The report he produced was very thorough and pointed out potential issues or maintenance that could be needed. We paid $450 for this inspection. One of the more important aspects he pointed out was that there were water marks on the ceilings in several areas. He surmised that there may be an issue with the roof. Unfortunately, he refused to look at the roof to see if there was, indeed a problem. He refused to take a look because the access point was too high above the stairs and said that we would need to put up scaffolding to safely inspect. This issue is still hanging over our head and I would have liked to either pay less for the inspection so we could hire someone to investigate. (Just so you know, the exterminator inspector said getting up there was no problem and grabbed a ladder and went up into that area soon thereafter, so this is a little annoying.) In any event, if you are looking to purchase an older house be sure to find out what the inspector will (or will not do) so you are fully informed before you pay for the inspection.

He walked us through every element of the home and he took the time to answer all my silly questions. I have a lot of questions (that's my style). Please note that his "errors and omissions" insurance only covers the cost of the inspection, and it expires after one year. We hired Scott to do a home inspection (November 2020) on our house we were considering buying, as he was recommended by our realtor. Scott completely missed many obvious things on the inspection that have (so far) cost us upwards of $34,000 in repairs in the 2 years that we've owned our home. A couple of these items are major. Major Miss 1: During the inspection, Scott mentioned that there was some indications of moisture in the attic, but explained to us that it was probably because the house was north/south facing, which can cause some condensation on the north side, which made sense to us at the time. The following winter, we noticed some water stains on an upstairs window sill. When we investigated this, we found that there was so much moisture in the attic that condensation was dripping down the walls from the attic above and onto the window sill. We also found moisture pooling in a light fixture. The cause of the buildup of moisture was because THERE WAS NO EXHAUST VENTILATION IN THE ATTIC. In the inspection report, Scott marked that the ventilation in the attic was "functional". When looking back at the interior and exterior pictures of the attic/roof, it was very obvious that exhaust venting was not there, and definitely not "functional". We had Scott come back and take a look at the attic, and although he never admitted he missed anything in the inspection, he said he would give us our money back because "we had a good realtor". 6 months later, and we have yet to see the money from him. Major Miss 2: During the inspection, when we were walking around the outside of the house with Scott, we pointed out a crack in the foundation, which seemed somewhat substantial as it was visible from the exterior. Scott walked over, looked at the crack, shrugged his shoulders and walked away, not saying a thing. He never put anything about it in the inspection report, and never talked to us about it any further. We have since discovered that our foundation is failing (critically in areas), to the point where it is so severe that the bottom course of cement block has sheared. This could have been investigated during the negotiation window. Other misses that should have been in the report: - Doors not closing properly (indicative of settling/foundation issues) - Exterior lighting that was not working, because fixtures were not installed correctly and were hanging off of the house. Moisture has gotten behind the fixtures and corroded the wires. - A cantilevered bump-out over the foundation was completely missing the exterior sheathing on the bottom of the joists, and there was a huge opening into the basement. Leaves were blowing in, and animals had gotten in previously. Please do yourself a favor and hire a different inspector, preferably one not recommended by your realtor.

Suzanne is detailed, quick to respond (even on the weekend, I found!), and carried us along in the process. We were able to schedule the appointment in perfect timing for our inspection period. Brian is thorough, knows codes exceptionally well, and is willing (albeit at a respectful distance during COVID) to take you through his inspection step-by-step, answer questions, and offer advice within reasonable parameters. The process prior to the inspection outlines the stipulations of the inspection, what is possible and what is not possible (such as when accessing a sealed attic, which is not possible if it is sealed). The report that Brain develops makes him stand out from other home inspectors. It is comprised of labeled photos, with digital markups, and many, many written pages on issues that came up during the inspection, details on areas where he was not able to provide a full inspection (such as invading by cutting into a wall), and plenty of details on how to proceed once (and if) you become the homeowner. That, and the massive 300-page book he (might!) give you on how to operate your home from top to bottom, makes his service very worthwhile. The inspector on site gave me a thorough walk around the house and explained everything exactly as it would appear on the report. If anything, I think he's the victim of an industry that preys on naivety of home-buyers and the expectation of having an inspection done at any cost. As background. the building is a bit older, but the unit is entirely updated with all new appliances. In the end I felt scammed. Maybe it's my fault for not reading everything more thoroughly before hiring them, but I wasn't impressed. Essentially we paid $275 for a technician to tell us that the craftsmanship of the unit is great. I was more concerned about issues with the building (possible upcoming repairs that would ultimately fall to us as HOA members) but none of that was really addressed beyond "You don't have to worry about that--it's an issue for the HOA." From my perspective, if I'm buying into this building, I have to pay the HOA fees which could go up if there are building-wide issues. I'm satisfied that our unit checked out, but I don't feel that it was that thorough, and I don't feel any more confident in the state of the building overall. I felt that this service was worth about $100, not $275.

He spent an hour and fifteen minutes thoroughly explaining every picture and issue he noticed. He then prepared a detailed inspection report and sent it to us that same day. The inspector was very polite and didn't make us feel stupid for not understanding the technical aspects of the house. I would highly recommend Peace of Mind and would use them again in the future.

It gave us the confidence we needed to place a really strong offer on our house. When we got into the house however, we quickly found many issues. The oven did not work. In the inspection documentation it stated that the oven was working and was heated up. If they had actually done that, they would have found that it had a broken igniter which causes the house to fill with gas. Since moving in we've had multiple services that have needed to be done - expected maintenance of owning a new house. Each of the professionals we've had come to complete these services, including new oven install and plumbing, they've told us the same thing: "Wow, I can't believe this wasn't caught in your inspection.", "This is definitely not up to code." are among the phrases we've heard repeatedly. It's getting tiring to hear that after having one thing after another need to be fixed. They did not do a thorough job with our inspection and I would not recommend their services. I'll give them the benefit of the doubt that I have heard our city is pretty strict on their guidelines, but that shouldn't excuse this negligence. The oven issue could have seriously caused us harm and we were naive to put our trust in peace of mind.
