They don't even deserve one star from me, just doing it to leave a review. This company is ridiculous with organization. They do not get back to you when it is urgent. Not to mention we had multiple problems with our air conditioning in the summer. We called the emergency line because the air was not blowing cold air AT ALL. They sent an outside company to access the problem and it needed Freon. THEY BILLED US ON OUR NEXT MONTHS RENT $156 for something that was not our fault. Not even two months later, the air went out AGAIN. Guess what it needed; FREON. & they billed us again for sending someone out to put Freon in the damn thing. RIDICULOUS. I'm so furious with this company. They literally charge you for any little thing. I WOULD NOT RECOMEND RENTING FROM THIS COMPANY, NOT EVEN TO MY WORST ENEMY. They are the worst! BEWARE... do not rent here!!!! liars and scammers!!!! i have only lived in this house for less than two months and my toilets have been going days normally but then only will occasionally not flush properly then not at all then the other will go out. i have to call the people out to come fix this issue 5 times and im sure number 6 is around the corner!!!! the first time i did use wet wipes maybe on 2 or 3 and left the packaging on the toilet so when the technician came he told me not to use them even though they say theyre flushable they are not!!! so i never used them again and just never threw the package away in case i wannt use them for other stuff but i never flushed them in the toilet after the first time!!!!! sonce then the technicians had to come 3 more times and no one mentioned what was wrong but on the 4th time a plumber came and i asked him what was the issue... he said the wipes!!!!! and im no idiot, i have not used those wipes since the forst time so not only did this stranger go through my tampons and pads and stuff on my shelf to find shit to blame on me he lied and said i was using wet wipes when i wasnt. those wet wipes are in my master bathroom shelf and he lied and said my guest toilet was filled wipes!!!! what sense does that make???? so now i am being charged $100 for every time they fix my toilet when its the water pressure and not getting clogged!! all because they are lying and saying my scott toilet paper is wet wipes when it is not!!!!!!!! sending strange fake plumbers in to my house when i am not home who cant tell the difference between toilet paper and wet wipes and are just looking at the toilet rather than fixing the problem which is that they installed cheap toilets in my house just so they can cause issues every week so they can charge me $100 each time. i knew this place was a scam!!!!!!!! read more

If you you're looking to rent a property from this company, I suggest you keep looking. This company are deserving of 0 stars. First of all, when you move in and fail to report anything within the first month for not having noticed earlier, you will be responsible for the repairs. Also, when they go in to make the repairs you do report during that time, they do a pretty shitty job. Make sure that when you move in and out, you take pictures of absolutely everything because they will try to rip you off claiming that the property has damages that where never there. I actually requested a property walk thru about a month before moving out and when the day came, they contacted me about half hour before the appointment to let me know he wouldn't be able to make it. They knew I was leaving to another state the next day and wasn't able to reschedule. I did however took pictures and also made sure the property was in great shape. I spent a whole day just cleaning and making sure all was perfect to prevent having any issues later. But so it happens that even with pictures they came back two weeks after moving out trying to charge me over $2,000 claiming that they had to clean and repair many things in the property. This had me in complete awe. I sent them copies of my pictures and they deducted certain things from that list but then came back with pictures of cut out screens in the property that were never damaged when I moved out. I unfortunately never taught that they would ever purposely cause damage to come and charge me later. In the pictures the inspector by mistake took a before/after pictures where it shows clearly the front window screen in perfect conditions and on the second picture with his same shadow shows a long cut that he obviously made himself. On top of that, they were charging $800 in paint that was never needed in that house. We moved there and lived there only one year and when we moved in, that place had been painted. Only two adults and a young boy lived there the whole time. How is it that the house paint was so bad after we moved out? I sent them pictures to show that the paint in all the rooms where in perfect conditions and all they did was reduce it to $400. They also charged me for a Direct TV antena that was installed on the roof before we even moved in. But since I didn't have the before picture to prove it, they still charged us for it. In the end even going back and forward with them about the whole thing and since I relocated to another state, I was left with owing them $1,200 for damages we never caused to that property. They're lucky that since I relocated to a different state, I wasn't able to fight them in court about the whole thing. Be ware people! Don't make the mistake to trust this company! read more

