Sounds and Vibrations : ------------------------------------- Before signing a lease, be aware that if your unit is above Emerald City Athletics ( ECA ), your unit is managed by ECA, not GreyStar. ECA is on the ground floor and ECA's noise comes all the way to 6th floor. GreyStar ignores any noise coming from ECA on daily basis. If you are visiting a unit, you shall check it at 6 am or 4, 5, 6 pm week days. ( Check it several times during these times since ECA class can change or may be cancelled for that day ) ECA has elite member classes and they do heavy deadlifting and their noise and vibrations come to the 6th floor. During these times, ECA plays high base disco music and you will hear it. 6 am class is before the city's quite hour times and it is heard by several people living on 3rd, 4th, 5th and 6th floors and reported to GreyStar several times and GreyStar & landlord do nothing to stop it. This class has been happening at 5 am and it has been moved to 6 am due to complains of years and that is all done. Weekends are the same. Instead of being woken up at 6 am, you will be woken up either at 8 am or 10 am during which there are ECA classes. If you report these noises to GreyStar, they will say you are the only one reporting and we haven't heard complaints from others. This is because everyone moving in reports and complaints for several months and they give up since nothing is done. GreyStar expects you to suck it up. You may also hear from leasing management why don't you use earplugs or they may say haven't you known ECA on ground floor before leasing. Probably you wouldn't think or image that the sound & vibrations coming all the way to the top floor from ECA, now you know it. If you are renting a unit above ECA, get it right you are not a tenant here. You are locked up to a rent which you are expected to suck it up. ECA is the landlord for you and can do anything it wants. Even when gym is closed after 10 pm, its employees do heavy weight exercises and you will be disturbed to the sound and shakes/vibrations. Make no mistake, you will have no rest here any time and for both ECA and GreyStar it is okay not to follow city quiet hours. Even during day time, you are at luck and mercy of someone doing heavy weight exercises or not. You will hear and count every single one of them. If you are thinking of taking a nap during day time, forget about it. I wished a review like this was there before I rented & moved in here. Now it exists. Please be aware of this and make yourself a favor and asses your unit during ECA classes. If you have read this review and benefited from it & you have dodged a bullet, it is great. Do a favor for people stuck renting here and tell that you have noticed the sounds to the leasing office as a potential future resident so that GreyStar takes it seriously. Unless GreyStar's & landlords' bottom lines are affected by future residential rentals, the issue will persist. Collectively all units above ECA on all floors pay way more rent than ECA, but they are not heard/ignored since everyone is by him/her/themselves ( aka you are in locked & suck it up stage ). Till the issue is addressed, make your rental payments to ECA, not GreyStar & drop it to ECA since they own and manage the building above ECA practically with no limits and checks & balances. If you are reading this review after you rented. I feel for you. It is going to be very frustrating. You will be woken up at weird times and will never have any rest any time of day. You will talk to GreyStar. They will allinetae you as if you are the only one hearing something and GreyStar will do nothing for you. They will say didn't you know there was gym on ground floor and expect you to assume and accept noises coming to the 6th floor. This place was great to live in, conveniently located next to the bishop which take you downtown, 7/11 and a pizza place. We were the first residents and liked the building. We lived on the top floor so there wasn't any issue with noise from the neighbors. Staff in the building is friendly. Not always helpful but at least understanding. My review however is currently 1 star because I'm still trying to get a hold of them for our security deposit. I moved out 3 months ago to Europe. They don't return calls because they are international, don't reply on emails or on messages I'm leaving them through Facebook. Currently I'm trying to have old neighbors reach out to them in the office to see if I can get some information. So my current experience wit this place is rather negative. Nice enough people, but once you move into this building, you'll notice the shortcomings in every day life--who builds one elevator to service 6 floors and 3 parking levels? You'll end up spending way too much of your time waiting if you're inclined to use the modern-day nicety that is an elevator. On top of that, they built the building incorrectly at first, so they've had to do a bunch of renovations, which meant being present from 8am throughout the day for a week, sometimes longer, at a time. Unprofessional to say the least, and they didn't even offer compensation for the time/interference. All they offer up are pleasant little notices that always end with apologies for the inconvenience (I prefer actions over words, so constant apologies stop meaning much). And finally, having lived in multiple places in Seattle, I've yet to run across a place with as many arbitrary rules as Prescott Wallingford. A day late on your rent because it's the weekend or you're busy? Better bring a money order, no checks or online payments will do (not that their online payment system ever works--don't bank on that amenity, either, if you're looking for a 21st century renting experience). They apparently are OK with you still living in their place if you're a day late, but they don't trust you have the actual money to pay rent, so they make you jump through arbitrary hoops. The parking doors are broken sometimes, alarms go off in the lobby throughout the night, they charge you a non-refundable $75 fee for a key fob you have to give back, pet rents are arbitrarily high (apparently my dog's extra 10lbs works out to an extra $300/year to them), little new shops are opening up in the area (and I've been here for almost 8 months), so this place has turned out to be a bust. I was told I bought the nicest apartment available to an individual when I moved in, and I'll be gladly vacating it for something nicer somewhere else once my lease is up. I'd highly recommend looking elsewhere for your renting needs if you're looking to live in this nice area in Wallingford. This place just isn't ready for your business yet. read more

