This is a horrible company! We moved in Jan 2017 but had to move out in August due to my father being diagnosed with cancer and our needing to move 3 hours away to take care of him. We understood that we would have to pay an early termination fee for 4 months and was prepared to do so. We had begun to pay the fee when we found out that the property had been rented. This would mean that we were responsible for 1 full month and 13 days of another month. We sent in a dispute of the charges. Because we had begun making payments Progress Residential actually owned us a refund. The person we were working with, Jamie, let us know that it had been rented and we were due a refund which would take 15 days. Needless to say when we callef after the 15 days were up we found out that Jamie was no longer handling our account and a new person, Veronica would be handling it. According to her Jamie did not forward her our file and we would have to start over disputing the charges. Needless to say this has been a horrible situation. So far so good! I've been in my Cape Coral home a little over two weeks and got on to write a review after Ed the maintenance tech came through. I had a couple issues at move in that needed to be taken care of. The field inspector didn't seem to tell anyone about the 2 major things we went over at walk through so I put in a work order. There was a bit of a scheduling hiccup, one of the techs was out sick but neglected to tell the manager. Once I reached out to the maintenance manager, (Leo) he got back to me right away. I rescheduled, they came out on a Saturday (bonus!) so I was home and I got Ed. Not only did he take care of the two major things, (major meaning a dishwasher with standing water, not AC out or anything) when I brought up little things I had planned to fix myself (the exterior light bulb was out and 20 feet up) he fixed EVERYTHING in a short time. Made it all look easy. He even had the rollers (in his van) for my shower door that was stuck. He was super attentive, helpful and prepared. I'm very happy! Good maintenance goes a long way!! The maintenance manager was very unprofessional and kept talking when I was trying to explain my problem. Every time I tried to get this problem resolved he said that he had to take his tech's word over the resident's word. His response was just 'um k" every time I would say something . We've had techs come out to our rental home 3 times. The dishwasher still has not been repaired. We had one tech "Nathan" that said he had to order a part to fix the leak (gasket) the dishwasher is making. The last tech "Marvin" just came and pushed the start button on the dishwasher and didn't see it leak so he said that there was nothing wrong with it and was only in our home for 15 minutes. He put in his notes that there was soap in the dishwasher when actually there was water that smelled like rotten eggs and the smell of bleach. Nathan had told us to put bleach in the dishwasher to mask the smell of the water in the dishwasher until the part came in. I asked the manager if we could have a meeting with the tech present because when I asked Marvin why I had been charged for something that had not been fixed he replied that the charge was for the pump the other tech had put in. I told him nothing was repaired on the dishwasher and that it still leaked. He said to take that up with the main office and it would be taken care of. The manager said that we could not have such meeting, called Marvin on the phone for him to say that no such conversation was even made. The manager said that he had to take the tech's word over mine. He offered to have a tech come back out but if that tech didn't see the leak while he was at the home that I would be charged again. I told him that I didn't want Marvin to come back to the home because he was dishonest. Manager replied that Marvin was the only tech that serviced our zip code (area). I replied by telling him to go ahead and send Marvin because I wanted to talk about the conversation that he denied talking about. Manager said that I would be accused of verbal abuse to his tech. I replied by saying he could have Marvin come and fix the problem but that I would have to call for a cop to be present so that I would not be accused of such. I requested that the manager put in his notes that I would not be responsible for any damage to the floor or anything else in the kitchen that the leak in the dishwasher would make because it had not been repaired. I also stated that from now on I would have an outside company take care of repairs so that way I would be charged for actual repairs that would be done to the home and send in copies of the invoices paid for repairs to the home. When we did our walk through with one of your agents she took many pictures of things that were damaged to the home but have yet been repaired. She also stated that if there were any problems we found while living at the home that we did not personally damage ourselves that those problems would be repaired at no cost. She said that we would be charged for things that we damaged while living in the home and also be charged for things that would become damaged by us if we didn't do our part in taking care of the home. I'm very disappointed on how the manager handled things. He was very unprofessional and showed poor customer service skills. "Here's the thing. Mistakes are opportunities -- golden ones. Here's why. Studies show that a satisfied customer will tell 2-3 people about his experience with your company. A dissatisfied consumer will share their lament with 8-10 people and some will push that number to twenty." I had to pay the $91.20 charge because it was not an option when I went to pay my rent. I will continue to pay my rent, utilities, trash and set-up fee that I'm charged monthly until my lease is up. I really hope that I will get my deposit back with the list of problems this house has. I'm sending this email so that everything I said to the manager and things that I have stated in this email be documented so when I do my walk through at the end of my lease I will not be charged for problems that were not repaired. The company Progress Residential in Tampa, FL is the worst company to rent from! They charge $9.99 a month for all of your monthly utilities that you can't put in your own name!! You get billed one bill - Rent and Utilities together! They charge $9,99 a month if you don't carry $100,000 in liability homeowners insurance for the home you rent! They don't answer the phone in that office. I moved into a house that is falling apart literally! All they care about is the rent payment. They don't care about fixing their homes right before renting them out. You will be totally frustrated trying to get them to fix anything!! read more

