RUN THE OTHER WAY!! Do NOT rent from this company!! When I first moved in to one of their properties, the lease said they would take care of the yards that's part of the agreement. Two months in and the yards looked terrible. (Overgrown etc.) I continued to call them about this issue, only to receive a response that I would now be responsible for the yards even though what I was paying included the yard service. Steve, the president came out at one point for a property inspection and he made a lot of promises, which a year later, he hadn't kept any. I haven't had window screens that were broken from the previous tenants and pests were getting through. They didn't do anything to fix that. This property management, as well as the owner of the rental, were absolutely terrible to work with. They held me responsible for everything and they never helped with anything. When I decided to leave this rental, they told me that I was responsible for getting the carpets cleaned and getting the house professionally cleaned. They never, not once helped with any request or maintenance concern. They just wanted money. read more

0 stars. Applied to a place through preferred property management that allowed pets, we talked about having 2 dogs on the phone. Kept up on letting them know we submitted a application we're interested, they called for income verification, about 5-10 minutes later received a text from them saying rent is being increased and they changed the policy to no pets allowed. Then, right after sent a text saying "Your application was denied due to pets, let us know if you'd like to apply for another unit." Didn't even ask if they are emotional support animals or service dogs. Just wasted my time, credit score and money i could've used towards another place. *edit*. Told them i had a letter for emotional support animals, and out of nowhere tried saying i was denied because of income also. I have the all the messages/emails. Disputing the application fees from my bank as, they are a SCAMMING, UNRELIABLE, UNTRUSTING and just not a good property management company. I've applied to a few places that go through property management and NEVER EVER seen such a dirty company. LISTEN TO THE REVIEWS YOU SEE. YELP AND GOOGLE DONT LIE. This review is written in response to my experience working with Steve Hale (President of Preferred Property Management). For the record, I waited over 8 months to write this review to allow Steve the opportunity to deliver on his promises but not only did he not deliver, he refuses to even respond to mine or my realtor's communications. To add some context, Steve was the selling realtor for the home we purchased in June 2022, and our realtor (who was great) unfortunately had to work with Steve to close the deal. We purchased a home that was priced just under a million dollars, and I would expect a certain level of customer service and follow up when closing such a large deal. Steve responded to our realtor up until the closing date, and after that date he completely fell off leaving a lot of unfulfilled promises (that are in our contract). It took Steve two & a half months (77 days to be exact) just to come remove the lockbox from our property after the purchase of our home. When he came over I personally asked him about all the unfulfilled promises he and the seller had made. At which point he smiled, gave me his card and assured me that he was on it and would be in touch ... this was literally the last time I heard from him despite my efforts to contact him. His seller is in a breach of contract due to so many unfulfilled promises that were in writing. Steve failed to follow up with us on our home warranty (in the contract). He failed to follow up with our home security credit (in the contract). He also failed to follow up with the promise to repair the granite in the kitchen which is chipped in multiple areas. Again, this is close to a million dollar home! The lack of customer care on Steve's part is unacceptable. I've never worked with a realtor who lacked professionalism as much as Steve does. I highly discourage anyone from dealing with him or his company. I honestly don't even know how he has a license, he clearly doesn't care about people or their families. It's no surprise his company only has two stars. If I could give him zero stars I would. read more

This company is terrible. If you are a property owner do not use them, they are a waste of money. They do not care about tenants, they don't follow-up with anything. If you have an emergency maintenance request they will tell you they are coming and never show. If you ask for a manager they transfer you to their maintenance hotline where they can't even help. We have been stuck with this company for 4 years, truly a disappointment and so stressful when we have an issue. This company should be shut down. our home has an emergency busted sewage pipe and it's been 2 days they won't return calls. They never showed at the maintenance time slot we chose. Dealing with the staff, they are friendly...when you can actually get them to respond or answer the phone. I am an owner, and used this company for my management services. THEY NEVER CALL YOU BACK. You have to keep calling until you get Cynthia or Steve or Michelle on the phone. Don't bother leaving a message, it wont be returned. Questions, unless answered while they are on the phone, don't get answered. They say they will back to you, they wont. I pay for property management to make my life easier and save time, but then have to spend that time hounding them for information, responses to questions, etc. isn't saving me ANYTHING. If you are lucky enough to have decent tenants that never have any issues or maintenance requests and you need nothing beyond your check every month, then go with this company. If you would like communication about late payments, status updates on site visits, maintenance issues that have come up (like $200 on washer repairs when I could have replaced it for $400 and would have if given the option), etc. then use someone else. The final straw for me was, I was contemplating selling or letting my brother move in. I had several people in my property area call them multiple times about renting my unit. Not only did they not return any of the calls they didn't tell me that I had a potential new renter. My first walk through of my property revealed damage that wasn't charged back to the tenants above and beyond normal wear and tear and items left behind which I was assured was taken care. A call to Avery at the office about the issues...of course...never returned. They are nice friendly people, just really bad with basic follow through, delivering on what they promised, or managing property. read more

