    RUN THE OTHER WAY!! Do NOT rent from this company!!…read more When I first moved in to one of their properties, the lease said they would take care of the yards that's part of the agreement. Two months in and the yards looked terrible. (Overgrown etc.) I continued to call them about this issue, only to receive a response that I would now be responsible for the yards even though what I was paying included the yard service. Steve, the president came out at one point for a property inspection and he made a lot of promises, which a year later, he hadn't kept any. I haven't had window screens that were broken from the previous tenants and pests were getting through. They didn't do anything to fix that. This property management, as well as the owner of the rental, were absolutely terrible to work with. They held me responsible for everything and they never helped with anything. When I decided to leave this rental, they told me that I was responsible for getting the carpets cleaned and getting the house professionally cleaned. They never, not once helped with any request or maintenance concern. They just wanted money.

Kept up on letting them know we submitted a application we're interested, they called for income verification, about 5-10 minutes later received a text from them saying rent is being increased and they changed the policy to no pets allowed. Then, right after sent a text saying "Your application was denied due to pets, let us know if you'd like to apply for another unit." Didn't even ask if they are emotional support animals or service dogs. Just wasted my time, credit score and money i could've used towards another place. *edit*. Told them i had a letter for emotional support animals, and out of nowhere tried saying i was denied because of income also. I have the all the messages/emails. Disputing the application fees from my bank as, they are a SCAMMING, UNRELIABLE, UNTRUSTING and just not a good property management company. I've applied to a few places that go through property management and NEVER EVER seen such a dirty company. LISTEN TO THE REVIEWS YOU SEE. YELP AND GOOGLE DONT LIE. LIVE IN A MOTEL INSTEAD OF DEALING WITH THIS COMPANY. Hope this helps someone, like everyone on yelp/google tried for me.

They have cost our building a lot of money, and pay themselves outrageously for small jobs that should be covered by the contract we had with them (for instance, I believe it was $50 to mail a letter). I don't trust them, I think they are unprofessional and do a terrible job overall. Some examples: they rarely respond to emails or maintenance requests, and even if they do respond, the problems remain (for instance a hole in our laundry room ceiling remains after 8 months and multiple requests). They were almost always unavailable at HOA meetings, and did not have the answers to longstanding questions even when they WERE present. They were completely useless when we needed a new roof. Equally useless during a small claims court trial. Terrible at sending out info to the community and when they did it was incorrect. When they "fired" us, they closed all the open maintenance tickets but the work was never actually done (see hole in laundry room ceiling, above). It turned out they had not paid many of our bills resulting in crazy amounts of fines, and they did not do our taxes so we had to file an extension at the last minute. All in all, I repeat, do not hire this company. It will cost you money and be a horrible experience along the way.

    Woof, these guys are bad. First, objective experience and facts: Pros: they did find me a tenant,…read moreand payments were timely. Cons: Communication is awful. Promised phone calls never come, emails are often not responded to. We had an issue where they had told us they took care of removing things from the property, only to find out after the tenants moved out that the stuff has been sitting there the whole time, and we can't get them to respond at all now that we no longer have tenants. Now, for subjective experiences: I simply didn't like them. Joyce is dismissive and has a "I've been doing this longer than you and know more than you" attitude when some things she told me are directly contradictory to WA landlord-tenant law. CJ, who is apparently Joyce's right hand, will pass the ball and the buck at every opportunity. I had a big snafu when I tried to sell the house. The tenants told me they were promised I wouldn't sell while they were in the house, while I was *very* clear that I intended to sell. Heck, I negotiated a better percentage in the contract upon sale, I was so serious. Do not use these guys. Run far, far away.