All I can pretty much say is AWFUL! Do not use this company! I set up an appointment (at 9am) to view a home at 1pm on the same day. Nobody showed. I drove an hour and a half to see this house, and I waited and waited and waited for nothing. When I called, I kept getting disconnected over and over again. When I finally did get someone, nobody really seemed to want to help me. The man who was supposed to show me the house did not even return my call or apologize for the no show. I work six days a week and had one day off to try to find a place to live, and this company's lack of customer service ruined and wasted my entire day. If I could give then NEGETIVE stars I would !!!! I have lived in thier property for a little over a year and a half and I am so sick of them. When we first moved in we noticed termites in the down stairs bathroom it took 6 weeks for them to resolve the problem. In November we had a pipe in the upstairs shower burst and damage the dining room ceiling, walls and floor. The fixed the leaking pipe right away but not the sheetrock. It was not until February wen they finally fixed the whole they had to cut to access the pipe - YES 3 MONTHS. Now I have put my notice to move out I have called 4 times and emailed 3 times to try schedule my pre move out inspection and final inspection and still have not received an answer. I called them multiple times about a property my clients were very interested in. Each call I received different answers on whether the property was available or not and no one could give me specific instructions on how to show the home. I called everyday over 7 times total. When I called the next day, after I have also left messages for the head Leasing Agent/Manager, they told me an application was submitted and the house was taken off the market! VERY UNPROFESSIONAL!!!! Hoping I don't have to work with them again. Now I look bad because I couldn't even give my clients a showing of this home. read more

DO NOT RENT WITH THIS COMPANY!!!! First I spend over 2 months sending papers calling like a hundred times, emails everything just to rent a $1800 house. Finally I rented, it was supposed to have two months rent free but when I move in they say it will only be one because one month pass during the renting process... When I finally move in the landscaping was a mess, the pool heater didn't work and when I call they toll me that in the contract say that they don't fixed or replaced (that wasn't what they say when I saw the house the first time) the hot water in the main shower didn't work and a lot other things. After 3 months I found a leak inside my baby's closet the carpet was all wet and I place a job order, they came to check it a week later, it was fixed but they left a huge hole in the wall and almost the entire room with out the baseboards and screws every where, of coarse I took everything out from my baby's bedroom. No one came again and I place another other this time they came with ventilators because of the smell, they where placed for like 4 days (heavy heavy noise and my electricity went high!) They took out the machines... again another job order no one came in a few more weeks they finally fix the hole in the wall but the baseboards wasn't placed and that was the most important part since I have a 6 months baby that was crawling. At the end it took like two months to fix everything, emails, phone calls, any answers... I toll them I wont be paying rent until they fix everything because I was paying full rent and I wasn't able to use one room... I receive $150 late fee... During Hurricane Irma it was my first time to put the shutters on, everything was ok until I realice that a few where missing and in the backyard windows I had the shutters but there were no holes to put them on, I call a few times and finally a woman with annoying actitud tells me that they don't have anything to do with shutters that if they didn't work, where broken or whatever they wont do anything. I was like whaaaat?! I run to home depot and we did or best to protect those windows. After hurricane Irma the backyard fence fall and a few trees... 