Do NOT rent from these people. They are scam artists. They bought the house I'm in in foreclosure - received a credit because it needed a new roof, slapped a coat of paint on it and rented it to me and my small children. When the ceiling literally caved in it took three weeks for them to fix it and they only did a patch. Didn't even replace he roof. Of course a few months later there's another leak. They said they were going to send someone out. I wasted a whole Friday afternoon waiting around- nobody showed. I told progress- on Monday it's marked as completed. My son is renting from Progress Residential in Memphis and they have to be the worst company ever with no morals. Like a lot of people during Covid-19 his business closed. He applied for emergency renters assistance when he was only two months behind. He applied August 1st and was approved in October. The final process was for someone from Progress Residential to fill out paperwork and send a copy of the ledger of what was owed. To make a very, very long story short. Progress never finalized the paperwork and the amount owed ballooned from $4,000.00 to over $35,000.00. Instead of Progress Residential finalizing the paperwork, they locked him out of his account and did not renew his lease and racked up on month-to-month charges, late fees and eviction fees. They would charge attorney and eviction fees but never serve him with papers. Emergency Rental Assistance could not get in touch with these people so they cut a check a check for $28,800.00. This evidently didn't cover all the fees that was charged. Now, they are coming after my son for the fees and will not discuss any type of payment plan. My son has paid his rent on time every month since the payment made by Rental Assistance. He has paid over $8,000.00 and they have transferred that amount to all of the fees and still say he owes $11,000.00. Today is October 1st and he tried to make a payment, guess what? He's locked out and more eviction charges has been added. I know this is really long but I have found out that this isn't just happening to him. If this is happening to you please contact an attorney before it get as bad as this. Progress Residential has some really nice homes and he hasn't had any problems with anything else.This is first time renting and this happened. Well to give an update on my last review. My dishwasher is still broke, even after my wife emailed the guy who responded to my review. What a shocker that was. Now my hot water tank quit working and my wife has been on the phone with them all day to get someone out and guess what she got the same run around that we got with the dishwasher. Master bath toilet overflow 1st day in house. 3 day response from Progress. 1st day in house dishwasher not working. Progress told wife to call GE about it. She did but not her responsibility. Progress came to replace with a cheaper one a few days later. Kitchen sink leak. A few days to fix. Water leak causing water to come up from floor through laminate. 1 week goes by. 2 weeks goes by. Finally send a contractor that cuts multiple holes in walls to find leak. Fixes leak and walls. Replaces flooring in 2/3 house. No hot water at master shower. Send a plumber. Plumber says it needs a water booster because master is too far away. Progress declines stating it is not a necessity. Now we turn on shower on full hot and bath sink on hot, wait 10-15 minutes for hot water to shower every day. Fencing needing multiple trips for patchwork repairs. Water bill Progress sent is for $1855 dollars! Spoke to them no resolution. Escalated to upper management they'll look into it. Still nothing. 2 months go by. Today these photos! Plumbers come out, no root cause. They detected a water leak. They suspect a broken sewage pipe. They suggest a camera down pipes but Progress does not want to pay unless this incident occurs again. We escalated this. Now they will send plumbers to trace the leak and broken pipe. Plumbers will need to excavate inside the house to repair the pipes. This of course is happening during this epidemic when we are social distancing and do not want people in this horrible rent home. Progress never returns our calls, only emails after many follow ups. I would not recommend this company due to inferior remodeling, not vetting the property thoroughly, and the poor response time and going for the cheapest subs. I wish they had negative stars to hand out! This company is terrible. They bought the house I live in two months before they leased it to me. The dryer vent had NEVER been cleaned. I mean there were bags of lint that I pulled out. They refused to have it cleaned properly - wanted me to pay to have it cleaned. Not only did they turn this property over to me as a complete fire hazard, the toilets don't flush and the water heater does not provide enough hot water for one shower! And customer no service! Minority renter beware. Holy cow! I came on here to write a bad review, and it looks like I dodged a massive bullet! I paid my holding fee and app fees, applied, answered all the questions, took the hit on my credit, got a follow up email to confirm who would live there and how many cars would be in the driveway. THEN, they told me I could not continue with my application until I provided a color copy of my SSN card with all four corners showing. I am Hispanic, and the primary applicant. Update - no response from the owner rich. I emailed him same day he responded. WHAT A SHAM OF A BUSINESS! They took my 250 and won't give it back! These responses they give are copy paste generic responses. That's fine. I'll go ahead and file a complaint with BBB. So I just applied and maybe I didnt read the fine print but I paid 250 holding fee plus application and admin fee. Total 330 bucks! I didn't realize I was required to pay first months rent within 7 days or they would remove hold. My fault. I did however find a new place less than 30 days later and have been on the phone with 833 # and then the local office # in Memphis doesn't even work. I keep getting referred back and forth. I've emailed local employees and only one lady (really nice) responded on her