that other dog owners couldn't take the time to pick up their dogs poo making the rest of dog owners look disgusting as well. If someone sees an apartment with such filthy hallways and decides to rent it anyway they must be okay with rats running from the alley to the grass to grab dog poo and eat it! Let's be serious here people these reviews contain everything that I saw just by looking at the apartment for LESS THAN FIVE MINUTES!!! How are people saying they moved into this junk pile!? Don't complain about it once you move in if you spend more than twenty minutes here you know you are buying the location and nothing else. Give me a friggin break, PLEASE! this place was the biggest overpriced dump that I'd ever seen. I wanted to toss my leasing agent out of the nearest window for showing me this awful place. read more

LSD) and have a few pros and cons. pros: 1. pet-friendly 2. near buses---151, 143, 145, 146, 156, 77 3. steps to the lake and bike path 4. heated, covered parking 5. convienence store and dry cleaner in building cons: 1. pet-friendly----ok I have a dog. rule states dogs must be under 40lbs. Yeah right......there are MANY large breed dogs in the building and some moron owners do not pick up after thier dogs. 2. Elevators---ALWAYS broken down. Good luck moving in too. People use the freight elevator as if the TWO regular elevators aren't enough. 3. Smelly. The garbage containers are off the lobby. I moved to Chicago on about 2 weeks notice, without a job or a cosigner, and could only pay for exactly two months' rent on the grant money from my internship. I almost didn't call PPM because of the bad Yelp reviews, but the day I did, they set me up in a sublease at 450 W Melrose that lasted exactly two months, and allowed me to pay my whole lease up front so I wouldn't have to have a cosigner or pay a security deposit. When I needed to stick around a little longer, they extended my sublease for another month without upping the rent (it goes up next year). They've been nothing but wonderful. Anyway, the apartment. The building is old. It's not fancy. I don't have a microwave. What I do have is a clean studio with great closet space, new carpet, fresh paint, and a shower that works. Well, it stopped working once, but I called our building manager and he fixed it himself. That day. Literally within two hours of me randomly stopping him in the lobby on my way out to say my shower was being weird. And he APOLOGIZED for taking so long. Ten stars to Peter, he is fantastic. If you are also a girl in your mid-twenties who is overzealous about safety: I feel safe here. The parking lot is enclosed, you need a key to get in every door, I have three locks on my apartment door, and there are something like four security cameras. So why not 5 stars? Mostly because I'm picky. I love it here. - It's old. The hall carpets are stained (but Peter vacuums regularly - seriously, this building is so clean). The lobby and hallways smell vaguely like curry and old people. My apartment smells fine, but the trek downstairs is a sensory adventure. - No dishwasher. I was all, how bad could it be? PRETTY BAD. #paperplates - PPM properties don't allow dogs over 40 pounds, which is the main/only reason I'm not renewing my lease. Not all of us have dogs the size of cats, bro! - The parking lot can be a challenge. Luckily I haven't had one of those, I'm leaving/someone else is coming in moments, because I think someone would have to either parallel park in the dumpster or levitate. People do park small SUVs down there, but it's tight. Be ready to get really, really good at maneuvering into a space. And god help you if you think you're going to park on the street. read more

Marcel was an excellent building engineer and is such a dog lover - he had treats readily waiting for my pup whenever he was in the lobby with us. My only beef with PPM is that when it came time to renew my lease, I did my research and found that studios on my block (in fact, in my own building) were pricing for $100 LESS than my current rate. I tried to negotiate a lower rent, but they wouldn't budge and argued that the layout of my studio and the view (which looks straight into another building) are the reasons for the price. Whatever, PPM. As a result of refusing to budge on my rent, you will continue the trend of empty units in your building and I'll move on to a place that respects the market rate for a studio in Lakeview. read more