3 weeks since hurricane Irma and I'm still waiting to be fixed. Today I'm with out AC from 3 days ago I had a job order and they where coming today, no one came and of coarse if you are not at home when they come they charge you with a $75 feed. I call several times to know what happen. They say that they cancel my order by mistake!!!! that they can't do anything until monday and today it's friday another 3 day without AC?!!! The answer at the end was that since we have a baby we should find a place to spend the weekend are you *** kidding me?!!! My contract ends on february and I'm counting the days to move out. Gouged me $600 for a tree replacement out of my security deposit. When we moved into the house there was no tree at all in the front yard. All is well until a year and a half later a tree appeared in our front yard. I did what any normal person would do and watered the new tree like crazy but the tree began to die. I reached out to them kindly to let them know that the tree that randomly appeared ( come to find out they had to for hoa) was failing even though I was watering it like crazy. Yeah, the tree that randomly showed up, I watered and then told them that it was dying and that they needed to reach out to the tree company to get their money back.I never got a response until about a month later the first tree was removed and a second one was planted and my work order request was completed at that point. Come time to get my security deposit back and they charge me $600 because they had to come remove and replace a tree that "I didnt water" when in fact I watered the hell out of the thing. And second , when I put my security deposit down there was not even a tree on the premises to begin with.... so I reached out and they said they would look into it, gave me the run around with no follow up. After my last call and email they sent me an email saying they couldn't waive the fee because it was my fault the tree ( that appeared a year and a half into our lease that i did in fact water like crazy) had died and was being taken out of my security deposit. So I took care of their tree that randomly showed up one day and told them that it was dying even after I was watering it like crazy and I get stuck with a $600 bill. Riddle me that. how can you stick that to loyal tenants that take care of the property, pay on time and report issues so you can resolve them even when it's above and beyond what's required... property management fails again... DO NOT SELECT A PROPERY WITH THE TENANT STILL RESIDING THERE!!! I paid for a deposit and application fees almost totaling $1,000. Only to be told the resident changed their mind and will not be moving. The resident initially said they were moving but low and below, flipped. This after I submitted my application and paid hundreds of dollars to this company. You may be led to believe you are getting a home, but if the resident changes their mind, you're screwed. Now you're out of hundreds of dollars and nowhere to live. My recommendation is if you don't want this type of hassle, do not select this company at all!! Update: After getting code enforcement and the Better Business Bureau involved all of my maintenance complaints have been rectified. Now I'm dealing with getting them to remove the conservice bill for 36 dollars that I don't owe. I transferred all the utilities in my name and they are trying to bill me for service that I did not use. I pay both utility companies directly. Just rented a house 4/22/16 in the Tampa area. THIS COMPANY IS A JOKE! The house while beautiful has multiple lazy issues. Whomever did the remodeling on the house failed to properly tighten down the toilets(really wobbly), didn't put the majority of the screws back in the face plates to the electrical outlets, hung the closet doors to the washer/dryer in an unsafe manner, the handle to the tub fell off when I turned it on, the master bedroom fan is broken, the sink is having water back up into the garbage disposal, the ice maker doesn't work properly, and the house was FILTHY in multiple areas when we moved in. I submitted a work order PER MY LEASE ONLINE and waited the 48 hours according to the LEASE and never heard back in that time. I called them and despite my lease saying 48 HOURS they said 72 hours. GO FIGURE that it has been OVER seventy two hours and NOTHING NADA NOT A CALL BACK! Save yourself the headache! Our neighbors just told us the tenants across the street were in a Progress house for less than 3 months before running away. I can see why! read more

