We have lived in a rental and have done business with Progress Residential for over 5 continuous years. It has NOT been a good experience. They will always serve their bottom line first. Will they respond to issues and maintenance requests? Yes. Will they take the cheapest path to resolution regardless of its efficacy? Most certainly yes. Even if you spoon feed all the most perfect information and data they will send their own companies repairman and drag their feet to send an expert when needed. I have experienced a litany of instances where they took the cheap path- which didn't work- just to eventually come to the realization that they will need to schedule a true technician for that field to come, electrician, HVAC, plumber, etc. This process plays out while you have to wait or even worse spend more money. Prime example being when I told them for 1.5 years that there had to be an issue with our HVAC. Our bills had gotten higher and other obvious signs something was wrong. They sent out their own repairman and tried bandaids that never really worked. When they eventually sent a HVAC company he shut it off, said don't use it and it was completely replaced. The HVAC technician was shocked that someone troubleshot the issue so poorly. This is just one example. Don't rent from these greedy clowns. read more

You won't get anywhere if you have an issue and they find all types of things to charge you for. Homes are over priced and they are all about the money and not their tenants. Progress Residential is a big company who doesn't care about their tenants only making money. Last year we had a problem with AC and didn't compensate us for AC poor installation causing excess billing of 30% increase. We had a problem after returned payment which my bank confirmed should have gone through and they put us on cash and didn't reimburse us charges. We wanted to convert from month to month to 3 months and tried for weeks before rent due and could never get fixed. Avoid renting with this company. Very dishonest. We notified them in plenty of time that we were moving following the 1 year lease. The lease ended on 7/22. They charged us a "month to month" fee, plus 9 days rent for the period 7/23 - 7/31/19, even though they were given plenty of notice that we were exiting the property. Someone from customer service told me it will take 30 days to refund the money. Another person, today told me no additional fees were charged. The activity is literally on their residents WEBSITE. The employees do not communicate with each other and you end of receiving conflicting information. In addition, throughout the lease, the water smelled toxic like sulfer. We complained many times with no correction. Each time there was an issue (AC, water, etc.) we were required to make all of the contacts to get the problem resolved. read more

Progress residential is by far one of the most unprofessional leasing companies I've ever dealt with.(Atlanta Office) We've been living in a progress residential home for about nine months now, from the very beginning we were harassed by the HOA management company for violations that we're not due to any fault of our own but to progress residential not attending to the proper property before we moved in. Shortly after moving in, we had to place a work order for The bathtub in the master bathroom, which I've been resurfaced many many times before. The contractor that they hired stated that the tub needed to be replaced.( work order for tub to be replaced cancel by someone in the local office) but of course naturally progress residential did not want to spin money to have the tub replaced, instead they wanted to have the tub resurfaced. The tub has been resurfaced probably four or five times now. Over the last couple of weeks we've noticed that the home smells like mold throughout the entire house. So I decided to go to Home Depot and purchase two mold kits. Both kits had mold growing in them. So on February 18,2020 a place to call for maintenance to progress residential. They had a subcontractor who came out February 19, 2020 He had no idea what was going on and no certification and checking the home for mold. After the contractor left I placed a call to progress residential which all calls are forwarded to Arizona which is where the headquarters is located, the rep on the other end of the phone proceeded to tell me that this home had had more than 30 work orders on it in a three-year period and most of the work orders were repeat orders. This infuriated me because we pay 1665 monthly we've never been late on rent. And for the most part we've been pretty calm about the condition of the home but this is the end of the line for myself and my fiancé. Living in this home with our children isn't safe nor healthy with the mold growing in the home. The funny thing is all we wanted Progress Residential to do is to move us to another home that does not have the same conditions going on with it. But it's almost impossible to get anyone on the phone who has any real sense and who actually cares about what happens to their tenant's. read more