This company is ridiculous!!! Do not rent from them. I stay in Ga and our office is located in Alpharetta. Rent is due by the 3rd or you pay a $125 fee. You cant make a payment in the office you have to send in your payment to Arizona!!!! Even if I got paid on the first to pay my rent it still would not make it half way across the country in two days!!! Just another way to get an extra $125 out of someone. And then if you have the rent money but for some reason don't have the utility money you have to send a payment to Arizona so right there your account is behind. Then at the end of November I received an email stating that I would have to pay two months utilities with my rent!!! Two months, which totaled nearly $700 the month before Christmas. BEWARE!!!! BEWARE!!!! BEWARE!!! if I could give them no stars and post this review I will. They are a total RIP OFF. I rented a home from them in Charlotte NC for 3 years. I didn't start off with them but the last year I rented they became the ones who I was actually renting from. After 3 years of living in the 1984 home no harm or damage was done to the house. I am a single professional woman and was out of the home up the street with my family most of the time. When I finally purchase my own home I let progressive know I was leaving and gave them a 60 day notice on my 6 month lease with them. They gave me a laundry list of items that must be done in the house. I was shocked to see the list. Half of the items listed were not even done when I moved in. I had my first walk through. The man was nice and warned me about the charge list. He walked through the house and could not believe I had lived there for 3 years. Told me some items to give attention to and left. I did as they requested. After I painted, had the carpet cleaned, changed the filters, changed the bulbs, pressured washed home, cleaned out the garage (suds it down and swept it out), everything in that house was cleaned. I left it better than I received the 1984 build home. My deposit was 1050. Mind you I had paid my rent for July, the month I moved out and my move out date was 07/17/18. I get a letter in the mail. They didn't like the carpet cleaning company and charge me 225 on top of what I paid. The carpet company gave me a good deal. It was professional. The pre-treated and cleaned the carpet but yet charged 225. They charged me for interior damage for painting. The same paint the contractor used to install the doors was used to touch up. Same color. portion of the wall cut out and taken to get paint match and wall repaired by them. The grass was cut the porch and deck pressured washed but they charge me $60 for a shrub they said needed trimming. It did not. It was like that when I moved. I've trimmed it and kept it neat but never cut it low. They charge me again for rent that I had already paid. Charge me a late fee of $62. I went into my account. They got what I owed them for the 16 days on 06/27/18 and I called and talked to a represented asking and confirming what I should pay. I did everything right and they took money from me. STAY AWAY from them if you do not want to be ripped off. I know it's hard finding rentals in CHARLOTTE and from what the first walk through guy said it looks like they are buying properties all over the city setting up to take advantage of PEOPLE. If you just want to be taken advantage of and your money taken from you rent from them. If you want to be treated fairly and want a company that will be honest with you KEEP WALKING. Find someone else to rent from. This has been an HORRIBLE experience. I have been in the housing industry for years and I have never seen anything like this. Deterioration occurs when a house age. I wish I had done more research before I went with this company. I have rented from multiple property management companies in my life and have never had a problem. I have gotten all of my deposits back in full. I guess I have learned my lesson of not to be too trusting of a leasing company. We lived in our home near Atlanta for about six months when we got word my husband's job would be moving us to California. For starters, I tried to reach someone to put in our notice for a month before someone finally got in touch with me. They agreed to "make it right" since their had been a huge lack of communication on their part. Fast forward to now. We have been in California for a month and just received our final statement. Progress is trying to charge us for the most bogus list of "damages" I have ever seen in my life. I left a well kept home (for only six months, mind you) with the exception of normal wear and tear- such as small nail holes etc. I paid (a lot) for professional cleaning upon departure. My bill is $3000 and includes things such as "touch up paint- $702", pressure washing, acid cleaning grout, "plumbing" issues that we had no knowledge of, "cabinet replacements", "exterior pressure washing" and many more. It feels like they are basically trying to charge us for renovations and to correct issues that existed long before we were tenants. This is unbelievable and I am still in shock. We should have taken more thorough photos and documentation when we moved in, but I never thought a company would do this to us. Avoid them at all costs. read more