What a racket! The start of the process was smooth. We really liked the house we found, our realtor was fantastic, the move-in walk through went well, and we really enjoyed the simplicity of the online payments. However, as the year went on things got progressively worse. We put in 4 service requests for a toilet that would not stop running and no one ever came out to fix it. Then it was time to move out and the instructions were ridiculous. If you do not leave your house "move-in ready" they will charge you. We were expected to replace year-old blinds, have the carpets professionally cleaned, there could be nothing wrong with the house or you lose your security deposit. Progress Residential takes advantage of their tenants. We rented in good faith and the contract is lengthy so you will need a lawyer for a complete interpretation of the contract. After taking possession as tenants on the property we found out we are responsible for some normal wear of items in the home such as bathroom toilet repair. We expected to be responsible for lawn care, however when the Home Owners Association wanted the house power washed we found out that this is our responsibility to pay for it. We are also susceptible to additional charges should the HOA decides that they want additional work done to the house. Progress Residential can not or will not answer questions like, should the HOA want a new roof or have the roof power washed and a copper strip added to protect from mildew who is responsible for the payment. Also the HOA gives us 30 says to affect repairs Progress Residential gives us 5 days to affect the repair. read more

This is the most unethical and unprofessional property management company that I've ever dealt with. I pay $1610 for rent every month only to be left with no hot water for over 3 weeks, a washer connector that was too old to connect to a washing machine, bad electrical wiring on the entire left side of the house and MANY other issues. To make matters worse, it takes ages to get a repair and when they do, they leave a mess, break something else or my favorite, ripped up the temporary flooring I put in the garage. They promised a few insulting dollars as a credit for my month long water issue ( water issue with four kids in the home) which they didn't even credit in full. I had to go to the laundry mat for the first two months even though my washing machine was just sitting there waiting for them to replace the connectors. I paid what I considered to be a high amount only to live as if I was poor. I can't wait to see how they treat the security deposit when I'm finally released from this Hell. I came from MD to NC. I've only been here for a year and I want anyone just coming into NC, to AVOID this company and just look at the other reviews...Unfortunately I didn't read them in time. ps. Rebecca J. is absolutely correct about the money hunger of this company and the carpeting. As a real estate professional, I'm bringing this company a client with at least a one year lease for approximately $21K and they will not pay me even $500 (30% of 1 month rent) for my service. I identified myself upfront as a real estate professional and their representative kept me on the phone for almost half an hour and never told me that if I continued that I would be working for free. THANKFULLY.... my problems with company started before I signed a contract with them. So glad I did not jump into bed with this crappy company. I found a house on their website that I was interested in. I go thru the online process of "Let Yourself In" so I could go by and view the property. Evidentally they charge $0.99 for this service option thru Rently. I'm not paying to view a house that I may or may not rent. So I decide to call them on the phone to see if there was another option. The rude man on the phone tells me there is no way to view house without paying the $0.99 fee. I then ask if they have an agent that I can meet to view. So he says yes, and proceeds to ask me my personal information. First, it started as the usual contact info. Name, telephone, email, etc. Then he starts asking me personal financial questions. I tell him that I don't want to divulge my personal finances before I know if I even like the house. I haven't even seen the house yet and they want personal financial information? No, I don't think so. So when I told him I didn't want to disclose this info just for an initial inquiry, he got a worse attitude and proceeds to tell me "well, then I can't go any further in this, have an great day" and proceeds to hang up on me. REALLY? This crappy company will NOT get my business or my money. Steer clear! read more

I am VERY concerned about the existing tenant transfer policy. As a tenant who wishes to be loyal to the progress brand you do not make it very easy to transfer. To be frank it is completely unfair. You want 60 days' notice to move AWAY from Progress (which I am finding out today) and my 60 days has passed just yesterday but I have been in contact for over a week about a transfer. They require only 30 days to transfer to an existing property but in the process of looking for a Progress property once one is found I must take occupancy in 15 days? Two reasons that is unjust 1. I might not find a place with only 15 days' notice to end my current lease and could be homeless or stuck with a month to month hijacked rate until I do 2. I am stuck paying rent for 2 places simultaneously. If this in fact the way this company does business they are not looking to keep long term residents. I do not see how anyone,Progress or tenant can benefit from this system. Moving is not some swift decision. Location and school districts is the utmost importance and first and foremost planning. This seems not very well thought out of a process. Please have someone from corporate attend to my concern asap by either email or phone. read more

My husband and I rented a home from progress residential that seemed to look nice at first but throughout the months things started falling apart terribly, mold started appearing plumbing was horrible. In April 2018, we vacated the rental properties because of this situation. In June we received a list of deductions over S6,000 that they claim we were held accountable for such as repainting the entire interior of the house due to dirt on the walls, mold, leaks, plumbing issues etc which affected the home. Also, normal wear and tear on the interior paint of a house is to be expected. The fading and soiling of the paint (which was already there) is due to normal wear and tear. As such, the cost of repainting should be left to the rental company. The bathroom was falling apart, there was black mold building around the master and the other restroom, the toilets where leaking, the kitchen sink was leaking which caused mold in the cabinets and gave the home a terrible smell, it was just horrible. I went to look at the home after we moved out and it was completely remodeled everything and we were left we their bill! The home looked nothing like it did when we first moved in it. Everything they did was new and updated, when we moved in it was not. We called the company serval times complaining about the problem when we occupied the property when they finally came they only repainted over the mold and put some paste down under the cabinets as they did when we moved in. They advised would come back to fix the issue and never did. I have lived in a couple of rental properties and never have I ever experienced anything like this. Please be aware of this and take notice of everything that is wrong with their properties before committing to a lease agreement. We were unfairly charged for damages that were not cause by us. Luckily, we are now renting from Main Street Renewal which seems to be a much better company. We have been here almost a year and noting has started to fall apart. read more

Application process was easy - they were more than happy to take my money. Actually getting the contract so that I could move in on time was horrible (actually worse than that). I was assigned to a part-time leasing rep who did not have anyone take over her work when out. If you are in a hurry to move-in (3 weeks or less) then definitely look elsewhere. Pool and tennis court access would be automatically sent to me in a few days - not! Two and a half weeks later and they just sent me the paper work to begin the 1-2 week process. A 2 day part replacement is now over a week and no end in sight (or communication). The sad part is that some of the Progress staff are actually trying. I can't say whether or not you should rent from them - maybe they are all this bad. read more