This company never answers their phone. We have been renting from the for 1.5 years and you need to dedicate two hours of hold time to speak to anyone. They didn't pay the utilities even though it comes with our rent payment and my water got shut off. I was home sick with Covid and had no water, because they wouldn't answer the phone. When we had a leak in the kitchen sink we called the "after hours" number that they didn't answer. It kept saying call during "business hours". What's the point of having an after hours number if they don't answer. They are extremely unreliable and don't put the customers first. read more

I HATE this company! I wish I had seen the reviews before I signed the lease because BEFORE the ink dries, you see an entirely different side of these people! During our walk through, it was all peaches and cream. The minor things that we found and wanted fixed, we were told would be no issue. I ended up on the phone continuously, SEVEN MONTHS PREGNANT, HIGH RISK mind you, having to call these people REPEATEDLY to fix a rip in the carpet that my little girl or myself could have ended up tripping on! Appliances breaking REPEATEDLY! AC unit breaking REPEATEDLY in FLORIDA HEAT! And then we had the FLOOD because the AC unit malfunctioned. We NEVER get to see our electric bill because Progress Residential uses some shady third party billing system, which they charge you for, to generate your bill. They can charge you whatever they want and you'll never know if you actually used that wattage. FEES! You get a fee for EVERYTHING! It you don't pay an electric deposit, which our agent pushed us not to do, being pregnant and my husband having to get back to work, that's a $50 MOTHLY FEE! Renter's insurance? You opt out of insuring YOUR PERSONAL PROPERTY, Progress Residential charges you $9.95 A MONTH! Your water bill? You have ZERO say! They use the same crook company to generate your water bill that charges you $7.95 to generate that bill! DISGUSTING! P.S. Kiss you deposit GOODBYE! If you leave their property brand spanking new, they will STILL keep your deposit AND charge you OUTLANDISH fees for ANYTHING they can MAKE UP!!! Make certain there are never, EVER any issues with your autopay. Bank error or not, at 12:01 a.m. on the 4th, your rent is LATE! Figure in a $125 LATE FEE! Paying your rent on time means NOTHING because having your UTILITIES on their ledger will get you MORE FEES!! There is a $40 'small balance" fee if you have $250 on the account! They will send you a THREE DAY NOTICE and threaten to EVICT YOU over UTILITIES! No power company in the world threatens to put you out on the STREET over a power orator bill! We were told that our rent would go up between 3 and 7 percent after a year...NOPE! It was TEN PERCENT! These people are moral-less, soul sucking, nickel and dimming demons! NOBODY regulates housing in Orlando and they, like so many others are ting full advantage of this! Some of the people who work for them just lament your position. But for the most part, the others ENJOY IT! They take JOY in your pain! They don't care if you have no AC, they don't care if you applies are broken, they don't care if you are flooded, they don't care if you have fees and fees and more fees piled up on you! I received an update that I was denied this morning. I have a conditional approval but I was not given the exact reason I was denied.I was advised I passed the credit and background check. Update! After two and a half months of living in this home I still have birds in my dryer vent. Three maintenance people have came out and just not done their job. Twice they no called no showed. This place is a rip off. they make you feel good, when you try to move-in the first time, but wait until you move out. They took all of my deposit money by claiming falsely that they had to paint the house for $1500 even after the inspection was done and approval email sent by their local office. Worst company to work with ever!!!! As a tenant or as a real estate agent. My client moved in 8/31/16, she had multiple service requests that took weeks to get resolved. As a real estate agent it took over four months to get paid my commission!! Four months!!!! I had to constantly call and send emails for follow up, after many employees that were my point of contact were no longer with the company and figuring out who to speak to next I was getting the run around. I guess after the third person I was speaking to/emailing with weren't working there anymore that should have been a red flag. They bought out our house from our old property management company one month before our lease was up, which gave us no time to look elsewhere... otherwise we would've never resigned with this company. Rent is late after 3 days, not 5. Every time we try to call we're on hold 45+ minutes. I was charged 150 to add me onto the lease (my friends already lived here) for app fee and background check. Which I totally understand if that's their policy but it wasn't told to me, nor was it anywhere in the lease. I've emailed about that, and about seeing brown recluses in the house (pretty serious). AVOID PROGRESS RESIDENTIAL BASED ON ACTUAL EXPERIENCE!!! Master bath toilet overflow 1st day in house. 3 day response from Progress. 1st day in house dishwasher not working. Progress told wife to call GE about it. She did but not her responsibility. Progress came to replace with a cheaper one a few days later. Kitchen sink leak. A few days to fix. 3 MONTHS INTO LEASE, Water leak causing water to come up from floor through laminate. 