Dishonest, full time liars, looters....you name them. When I moved in this place the lady who showed me the unit and who met me in their office to have me sign docs, were racist and gave me weird looks, inattentive and absolutely no eye contact, had extremely rude behavior cause they absolutely hated their job. The day I saw the unit, she never confirmed she was coming but I still went and thought I will wait and see in case she shows up...and to my surprise she was already parked and waiting for me with no calls or confirmation that we were meeting or not...and other shock was when I entered the place it smelled disgusting and the unit was full of shit from top to bottom. I was told that I can pay to clean and get reimbursed which I didn't believe (after observing their dealing style and series of lies...) so I emailed the manger Lisa (as they would do their best to keep lying that she isn't in the office but will call you back...but no one will EVER get back to you) and explained her the situation. She got back to me saying that you can leave everything uncleaned and start using the unit (this was on a Friday), she will send maintenance on Monday. I ended up cleaning everything I had to use...tiolet, bath tub, dishwasher (with rotten yellow water standing for few weeks) stove, oven, washer & dryer, kitchen cabinets (full of grease), countertops with visible grime...as there was no way using those things WITHOUT cleaning. They sent someone 3 days later when I had already done all the cleaning, he took pictures of the already cleaned things to show his management he cleaned them. I escalated this to Steve, the owner, who was either never told of the situation or he himself was as disgusting as his staff. Ok so why all this happened? I wouldnt have known if the guy who lived there before me didnt come knock on my door barefoot...asking if i can check to see his mails...which i did already let the management know but they never said anything back on this. This guy didnt pay his rent and got kicked out and they picked me to rent that filthy unit and made me pay the prorated rent and made me clean his shit...in top asked me not to pay any cleaning companies or else they wont reimburse..I moved out 2 months after all this mess with not a single penny back for what they did to me. They deserve a lawsuit or else they will never learn their lesson. I strongly recommend to please NOT deal with this management. I haven't seen this level of customer dealing EVER before I promise. Wish I can give these guy a 0. Every time we need maintenance done to the place we always ask them to please let us know if anyone comes. They never do. Today someone was banging on our doors. Since I wasnt expecting anyone I didnt open it plus I work graves so i just got off work not too long ago. But he consistantly bangs on my door, I didnt open it. But all of a sudden he unlocks my door. Lord. I flipped the fuck out on this guy. I told him you dont do that shit. You dont come into my house without our permission. This was fucking ridiculous. Preferred property management manages two units for me. They have been excellent at finding quality long term renters. When my husband and I were ready to buy our first home, Steve worked around our crazy schedule to tour homes we might be interested in. Closing went smoothly and we were able to close while on an Alaska Cruise. After we moved in, we called him for references to handy men, gas plumbers and more. He is an invaluable resource for new home buyers. Their first time home buyer classes are fun and informative. Even if you don't think you can buy a home now, go to their classes. The office has friendly helpful staff. Stop in or give them a call. read more

This management company is not worth what they earned during the time my house was under management. They said they would inspect the property and never did. They said they would force the renter to take care of the yard and they never did that either. Every time there was problem in the property I would be the one to find the problem. The renter had not paid for garbage pickup and I received the notice in the mail about pending fines from the city. Also they never discussed with me what it would look like at the end of the lease. The lease ended July 31st and Preferred Property never bothered to speak with the renters about leaving the property so I could move back in. Just terrible managers all around. They never earned their keep. read more