This is by far the worst company to rent from. I am in the process of moving out with a move out date of 1/30/2019. My rent is paid up to 1/31/19. The company left a can of paint in the laundry room for future use. While in the process of preparing the house for move out, I took that can of paint to the hardware store where they purchased it from (the label and the codes are on the can) mind you. Started touched up, and guess what its the wrong paint. They tell me that the paint color changes with time and therefore it wont match what was left for me. So now they are discounting the cost to paint the entire house from my security deposit. Not to mention a few items, that they didn't handle during my move in. Light bulbs not working. Never replaced by them. Toilet running, oh because not reported within 24 hrs of move in, I was responsible for replacing the flap or i would be charged if they sent someone. Also the close door knob, just put on gently. As soon as we opened the closed, wow the door knob on the floor. But all things you dont see during your move in inspection. My son was in a total loss accident on Christmas day, which in the process lost the garage remote. Guess what? I had to replace it or be charged $60 for the remote. No heart from this company. I received a call from the move out inspector today my move out date, bothered that the keys to the home are not in the lock box. Well lets see. Today is the 30th, so wouldn't I have till mid night to move out? Also my rent is paid up till 1/31, so why would you be trying to get into the home on the 30th to finalize the inspection? This is just the beginning of my review. I will be waiting for final charges to the home. I assure you this will not be the end of my review. I have further action in place regarding this paint issue. If you leave paint for the tenant to use, then this in my opinion is the fault or scam of this company to ensure to charge you to repaint the entire home. I am literally upset with this company. I have copies of the receipt for professional carpet cleaning along with the professional house cleaning done. Lets see what they come back with. read more

This has been the absolute worst experience I have ever had. I wish I had read the reviews before renting with them. The leasing agent was great but after that it was all down hill. Trying to get maintenance to fix things is impossible, they come and say it's fixed then it isn't. We were stuck with a $750 plumbing bill that should not be our responsibility!!! They sent their plumber to fix a clog and then he put in a new sump pump and charged us for it even though he said the issue had been there for awhile and they old pump was still fine. We were not informed when we put in a request that they were gonna stick us with the bill!!! And I've called, and called, and called with no response or concern for my issue. My son also fell through a dry rotted place on the deck that I'm sure they are going to stick me with. I have resolved that they will screw me out of my deposit when I leave also. Please, please do not rent with them. This company needs to be put out of business. read more

Renting from Progress Residential has been the worst experience of my life. I have rented several properties in my life time and this has been the worst. When I moved in the place was infested with German Roaches. They were everywhere. I could not even stay there the first week I moved in, they were crawling on the ceiling, cabinets, tables, everywhere. I had to pay my own pest control to get rid of them I called and was told to use borax to get rid of them. I called them almost everyday when I first moved in to fix something. It was awful. I thought I was renting from a trustworthy company, but it turns out Progress Residential has no morals or respect for their tenants! They wrongfully took money from me. They came to fix the sink, the maintenance guy left the water on and ruin the carpet, they charged me for the cost of that and added additional charges on my move-out date. They told me I owed them over $4,000.00, I hired an attorney, who reteieved ALL my money, before we even took it to court. The initial inspector stated that the company is ran by bankers and all they are concerned about is money. Any time an employee don't have anything good to say about the company they work for, then there is a problem! My attorney told me that they were going to use my money to renovate the house for the next tenants, which is illegal! This company is fradulent. DO NOT RENT FROM THEM!!! I currently live in a progress residential home and up until last week it was a great experience but since then, horrible. Do not rent with them, let me explain why: I'm not a resident to complain but the circumstances that I now find myself in are unusual and others should know. I put in a maintenance request last week for my heat and a maintenance man came out immediately, but unfortunately, he could not fix the issue. They immediately scheduled me for an a/c-heating contractor to come out and replace the whole unit. He came and as he was working my carbon monoxide detector went off, I opened all the windows and doors to air out the house. It eventually went off, he finished the work and cleaned up, then left. Before I went to bed I decided to test the carbon monoxide detector and noticed that it was hanging off the wall. When I opened the back of it, the batteries were gone. The contractor had removed the batteries from my carbon monoxide detector during his visit and never said anything. I was so upset. I emailed both companies about it. Since then, Progress and the A/C services company have called me saying that someone will come out, the A/C company was supposed to come out on Monday, they had to reschedule, didn't hear from them until Tuesday evening, but they did come out and check it. The AC company is: AC Services Heating & Air Conditioning in Fort Worth on Coin Street, do not use them either. I am very disappointed in my experience with both companies. read more

