They had previous experience with another local management group and indicated that the experience was like night and day. I took the time to do some research and it came down to Silver River and another management company, I chose Silver River not based on price but based on the experience I had from my first inquiry. I needed one less thing to worry about and renting out my property became less of a chore than I know that it can be. Our initial meeting with Dan Stein was thorough, with comps to help us decide on a competitive rate and suggestions on improvements to get us ready to market. Once we made our decision, Dan handed over the reigns to Chris to complete the signing process, a seamless transition. Once our property was vacant, Channel took over and I had to invent things to worry about. By the time I reached out with a question or follow-up, Channel had our property rented out with a fully vetted tenant. It was dead winter and I was prepared for a worst case scenario that did not happen.Till this day I am happy with the decision to sign up with Silver River and Channel continues to be just as accessible and responsive as she was at the beginning. Silver River has provided an array of services for the past two years. Most recently, my home had repairs after the previous tenant moved out, Silver River coordinated all repairs within a week. The next week my home was listed and application was processed. The next week new tenants were approved and moved in!     As a prospective renter, my experience was very poor. The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

    I am writing this message because I'm frustrated with the continued poor management of The Gates of…read moreCipriano property and the lack of attention to serious resident concerns. This is now the fourth consecutive year that the community pool was not ready for Memorial Day weekend. Last year, the pool did not open until July 2025, forcing residents to pay additional money to use other facilities during the summer. Residents continue to pay full rent while amenities that are advertised and included in our community remain unavailable. Not to mention, when you go to the Greenbelt Community pool, you are not considered a technical resident and therefore have to pay non-resident fees, because the property does not pay Greenbelt or Prince George County taxes. After learning that the pool would once again not be open as expected, I called the management office to ask why there was a delay and why this same issue continues to occur year after year. Unfortunately, the property manager was very short and dismissive during the conversation and did not provide any meaningful explanation or accountability. As a paying resident, I believe these are reasonable questions, and I was disappointed by the lack of professionalism and concern shown in response. Unfortunately, the pool issue is only one example of a much larger pattern of neglect. Management appears more interested in collecting rent than addressing the ongoing problems that affect residents' quality of life and safety. There is a severe rodent problem throughout the property that has not been adequately addressed. In addition, the dumpsters are frequently overflowing with trash, creating unsanitary conditions, attracting pests, and making the community look poorly maintained. Safety and security are also major concerns. Vehicle-related crime has become alarmingly common, with car wheel theft occurring so frequently that residents regularly find vehicles left sitting on bricks or crates. Despite these recurring incidents, there has been little visible effort to improve security measures or protect residents' property. Residents deserve a clean, safe, and properly maintained community, especially given the rent we pay. I urge management to take immediate action to address these ongoing issues, improve communication with residents, and provide accountability regarding the timeline for correcting these problems. At a minimum, residents deserve honest communication, timely maintenance of community amenities, and a management team that takes resident concerns seriously.

I would never Recommend NAI Michael to Anyone that's looking for strong business ethics, as well as good communication & reliability. On the move in date of my lease I was not contacted, but informed after tracking an agent down that they had DOUBLED RENT. COULD NOT MOVE IN on the proposed date etc. I was completely disgusted.

Otherwise you will end up getting screwed with all their fees,late fees etc....Read all fine prints on the lease,do not sign anything with them until an experienced real estate attorney reviews the lease and does the appropriate changes. My advise is still stay away from them they are scumbags .Do not share any of utilities with other tenants otherwise they will get you especially with water bills $500.00/month .They will suck your blood even after death. I will eventually file a complaint with Maryland real estate commission because of their illegal conduct and you should do the same.It is easy to file a complaint .

    I have nothing negative to say the PM Ashley Shepard inspite of normal issues with managing…read moreproperties she has been doing an outstanding job from my experience and great customer service from her team as well. If I have an issue they have worked with me by notifying me of scheduled time that maintenance will be there to fix issues and were very patient and knowledgeable about the issues and concerns that I had. So I want to give them cuddos for what they do. They deal with a lot of issues and they try their best to handle them. What I've learned about them is if you are notifying them in a timely manner they can get things done as far as fixing the problems, if you allow that issue to just continue and not say anything until it gets worse then ABSOLUTELY you are at fault and then you are mad and complaining but you allowed it to go on that long and want them to perform an overnight miracle and that's not fair to them, they cannot fix what they are unaware about and when they are notified just know that it doesn't happen overnight, somethings may take a little time. If I have an issue I put in my ticket immediately and honestly they come and get the job done if they are able to or they inform me that a contractor will be out and I am happy about that, so hats off to them and great job. Now about the Resident Coordinator Lakia Meriweather she has been doing an outstanding job, she has really been getting the work done, whenever I have a maintenance issues it gets done and it doesn't take long. I appreciate her and the maintenance supervisor Gary and his team, shoutout to Antoine he has been really working hard, like the fact that he was outside helping tenants dig out their cars during this last snow storm as well as making sure that the sidewalks and walkways were cleared, but again people will not send a review on the good only what they think is bad, but I am talking about what I've seen done personally. I am forever grateful to them all and the maintenance team cuddos to you all as well. Thank you Ashley, LaKia, Fatima, Simone and Terrell for everything you all do, it does not go unnoticed. So thank you all for all of your hard work and for making my family and myself 4years here a great experience and I plan to be here even longer.     NASTY! Infested- and constant water shut offs. Trash is always over flowing and parking is limited…read more Maintenance supervisor LAKIA is the worst! She ignores and closes out tickets. Corporate does not reply however redirects to the onsite management which IF they did their job I wouldnt have to reach out to corporate. Reserved parking spot $75 and comes with 4 potholes that damage tires. EVERYTHING IN HERE IS CHEAP AND/OR RIGGED TO WORK FOR THE MOMENT! Renovated units are a rip off. Management does not respond. CURRENTLY bank inspections are happening so all TENANT CONCERNS DO NOT MATTER. They are focused on spray painting rails and attempting to make the property look good when in fact it is in very poor condition. They have a relationship with DPIE so your concerns will not be respected nor enforced via code enforcement. They sited so many things but never came out to reinspect. Closed my case and labeled me a problem for not wanting to live in these nasty conditions. DO NOT MOVE HERE!