These people might be great in person to talk to, and the apartments might be great, but I never got a chance to experience this - thanks to their tardiness. I was asked over the phone to be "on time" when making an appointment, only to have the person I was going to meet be late. We waited patiently for 25 minutes, only to be told it would be 25 more minutes because the person was "stuck in traffic" on a route there was NO traffic, because we took the same route TO the appointment.. This is a HORRIBLE management company. I am writing in regards to 596 W. Hawthorne. This apartment is at a WONDERFUL location, but it is CRAWLING with ROACHES!!! They are everywhere! In the laundry room, in my apartment! And they are HUGE! This is DISGUSTING! Not to mention the lease says that they include pest control, but I have called three times and no one has been sent out! TO top it off, they are rude to ME! This is a HORRIBLE HORRIBLE place to live, but if someone wants to try it out I'd be happy to SUBLET! DO NOT MOVE HERE. read more

I lived at 1111 N. Dearborn for two years. The unit and the amenities were probably about 4-stars. We loved our floor to ceiling windows, and the spaciousness of our unit. Right before we moved out, however, our appliances started to break down, which was odd timing. The kitchens claim to have updated appliances, but I'm not so sure that's how I would describe them. The rooftop pool was a lot of fun in the summer, but they close it right at Labor day, which in-turn, closes the whole rooftop. It would be great to have the option to go up there in the fall and spring, not just the summer. We also had a Peloton bike in the fitness center, which was amazing. The staff was great and seemed to be attentive to maintenance issues. The most glaring issue with this building, and what seems like a general issue for all PPM properties, is the elevators. There were several times that I saw my life flash before my eyes using these elevators. Another resident and I got stuck on in the elevator (the door was opening only about an inch on the top floor), and when maintenance came to try to rescue us, he reprimanded us not pressing the right button to call for help. How about instead of telling us what we did wrong, you help get us out of this elevator! The doors often open a foot too soon so you have to step up to the floor. The elevator cars are shaky, creeky, and honestly embarrassing. I would say 75% of the time, one or two of the three elevators are out of commission. Rush hour elevator rides are truly horrible and you end up waiting for ten minutes. A literal line forms in the lobby around 6pm of people trying to get upstairs. 1111 was a decent starter apartment when moving to the city. I would maybe recommend it, but would definitely warn the potential buyer about the unsafe elevators. read more

I've lived at 1111 for the past 2 years and the building is nice a building, the pool is great, the staff are very nice. If you have a problem with your apartment, the maintenance is always very quick to fix it. HOWEVER, the elevators are a complete nightmare. Over the past 2 years there has been multiple occassions where any one of the three elevators just doens't work. One elevator doesn't stop on my floor at all so we have to skip that one if it comes. The building doesn't even aknowledge that the elevators are terrible and need to be replaced. There was a weekend last summer, when it was about 85 degrees out, and every elevator was down so people on the top floor (31 floor building) had to walk down the stairs if they wanted to get out. And again, this past weekend only 1 elevator was working so you waited about 20 minutes to get anywhere. The building is fine to live in, but the elevators constantly not working are extremely irritating and the building should offer money off rent when that occurs or atleast put up a sign saying "sorry the elevators are broken for the 100th time this year". read more

For the most part my 5 years living in a Planned Property Management building in the Gold Coast have been great! I've only had a few minor problems over the years (stopped up sink, broken stove, replacement of window blinds, etc...nothing major) Service requests are answered within 24 hours. The only downfall about my particular building is its 20 floors and a lot of time only 1 or 2 elevators are working. No joke I've had to wait up to 12 minutes once, so that's definitely getting a star deduction. Other than that I love the area, rooftop pool (especially when they throw parties) Getting a little to pricey though so may need to switch buildings/neighborhoods soon. read more

The elevators don't work! I have lived at 1133 N. Dearborn for three years. The maintenance staff work very hard to ensure that apartment repairs are made quickly and done right. However, the laundry room is a mess. There are only about 8 dryers working at time in a building with 250+ units. And there is generally only one functioning elevator. The elevators are always broken. That wouldn't be a big deal in a three-flat, but in a 33 story high-rise that charges above average rents, you would think that they could invest in necessities for their tenants. That's just not the case with this management company. read more

I'm not sure who I just talk to in marketing at your properties but he was an ASS...He rushed me and was brass...and didn't try to hear what I was asking for...I just called off my wedding a day ago ...and I didn't need that but thanks anyway ...I'm going to find another property where they'll actually listen to my needs and just be kind. read more