Let me start by saying to me progress residential seemed to be a little sketchy strictly based from the reviews I had reas prior to renting a home. But I decided to check it out for myself due to the fact that our family basically doubled in size and we needed a home quick to accommodate everyone, so we gave it a go. We were approved for a home. A beautiful nice home so we thought. Moved in on the 12th of march noticed around the 15th there were numerous things in the house that werent working properly. Dishwasher wouldn't drain which caused a disgusting milky substance amd also a stench along with it. One side of the sink leaks, master bedroom shower doesn't work at all, ant infestation and the shower in the guest bedroom was also broken. Even spotted a baby mouse in the garage. We made numerous attempts via personal phone calls or texts to Chelsea Owens, emails even called the Nashville office directly. No response in any sort of way not one. On the 5th of April i receive an email stating the eviction process has been processed. I was exremely confuses on why even tho I knew i hadnt paid rent for April yet due to the fact of hospitalization and have been out of work since Feb and was waiting for my short term disablity to start. I tried to reach out around the 20th once I realized i wasnt going to be on time for rent to try and discuss options still no repsonse. On the 16th of April i was finally able to get thru only to be t9 transferred to three different people and eventually told that theres nothing theyre able to do. Basically it boils down to a returned deposit payment that I was unaware of even being returned, simply because on the 5th of march we recieved a call saying the deposit was returned we checked our account amd realized we had indeed somehow shorted the account by 45 dollars so.momey was pulled from a seperate account and deposited into the acoount progress had on file to pull from. On the 12th of March the day we recieved our keys weasked before hand just wanted to make sure everything was settled now because we dont want to owe any morw money and gave clear instructions to pull from account again to make sure they had recieved their money. We were told everything went thru we are good to go. Back to the 5th of April i responded via email to the address that had first contacted me about the eviction. No response. I called Chelsea no response. On the 16th 9f April finally get thru to chelsea who then transfers me to Josh who then transfers me to Yessica who then doesn't even talk to me and tells me to contact the departemnt that handles evictions. Miraculously I cant get thru yet again to this 844 number but they call me directly and basically tells me nothing they can do no payment arrangements can be made because eviction has already been filed. I asked why were we not notified about this matter beforehand as we were in the beginning. First they say we were by email nope no email, then allegedly thru the portal nope not there either than thru the mail surely havent not there. The following day acourt processor shows up to the house with an eviction notice saying we have a court days 8 days from then. A balance of 4795 was due according to the eviction department, but the paperwork says 3915 from the court. Im just so upset that I ignored my gut and now in this situation we have two children and a baby on the way within the next month or so maybe sooner, and we may be homeless I cant even describe the feeling this has caused my family and myself mentally. Be very careful with this company! They lured me in by advertising a beautiful home being listed by a company called PMI. When the lease was signed and security deposit was received, I was informed that the lease would be through Progress Residential. I was reading through all the stipulations and addendum's that Progress has written to cover their own company. They write in the lease that if no issues or problems are found with in a week of moving in that the renter is then responsible for repairs. The Renter has to buy light bulbs and furnace filters. The utilities are not in the name of the renter. The utilities are paid through Progress by a company in AZ called conservice. Con services charges $9.99 a month to pay your utility bills for you. Utilities and rent are paid together. If you only pay rent then the utility charges will be taken from your rent and your rent is then late. There is a $35.00 late fee and $10.00 a day until the rent and utilities are paid in full. If the rent is not paid in full by a specified date, you will receive an eviction notice from their attorney by mail. They then will add attorney fees and court costs onto the rent. When you move you out of the property they require you to have the carpets professionally cleaned. A receipt of the carpet cleaning must be left on the kitchen counter. They give you a list of fees that they charge if they have to come in and make repairs. The last month with this company, they require you to pay rent plus an estimates utility cost from the previous year, even if you didn't live there that month a year ago. An estimated utility bill even if you move out by the fifth of that month. This company wants you to do right by them but they will not do right by you. They also report to the credit bureaus. Be very careful leasing from this company. They advertise the first two month free. This company will cost you in the long run! read more

This is the only way I can complain other than through my HOA and possibly the courts. I have written to your Arizona address through certified mail a month ago and I have yet to receive any apology or response. My HOA has also sent a letter to you but I assume you've ignored that too. So I will say it here. Progress Residential, I have the tragic misfortune of living next to your renters. I own my home. But your renters who live right behind me, have uncontrollable children they refuse to discipline. I have to put up with their kids' nonstop screaming outdoors and their neglected Dachshund who barks all day. Their teenagers damaged my white vinyl 6-ft privacy fence by bodyslamming themselves against it, and they go up on their roof to kick balls at our chimney. I have called the police numerous times on their unsupervised loud screaming children, their mother's loud revenge music after we called animal control about their dog, the trash they throw into our yard, and the fence damage. Their parents refuse to take accountability their future-criminals-in training, so YOU will pay for the fence damage. Just to let you know, we have taken down OUR fence panels which borders your property and we are NOT putting it back up. Your renters can't respect our fence, so don't expect us to put it back up. When your renters move, expect to pay for a fence replacement because we are NOT replacing ours. We paid 100% of the fence which your renters damaged, and YOU owe us. In fact, maybe no fence at all will prevent any future nightmare renters from renting your home behind us. And we will finally have our peace and quiet. read more