If I had the option to put 0 stars I would. This rental company has by far been the worst I've ever had to deal with. From problems with mold, no communication, maintenance not showing up to fix things. Things falling apart and rotting. Taking rent money and putting it towards something else then saying we still owed rent and on top of that charging a late fee more than a dozen different times when our rent was on time. Water main leaks that sky rocketed our water bill that they would not repair when it was their responsibility. I want to call out Lisa in particular with the snooty bitchy attitude like she's better than everyone. It has been an absolute nightmare renting from preferred property. They will nickel and dime you for absolutely everything that they can but when you try to contact them to talk about it they are either not in office and do not return phone calls. These people are the scum of the Earth. Took over as the landlord of the complex I live in and since then haven't fixed a thing in my or any of my neighbor's units. The staff on the phone is rude as can be. The woman, I believe named Shannon, was an utter jerk. No other words. Simple questions are answered with blatant lies. She claimed the company had nothing to do with the raise in rental cost, yet the letter specifically said the company reformulated our rent based on location etc. So she lied to me, and when I called her out on it, she didn't apologize or anything, she said, "well yeah, we did that but ultimately it was the owner's decision" Please. Please. If you own land do not turn to these people. The only time they came out to my unit is when I said I had a leaky pipe, and they cut a hole in the ceiling, fixed the pipe, and left claiming someone else would come by to patch the hole. Months later, a date has been set for the hole to be patched 3 times, and 3 times I have taken the day off work, and 3 times nobody showed up. So they raised my rent, lied about it, and refuse to fix the problems in my unit. Theri customer service passes the buck, nothing is their fault, they want to connect you to maintenance, where the people there claim everything is the fault of the customer service rep. Bottom line, there is no respect, responsibility, or actual reason they have been hired, or that they have raised my rent. Get a better staff. read more

This company is the absolute worst. My husband and I rented a home through their management company for 3 years. Not only did we have horrible issues with maintenance taking over 3 weeks to address issues but they also entered our home without notice while I was home alone, and scared the life out of me. It was so bad the home owner instructed us to direct everything through her. They do not return calls, are extremely aggressive and rude and lie about information. They will not return your deposit and place blatantly incorrect information on the move out paperwork. They charged us for "dirty carpet" in the master bathroom which is obviously tile along with 4-5 other huge misinformation. The home owner was more than pleased with the state of the home and also cannot get in contact with the company. Overall horrible company who do not follow Washington state tenant laws. We contacted proffered property to schedule a move out walk through and we're denied even when we offered to do so at their convenience. We had to call their office over 5 times to even speak with someone past a receptionist and they began to ignore our calls. When we finally spoke with Steve the owner he was very aggressive and claimed he had been in court for a murder. Extremely unprofessional and I would highly recommend you steer clear from this company at all costs. read more

Worst management company ever. Really great at "closing" and getting new renters, and completely disorganized, incompetent, and unprofessional in their dealings with their tenants. If you are considering working with them, I advise that you run for the hills. I guarantee that you will be disappointed. As you will see in other reviews, everyone loves them in the beginning, but hates them if they have maintenance issues come up. It is a wonder to me that Steve and Cynthia are able to run a business, they have absolutely no organizational skills whatsoever. Renters Beware! Unfortunately, we have had the same negative experiences others are reporting for three years. They do as little as possible to maintain the property. One bedroom has a leaky ceiling, but nothing has been repaired. The sprinkler system has been broken and the lawn is a mess. I had hoped with their new maintenance request system, things would improve, but they haven't. We've had a broken toilet for three weeks. When a neighbor's car ran into our laundry room, it took over 4 months to get the laundry room repaired, and we were not refunded for our damages until 6 months later--AFTER we renewed our lease. Truly wish I could leave a ZERO STAR! I've lived in apartments all over Snohomish county and never dealt with a management company this bad. Everyone who works in the office is rude, gives you an attitude when you call and doesn't help you get anything solved. I could go on for days about the issues we had with these people, but the most strenuous happened during the last couple months of our lease. They gave us 3 days notice of STRUCTURAL construction starting on the building, primarily on our unit/deck, which severely obstructed our view for MONTHS, from May-Sept. Our walls were severely damaged, power knocked out, receptacles knocked out leaving a huge hole in our wall, etc. This disruptive construction led to a bug problem in our apartment, when we reported this to PPM they sent their "mechanic" to investigate, not an exterminator as they said. Their "mechanic" said we had bed bugs but could not produce ANY evidence of such infestation. They told us we had to do a bug bomb and they would provide us with 2, we called for weeks trying to get the bombs and they never called us back. After 3 years of dealing with this worthless company, we took matters into our own hands and had 3 independent exterminators come and confirm we didn't have bed bugs and that a mixture of bugs were coming in from the holes in our walls. We had 2 services done that didn't work because the construction was going, our windows weren't sealed, cracks to outside remained open for months, etc. Ultimately we moved in and out of our apartment 3 times, got all of our clothes/linens washed twice and ended up moving out a month prior to our lease ending because it was uninhabitable. We just moved in on June 6th; reported water leaking all over the floor in our bathroom on June 7 and clothes dryer not working. It is 18 June and repairs are STILL NOT DONE!!! Maintenance man Tim has told us 4 different days that he was coming over but never showed up; on the 16th he FINALLY showed but the dryer he brought also doesn't work and he "didn't have the parts to fix the leak". He was supposed to return the 17th and, surprise, didn't show again but said he will be here on the 18th (???) The excuse for his no-shows is always there was an emergency at another location which needed to be taken care of. How many (emergencies) can you have day after day/ every day?? Twelve days should be more than enough time to get your stuff together and perform services that are being paid for!!! Researching how to file a complaint with the state housing authority. This company Promised to look at all sides of our situation before deciding on whether or not to rent to us. then they said they needed $60 dollars for a credit check. The next day we received a notice saying that we were not approved. i thought that was odd since the property manager at my current apartments and I talk alot and I had just asked her if she had been contacted yet. Well it turns out that these crooks not only didn't look at any of our rental history they didn't even call her!!! when I called to demand my money back the man on the phone said "it will come out of my pocket so i can't do that." what a disgusting piece of trash. read more

