A Masterclass in Incompetence and Poor Communication…read more I am writing this review to detail the profoundly unprofessional and ethically questionable conduct of real estate agent Randy Schulenburg, who represented the seller of a condo I wished to purchase. The sequence of events was as follows: My agent submitted my good-faith offer to Randy Schulenburg. The seller received our offer. Randy Schulenburg informed us that a "second offer" had materialized and instructed us to come back with our "best and final" offer by 5 PM the next day. Within less than two hours of this instruction, the property's status was changed to "Pending" on Realtor.com. Confused, my agent called Randy Schulenburg to inquire what was happening. He provided no explanation for the conflicting information but told her that we could still submit our best and final offer. We did exactly as he said and submitted an improved offer. After submitting, we heard nothing. My agent sent numerous emails asking for any update. After this period of unprofessional silence, Randy Schulenburg finally got back to her simply to state that the seller had accepted "the first offer." The complete lack of transparency is unacceptable. The entire "best and final" exercise, initiated after the property was already pending, appears to have been a complete fiction and performance art masquerading as real estate sales. The greatest indictment comes from my own agent, who stated that in her 30-year career, she had never encountered anything nearly as questionable as this. I cannot recommend Randy Schulenburg under any circumstances. My experience suggests you cannot trust the information he provides or the processes he manages. Dealing with him was a frustrating and shady experience that cost us time and emotional energy. Exercise extreme caution.

The check she sent to the landlord bounced out of his account NSF, causing a substantial amount of financial damage on his end and we now are forced to seek legal action to get our money back from her. I doubled down on an Angie's Deal with KDM and got (2) days of handyman services (6 hrs per day). Kent promptly contacted me to schedule. We came up with some days that worked. Prior to the appointment, Ken contacted me again to go over what I needed done to make sure the guys arrived prepared and with the proper tools, etc. First up was JD. He did a fantastic job removing a mirrored wall. The wall beneath the mirror was pretty jacked up afterward and he laminated it with 1/4 drywall. He also trimmed an inch or so off of a custom built freestanding bookcase I had from our previous home. He was then able to install it flush on the wall and with the same base and crown molding so that it looked like a built-in. At the time, I also had some electricians installing some recessed lighting and in-wall speaker wire. Following JD, we had Paul come by to fix and patch some of the holes left by the electricians. He also cut holes for the in-wall speakers and navigated some tricky and very sturdy HVAC ducting. I was so happy with both JD and Paul, we had Paul back for another day of drywall repair and to hang my TV. I know, I know, I could have hung it myself, but these guys were real pros. Lastly, I want to mention that they were very tidy. Each day they finished up with cleaning after themselves, which my wife really appreciated. For that matter, so did I, because she would have had me clean up after them for sure. I would absolutely use KDM again, and I'd definitely want Paul and JD back.

Several other people were bidding on this home. Ken convinced the listing realtor we would be a good bet for the sellers, and the sellers accepted our offer which was a bit lower than some. Apparently, the sellers had another offer at one time which fell through. Since both my wife and I are self-employed financing is much more securitized and we had more hurdles to jump through than in previous homes I had purchased when I was an employee. Ken kept the seller's realtor informed all the way and both us and the sellers were very satisfied. I truly believe that the sellers realtor if not for Ken would have advised the sellers to accept the higher offer. Additionally, I convinced my brother to list his home with Ken, OMG the hurdles Ken jumped through for my brother were amassing. It would take a novel to explain it here.
