    Bathroom floors when we moved in

    The first year (09/2015) we lived here was very nice (building 760). The people were quiet and friendly, the building cleaned every day, staff so friendly, no complaints. The second year we lived here (09/2016-09/2017) was simply Armageddon. It started off last October (10/2016) when after being away from our apartment for only two hours for dinner, we came home to find my boyfriends car had become a Boston Duck Boat in the parking lot. With a simple thunderstorm the parking lot filled with water and flooded his car up to the roof, totaling it. It got better, in January of 2017, while sitting in our living room enjoying fresh snow falling, we smelt not 'chestnuts roasting on an open fire' but instead our light switch roasting on an open fire in our wall. Building maintenance came and took a look and couldn't believe it he even FaceTime with his other manager to show him the damage. When I asked the front office to have an electrician come take a look at the wires because we didn't want to be responsible for the building burning down. I was told 'maintenance took a look at it and that should be fine'. The wires in the apartment hadn't been checked since the 80's. Oh wait there's more...while having staff check our apartment on our way out they looked at our bathroom floors (attached) and asked what happened to them, after telling them that's what they looked like when we moved in, they did apologize for them being so bad and not being replaced.. Don't' think you'll be able to open up your apartment windows or door or even stand outside on your balcony. There are more spiders in and around that building then you can count. Onto the pool situation. There are no lifeguards, now most are okay with this, but make sure to keep an eye on your kids and even adults. My boyfriend was walking in the back and was summonsed over by the landscapers because a grown man was drowning in the pool. He was forced to jump in, in his clothes and pull him out (guy was fine, just didn't know how to swim..) We told the front desk what had happened and was told "thanks". He wasn't looking to get on Fox25 but hoping some policy's might get changed. Towards the end of our lease we had the divine pleasure of watching parents allow their children to pee in the drains of the pool and leave their kids 'loaded' diaper pool side. So if you like laying by the pool "this place is the sh*t" literally. We also before leaving had the pleasure to relive our college days, by seeing throw up a few times on the front steps of the building, hearing college parties and meeting random people in the hallways who smell of weed. I never could bring the trash out at night, always had to make my boyfriend do it, one to many drug deals occur by the dumpsters after 9PM by random cars pulling in, exchanging and leaving. The smell of this building, in the hallways, even with the air fresheners literally smell like a UTI in SeaWorld on a hot summer Florida day. If you like flee markets, this might actually be the place for you. More often then not people will leave their unwanted belongings in the laundry room or even their furniture right in the lobby (attached), super classy. Don't expect to wash your clothes on Saturday or Sunday...or really any other day. First off it cost at least $20 a week to do laundry. Sometimes your clothes don't dry and other times you put the soap in the washer and then it stops working. They break all the time or there always taken. If you like to meet your local law enforcement, this might also be the place for you. Time and time again we had to run and open the front door for the police who can't enter the building unless you let them in (super safe) so they can respond to the domestics. And yes the blonde at the front office is miserable and never happy. I once was bringing in a bundle of groceries into the building and made eye contact with her hoping she would open the front door as she was approaching it, instead she smiled at me and made a quick turn away. She will also sign for packages and they magically go 'missing' and show up three months later. The maintenance guys are the BEST here and the nicest. It's such a shame they've let this nice quiet place go.

    How frequently, if at all, does this company upgrade their apartments? I ask because Princeton just bought the property where I currently reside. ( I've lived in my present apartment for over 5 years and no improvements have been made in that time.)

They also gave use some helpful info from personal experience (one lives in complex). Front office is helpful, but they don't always have all of the answers since the complex is not privately owned.

The managers are always lousy and then quit anyway. The maintenance is absolutely terrible. Don't think they will help efficiency ever. Their pool is gross, and cold when it says it's heated. A dog park where dogs get sick after using it. Nothing for kids to do after they turn 4 with the playground only for small elementary and younger kids. Can't put a basketball net up or play ball anywhere. The gym is so small. No business room. Something is always broken with the machines or they are just so old. It's pathetic. Can't count on anyone there to really be an advocate to help feel good about being a resident. If they find you are asking for too much help, they will deem you an annoyance and will find something to file an eviction process even if they have to make stuff up and know you won't be able to fight against a huge cooperation. The apartments themselves are comfortable, and the property is generally well maintained. Unfortunately, there are several ongoing issues that have added unnecessary stress to daily living. The biggest concern is parking. There is no assigned parking, and despite paying a significant amount in rent, residents often return home to find no available spaces near their building. It is not uncommon to have to park on the opposite side of the complex and walk a considerable distance home, which can be especially frustrating after a long day or during bad weather. Another issue is the trash and recycling situation. There is only one centralized trash disposal area serving the entire complex. On weekends, when trash collection does not occur, the dumpsters frequently overflow, with garbage and recycling accumulating outside the containers. This creates unpleasant odors, appears unhygienic, and raises concerns about attracting rodents and pests. Additionally, there appears to be inconsistent enforcement of parking rules. We have observed individuals parking in handicap-designated spaces without displaying the required handicap placards or license plates, seemingly without consequence. This is concerning and unfair to residents who genuinely need those spaces. While the apartments themselves are nice and spacious, improvements in parking management, waste collection, and rule enforcement would significantly improve the overall resident experience.