My lease was sold to Progress Residential. I am very meticulous about clean up when leaving a rental property. The last 2 times I turned in a rental after 2 years, I got a refund. However, not with Progress Residential. They are charging me in excess of $1,000 for trumped up things. I had the yard professionally cut and edged, yet they are charging me $140.00 for yard clean-up. We spackled and painted all the nail holes before we left, yet they are charging $619 for touch-up paint. We redid the grout in the bathroom, yet they are charging for caulking. All the bulbs were working, yet we are being charged for bulb replacement. The house suffered severe roof damage during the hurricane. The master bedroom and bath was flooded. Water came in through the walls. We are being charged to power wash the mold caused on the outside walls by the water damage. For several months we were being charged for not having renters insurance, although my insurance company and I provided proof of coverage to several individuals at the company. We have yet to get a refund and it is tacked into the final bill. The roof was never fixed after the hurricane damage and no doubt there was mold inside the house as well that was never addressed. The bottom line is, no matter how diligent you are, it seems they will come up with things to get money out of you after you end your lease. read more

ZERO Stars for this company. SLUM LORDS! AT BEST. They are crooks and impossible to get a hold of for anything, ever. However, they are quick to collect their money from you. I am into my second year renting from Progress and it has been a nightmare to say the least. It took a year to get the pool code to the community pool and we didn't even have it a month and it was changed without notice. Every time we request the new code, we don't get a response or we are told they will look into it and get back to me, but they never do. Our AC stopped working properly on Sunday of last week. I put a ticket in on the Progress website and as of Tuesday evening I had to call the after hours line about the problem. Someone from progress called me within 5 minutes and advised me he was sending an email to an AC company and that company should be calling me in an hour to an hour and a half to schedule an apt to come look at the AC unit. We didn't get a call from anyone that night. The next morning I called back and was told the company name that my order was assigned to and was told to call them to make an apt for them to come out. I called the company and was told that all tech's were out in the field and that someone would call me back asap. No one called, so four hours later I called progress residential back and they said they were going to get a different company to help me asap. I spent the entire day Wednesday from 7:00am to 6:00pm on the phone with Progress, AC company, and the only result I got was that none of the "Approved" AC companies that Progress works with were able to come to my house until some time Friday. I even found an AC company myself that could come that evening and Progress wouldn't allow them to because they weren't an approved vendor of Progress Residential. When I explained that I have children and pets living in a house with no AC at 120 degrees outside, Progress stated all they could do for me is credit my account for the number of days that my AC was not working but any alternate living arrangements that would need to happen in the mean time, would be my responsibility to pay for. When I complained and demanded to speak to a supervisor, I was connected with a guy in customer service, who told me that there was not record of any of my conversations with Progress that day and that my maintenance ticket had never been upgraded/labeled an emergency after all those phone calls etc. I logged every phone call, date/time. who I spoke with, and what they said from the time I put the ticket in and I had 3 pages worth of conversations documented. I was then told by the customer service guy that he would have a supervisor call me back in the next few minutes. I never heard back from him or a supervisor after that call on Wednesday night. The next call I got was from the original AC company and it was on Friday morning to tell me that a tech would be at my house within the hour. I had to leave work (missing hours) to go home to meet him. The AC was fixed by Friday at noon but I never got a call from progress residential and I still haven't. I also haven't been issued a credit on my account for the 5 days that we were without AC, plus we had to by a $400 AC unit to get us thru the heat for 5 days while we waited for someone to come because Progress Residential thinks it's ok to have kids and pets in a house that is reaching temperatures of over a 100 degrees for several days, while they turn companies away that could have fixed it sooner. Not to mention the work hours I lost as a result of the multiple long phone calls to progress and having to meet a tech I didn't even know was coming until the very last minute. I have never had anything but a hassle from them about anything and everything from the moment I signed the lease and they took my money. There are so many other things that I could tell you about but it would take too long. The AC and the pool code are the most recent bad experiences with them. All I can say is ABSOLUTELY, UNDER NO CIRCUMSTANCES, SHOULD YOU EVER RENT FROM PROGRESS RESIDENTIAL. You will regret it if you do. I am telling anyone and everyone that will listen how horrible this company is and definitely do NOT rent from them or get involved with them for any reason. I am highly dissatisfied with the way they conduct their business. I set up auto pay through my account. On the first of the month, I went online to pay my utilities and to check on the status of the auto pay. As expected, there was no option for me to pay for my rent online as I had set up auto pay and I proceeded to pay for my utilities. Come the 5th of the month, I log on to my account only to see that a late fee had been added to my account. I promptly called my local branch and was told that no matter who I called, the call would be redirected to her and I would not receive a refund for what is Progress Residential's fault. She said that when I saw the rent had been automatically deducted, I should have paid it although I emphasized that there was no option for me to pay it, otherwise I would have. I am disappointed with this company and I cannot wait until my lease is up. I will never rent from this company again and I will gladly share this story with everyone I know. read more