My time is almost up at Prescott and I've had a great experience. The staff is top notch: attentive, responsive, and extremely kind. Pros: - rooftop terrace - staff - location - cafés, parks, restaurants, and proximity to highway 99 (3-5 min from downtown!!!) - storage in apartments - maintenance staff is quick and responsive - apartment layouts are very efficient and functional Areas for improvement (I'm being nitpicky) - workout room needs a facelift - halls could use more vacuuming due to our many furry friend neighbors - it can get hot in the summer depending on which way your are facing! All in all, a great experience and would recommend to anyone looking for value in a hot market. I've heard a lot about post-moveout experiences on social media, but expect a good experience per usual:) read more

It's only my 3rd day living at Prescott, and already love it! Jenn, the assistant manager was very friendly and made the move-in process easy. I also had my first maintenance staff call - he arrived promptly and answered all the questions I had about the apartment. The community events, the rooftop, and fitness center are also a major plus for me since I was eager to meet other tenants. Correction: you can pay rent online, the initial payment to secure the apartment is the only one that must be paid by check or money order. read more

We toured the Prescott apartment and we're shown around by Mattie. The place is beautiful and updated with all the amenities we have been looking for. But the best parts of this building were the leasing officer Mattie who made the tour Oh so much fun and the building manager Ashley who was so accommodating and answered all our questions with calm patience and total honesty! This place could be 5 stars with a little better management of the common areas. I'll start with the good stuff. Location is great. It's within walking distance to Fremont, Wallingford, and the Gasworks park, which makes it a gem in the summer. The staff is friendly, and service is quick. The property is beautiful, nicely maintained, with great amenities, like a gym and the rooftop. The rooftop is what sold me on this place, originally. Amazing views, including Mt. Rainier on a good day. There are 2 BBQs (frequently broken), a fireplace (also frequently broken), and pea patches for residents. However, the rooftop is where things go wrong. Once the weather gets nice, this place turns into a college dormitory. Could be fine, if that was expected. But that's not how they advertise this building, and definitely not how they price it. There are nearly-daily parties on the roof, which block residents from being able to use it. Usually, it's one resident + 10-20 guests. Which would be fine if they stuck to one area. (There are about 4-5 nice areas to gather around) But typically they suck in all the tables/chairs/couches/chaise loungers to their one spot, so that there isn't a place to sit on the whole roof for anyone else. Even the benches that were bolted to the floor get moved. That and of course they take up the BBQs. If you want to watch some interesting social experiments in aggression over access to grilled meats, visit the Prescott rooftop in the summer and observe a resident try to get to a grill over a few visitors. We once went to talk to the office about it, and their solution was to post a message on "Active Building"... which is a Facebook-like network they have, which residents never use. They said such parties were against their policy, so they were sure it wasn't happening. (Solid logic) Just like smoking (despite all the cigarette butts being discarded into the garden). 4th of July took the cake. I cannot believe they did not have security up there. I cringe at the liability alone. There were about 150/200 people on the rooftop. Most of them over the railing, so that there was nothing between people that have been drinking all day and the edge 6 stories high. Fireworks being set off. People trampling all over the pea patches. Fights. Peeing off the rooftop. Yeah, seeing a guy standing on the ledge peeing down the building (as hard as that was to explain to a 10 year old) fit the scene the best. Of course, to be fair, that also happens when it's not 4th of July. People from those 1resident+20guest parties hop over the roof fence to use the wall (under someone's window) as their bathroom. So classy. The management, and the weather, has changed since then. Hopefully by the next summer they might figure some things out. At which point, I'd be happy to revise this to 5-stars. read more