1 week goes by. 2 weeks goes by. Finally send a contractor (NOT A PLUMBER) that cuts multiple holes in walls to find leak. Fixes leak and walls. Replaces flooring in 2/3 house. No hot water at master shower. Send a plumber. Plumber says it needs a water booster because master is too far away. Progress declines stating it is not a necessity. Now we turn on shower on full hot and bath sink on hot, wait 10-15 minutes for hot water to shower every day. Fencing needing multiple trips for patchwork repairs. Water bill Progress sent is for $1855 dollars! AND, OF COURSE NOT AN ACTUAL BILL WITH METER READINGS! Spoke to them no resolution. Escalated to upper management they'll look into it. Still nothing. 2 months go by. Today these photos! Plumbers come out, no root cause. They detected a water leak. They suspect a broken sewage pipe. They suggest a camera down pipes but Progress does not want to pay unless this incident occurs again. We escalated this. Now they will send plumbers to trace the leak and broken pipe. Plumbers will need to excavate inside the house to repair the pipes. This of course is happening during this epidemic when we are social distancing and do not want people in this horrible rent home. NOW WE HAVE TO DEAL WITH MULTIPLE PEOPLE IN HOME, DUE TO PROGRESS! Progress never returns our calls, only emails after many follow ups. I would not recommend this company due to inferior remodeling, not vetting the property thoroughly, and the poor response time and going for the cheapest subs. Highlights of issues: maintenance workers sent to your home who don't know how to repair what they were sent for; we were left without a properly working furnace for HALF of winter in Indiana (even though their "contractor" informed them each time they came out the furnace needed replaced as it hadn't been serviced in 12 years and was no longer functional), we spent hundreds of dollars on space heaters and electric bill to keep our family warm; home utterly infested with ants upon move in; home still had previous renters items in closets; yard had grass over a foot tall!!; etc. I will be updating this review with more detail once we receive our final correspondence from Progress. When we moved out, we returned home we lived in for less than a year in so much better, cleaner and working shape than was provided to us. Per our attorneys advise, we have videotaped the home from top to bottom upon move out for our safety because it seems as though Progress is charging large fees to renters for cleaning and not using that money to clean given the state the home (previous renters items still in closets, bathrooms and kitchen never cleaned) was given to us (rented from across country), I believe this. read more

Company said I was approved and good to go. Then I was told I have to provide my social security card back and front to upload for proof. Being a property manager myself, I know that providing a copy of this is not legal in my state. They denied my application due to me refusing to provide my social security card. Where do begin with this company! I am currently in a 1 year lease with this company and cant wait to be out! 1. We move from North Carolina to Texas in June of 2016. We did all are paper work over internet so house was only seen on there website. When we arrived the air conditioning was not working. Remind you Texas in June. I called my agent I was in contact with and he said It had a complete inspection before move in. Like he didn't believe me. Needless to say this was on a Friday and our air didn't get fixed till the following Tuesday. Hotel it was out of my pocket 4 days. 2. About 3 months in we get a certified notice that our account is past due 600 dollars and we have 3 days to pay or there may be possible eviction. My rent was taking directly out of my bank account and had never been late. It took me 3 days of going back and forth with cooperate to actually get someone from the Dallas office to speak to me. Find out that the water and trash pickup had to be put in Progresses name. We had went to the city and had it put in our name and been paying them. NO PROBLEM they tell me just pay the money and you will get reimbursed what you already paid. The water and sewer were only 287 dollars. Progresses late fee made up for the other 300 and some change. 3. We have also had some heating issues that took weeks to get fixed they told us they go by the weather and if its not below 72 they won't come fix the heat. Daytime temps were in the low 70s night time was in the mid 50s. We have small children in this house AHoles! I would not rent from this place ever again even if it was my only option. After asking for explanation on the extra charge (~$350) on our account, she told me she was going to have to talk to her manager and see if they could do something regarding those extra charges. I work for home river group and can honestly say being in the property management and residence service field for a long time this is worse company to rent from! you can never get a response you send documents for over a year and i still get charged monthly for insurance even though I have insurance and have provided them 7 different times until i put a notice to vacate in and now they aren't compliant because they were not listed as a rider