If I could give this company a negative star review, I would. My husband and I have lived at the same property for a couple of years. We would submit maintenance request after request and even demand they put specific notes about the requests on our account records. We would call and ask about the notes we requested to be on our account and every single representative we spoke to said there were ZERO notes on our account (after filing many complaints). You either don't get a call back or get terrible customer service. One of the requests was in regards to our fencing. Whoever their contractor is, came out numerous times to only "band aid" the issue. They would take short cuts to fix our fence, we haven't been able to open our gate almost the ENTIRE 4 years of renting (after submitting multiple requests), leave screws all over our yard (our dog almost chocked multiple times because of this) and they have STILL not fixed the issue. The representatives are rude and lack the knowledge to properly handle customer service requests/questions. I called in THREE TIMES in regards to questions about my billing being wrong and never once received a call back. We broke our lease to buy a home and our representative in Arizona will not only call us back in regards to our move-out fees but it seems our number has been blocked. We are paying almost $3k to move out - just a heads up for anyone that will be eventually moving out or breaking their lease. We also had an inspector come out to do a walk through and he basically told us that if we don't completely renovate the inside (paint, new toilet seats, professional cleaning, power washing, landscape, etc.) that we would be outrageously charged. I would like to go ahead and add another review to inform others interested in this company to STAY AWAY! When my husband and I first began renting our home, it was through a different company so we did not actually begin with Progress (and after reading other reviews I am very thankful we didn't and I can assure you we never would have.) We were tenants of the home for 2 and half years and I could not be more excited to be getting as far away from this company as possible. Due to us buying a house we sent our "Notice to Vacate" in on December 23rd 2016 stating that we would be out of the house by March 1st as our lease would end on March 6th. We sent the notice and received a confirmation email. We were told we would still need to pay the week's worth of rent and we had no problem with that. My problem is that on Friday February 24th at about 4 pm, I received a phone call stating they had no such notice on record and if I did not send them the ORIGINAL email and response that I would have to pay them more money. I was on vacation and could not access my email that day and told them it would have to wait until Monday. I had also asked why nobody has called to schedule a move out walk through and the guy I spoke with told me they could not begin any move out progress until the notice was received. I expressed that this was ridiculous and I should not be held responsible for their employee's actions. I did everything I was supposed to do. He expressed his apology and told me that as long as I sent the original email everything would be fine. I was okay with that. Over the weekend we went back to the house to finish moving out stuff from the garage only to realize that our lawn had been mowed. Front and back. okay, no big deal...until we noticed a very expensive ladder had been stolen. Nobody would have had access (or any reason to access the backyard) except Progress. I found it very odd how nobody has ever mowed our lawn, front and back, and not asked for payment in the 2 and a half years we lived there until our lease was about to be up. I tried to call but it was Saturday and nobody answered. Not even corporate. I understood it was the weekend and would try again on Monday. Monday came and I called (between business hours) local, and corporate offices SEVERAL times and got no answer. Around 7 pm I was finally able to get someone on the phone who told me I could only talk to someone during business hours. I explained that I had been calling the offices all day and was not getting any answer. He became EXTREMELY rude with me which I did not appreciate and said there was nothing he could do. Of course. Only after ASSURING me that nobody from Progress would do that. Yeah, okay. The next day, Tuesday, I received a phone call only after having to send an email threatening to get my lawyers involved. SHOCKER. I was told nobody from Progress was sent to mow the lawn. Again, of course they will say nobody was there because expensive property was stolen. I am sure if I was calling to say 'Thank You' of course they would admit to sending someone. I was then told that someone scheduled an appointment to do a walk through for the next day and nobody had contacted me prior to this after I asked SEVERAL times that nobody was to do a walk through without me present. I was told that someone would contact me right away to talk about scheduling. Nobody called me back and again when I try to call, DURING BUSINESS HOURS, I consistently get no answer. Our keys have been returned, I still have not had a call back and am a very unhappy person. I do not want or expect anything of our security deposit back but I will not pay them another dime. If they can not respect my wishes, how they can expect me to respect their's? I have tried several times to make this process as easy on everyone as possible by sending in the notice early and paying that last week's payment well in advance. But after the "courtesy" I have seen from this company over the last 2 years, I am done bending over backwards for them when they can't even do their job. I understand having rules and protocols they have to follow, but ever since Progress took over our lease, we have had nothing but problems with them. They never answer the phone, they take several days to respond to an email and will try to get as much money out of their tenants as they possibly can in whatever way they can. I have expressed to several people looking to rent about this company and I can only hope that they take my word, or that of the other reviews of this company, to pass them by and just look elsewhere. read more