mobile via text. She referred me to Beth. no response. I guess I'm out of 250 plus admin fees for nothing. National customer care says I should get my holding fee back as refund. I cannot get anyone to call me back regarding this, I need a place by end of month! This is not how I thought it was going to go, I've rented for years and never had so many rules and policies on applying for homes. I felt pressured to pay when I told them the date I was wanting to move in. They said I must pay sooner or they won't rent to me. I'm so confused! I'm not surprised to see so many bad reviews for Progress Residential. Here's another lengthy/detailed review based on my unfortunate experience with them. I HIGHLY discourage anyone from renting with Progress Residential. The extreme lack of professionalism, communication, organization, and care we've experienced with PR in this last year has been ridiculous. Starting from the beginning: When we looked at the house, it looked cute and livable. However, when we moved in, we started noticing that everything wasn't as great as it seemed. It took 3 weeks, multiple emails, calls, and service requests to get the lock box taken off of our front doorknob when we moved in. Nobody seemed to know what to do about it and I kept getting passed around. We noticed ants and gnats right when we moved in. I submitted a service request after trying at-home remedies and sprays to no avail, only to get an email that my request had been cancelled. There was no call or reason for the cancellation, just a message that said "your request has been cancelled". I emailed and asked why, and got a response of "It's not Progress's obligation". So, we paid for our own pest service, even though the bugs were there before us. After not being properly responded to for the issues mentioned above, we decided to take care of every other problem we came across on our own, since PR is no help. The towel rack in the guest bathroom was hung lazily, because when I put a towel on it, the whole rack fell out of the wall. The little circular towel hanger by the sink fell out of the wall, too.The master bathroom lock was installed backwards.The sinks were painted cheaply and bubbled. Bubbles popped and paint peeled. There were also several long human hairs that were painted over on the walls. I pulled them out, but the designs from painting over them were still there. My husband opened a kitchen drawer and the whole face of it fell off onto his foot at an angle, leaving him bruised and cut. It seems hot glue was used to place the face on, which is dangerous and lazy. My husband nailed it back on, properly. My husband has since repaired all of these issues on his own because, thankfully, he is handy. Even with all of that, my biggest issue with PR is that we haven't ever been properly responded to or given correct contact info for people at PR. I've sent dozens of emails to a few different email addresses from their site over the span of our lease with questions, but it wasn't until I threatened to go to the BBB that I finally got a response. In that response I was told my message would be forwarded to my "new leasing manager". I was never told that my leasing manager had changed. It would have been nice to know that and given contact information instead of being tossed aside as soon as I signed my lease agreement.  We've had such a horrible experience renting with Progress that we decided to end our lease three months early and pay the $3,300 fee (double our rent) for doing so. We had trouble getting in touch with people to talk about the final steps to get out of there. At one point, my husband called and spoke to a woman named Donna, who was unhelpful, and she hung up on him when he asked for her supervisor. We FINALLY got someone to come do the final walk-through and we were told we'd have our deposit back in two week's time. At 2 weeks, still no check. I emailed them several times with no response. I somehow got in touch with someone named Pamela that doesn't even deal in the department of deposits or money or anything. I asked if she could forward my concerns to where they needed to go because we'd like to get our money back. She said that, on her end, she could see that a check was mailed out to us at 2 weeks, but we never got anything. I have mail forwarding and I've been getting other mail forwarded to my new address just fine. I've emailed several times over the last month trying to find out where my check is, but I'm still being avoided. I even sent them my new address and asked for the old check to be cancelled and have a new one made and sent out. Still nothing. So, after nearly a month, I started calling any number I could find related to PR. I finally got in touch with someone that deals with accounts and he was EXTREMELY rude. I was so shaken up with anger that I forgot his name... He said my check isn't considered "lost" yet so they won't issue a new one and he "doesn't know what else to tell me". So here I continue to wait, for the people at Progress Residential to get it together and do their jobs properly. I can't understand how one company has so many incompetent employees. Living at one of the locations for 3 years didn't have any issues until we decided to buy our own house and move out. So we had to pay an average utilities for the last 3.5 months. Almost 1500.00. Mind you our average was about 300.00 or less a month. Got our deposit back minus another 160.00 for utilities. So I put in a dispute on Dec 16th 2019. I have called 3 times trying to get answers and proof of why they say our utilities was so high. As of today I still have not heard back with proof. Also we moved out a month before our lease was up. So they are basically telling me that in 3.5 months we had 475.00 in utilities a month? And we didn't live there the last month? What ever you do get the utilities in your own name. The charge me for extra 11 days of the month, I called I sent emails to everybody in finances and they told me once I move that amount will disappear. They never adjusted the charge. We received the Move-Out Statement for property located in Oakland TN. We were most