We have now used Proview when purchasing two properties. I honestly don't remember the experience the first time, but felt I should write a review while it was fresh. I called to schedule a home inspection and Connor was incredibly helpful, friendly, professional and prompt over the phone. I had a question about mold and asbestos testing that he was unable to answer fully, so he put a note on our appointment. Chuck called me back very quickly to answer my question the same day. We were able to schedule within just a few days, which is key when buying a house with a tight contingency period. An email confirmation and reminder was provided. Top notch speedy and clear communication from this company. Tony was our inspector. He arrived on time, was friendly and clear about the process and time it would take, and asked if we had any specific concerns for him. We're in the process of buying an older home with some obvious issues, and while the seller provided their own inspection, it was neither detailed nor useful. I reached out to Pro View and scheduled an inspection with Tony. He was on time, let me shadow him around (and under) the house, and answered all questions I had during the process. Scheduling and payment are easy with their online tool, and they sent me a PDF copy of the report in the evening of the same day of the inspection. My contractor friend looked it over and was impressed with its detail (as was I). We had Pro View perform an inspection on a property we were purchasing on 01/26/2016. First impression, the inspector was 15 mins late. The weird part was he was parked on the street, he just didn't come to the door, just sat in his truck. He started the inspection and after a while I went to check on him in the garage, where during the inspection of the garage doors one of them broke (Spring broke). I spent about 25 mins with him trying to get it working again, however this was not possible. Let me state out right, I DO NOT think this was his fault, just a coincidence. That's were things started to go downhill a bit, for the remainder of the inspection and during the post inspection wrap up he kept rushing and saying he was going to be late for his next appointment. I found this to be a little irritating as he was the one who showed up late. Although we lost time attempting to repair the garage door, I would have thought he would build time into his schedule for unforeseen issues. Upon receiving the inspection report (which was put together very well), I found out he did not go into the attic between the ceiling and the roof to fully inspect the condition of the roof. In the report he said that the crawl space access was "limited by framing". So I went up to take a look myself. I am 6'1 235lbs, by no means a small man, and I was able to crawl right past the bracing, which allowed roughly 3 feet access. I don't know if he chose not to do this in the interest of making his next appointment or because of physical abilities but either way IT SHOULD HAVE BE INSPECTED. Other things missed on the inspection: Water hammering in the master bathroom toilet. Completely inadequate water flow from one of the shower heads in the Master Bathroom (I removed and replaced the head with a new unit and it is fine now.) Even though easy, it wasn't inspected. There was a 12 foot long 2 inch crowned crack in the living room concrete slab floor we found after removing the carpet. (I understand that it was covered by carpet at the time but the concrete guy who repaired the floor said it was because the foundation had settled over the years) This makes me question how reliable the Foundation and Slab inspections are. At the end of the day I am left questioning the accuracy and quality of the Roof and Foundation inspections.... The two most costly repairs I could experience as a home owner. That being said, the inspector was a friendly, well mannered guy. I just wish I would have known the outcome when he was there. read more

I have used ProView Property Inspection twice now for the purchase of a new home. They are extremely professional, on-time, thorough, and are accredited home inspectors. With both inspections (for two different homes), I received my reports within 24 hours, actually, on the same day as the inspection. They spend a block of time with you at the end of their inspection to go over their findings about the home. Keep in mind, property inspector's scope of work is to visually inspect the premises, and check to make sure things work on a surface level. They will note anything that looks suspicious, and will recommend things be fixed or upgraded to current standards. They will also note anything that appears to be a safety hazard and will note all items that are in need of repair. Their reports are easy to read, thorough and you will receive them very quickly and can call them after receiving the report if you have any questions or want to discuss any of the items mentioned in the report. They also conduct pool/spa inspections and their services and rates are listed on their website. They will try their best to accommodate you if you have to make a last minute change to the inspection schedule. On weekends, they will respond to voice mail messages quickly and are always very responsive to e-mails as well. A few other things I appreciate about this company is that they offer a service call RecallChek in which during the inspection, they will register all the appliances for you and will let you know if any of the appliances have ever been recalled and for what reason. It is ongoing too so even if there wasn't a recall presently or in the past, it will catch future recalls as well. Kind of cool, I think. You would be notified via e-mail. They will also offer you a complimentary copy of The Homeowners Handbook which is a guide to preserving the value of your home. I love that they offer these value added things. This was our first time buying a home and Pro View Property Inspection really put our mind at ease. We had talked to our friends who stated they got a 2 page report from a different home inspection company when they purchased their home; so that was all that I was expecting. When I received the report back about our home inspection (within hours of the inspection), I was so surprised with how in-depth it was and being several pages! in late 2013 we bought a home in Carmel and used these folks. The inspection read great! We became really discouraged however when we found item after item not working or defective. I meant to write this up for some time but just got to it as we discovered yet another "when purchased" problem In deference to them they came out and talked us through everything and did their best to explain away the issues... answers were along the line of "well we couldn't wait to see if the house heated up but the unit did turn on, the previous owners must have done some of this before they left, there isn't time to run a dishwasher or other appliance through a full cycle, etc etc etc. We feel it would have cost more but at least we would have had information and a negotiating tool with sellers. Our conclusion is the process is virtually useless... We asked for a rebate or discount but it was refused. When we started finding problems we brought in our own contractor who (relatively easily I might add) found all but one of the items without prompting so we believe the process can work but not with the "once over lightly" these folks do. It cost us about half a day of contractor time.. not too bad as many tasks were overlapped). However the official house inspector was here for several hours and looked to be working hard but the results (or missed items) were too many to ignore. But they kept talking so we finally thanked them and they departed. I expect they believed they made us happy but in fact we just gave up... sorry to say! Things wrong that we discovered quickly include" -top right hand burner on stove doesn't work AT ALL -just opening dish washer top shelf half falls out/something broken from start -trash compactor wasn't plugged in and no manual... or bags/ doubt t could have been "tested" -water heater had a leak and had to be replaced within about 2 months -disposal blew self fuse and faile evey time we used it - dishwasher drain backed up into sink big time -sink draining took 1/2to 1 hr on arrival -tub closer/opener downstairs didn't work at all -upstairs guest powder room water flow so bad it is ineffective - so called upstairs/downstairs zoned heating didn't work. The downstairs controlled great room upstairs! and more - furnace didn't heat at all until COAL BLACK filter was REPLACED!!!! - septic tank was draining into yard/ valve had been shut off Perhaps it is just not possible to truly test all these things... we have never used an inspector before and may not understand the business. read more