I just moved into a Progress Residential home and so far it hasn't been a good experience. Though I had spoken to the leasing manager Stephanie numerous time she only disclosed to me about the water bill being paid for by Progress Residential and that they forward that bill on to you..Not once did she mention all the fees involved and the truth that it's really a 3rd party company that pays your water bill and then forwards that on to you charging you a $25.00 set up fee and $8.00 a month to provide such service..I guess that wouldn't be as attractive to a new renter if she told me that up front. But you have no choice than to go along with this nickle and dime process once your locked into your lease..However, you can open up your own water bill account through the BOCC and receive your bill for FREE..This is just a way for them to make more money off of you. Stephanie did in fact tell me that I needed to get renter's insurance or they would bill me $9.95 a month so I got renter's insurance and forwarded the declaration page over to their Proof of Coverage Dept and after weeks I got a bill from them charging me $9.95 for not listing them as an added interest on the policy (information I wasn't aware of)..To have them added takes about 30 minutes and though I argued this with their proof of coverage dept the agent James was rude, telling me that there was nothing I could do about it and they would not remove that charge. So I ask James why didn't he notify me that they needed to be added and he said he did via email..Which is a lie, never ever received such email and I checked Spam and no such email was ever sent. Finally after weeks of going back and forth I got the $9.95 returned to me..Granted that's not a lot of money but it's pathetic that I had to spend so much time trying to make them see that they were the ones that failed to do their job in notifying me.. I think it's a game to see if you will just let them nickle and dime you and do nothing about it. When I finally realized all the nickle and dime shit they charge me for, I dread the day I move out and I can only imagine the hell I will go through to get my security deposit back..I thought about hiring a Lawyer to help me when I move out cause I can see the writing on the wall. Horrible company to deal with- only out for their bottom line and nothing else. They will nickel and dime you within an inch of your life. We were great tenants-always paid on time, always maintained renters insurance through USAA. My husband moved down before the rest of us and took possession of the house. The initial move-in walk through was done with an employee who reeked of alcohol and it took 5 min. The move out walk through took almost an hour and they had two guys come for that. The house was poorly maintained and each time we had a service call, the service people basically just come out to put a Band-Aid on the issue rather than replace stuff that really needs replacing. The linoleum floor had holes, the paint job before we moved in left drips everywhere and only did one coat, so you could see the original color through it, and it bubbled up and peeled. We had constant drain issues, and anytime our shower was not used for a couple days, the whole bathroom smelled of sewer. The house was very poorly sealed- we had constant roach issues and went through a whole huge bottle of insecticide in the first 6 mos. They do not pay for pest control after 30 days, which is ridiculous, esp. since we moved in in late winter when they are more dormant! The house was on a corner lot and had sprinkler heads in the yard placed right next to the curb, so whenever people parked on that side street, they ran over the sprinkler heads and busted them. Though it was not our fault, we were told it was our responsibility to fix it. During Hurricane Irma, water came through the front door and front window (we were not in a flood zone or recipients of the brunt of the storm). We lost power and upon trying to open one of the windows, discovered that it was broken prior to us living there and never fixed. Since I knew the tenant there before us, we compared notes and it is obvious they charge tenants upon move out for all these little things and then never actually fix them! I feel sorry for the repairmen, because you can tell their hands are tied as to what they can do. We needed to extend our lease by 5 days due to our house closing being moved back. They charged us a per diem rate based on the month-to-month rent ($1900 when we were paying $1550 the whole year), PLUS an $80 fee. When I tried to reach someone to ask about this, NO ONE responded to my emails and calls out of 3 people. You are forced to pay for utilities through a 3rd party, so you're never sure exactly what you are paying for or how much you actually used. They force their insurance company on you, which also a pain to work with- even USAA was getting frustrated with them! I don't expect to get any money back from these people- they are crooks and a lawsuit waiting to happen. AVOID renting from them at all costs! read more