The care and services provided residents in top notch. I have one personal issue that frustrates me; there is not centralized WiFi/internet for residents New Horizons offers a few community PC's which until three to five years ago would have been adequate. Today however most families and seniors are very connected. Tools such as Zoom allow social interaction even when a visit isn't possible. During the COVID pandemic during serious influenza, visits may not be an option. Use of communal area PCs would greatly increase risk of virus transmission to the general population. New Horizons negotiated a price per resident for seniors to get internet ($30 per month) per resident. This is no bargain, and generally seniors are very concerned about any extra expenditures which makes the cost a battle. I hope New Horizons will upgrade their technology to equal their other service delivery

It has been nothing short of a nightmare living at Avalon Marlborough. Since 3-4 months into my lease, I have suffered continued harassment orchestrated by my neighbors and the incompetent property manager Elizabeth Murak. It is a known and documented tactic that as soon as a Black person moves into the neighborhood and a neighbor starts complaining of odor, it's racially motivated. They came to my home and have even looked through my trash, CONFIRMED there was nothing coming from my unit -- in person and in writing. They have done an "inspection" over 3 times AND STILL continue to harass me. When the tactic of saying it smells like trash didn't work, they then moved on to say the smell must be coming from my dogs. They completely LIED and MADE UP that my dogs relieve themselves inside my home and that there are pee pads everywhere... AGAIN, WHAT!?? How is it possible a neighbor is allowed to fabricate and lie to this extent and when confronted, the office does nothing about it? In fact, they are fueling her racially motivated claims. I have video footage of the day the office came to my home, in which you can clearly see the home is clean, no pee pads, and my dogs' area is spotless. I have no idea of the communications between the neighbor and the office or who exactly is saying what. They come to my home whenever they want and disrupt my day. I have a job, I work from home, I don't have time for this. I know for a fact they have not harassed the neighbors to the same extent they have harassed me. When I asked why, they said "because we know from the side where the smell is coming from." WHAT DOES THAT EVEN MEAN??? Clearly a bunch of geniuses are on the situation. To paint the picture, what separates my unit and the neighbors is the garage, and probably the kitchen has a shared wall. My dogs' room is in front of the house. Do you know how strong of an odor would need to be present to go through my dogs' room, through the garage, to their unit??? Nobody is using their brain when making conclusions, because that is absolutely the most ludicrous thing. Anyone walking by would then be making a complaint. You would be able to smell an odor from the outside of my home if a smell is SO STRONG that it's seeping through rooms and a concrete garage. I have VERY severe asthma. I am extremely sensitive to odors, dust, mold, etc. Besides the fact that I'm personally an organization and neat freak, I keep my home in immaculate condition. My home is professionally cleaned at a minimum 1-2 times a month, and I additionally regularly schedule bulk pickup to remove larger junk or trash (anything I can't donate to charity). I've been getting rid of old furniture and old items since moving in. I usually put anything into those large black contractor bags because it's easier. I've also ordered new items, so I have a lot of cardboard and packaging. Apparently, I'm not allowed to do that. They sent me a letter stating "There was large amounts of trash seen being taken away from your home in October." Thanks for confirming I'm under surveillance and you're watching me. But also, why am I not allowed to clean my home and make room for new things?? And how is it that you came to the conclusion that "odorous trash" was picked up from my home? Additionally, particularly where I live, it smells of marijuana, cigarettes, and the smaller dog park always has poop and the fake grass smells of urine. It's completely unsanitary. The people in this neighborhood who own smaller dogs do not pick up after their dogs. So let's be VERY serious -- there isn't an odor coming from my home. It's pure laziness and gross negligence on behalf of Elizabeth Murak and Avalon Marlborough. I'm not your scapegoat, and I'm not going to continually be harassed out of my home. These people are absolutely insane. I've had to leave my own home for extended amounts of time just so that I can try to relax. My hair is falling out due to the excessive stress they have brought upon my life from their lies and harassment. I've been living in housing communities for over a decade and have never experienced this level of discrimination or harassment. I've had to engage my counsel and the proper authorities to deal with this matter. It's an absolute waste of time and money. I regret nothing more than the day I moved into this property. If you are Black, you are not welcome in this neighborhood. Stay far away. The 2 guys from maintenance have always been kind when I interact with them. They are always quick to respond and very helpful. So I guess they can be excluded from this.

If you couldn't actually see physical walls, you would think they didn't exist. It's extremely loud. Better hope that you don't live under anyone, because your light fixtures are gon be shakin. If you have a garage, good for you, enjoy those 2 spots, plus a free pass to take any other parking space you find to be convenient for you. No garage? Awesome! You are the winner of being able to park far from your apartment when you get home from work. Have kids? Good for you because not only is there play parks, there's also driveways and parking lots for them to run around in. Who doesn't like dog poo....there's tons of dog poo stations with FREE BAGS. But wait there's more! There's thousands of square feet of soft grassy areas for the dog poo to dry out on. It is utter chaos. Tons of completely unenforced rules, and remarkably frustrating parking that neither Avalon, or anyone else cares about. The idea of, and esthetics of these places are cute, but it's a cash grab. HIGH TIER PRICING, MEDIOCRE TIER LIVING. Individual results I'm sure, will vary. This is just some things we noticed once we moved in. I wouldn't post if anything were addressed, but they weren't, and aren't.​