First the good. I needed someone right away as we are closing pretty quickly and they were able to set something up two days from when I called. The two guys who came were very cordial. That's about the end of the good. There were some erosion issues and structural issues and while I didn't expect them to tell me the answers I did expect them to know at least one engineer I could call to address the issues. They didn't look in the attic at all. Claimed they didn't find access but it was right in the entryway and we showed them where it was on the way out and they just blew me off saying they had seen enough when they looked through the access point in the garage. The water to the house wasn't turned on all the way and they didn't bother to check to turn it on. The water to the outdoor faucets wasn't turned on at all and they left the faucets wide open so when the plumber came to check it out (and told me never to use these guys again) every outdoor faucet was on full blast (one of which was a long ways from the house and ended up being turned on for a whole day before I came back and noticed the long driveway was wet. I guess this is a criticism of home inspectors in general and I never should have paid their exhorbitant fee and just gone straight to the people who would have the answers (engineers, plumber, roofer, pest control, etc), but these guys seemed especially inept. The report noted all the obvious problems that I didn't need any help with and didn't really help me ask questions of specialists who I also had come out to the home. As to the response by the owner, the inspection was 10 days ago. read more

Disappointing. The firm is very professional with their paperwork and reports (and quick submittal of an invoice), but the inspection essentially focuses on the obvious. My biggest complaint was/is that the electrical outlets in my home were apparently worn and the majority of the outlets do not hold an electrical plug without taping them. It would have been nice to know this so that a request to replace the outlets could have been included in the home repair request. I contacted the firm after I moved in regarding this discovery and they quickly responded to my concern and met me at the house to observe my problem. The "tester" that was brought to verify my concern did not illustrate the problem that I am having, yet when I demonstrated the problem with "real" electrical plugs, the representative was able to see my concern. The final outcome was, as stated by the representative, the inspector would not have been able to detect my problem with their testing devices (....yet the representative stated to me that my issue is common in older homes). If it is common, then why was it not tested for with an appropriate tester or at least mentioned?????? Thanks for a report that tells me I have a light bulb out! read more

I was worried that I would be discouraged from following him around and asking him questions but the opposite happened. He explained the whole process to me before starting and the direction (room order) he would be working in. I followed him from room to room and he explained everything he found to me. Pro View Property Inspection is a fake. They are not qualified to inspect anything anywhere at anytime. They were recommended by a loan agent who said they used camera drones. LIE. Their website says they are certified for pest inspections. One of the workers told me that is not true. In fact they are not certified to do anything at all. Complete ripoff. If you have a crawl space to be inspected do not use these people, THEY ARE TOO LARGE TO FIT IN ANY CRAWL SPACE. A REAL home inspection has pictures to document all comments. A real home inspection is 40-50 pages, not a bunch of add and disclaimers. The more disclaimers the more unprofessional the inspectors. These people use a template and comments from someone's else home were transferred to the paperwork they gave me. When I called to ask questions these people were incapable of answering in any rational manner. And then by, accident, I was send an email between two of these jerks that made fun of me. Buyer beware, these people are dishonest and just after money. read more