the most awful place to rent from in memphis - tn do not waste you time, money or energy with this company. they are a waste of breath and time, but other readers should know about this business before renting from them. they are crooks and liars. they are not out to help anyone but themselves and half the staff quits before putting in more than 2 months. we were lied to upon signing the lease by a person name sharta, she told us rent would not go up if we signed a 2 year lease. that is lie #1. when we walked though the house and told the perosn showing us the house, sharta, that there were things to be fixed and cleaned, she assured it would be cleaned and it was not and there was hanging lights from the ceiling and doors on backwards, the carpet was not cleaned (but they charge you 250 to clean it) there was dust all on the window frames from paint that the "cleaners" never cleaned. there were over 7 light bulbs missing when we moved in and there was so many dead bugs, food and toys under the fridge, stove and under the cabinets. this was the beginning of the nightmare. when there was a fence put up because the old fense was falling over, there was 1/4" nails stuck out every 6 inches and the operational manager at the time in 2016 told us it was our own problem because she did not feel like hearing us complain again about the problems she could not fix. this was from her own mouth, well of couse she left the company few months later and now the new management cant do anything about it. i can't even begin to type all of the problems, the over changes of trash that was never credited to our account because the accounting just "forgot". i tried to call corporate and a lady in the office said she would fix it but nothing got fixed again. i tried fighting it over and over and no one is respectable enough in the office to even stay on the phone with you. a lady with a name that sounds like toulpie hung up on me because she said i was "over talking her". this is the type of people they hire to try to rent out homes for families. it is a waste of time and money. we were so upset with how everything was handled and how we were talked to that we gave up and moved to another city. we even saved all we could just to leave that hell hole. the move out process was just as frustrating with the front desk telling us one thing and the operation group telling us something different. they assured us that they would try to save us all the money they could when moving out, and of course why would a company that just takes as much money as they can from renters try to give back any of the deposit. we paid for so many little things that they told us we would not be responsible paying back. lie # 1,098. they charged us over $900 for painting the home, that is under 1600 sq ft after we painted and touched up where we were asked to do. this company literally should be shut down in the memphis, tn location. maybe they just hired some intelligent upper management, because 2 ladies in the office named tiffany and avis are the only one with common sence and courtesy, i hope that last longer than just to us for the moving out process because they will never see us again. i will never refer this company to anyone nor ever give another penny. this review isn't worth a star but i had to give it on. i pray and hope everyone who reads this stays so far away and never goes to this location that they are forced to shut down from the terrible, horrible, unprofessional business they have given to us and many others. just read the reviews they are not lieing or exaggerating. read more

If I could give it a Zero I would. This company is run by crooks and owned by crooks. I should have listed to all the reviews. I would suggest if you even think about renting from them to have an attorney before you sign anything. I would suggest you RUN, not Walk, away as fast as you can. They did manage to fix the oven, but carpet was not cleaned, blinds in kitchen were broken and bend but had been lowered and laid out and stacked at base so you couldn't see it, then one of the top blinds was broken at the cord seam and they hid that well too. Water Heater breaker kept flipping and door knobs come off in your hand. For the checklist you supposedly are responsible for and what you're supposed to before you leave you might as well buy a house from LGI. Brown recluse spiders nested in and outside the house and I had to pay for the pest control treatments and couldn't be there while they did it. NICE! These people will rip you off right and left. DO NOT RENT FROM THEM. Find a real Real Estate Agent and let them find you a home. You don't get ripped off on pet fees and/or pet deposits (both really - it's one or the other) or paying for some company to pay your utilities. REALLY!! I don't think a 25.00 fee to set you up and a 10.00 fee on top of a bill you don't get to see is saving anything. They're probably adding additional to the bill and you'll never know at the tune of 148.00 in fees along for this service per year. On top of that...you are even responsible supposedly for power washing the entire house when you leave. GET REAL PEOPLE. read more

