I used inspecta-homes based off of my realtors recommendation. Initially it seemed that everything went fine , it was done a bit quickly but otherwise I was under the impression that they did a thorough job Fast forward a year later and I just had to have my bathroom walls completely tore down and replaced which cost me thousands . I had 3 different licensed contractors come out to take a look and quote me - when I explained that I had only been in the home a short amount of time all 3 were shocked ! They asked if I had an inspection which I told them, yes I did which led to even more shock and frustration . They told me the walls had been deteriorating for years and that any inspector should have caught this - one went on to say that the house should have never been sold to me in this condition, at the very least I should have known about the bathroom water damage - all 3 said that they cannot believe my inspector didn't catch it . I contacted inspecta-homes about this and they refuse to work with me to reimburse the work that had to be done in the bathroom even though they are the ones who missed it - I'm not asking for anything ridiculous, just my expenses to be covered ! I did what I was supposed to do by hiring them, they didn't deliver the services they were paid for . Unfortunately I'm going to have to file a lawsuit - stay away from this company ! read more

Wow! Kind of surprised by all the bad reviews. Our realtor referred us to this place. We called, they scheduled an appointment pretty fast, came out on time and got through the inspection pretty quickly. The turn around time was pretty fast. Friendly customer service and inspector. They emailed me and our realtor the inspection after it was done. No complaints. read more

Our realtor chose the inspector, as we were hundreds of miles away. The inspector (initials DWS) breezed through inspection on an 1885 home. Did not do his job. RUN FAST! THIS IS A TRAP AND A WASTE OF YOUR TIME. If I could give zero stars, I would. What's worse than a poorly conducted inspection? An inspection that is not conducted at all. I've rarely, if ever, dealt with a company that was so disorganized and poorly managed. The communication between myself and the company was nonexistent. The made no effort to confirm that the designated appointment was actually going to take place. To make matters worse, they made no effort to confirm that the appointment was cancelled. And yes, they had multiple phone numbers for me and an e-mail address. I went out of my way the morning of the inspection to call them directly to confirm that the appointment would take place at 2 PM on Friday, April 10th. The office manager said yes, that everything was "good to go in their system." At 2 PM, I called back, and someone else said, "I cancelled the appointment in the system. My [office manager] told me she took care of the situation after you called, so I cancelled the appointment." What more needs to be said? Two people who probably work within feet of one another couldn't communicate well enough with each other to know that the appointment WAS NOT supposed to be cancelled. And, even if it were, what company cancels an appointment without informing the CLIENT? Just when you think Customer Service 101 should be intuitive, you learn that some people make it so hard on themselves by not doing the little things. Of course, to make matters worse, I go out of my way to take the afternoon off so that I can join the inspector. So, not only do I not get an inspection on time, I also miss out on 4 hours of work that I could be billing for. Totally unprofessional and will I NEVER recommend to anyone. DO NOT USE. To review Inspecta-Homes, I quote my complaint filed publicly with the Better Business Bureau of St. Paul, MN On April 17th, an inspector of Inspecta-Homes came to my house as the buyers inspector. The condition of the house upon completion of the inspection required me to immediately call Benjamin Franklin Plumbing in to fix a valve that, while it may have had a very slow leak at pre-inspection, was dripping rapidly post-inspection. The sum total of this bill was over $300. Additionally, I have just discovered that he turned the hot water heater to it's highest setting, and never returned it. THIS ACTION IS A DIRECT ENDANGERMENT OF MY CHILDREN. I measured the temperature of the water to be over 140 degrees F. This has also caused the hot water relief valve of the hot water heater to drip, necessitating the replacement of the valve per the second inspector's write-up (see below) to an estimated cost of $319. This sale fell through. On April 28th another inspector of Inspecta-Homes, came to inspect for the second buyer. An hour after the inspection completed I took a shower and noted that the shower drain had been forced into a position that locked the drain in the closed position. I finally understood what had happened when the inspection report, shared with us through the buyer, reported that the shower diverter didn't function. There is no Diverter, that was the Drain, and the shower is controlled by a separate set of handles located directly above the tub set of handles. In addition, the inspector reported that the bathroom GFCI doesn't function and needs to be repaired/replaced. However a QUALIFIED electrician looked at the same outlet and noted that it was installed per code in a two wire setup. I describe these two inspections to support that inspecta-homes retains inspectors who are unqualified to inspect houses, causing undue stress by providing an inferior service. The fact that two unrelated inspections conducted by separate inspectors retained by this business led to unjustified and even hazardous results shows that Inspecta-Homes recruitment and training practices are unacceptable and require re-evaluation before they are allowed to operate in any inspection capacity. read more

I always use Jesse Mueller with this company and my clients have been pleased with him. He is very thorough and does a good job. I'm a realtor and have used them for years and was very surprised to find the poor reviews here. I had one instance of a newer inspector looking at a home my clients didn't end up buying. Since then I've used Jesse alot, and another inspector I think Bryan who has been doing this for 30 years. The office staff is always available to schedule inspections and the email confirmations are received to all parties involved. read more

