He fit me into his packed schedule (of course the units picked the first hot spell of the season to act up), diagnosed a refrigerant leak, and set about fixing it. If you're not familiar with mini-split systems, the difference between them and central air is that where central air cools air at the condenser unit then circulates it through your house, mini-splits circulate refrigerant, cooling the air at various "head units" throughout the house. The advantage is that mini-splits are easier and faster to retrofit into old buildings. The disadvantage is that there are many more places for a refrigerant leak to hide. Josh filled the system with UV dye and came back late in the evening to check for leaks. He found a couple of egregiously loose fittings---a sure sign of shoddy installation by the other company that had installed the system. At this point, he suspected there were probably loose fittings elsewhere. He's keenly aware of how expensive refrigerant is, and how bad it is for the environment when it leaks. With that in mind, along with the fact that the heat spell had broken, he suggested we hold off on refilling the system until he could come back and do a full system walkthrough. When he came back, he pressurized the system to its max with Nitrogen, so he could check for leaks without wasting refrigerant. It just so happened to be the hottest day of the year (so far), but that just made him more determined to get the system running for us. He worked thoroughly but quickly and got our system running better than I think it ever has. I'm profoundly grateful for his hard work and dedication. I cannot recommend him highly enough for any HVAC work you need done.

And without a doubt, they were the right realtors for us. More than anything, we needed someone to hold our hands through the process of selling our first house. I think it was Julie who said the experience was more like a marathon than a sprint. One of the things that we found the most appealing were the duo's stats. The ratio of sales price to asking price, and the average time of their listings on market, were fantastic. But what is it they always say? Past results aren't a guarantee of future success? It took a little bit longer, and we didn't quite get as much for the house as we had hoped. But there were a lot of unexpected bumps along the road. Like a tree falling onto the house, and puncturing a hole in the roof, while it was on the market. But Patrick and Julie were always a reassuring voice of calm. Plus, they were able to connect us with people who could help shore up the house to get it ready for going on the market, even when our long time handyman wasn't able to get us onto his schedule. While part of me wishes the couple might have been more aggressive at marketing the property, I don't regret the decision to pass on the more aggressive agent we considered for the listing. With an impending move on the horizon, and the inherently stressful proposition of selling one's most valuable asset, the calm and peaceful disposition of McSharry and Associates was just what we needed. Thanks again to Julie and Patrick for working with us, and even answering our questions after the sale was complete. They never doubted that it would turn out okay in the end. And indeed, it did. Plus, they donate a portion of their commission to a local charity of the seller's choice, which is just the icing on top of the cake. So not only did we sell our house, but hopefully we did a little something to help combat food insecurity within the Capital District.

The windows were rotted, and the building was cited as potentially having lead service lines. Communicating with the company is nearly impossible, with automated email messages and general phone lines to call that don't lead to another human on the other end. They're a faceless organization, and do not care for the buildings they own -- mainly focus on real estate holdings.

I lived here from 2025 to 2026, and below were the ongoing issues that caused me to leave: - Black mold and leaky roof in the unit downstairs. Finally showed up in late January 2026 after submitting a request in August 2025 for the mold, only to be told they cannot fix the mold until the roof stops leaking, roof still has not been fixed as of May 2026. Roofing specialist were sent out multiple times but the issue persisted. Got the recommendation from another roofing company to replace the roof, not sure if this is the owner not wanting to pay for a new roof or the roofing company that was sent not doing a great job. - Tree specialist that was working at the neighbor's house recommended to cut down the dying/dead tree in the backyard in Fall 2025 as it was at risk of falling directly on the house, nothing was done to address this. March 14th 2026 the tree fell on the house. Because it was a weekend, we could not get in contact with anyone at Veno and had to call the fire department. After the tree fell on the house, the bathroom ceiling started to leak. Maintenance request was submitted for the leak on 3/24, as of May 2026 leak was not fixed and small spot now turned into a 52 inch leaking crack in the ceiling. - Large holes in the basement foundation, leading to an ongoing rodent problem. I'm unsure the extent to which these issues are actually a result of the management company vs the owner of the house.

    I lived at 568 Park Ave from November 13, 2015 to August 2016. I have to say the professionalism…read moreand overall decorum of the staff that was there at the time was UNPROFESSIONAL, RUDE, LAZY, and most of all GREEDY!!! Within the first month i discovered multiple issues, toxic black mold in the basement right under my bedroom (sent me to the hospital multiple times), off gassing sewage from a previously fixed sewage pipe bursting that they fixed but no one bothered to clean up the nastiness that was left. At which point I notified EPM and stated that until these issues were resolved I would be withholding rent and placed it in an escrow account until such time as they would meet with me. They didn't meet with me until December 4th to hear my concerns, I met with the office Manager and their head of maintenance guy, they showed up 45 mins late, they were rude, condescending, made me feel very humiliated and belittled, laughed at me when I expressed my concerns, and just treated me with such blatant disrespect that I couldn't even get my words out to express my frustration. However we did came to an agreement and I submitted my rent for that month, Well that's where things get really messed up, the bank stopped the transaction due to a fraud alert, EPM didn't notify me of the failed Transaction until December 10th at which point I went and got them a money order for my rent. You would think that would clear things up. Not so much, I later get a phone call stating that I still owed a balance of roughly another's month rent. I was dumbfounded. The next day I get served with court papers, they moved to have me evicted. Their reasoning: my actions of withholding rent until the issues were addressed "scared" them (their words) Needless to say I went to court and I'll advise this to anyone that goes to court if you have evidence and can back up your case - DO NOT TALK TO THEIR ATTORNEY BEFORE TALKING TO THE JUDGE. I repeat DO NOT SPEAK TO THEIR ATTORNEY. He is just as sleazy and corrupt as EPM staff. He doesn't care if you have documentation and photos, somehow he manipulates what you say and twist it to fit his narrative. i ultimately ended up paying nearly $600 just after Christmas, then had to turn around a week later and pay January rent. So $1900 in their pockets just because they didn't want to maintain the dwelling properly. But January - July, I made sure to not cross paths with them, i went out of town for 3 weeks in August, thankfully had a friend stay at the house while i was gone, cause... I get word that not only had they tried to break into my apartment while i was out of town but they had served me a notice to vacate, without even bothering to contact me to see what was going on. I had a death in my family and they didn't even care. Empire Property Management does not take care of the properties they manage nor do they care about the tenants that rent them. Any reviews on here that give them 5 stars are written by their clients that own the properties, not by the tenants that actually live in them. Upon my move out I made damn sure to leave the place 1000 times better than it looked when i moved in. (It had not been cleaned when i moved in) paint was peeling from the walls, bathroom floor was rotted, amongst other things, but I went through and fixed all of those issues including fixing the bathroom floor with the help of my friend Steve. I purchased a brand new lock set for the front and back door and gave them the keys, yet they still changed them back to some beat up brass ones that looked like they had been busted with a hammer and they charged me $250 for that, $2000 for two small spots if mismatched paint, and i even left them the gallon of paint that was for that room. They even moved a new tenant in and he was using the utilities that were still in my name for 3 days before i was able to get them disconnected. Regardless in the end I got out without much of a fight, and they made over $6000 from me while i lived there and had I known what i know now I would have looked elsewhere for a place to live. Im honestly surprised that no one has reported them or even collectively sued them in a class action lawsuit. HERES A NOTICE TO YOU EPM, being sleazy and hiding behind the title of just property management to get around the law is gonna catch up to you one day. Most of your clients are people that are your relatives or friends. Might not be illegal but it's shady and unethical. Get some morals and integrity.