We moved from Pennsylvania to Houston Texas. We found a house relatively close to some family, which was perfect! It was a terrible experience from the start. We agreed to move in and a family member also agreed to move in to help with the costs. My boyfriend and I signed the lease when my boyfriends cousin decided not to. We called to ask to get out of the lease ( knowing since we signed we probably could not.) Like we thought, they said no. A few days later they called and told us we had to sign a new lease without his cousins name because the lease was not a legal document. If we did not move out they said they would get the keys the following day and change the locks. We could not afford the house after 6 months of paying and took out a loan to pay off the lease. Which was 5 months of rent. We received our check yesterday from Progress Residential for our deposit and some extra because they told us the wrong amount for the buyout fee. Before moving, they said that they would replace the back screen door that's missing and still haven't. There was glass shattered all over the backyard, around the area where the screen door is missing. The toilet lid in the kids' bathroom is wobbly. There were one inch nails spread all over both of the kids' rooms, and they were hidden because the carpet is the really long and shaggy. It's been a month and I'm still finding nails that the vacuum was unable to pick up. Three days ago my 4 year old stabbed his foot with one of the nails while playing in his room, and I called them to let them know what happened. They tell me,"I'm sorry for all of this, we'll have someone call you and look at the issue." Yet here I am, three days later and still no phone call. Oh and I almost forgot, they never told me when trash day was, so I called them and asked. They gave me the wrong day! They told me trash day was on Friday, when it was really on Tuesday. I had to call the city to find out. They had three trash cans out and I used all three of them, because we had a lot of trash due to moving and all. Then, the garbage company tags two of my trash cans. I called them and they said that they don't deal with trash cans from other companies. Why didn't the management company tell me any of this?? Isn't this their job? I came from another state and have so many other things to deal with and take care of, you would think that they would help you transition with your move just a little. But no, apparently that is too much to ask for with this company. I've rented with many other companies in many states including California, Ohio, Michigan and Virginia. I have never dealt with a management company like this. Every other place that I have lived in has always taken care of things. Oh and on top of that, the house was filthy when we moved in! This company is making my move a nightmare. My house was ready to be seen Friday. I put a hold on this home last month. No one called nor reached out to me, just sent me a lease agreement. I called and said I wanted to change my move in date to June 1st and only do a 1 year least(longer would have cost me more)(which makes no sense) No one revised, sent me a new one nor called to welcome me to their property. Come the day before the house was supposed to be viewed, no call or anything. I finally got a appointment for 11. Come to find out, they set me a viewing appointment with a guy WHO NO LONGER WORKED WITH THE COMPANY. Ummm, you dont know who your employees are? Next, being a holiday weekend, it was more important for them to leave work than want to secure my move-in for June 1st, Well we will see what tomorrow bring! For company with so many properties and for people trying to find their forever home, this has been very stressful. Hopefully, they will work this out for me and my family. read more

I was the person who started this Yelp page, but I accidentally erased my review. Everything other reviewers have said about problems with this company is absolutely true, as are even worse aspects. I could tell you stories of what has happened in the past year that would curl your hair. They won't even fix things right away that endanger your life. There are points in their lease that I'm sure aren't legal, but they notified me that I had to decide whether I was staying FOUR MONTHS before my lease was due, and they gave me less than 10 days to decide. If I didn't, I would face an even higher rent increase, and my rent was raised by $90 a month as it was. It took them more than half of the time I was given to even email me a copy of the lease. Even though I had had nothing but problems with PR, I love this house. Certainly, I could not make a decision in less than a week that I thought I would have all summer to consider. As of August 1, I will be paying more for a small two-bedroom house in a Las Vegas neighborhood of questionable safety than I would pay for a four-bedroom house with a pool in a good neighborhood. I don't want a pool, and I like the size of the house since I live alone. I could even live with the fact that there is ZERO shade in my backyard. But they've already informed me they will raise my rent again next year, and beyond a certain point, it's price-gouging. Oddly, I know what the rent will be because I requested the two-year lease they offered me, but they couldn't actually PRODUCE the two-year lease in time for me to sign it without their raising my rent for signing "late" (remember, this was in April, and the lease is up in August; I've never heard of three months early being considered "late," but that's PR for you.) I strongly recommend hiring an attorney to represent you in dealing with this sleaze-bag corporation if you must deal with them. I know I will hire one to deal with them when I move out based on reviews posted here on Yelp. Seriously, folks; no matter how much you love a property, keep looking if this company is involved in its rental in any way at all. If you rent from another company and this one takes over your property, see an attorney