As a seller, I would not let these guys on my property if given the choice. They look for ways to spend your money on things that add nothing for the buyer. I think the inspector that looked at my place took an online class. Update in response to the owner: I had plumbing work done after an Inspecta-Homes inspection because the buyers are paying good money to purchase our home and we want them to be satisfied with what they are getting. However: 1) The original work was done with a City of Lakeville permit 2) The completed plumbing passed inspection by the City of Lakeville 3) For each of the 3 years we have lived in this house, we have had the plumbing inspected annually by a licensed plumber WITHOUT ISSUE 4) The receptionist, Beth B., at Benjamin Franklin Plumbing in Hastings, who receives thousands of service requests per year, has NEVER been asked to have this kind of work to be done 5) The plumber, Rick W., who did the work, with over 30 years of experience, who has done thousands of rough-ins and repair jobs, has NEVER been asked to do such work a) "There is no reason you have to do this." b) "How long have you lived in this house?" 3+ years c) "How long has this plumbing existed?" About 10 years d) "Has it ever leaked?" Never e) "That's ridiculous, Someone wants to spend your money." f) "That will be $428.00." 6) The work added ZERO market value to the home 7) The work added ZERO safety improvement to the home 8) The work added ZERO functional improvement to the home 9) The work will have ZERO imact on the buyers' enjoyment of the home In summary, this line item in the inspection of our home is completely devoid of any value for anyone. I am a senior citizen living on a fixed income and don't have money to waste. This was an issue that should have been ignored. I stand by my review. read more

Perhaps the most expensive, useless company in the midwest. We contracted them to check a townhome in Northfield, MN, and It was so sub-par, I truly wish I had not paid them up-front. There were several instances when they did not even look in places because, "there were stored items." MOVE THEM you lazy person. There were items that they said were missing and they were actually there. They never tried the washer, dryer or dishwasher. LAZY! Never tested the smoke detectors with actual smoke...just to see it they made a sound. Looked a circuit box, but NEVER tested any of the breakers. My advice is to find another company, any other company. One star is too many! read more

I gave one star as this is the lowest rating I could. I'd give zero stars if I could. I am not from Minnesota and this inspector was recommended to me through my relator. The inspector pointed out issue areas on our roof but stated it was in good condition for the most part. Once problem shingles are replaced and valleys replaced from ice water damming, the roof looks 5-7 years old. WRONG!! I've had three contractors on my roof, including myself, and there are several areas we feel like we may fall through. We checked the ventilation on the soffits outside and inside the attic, all which you would expect an inspector to inspect, and it's determined there are almost half as many soffits as the house needs and the ventilation in the attic is terrible. Inspector report said attic was functional, ventilation functional, soffits functional, and NO mention of roof sagging or dips in the roof. All I had to do was take a few steps on the roof to know I didn't want to be up there much longer. A complete roof, plywood holding the shingles up, and new ventilation needed is costing me an additional 20K out of pocket. My recommendation, don't use Inspecta Homes. Their contract is weak and the only responsibility they bear is the cost you paid for the inspection. read more

I am very surprised by the rating here. I have had other home inspectors that missed some major issues that i paid dearly for. Jeff Carlson at Inspecta-Homes is one of the most professional people I have ever had the chance to work with. He was incredibly thorough and went above and beyond what I had expected based on previous experiences. He was recommended to me by my realtor and I couldn't be more happy. Jeff wrote up a large report and attached photos with recommendations to every potential issue with the property, and had it done the same day!!! If you don't use Jeff at Inspecta-Homes you are making a big mistake. He even has a sense of humor! read more

Not sure about other peoples experience and why there are negative reviews but I can honestly say these guys deserve 5 stars. We actually used them twice in one month because the first home inspection came back with a lot of issues. We were buying from out of state and the inspector Bryan was kind enough to break everything down for me via telephone for about 45 minutes. Mind you this was about 5 days after he had been to the house and he took the time to talk all of his notes through with me. Needless to say, when we found another home a few weeks later we requested Bryan again because we were impressed with his thorough inspection. I can't speak to cost analysis because we didn't shop around but from start to finish this company provided excellent customer service, a detailed inspection report including pictures just minutes after the inspection was finished, and overall just an easy transaction. Hopefully I don't need another home inspector for another 30 years but if I do, I will be calling Inspecta-Homes. OH! AND they give you a little 2GB flash drive with tons of homeowner tips and info on it! read more

If I could give zero stars, I would. I recently purchased a home and my agent recommended this company. That was my first mistake. Lesson learned...ALWAYS find your own inspector. I am a first time home buyer, and therefore completely placed all of my trust in the fact that I was getting an honest and thorough home inspection, as I really did not know what to look for myself. Boy, was I horribly mistaken. The issues I found after moving into my home were ridiculous, all of which were either not addressed in the inspection report at all, or were reflected in a manner that indicated they were not as big of a deal as they actually were. After discovering these issues, I went back to Inspecta Homes, explained my case and asked for a refund of my inspection fee. Needless to say, their customer service was less than desirable and I received none of my money back...even though I pointed out the fact there are blatant lies in my report. To say I am completely disappointed would be a gross understatement. If you want a thorough inspection, do yourself a favor and look elsewhere. read more