The management is awful at this apartment. Many times of the day they are not around. My worst experience with them is the move out process where they charge for ridiculous amounts whether or not you have cleaned the apartment. The quality of appliances in the apartments are very low even though at first look it doesn't seem to be the case. read more

I've lived here for about a year, and can't wait to move. It's not so much that any one thing is super bad, but together it seems like a steady stream of annoyance that makes living here a little meh, especially in such a great neighborhood. I found the package "service" to be anything but - with packages delivered to the office, but notifications never sent. My personal experience with the office staff was so annoying that I ended up getting a P.O. box. There is one excruciatingly slow elevator that I've frequently found to be out of order. The dog waste stations are frequently overflowing. The office is often closed during regular business hours. The appliances aren't in the best working condition. Relative to the prices of other apartments in the area, you can do better. read more

I have been living in the Prescott Apts on StoneWay for 2 years. I have always found the management to be friendly, cheerful and very helpful! Every time that I have needed something done to my apartment they have responded very quickly. The staff turnover that has occurred has been due to moving successfully up the career ladder or change of career. I moved here from out of state and I was shocked by the cost of living in Seattle. Almost double for haircuts, groceries, pets needs, etc. I so enjoy my apartment but I have looked at comparative buildings hoping to get cheaper rent. No such luck! This place is in the same price range. I have read the previous reviews and find it sad that those who are most negative are usually the loudest! read more

Very comfortable apartment in a great location! Anything you want is a short walk, easy bus ride, or take the train to the airport and literally go wherever you want! But why would you ever want to leave your cool apartment? Also, the maintenance guys are very diligent and good at what they do, often going above and beyond. had no issues living there but had issues with the move out. Do not pay move out online, pay with a money order. On move out, Greystar claims I had a NSF over 2 weeks after my payment was processed. Even after providing my bank statement proving the payment was processed, Greystar refuses to fix the issue. Four months after move out and I'mstill trying to get this fixed and waiting for my security deposit refund. Greystar sent me a check for the refund which ended up being returned. Now I have a returned check fee to pay, still haven't received my security deposit refund, and still trying to get the situation fixed with Greystar. I've asked the manager of Prescott Wallingford for contact information for their accounting department several times and she refuses to provide that information. Living there is not worth the dishonest accounting practices. read more

Living at Prescott Wallingford has been nothing short of amazing. My boyfriend and I enjoy living our lives here. The rooftop deck, the awesome attentive staff, the bars, restaurants and breweries close by and the friendly atmosphere of being right in the middle of the best of Seattle. We walk for our groceries, to Fremont brewing, and have friends over to see our beautiful home and neighborhood all the time. We have an open one bedroom and it's perfect for us and the cat. Huge windows, so much natural light, washer/dryer, strong dishwasher and everything we need to live comfortably in a place where there's always stuff going on. Minutes from downtown by bus or Lyft, the options are endless for activities. We love it here, and plan to for quite a long time. read more

I'll preface this by saying I move every year; if not to a different city for work, to a different apartment because I like trying out new neighborhoods. In my 12+ renting experiences, the extent of my having lost any portion of a security deposit was once--to pay $90 for professional carpet cleaners since I had a dog, and that was the complex's standard practice. That is, until I lived at the Prescott. I signed a seven month lease--and I can imagine there will be more reviews like mine once the year-long leases start expiring. I've always treated apartments like I owned the space; I'm quiet, clean, respectful, and don't damage anything. I paid $600 in non-refundable fees ($300 of that was because I have a dog), plus a $25 monthly pet rent, and then another $600 in refundable deposits. When I moved out, I vacuumed the carpeted areas, swiffered and mopped the wood floors, cleaned the surfaces, and vacuumed the drawers. There were a few small scuffs on the entry wall from my movers--nothing a few swipes of touch-up paint wouldn't fix, as well two scuffs in the bedroom from my headboard (insert joke here). All in all, I left the apartment as it was when I moved in, minus the fact that it was no longer new. EVERY apartment I've lived in has turned them the same--they have a maid service, carpet cleaners, and paint the walls (or touch them up if necessary). This has NEVER been deducted from my refundable security deposit, as it's the cost of doing business for the apartment complex. It's built into the excessively high rental rates (I paid $1899 for 750 square feet + parking and utilities), or into the non-refundable deposit. The refundable portion has always been used for damage above and beyond normal wear and tear. I was livid when I received my move out statement in the mail with the note that I owed them $14. Out of $1200 in deposits, $600 of that being refundable, I owed them $14?? The $600 breakdown went as such: $200 for eight hours of painting (EIGHT HOURS when the small scuffs could have been swiped over in one minute), $240 for cleaning services (it was a 750 square foot apartment--no maid service in the land should cost $240 when I left the place clean), $90 for carpet cleaning (this one I was okay with since I had a pet--and there was a small area that was bleached from cleaner). The difference was for utilities which was fine. I called the property manager and he said he could work something out, which turned out to be $145. Like the other reviewer said, I had people constantly--as in, a few times a week at one point--needing to access my apartment to correct issues that the builders had caused. They had to install a new toilet because the first one was too big (?), and they had to reframe my entire patio door which took a few days of men wandering in and out making all sorts of noise. I work from home--it wasn't a great situation, but I didn't complain and cut the property managers slack. Lots of "sorry for the inconvenience" but that was it. There was a nightly performance of Riverdance above me, and I probably wasted a week of my life waiting on the elevator. But that pales in comparison to losing almost $500 for bunk charges. So if you like being robbed, it's the perfect place to live! read more

