We needed a home and termite inspection for the sale of our home. After the termite guy showed up two hours early and left with no issues the inspector for the home showed up. Omg all I got in the report was opinion and conjecture. There's a tree it could fall over and damage something. "We don't like this we don't like that " is what the report says. "This is painted shut " yet the door opens and there are pictures of it open as well. Then they broke a piece of siding with stick then put it in the report as damaged siding. She also said the concrete is sloped towards the house. When I called the inspector and asked about this I told her that I put a level on the area and it is sloped properly away from the house she just said " it's my just my opinion " I think I was looking for more accurate description of our property and not someone's opinion that was very often incorrect. If I had it to do over again I would certainly pick someone else to inspect our home who had more experience and common sense. read more

This company did our inspection a year ago for our new home, they appear to have an unprofessional relationship with the realtors they are referred by because they 'conveniently' missed obvious items that would have halted the sale, the inspection missed things that we found as soon as we moved in which if the home was inspected would have ben detected. Too many to name but DO NOT USE THIS COMPANY. They came back with photos to disprove our complaints but there were things we found which if in the inspection would have stopped the sale, but we just took all the repairs as a loss and a lesson that next time we will watch any inspector the way you would monitor a child. read more

If you are looking for stress and frustration - then call this company. Had a wonderful Home Inspector and thought his company also does Termite inspection, so I put an order with him. Next I know, Carlos from Monasmith comes to my house..it was too late to turn him around. The experience I had: his description about my house, roof type, foundation type etc was ALL wrong. He made my house in Scotts Valley which was built by a very reputable Clarum Homes of Palo Alto to sound like it was a shed in Salinas. There were few small decorative boxes around the posts that were decayed and termite damage on the corners of 2x6 board - that's it. As a Realtor for 27 years I know well what cost would be - the bids for repairs were so exaggerated, twice more of what a professional carpenter/contractor would charge. So my local carpenter from Knox did the job. Prior to that I called Carlos to just confirm the placements of those decorative boxes, he promised to check the report and call me back - never did. After job was completed I started sending lots of pictures of how and what has been done - no respond back with a simple: Received. Couldn't reach by phone, so had to contact the company. He rewrote all his untrue description and said he has to call an owner of the company. Next he tells me that his company will not issue a Clearance report because it wasn't them who did the work. So you got it right: this company is not about the inspections - their bids are a double of what it would cost and that's what they are after. Ordered another Termite Inspection from a local reputable company with 5*s reviews. Wasted $250 for Monasmith inspection, but am very happy deleting their phone # and have a nice inspector to work with. Avoid this company. read more

The husband-wife dynamic duo that make up Monasmith inspected our home when we bought it. The fumigation process was smooth and we had no complaints. Recently we thought we had termites once again, Chuck came out inspected the area and noticed things that were missed when the house was tented. He stated they will send someone out to fix that mistake. Luckily it turned out we did not have termites but when we were in the process of finding that out, they made sure to set us up for the tenting as comfortable as that could be. They inspected my house last year. There were so many issues they didn't catch like loose faucet and slow drainage!

Trying to buy a house. This inspection company inspected a house, our house, without including the 6 car garage (which needs extensive work) or the crawl space which was closed up by the renters. Missed all the damage in the rafters too. They just didn't do it and didn't disclose. This is how this company operates. Immoral. Do yourself a favor and find an ethical inspector. read more

this company must have over corrected after having reviews that they missed items. the young guy that did a pest inspection on my home was too aggressive- poked so many holes in the drywall, then states there are no pests for the interior of the house. a skilled professional pest inspector will tap surfaces and know by the sound and feel of the wall if he needs to investigate further. on the exterior of the house there was evidence of termites but it wasn't enough to stab holes everywhere, he kept at it until pieces would fall off. unnecessary aggression. he reported water stains on the garage rafters that turned out to be shadows, etc. etc. the report seemed so trumped up to me that i'm having a 2nd inspection done with a different company. not impressed with these guys. read more

They missed a lot during the inspection including major water damage under the sink. Excuse included "refer to their policy as space was blocked". By a few bottles under the sink? Really couldn't move a few bottles around to check out water damage that was obviously there? We brought this up to the company and they referred back to their disclaimers. What a waste of money on a home purchase not to mention the inspector did not do what was requested which was to specifically look at the heating ducts for rodent infestation. I am flabbergasted at the poor customer service. A ton of line items loose receptacles(some didn't even work), water damage, pet stains(2 rooms were not liveable and needed new sub flooring), sinks that didn't drain, holes in the heating ducts as well that were not mentioned. But yes he noted how the wooden steps on a pathway were uneven going to the garden... huh perhaps intentional for water runoff... read more