What a terrible/horrible/nightmare of a company! I am not sure how they have managed to do what they do this long. I'm under the understanding the rebranded themselves because they had so a bad previous reputation as Haven Homes? Nonetheless, it was a nightmare. My family and i had less than 30 days to find a home. We vieweded a home and was told that we would need to each pay $45 to apply and a $500 "Holding Fee" to take it off the market so thats what we did. We got approved and they immediatley sent us a lease. Boy where we in for the surprise of our life. So we are $595.00 into this deal so far and read through the lease and discover they keep all utilities in their name. We ask about this and told them our concern. They lease and utilities are all due on the first of the month. We expressed our concern about the utilities and ask that we put them in our name, they declined so we asked for past utility bills so we could kind of gage where we might be each month (rough estimate). The guy that was corresponding us gave us an estimate of $187.XX (unsure the change) for a 2400+ square foot home, that was a HUGE red flag. So i went on Zillow and saw that the estimate we got and the dates the HOME WAS VACANT. This is was truly insulting and unreasonable. It's been a downhill nightmare dealing with the local office and corporate. At this point they stopped communicating with us and we refuse to give us any documentation as the state law requires that we legally get all copies. And yes we were give a lease to sign with NO walk through but it was to be "scheduled" in their words. Horrible horrible experience. Stay away. We paid our rent early then they took another payment. Which was a nightmare to even get that money back and our bank ended up fixing it. Then because our bank took the payment back progress decided to not let me pay rent online even though it still says it's on autopay and are going to try and charge me for late payments. Mind u we have been here 4 years never been late once or had a returned check and because we had our bank take one of two payments that both processed and cleared back, they took ability to pay the rent online away but never notified me or anything and as far as I can see I'm still set up to auto pay--thinking everything is fine.and the customer support is a JOKE. The dude was a total jerk that was not interested in listening or helping at all he just kept cutting me off and basically just wanted me to go away rather than try to help. This was only the second time I have ever even called in, the first time was to try and reverse the double payment they took and again the customer support was a joke and total jerks. I had to speak to a manager who told me to call my bank to get my money back but never told me I'm doing so that it would prevent me from ever paying rent online again. But now I have to actual go somewhere send my rent off and pay an additional fee on top of that to send it. Been here 4 years. Never had a late or returned payment. The rent jumps up 100-$150 every time we renew and we keep everything looking nice. The time we have ONE issue with payments they refuse to even listen and treat customers like garbage. And they are a total joke. So glad we are military and got orders to leave and we can break this lease. We have referred a lot of people here that are military and will never do it again. So basically as long as you rent here and NEVER have any issues you'll be fine but the minute you need them to get off their butt and do their job and help they basically give you the finger read more

If I could give a zero review I would. So, my application was denied--no problem. On my initial call to find out how long it would take to get the $500 earnest money back, the rep told me it would take 3 business days according to the way I submitted the payment. I called a few days later to see if the payment had been processed. A new rep told me it could take up to 30 days. When asked if he could tell me a more exact estimate, he was unable to so I asked to speak with a supervisor. His response, "It doesn't matter if you speak to a supervisor, they will tell you the same thing". Ummm, it's not your job to tell me what your supervisor will say, just let me speak to them--especially when it is concerning my money. The supervisor gets on the phone, sounding all pseudo-professional, and says the same thing. When I ask for a more accurate amount of time, and if it had even been processed, he refused to elaborate, he just kept stating, "up to 30 days". When I asked for his full name, so that I could call his supervisor, as I knew he wasn't the ceo of the company, he tells me that he doesn't have to give me his full name because money is involved and people do irrational things. Ummm excuse me sir, you have my full name, address, AND my money. When I asked if he could provide his professional identification/employee number, he said he could not do that either. When I told him I was going to call my bank to let them know how rude the company was being and to expedite the process, he replied, "your bank can't do anything". I mean, come on, who handles people like this when their hard earned money is involved and when they're in the process of finding a place to stay. Well, all I can say is thank God that my application was denied, now that I come to read these other horrible reviews. I guess I should have taken it as a sign when the local leasing agent never returned my calls or responded to text messages before I even did my application. Praise God for the things that he saves you from. And also, thankful that my bank is actually able to expedite the process after speaking with them. There is a certain level of professionalism and consideration that you should have as a "customer service" representative when dealing with people's money and their potential homes, and Progress Residential DOES NOT have that.