I never thought I would enjoy living in a large apartment building, but living at Prescott has been a very enjoyable experience. The building is clean and well maintained, and I love how fast any maintenance issues are dealt with. I was worried when I moved in because I heard there had been some management issues in the past. The current manager (I think her name is Cassidy) is fantastic! All of the people in the office are friendly and deal with any issues I have immediately in a professional way. So far, this is the nicest apartment I've lived at in Seattle. Pros: Friendly and competent staff Nice, modern amenities Thick walls Pet friendly Great location Building is VERY safe and secure Clean Cons: Parking is expensive -150$ per month-but street passes are cheap and it's never hard to find a spot If you live on the west side of the building (which I do) it gets HOT in the summer. And noisy because it's on a main road. Despite the cons, I would definitely consider releasing. And even on a hot summer day when the sun is shining in my apartment, I am happy to be here! read more

Living at the Prescott apartments for 1 year there are 3 reasons I wouldn't recommend it; especially for parents sending their kids to college nearby. First is value: it is expensive and one of the major flaws in a lack of central air. In the summer months those of us facing west would have to open our doors to the hall (which was air conditioned) because the temperatures in the rooms were unbearable. Second: cleanliness. This is a pet friendly building, no problem if the office staff would have cleaned up after tenant animals when tenants did not do it themselves. There was feces in the stairwell nearest the bagel shop for no less than 4 months. Not much, but still! Third: Security: there are no cameras in the hallways and for tenents especially students away from home, this is a must. There are many types of people living there and not all respect others rights or privacy. Cameras these days are just common sense. read more

I have lived in the Prescott building since 2014. I can only say that from my personal 3+ years of experience, it is a wonderful place to live and I have no intention of leaving. The two biggest plusses are the roof deck and the WONDERFUL building management team. The roof deck is amazingly beautiful with gardens, and a panoramic views of Lake Union and Mount Rainier. The current management team (Ashley, Jen and Renee) is the best yet. They go out of their way to help the tenants feel like this is 'home'. Their office is always open to come by and chat, and they have often gone above and beyond to help me out with a wide variety of issues. The maintenance team (Seth and Adrian) is also top notch. They are professional and responsive and incredibly warm and friendly. When my oven wasn't heating properly, it was looked at that same day and repaired immediately. They are all wonderful! As a long-time resident, I would highly recommend living here, without reservation. read more

Prescott has been great living in. The location is great, the management staff is wonderful and there is an Eltana bagels right downstairs. The workout room is nice too. Parking is tight but management will work with you to get a spot that works for you. read more

The manager here is completely rude and dismissive. There is always a charge or fee for something, and when I tried to talk to her about it, she treated me with contempt. I don't know where they found her, but they should certainly replace her with someone with some manners. It is expensive to live here and I deserved better. read more

I have lived in Seattle apartments for the last 5 years and have never had as many problems as I have had at Prescott. I lived there for a year and ran into problem after problem. Soon after I moved in the management began posting signs saying they were going to enter my apartment to make corrections to counters and appliances. During October they were working in my apartment 14+ days. Not only did this create a lot of noise, but they stained my rugs, left dust and dirt all over the floor, and left the bathroom counters half done and didn't come back to finish for over 2 weeks. Anytime you bring an issue up with on-site management they blame it on "corporate" and are unable to get any real answers. I moved out in July and have yet to receive my deposit back. I have called them every day this week and no one can give me any answers. Although the location is great, the apartments are over-priced and not worth the terrible management you have to deal with. read more