If there was a zero star option I would select it. If you call them, they don't answer, if you email them, they will not respond. They have a portal that you can use to submit maintenance requests. I assume no one monitors that either because no one comes out to fix anything. If you rent from them you had better hope your place does not need anything or you had better be happy to pay for it out of your own pocket. Steve and Cynthia will tell you, if you ever can actually talk to them, that they will do what needs to be done but nothing ever happens. The tenets who were in our house prior to us left it in not great shape, when we requested fixes they told us that if they fixed those items they would just get dirty again so why bother? The result, a house that was way below expectations and in violation of the law. We were told by them that they recently took on many more properties and the new properties needed a lot of work. But if they don't have time to maintain all their properties maybe they should hire more staff from the 10% commission most property management people get. read more

I tried to rent a house with them and so wasted my time. I have my own business, make considerably more than their minimum income requirement and have excellent references. The man on the phone got hung up on the idea of my not having a savings account! Yet it is obvious on my bank statements that I had plenty. The house was empty for more than a month and the rent was even reduced. Being as how I am a business owner, I felt sorry for the property owner. You do it to make money. After a long awkward conversation, I withdrew my application. They said they would refund the application fee as they had not done the credit check or criminal check. 10 days later still waiting. They always have an excuse as to why I haven't been refunded. read more

I've been a renter with Falls Crossings Apartment in Granite Falls WA for 7 years over the past years there were many times I asked for the past management to fix things including a bathroom ceiling where the neighbors above me flooded it rotted the ceiling with mold and loosened the sheet rock, even after Preferred Properties took over I still never got them to fix anything, I asked them to fix my outside light instead they took out the light and never replaced it, I asked the to fix my freezer and they put a new seal on it but it wasn't done right, anytime I asked for things to be done they posted that the job was finished when it had never been touched so I had to call back all the time to tell them they closed a job that never was even touched, way to many frustrations and incompetent people with this company.... I had to fight them when they told me I didn't pay my last months rent when I had and had to give them all the proof they still had an attitude with me.... They charged me for normal wear and tear after being in that place 7 years, charged me for the painting the walls and the wear in the carpet not to mention the items that were missing from that place when I moved in, the closet doors were never staying on track and had never been fixed, the heat light that never was in the master bathroom when I moved in....They took money out of my refundable security deposit and said they never got the $250 I paid for a non refundable cleaning deposit from the last management... personally that should not be my fault they never got it, my receipts on my rental agreement shows I paid both and both bank statements also show they were cashed.... All I got to say is thank God I am out of there and feel bad for all the others who rent from these people including the friends I made at this apartment who also are going through the same thing!! read more