about getting out of your lease. I would think that the extremely poor reviews posted here might help explain why changing managers is, in this case, a change in the conditions that nullifies the lease. If a Yelp page had existed, I would have done that even though I love this house. I expected the company to be OK and to not have to deal with them that much anyway. I was wrong. Even executing the process of paying the rent changes and is uncertain, leading to monthly stress from having to deal with this incompetent, rude, disorganized, corporation. I actually rented property in the Houston, Texas area. If you choose to rent one of the properties managed by Progress Residential you MUST note EVERYTHING wrong with the property on the initial walk through or you will be held responsible. I thought I had done this but found differently when I moved out. We have lots of issues with this house during our 2 year lease. The issues were usually band aided by a general maintenance person. We had water flowing from the top of the front door due to foundation issues. Tiles were falling off wall in shower (repaired by someone that had never done tile work), walls had spots all over them, cracks were everywhere on walls/floors due to foundation issue. Many more issues, but read your lease before you sign it! I had to pay 6.82 for a light bulb that burned out after we moved out and before inspection. Also, we changed batteries in smoke detectors on an as needed basis but when the inspection was done they found the battery had died so I have to pay $12 for a battery! We moved out in June and we have not received our full deposit. We did receive partial in July but disputed a lot of the issues because they were on my move in report. I will not recommend this management company to any of my friendsfamily and strongly recommend that anyone that does covers ALL bases! read more

This company is shady at best. I left the house in near perfect condition, did a move out walk through and got a checklist of items that I was in agreement with that where charge backs. HOWEVER upon moving out they hit me with $480 "labor" fee on top of the several items that where itemized and fixed. Each item that was was "fixed" such as blinds, some carpet, etc., included the labor associated with that repair, but ON TOP of that, they added this mystery "lump sum" labor fee which has no description whatsoever. Also, I had an issue on paying the partial last months rent since I was paying on-line, they never updated the amount due to be prorated for a partial month. When I called (two weeks BEFORE) the final rent was due, they said it would be fixed by the time it was due, however it never was. So, I called the office again while I was traveling and tried to pay over the phone but was told I had to physically drive to their office and pay in person. I explained I could not since I was traveling, and I sent a check when I got home but was still charged a $125 LATE FEE. The first and only late payment in two years. I agree with so many of the people reviewing this company...just terrible! I made a negative review several months ago and shortly thereafter we received a telephone call from Rent Progress employee Angela Hawkins (ahawkins@rentprogress.com). She asked if I would "adjust" my negative review and send her an updated list of work orders so she could use her influence and work on them. We've had this rental property in the Houston area for 6 months now and many days I just wish we had kept looking. The home itself is nice but the back yard of the property is in deplorable condition and dealing with Rent Progress is just a time suck that goes nowhere. Our back yard is made up of patchy weeds, poison ivy and dirt; a condition we were led to believe from Alex Cavendar when we moved in would be improved. This is an unusable portion of the property that we pay rent for but CANNOT use because it is not in a livable condition. I've already spent nearly 6 weeks on the poison ivy disabled list...not willing to do that again. It's sad that Rent Progress doesn't realize that if they make the improvement, they'll have a better product to market and a better reputation. If they choose to continue down the road they're on, they'll continue to get all these negative reviews and we'll maintain the property in the "as is" condition we're required to by our lease and in the as is condition that we received the property in and the problem will exist forever. Sadly, today, we received another email from Angela Hawkins that they are not willing to make any improvements to landscaping and we're on our own. read more

DO NOT RENT FROM THIS COMPANY!!! Not did the home have numerous repairs that needed to be done, they took a month to repair! We had NO AIR CONDITIONING for a full week and it was 93 degrees in our home for 4 days straight!! No one knew what was going on, and we spoke to person after person who did nothing for weeks! We moved out per our lease agreement and we received a bill for damages that were non-existent, for dead grass (this grass was already dead), carpet cleaning (we had a professional company steam clean the carpet and left invoice on counter as advised by the company), interior paint damage (they left no spare paint to do any touch ups), damage to light bulbs?? and pressure washing! At this point we owe over $3,000!!! When in the world did it become policy to pressure wash a rental house?? Our rent was $1500 and we paid every month on time and left that house in pristine condition. Don't waste your time with these people, they will do everything they can to