displeased with the statement of charges and the listed items. Before our evacuation of the property, we had ensured that the lawn was cut, cleaned, trash removed. We went through the interior and had replaced bulbs, cleaned all areas to include a walkthrough before my wife turned in the keys and the garage door remotes. For those looking to rent it all sounds good and dandy, but if you are in the Memphis area and they transitioned from Crye-Like properties beware! I am currently renting a home from them in Haltom City/Fort Worth. This company practices unethically. Please beware of their terrible business practices and save yourself the headache and money. I made the mistake of renting 2 years with them--the 2nd year, they skyrocketed my rent from $1550 to $1655 and do not work with you whatsoever. They are a greedy business and do care for you as a human being. Recently, I've been noticing, if you go make a payment from Rent Cafe, the only charge that will show up is your utilities charge--your rent payment does not show up as payment you can make. Then if you try to call the billing department about it, you are left being on hold for longer than 15 mins and do not reach anyone...even after making several calls each day. Unless you're enrolled in automatic payments, your rent charge does not show up until after the late payment date of the 5th. So then they stick you with a $125 late fee. I've always been enrolled in automatic payment until last month due to changing banks. I've never missed a payment before, so I've been a good tenant. Oh, and get this, they say no one can answer my call due to Hurricane Harvey--bc all agents are busy servericing those customers. They are making money off a natural disaster with these late paymentsand do not hold accountability of their shady practices. They take weeks, even months to get something fixed bc they use low quality vendors. We've been waiting almost a month just to get our garage fixed. Do not rent from this company! read more

We rented from them for 2 years in Chase Oaks in Plano, TX. We loved the house and kept it and the yard nice. There were numerous plumbing and AC issues but we were making things work. When we moved out we had the house professionally cleaned and left the receipt as they requested. It cost over $900 too. They say you'll get your deposit back within 30 days... well 2 months later we finally got a check. Our deposit was for $2600 and those thieves sent us a check for $186 with no explanations or anything. I've called and emailed several times and so have my roommates and no one will respond. Worst company to rent from. They are criminals in disguise. I have been trying to get my security deposit back for 3 months and they sent me a sheet of paper with charges that dont add up. My lease was over August 1st and they charged me, stating I was there til the 18th. When i showed them proof they then charged me $2125 for a late notice fee even though I havent been late on anything and i moved out the 1st and tried calling them to see what i was supposed to do and a demand notice fee for $40 just for putting a piece of paper on the door even though we had moved out. We have had nothing but problems with this company. The windows don't lock in the kid's bedrooms, which is a huge safety issue. There is mold under the kitchen sink and in the HVAC system. The house was not cleaned before we were supposed to move in. The last tenants pet hair was still everywhere. There is dirt and grime in every corner. Even the refrigerator seal is broken and will not keep food from spoiling. The carpet was not cleaned like it was supposed to be. The transition molding on the floor is broken with rusty nails sticking up. Our daughter tripped over one. There is trash left all over the yard and the mail box post is in the ground with the spray in foam (real classy people). We contacted the company as soon as we got the house on move in day with these issues. Of course, they are in no hurry to get it fixed. The "manager" in charge of our case has been in training for the past 2 weeks and can't find the time to call us on the phone to sort it out. We applied to transfer to another one of their homes that was in better shape so we could just get our family into a home, but apparently all of these issues don't warrant a transfer. So now we are currently staying in a hotel, so our family is safe and healthy. Still no one at the company feels like there is any sort of rush to get this sorted out. Do not rent from this company! They strike again. I went online to review my final bill and noticed that they are attempting to charge me for pro-rated rent from July 11-31 when my lease is over on July 10. They are also attempting to charge me a Month to Month fee. I have emailed two different folks in the office awaiting a response. I highly doubt that I will get any of my security deposit returned as it appears in other reviews that it is rarely returned. By far the worst customer service experience ever. They are only out for money. I did a virtual move because I was in another state they were amazing. But after the arrival everything went downhill from there. The place was filthy and carpet was disgusting as if no one cleaned the place. This company is a nightmare. Extremely cheap houses very little customer service. Dont be fooled, read the reviews and rent elsewhere. SAVE YOURSELF TIME, MONEY, AND SANITY!! THIS COMPANY IS THE DEFINITION OF AWFUL!!!!! My review was too long so I posted the end of it as a photo! Where do I even begin? If I could give zero stars, I would. We've been renting a house from them since January. Open move in day I should've known something wasn't gonna be right when I had to clean the ENTIRE house before moving my things in due to it being disgustingly dirty. However, I looked based it and tried to keep my hopes up. A few weeks in we notice the hallway bathroom window doesn't open, so we set up a maintenance request for someone to come fix it. A week later someone comes out, and upon him looking at it, he shatters the entire window. We are awestruck at what just happened, the worker said "well I guess