on the insurance!! Never once was I given information or a response after providing my documents. Then get charged late fees because they change the time zone on the portal they remove the charge and then add it back!!! You can not get maintenance to complete a work order with out putting it in 10+ times..... Waiting on hold for several hours to be transferred around because not one employee can help you with anything you have questions on! I have sent 30 emails and have not received a response from customer service email, any contact that has emailed me that was regarding fees or anything nor resident services, no one has responded !! This place is a complete Joke and scam!!!! Not to mention 30-40 percent above market rates and comps! The home was disgusting when we moved in. If we would have had a chance to view it prior to the day we moved in we would have NEVER got this home!!! Not only that but for 5 months we could not get rid of the rats that was there prior to moving in. My 6 month old baby was constantly being attached in her crib by ants coming out of the walls and I called and emailed process for months and had to end up paying our own exterminator to take care of the problem even though these issues existed prior to moving in !!!! A week before moved in date, we received a call from a progress agent stating the occupants decided to stay in the homes my husband and I was approved for. I have already started the job, my family and I been living here and there in AirBnd. They stating they were going to move our application to another property. But, mistakenly issued a refund of the holding. Now my family and are practically homeless due to these scumbags. They are not trying to do nothing to correct the issue. Missed opportunity for excellent customer service. I have only recently become aware of Progress Residential through interactions made by a couple of my clients. The issue is that my clients made an ACH deposit of $500 on one of their properties. For whatever reason, my clients were not approved as renters. They were then told their payment would be returned via check within 30 days. Progress Residential has "sent" out the check, stopped payment, reissued and "resent" out this check three times. At one month, I personally called and spoke with Jennifer Tripp, Application Coordinator, in Scottsdale, AZ. Ms. Tripp gave me the exact address that my client has been residing at for the past 7+ years. I asked Ms. Tripp if the company was able to track the delivery of the check at which time she said no they only send them via regular mail. I was assured that the check would be delivered within the next few days. I informed Ms. Tripp that if the funds were not received within the three days as promised they would need to be sent via some certified method that could be tracked. Almost two weeks after the 30 day deadline, my clients have still not received their deposit back. Yesterday, I called the number listed for Dallas since it is our local office. I spoke with "the only Jeremy" at the corporate office. Jeremy proceeded to blame my clients for Progress Residential's inability to meet their own deadline. He told me that obviously my client must have given the wrong address each time the check was reissued. I am baffled at the uncaring and unprofessional manner this company handled this concern. I offered to fly to Arizona if that is what was needed to find a workable solution. "The only Jeremy" told me that my client had not provided the apartment number even though Ms. Tripp had verified the complete address on the phone over two weeks ago. I informed Jeremy that as a business, brand is everything. This situation did not have to escalate. Companies are free to have whatever criteria they want for tenancy. However, providing poor customer service and preventing hard working people from being able to relocate somewhere else is unacceptable. As a real estate professional, I only partner with companies that are ethical in their business practices. Unfortunately, Progress Residential, will not be on that list. I have now made it point to inform every client, family member, friend, business associate, vendor partner and person within my sphere of influence of the way this company chose to handle business. Perhaps, when their bottom line is affected, they will realize that without clientele no business can thrive. My clients lost out on their $500 holding fee because they had a family emergency that prevented them from moving forward with the lease. WE NOTIFIED COMPANY ONE DAY AFTER APPLICATION WAS SUBMITTED, AND THEY REFUSED TO GIVE MONEY BACK. There was not a lease agreement signed, which does not leave us in default. However, I came across Kristin Fish who truly took matters into her own hands and helped me and made me feel valued as a customer. If I could, I also would give this property management a zero. Lived at one of their properties for 4 years. Left the house absolutely clean and flawless. I went above and beyond but felt it was my home and needed to leave it in great shape. They shamelessly have kept most of my security deposit. Hardly ever was able to speak to the same person twice and their communication is terrible. Would recommend to a friend, do not rent from them! I could say a lot more but won't at this time. read more