I'll have to order a new window" and put plywood (very poorly I made add) up over the now gaping hole in our bathroom/shower. Fast forward three weeks and we still have no window and have had NO updates on it either, so I call and ask. They said it has to be special ordered because they don't make that kind anymore and it'll take 4-5 more weeks.....OKAY SO THANKS FOR TELLING US?? We'd understand if we actually got an update regarding it but we went three weeks without knowing anything!!!! So a month later I call asking how the window is coming along and they had no idea what I was talking about and told ME to call the distributor of said window.....so I said "no that's not my JOB, I'm calling my RENTAL COMPANY regarding something about my RENTAL" so they called them and I had to call them BACK for an update after being transferred to Literally 7 different people. Two months later, after wasting electricity from air conditioning because the window wasn't sealed and countless bugs and critters climbing in, we finally got our new window installed. Now fast forward about a month - it's starting to get unbearably hot in Orlando, Florida - I come home to our air conditioner not working and upon looking at the unit, it happens to be leaking (not a small leak either, it's making pools of water). So, I set up an appointment for someone to come out and look at it and get one a week out. After nearly dying for a whole week, he comes out and asks me what's wrong with it (because apparently despite describing on the work order he seems to have no clue what's going on??) and he gets to work. All he does is clear a drain pipe outside (didn't need to be cleared, mind you) and leaves without saying anything but "see ya". Our air kicked back on after I found our coils were frozen and I let them defrost and we were back on with nice cool air. Two weeks goes by and leaking gets WORSE. It's starting to trail down the entire garage to our driveway. I ask for someone to come out, TWICE, and no one did. And this, my friends, is where it only gets worse.... One of my roommates notices that he is starting to get sick. He has a medical condition that is very serious as it is, so him getting sick isn't an option. We couldn't figure out what it was till one day, we went into our coat closet to organize to find BLACK MOLD sleeping through the walls and our main wall in the living room is literally SOFT to the touch, you can literally press a finger through it. (Photos attached) We IMMEDIATELY tell Progress Residential our findings and they tell us we will have someone come out and look at it (they didn't seem concerned OR alarmed whatsoever, which was yet another red flag.) Fast forward TWO MORE weeks and someone finally comes out. He looks at it, says "oh sh*t" and goes to look at the air conditioner and water heater, but doesn't do or tell us anything about it. We don't hear anything from them for awhile, and a hurricane is barreling our way. We survive the hurricane and now have increased damage to our home; including, but not limited to, a tree falling on our fence and the porch flooding due a persistent roof leak (that we also tried to have fixed and the guy said it's from leaf build up???? I really wish that there was a zero star option here! Do yourself a favor and find another way to rent. Do not use Progress Residential!!! Moved from NH and rented site unseen in the Tampa, FL area. After driving for 3 days, arrived to my new home an a Saturday morning and it was a filthy mess. There was human feces covering one of the toilets, inside and out. There were what looked to be bloody fingerprints on one of the walls and the window blinds. Floors were covered in leaves and every surface was just slimy with grease and covered in filth. There were broken light fixtures, broken air conditioner vents, and no water in the master shower. I immediately called Progress Residential and was told that they would contact the cleaning company but did not have a process for cleaning a home over the weekend. They opened work orders for all of the issues and told me someone would be in touch. That afternoon, I was contacted by someone on the maintenance team that someone would be there on Monday to fix the broken things but still no solution for the disgusting filth. It wasn't until late Monday afternoon until I received an email that someone was coming to "inspect" before any cleaning would be done but by then, we had already done it. My wife and I stayed up all night Saturday scrubbing and bleaching the entire home because we simply had no where else to go and the house was uninhabitable as it was. We had to spend our own money and hours of our own time cleaning this mess and Progress Residential is still refusing any type of compensation for this. The communication is great right up until you send them money. Once they have your money, there is no way to get anyone of any use on the phone. They do still manage to send out emails that the 1st is coming up and you can pay your rent early though. On top of all this, I was told the house was part of a homeowners association (HOA) that had a pool, tennis courts, and a clubhouse available for our use. All of this was mentioned in the lease and there were beautiful pictures of it all in the ad that I found online. The "Leasing Specialist" told me that I would "just need to show them my lease" and I could join. Once I got here and went to this "HOA", I find out from the operators that it is not an HOA but a private club that only homeowners in the neighborhood can join, according to their bylaws. I can get access but I need Progress Residential to actually join and then give me permission to use it. Now, a week and a half of some of the most beautiful weather has past and I still can't even get a call back or email response from anyone at Progress Residential. So much for sitting by the poll in this gorgeous FL weather! Tomorrow morning I meet with an attorney to see what my next steps are. Of course, another unnecessary and unexpected cost to this move. Please listen to me and most of these other reviews and stay far away from Progress Residential!!! read more