take all of your money! I am so disappointed that we signed a lease with these people. They have done nothing but lied to us from the beginning. When we did our walk through the guy was not interested in letting us go through the house to look for any issues. He literrally ignored everything i said. I asked if we could put in a peep hole for security but he told me no. He said i needed to just ask who was at the door. Then he proceeded to tell us that any repairs under 150.00 were our responsibilty. I explained that this is their property and they need to maintain it. He emphatically told us no it was ours. I was against signing the lease from the get go but my fiance wanted a yard and garage. So i went against my gut and now we are stuck in this hell hole for 2 years. We were told we could submit maintenance requests on rent cafe. That is a lie. We were told we could split the rent. That was a lie. This company is a joke. And they say the houses are cleaned. Not sure by who bc ours was terrible. There is literally goop in the dishwasher. They didnt even bother to wipe down the fridge. The ice maker does not work and never has. Both toliets have been broken since before we moved in. The garage door is broken. One of the windows has condensation between the panes of glass. There is about 6 inches of mulch in the flower bed because they just keep adding more instead of doing it the right way. We have sent emails regarding the maintenance and they cannot even bother to respond. I called today about splitting the rent and the man i spoke with was so uninformed. I could keep going but it would take too long to write. Please read past reviews and go into a lease with these people expecting everything they say and do to be false. I guess my next step is to hire an attorney to see if we can get out of our lease early. I was seriously injured during our move and need some of these items fixed but am unable to do it myself. I should not have to pay them a service charge when this is their property. And the last kicker is they can file a claim on your personal renters policy without your permission or knowledge. This is the worst company in the world to lease from. I leased a property from them in Deerfield beach fl. the lease was up for renewal when the company that I work for closed the location in ft. Lauderdale so I had to transfer to ft. Myers Fl. with the company. I contacted progress residential and told them what had happened they said that they would show me some properties in Ft. Myers and that if I found one that I liked that I could just transfer over to that house. I found a house in Ft. Myers and went through the whole process of getting approved again. which was ok then as soon as I was approved for the new house they wanted first months payment and security deposit so I went and got cashiers checks and brought them in as soon as they had the checks they told me that it could be 25 to 30 days for home owners association approval so I would also have to pay rent on the house in Deerfield beach. Then it gets even worse after 22 days I could finally move into the new house. I moved everything from the house in Deerfield and vacated it. I called the office where I gave the notice to vacate form and at this point they tell me that I have to pay a transfer fee and want another 2250.00 and that they don't know when they will have time for someone to do the exit walk through with me. this is the short version of it. I was told different things by different offices. It has been one of the worst experiences of my life. I pray that no one else gets trapped by this totally unprofessional and incompetent company they will tell you one thing from one part of the company and charge you money from another part of the compay read more

We recently looked at 2 properties with this company for rent. The 2nd property we looked at we did decide to put an application on. We paid out 90.00 application fee and $500.00 hold fee to hold the house. We were NOT told up front that if we decided to pass on the property once the application was approved that we would LOSE our $500.00 hold fee. I have rented from a lot of landlords and companies and I have NEVER had someone scam me out of $500.00 that was just to hold the house. If we would of known this up front then we would of never put an application on this house with this company. PLEASE READ all the review on this company on Yelp and their facebook page. Out of all the reviews there is NOT 1 good review. This is why we decided to not move into the property cause I started reading peoples horror stories. WORST rental company!! Rented for a year, and it was a nightmare. First make sure you find out about all of their hidden fees, which they wont tell you until after you pay the deposit. Also when you get your keys document everything yourself, send emails with pictures to your property manager for future documentation, because the person who is there when you get your keys is not going to do it. He was on the phone the entire 15 mins he was there because he had to be somewhere else. Remember that your property manager will not help you with anything, all she or he are there for is to apologized for everything that is gone wrong. I was actually told that by the property manager who quit/fired three months into my lease. So all my prior complaint documentation was gone and no replacement manager for three more months. The maintenance person that was sent, said he would be arriving between 11:30-12, at 1 PM he still had not arrived. I called him and he said oops i forgot, ill be there around 3 pm. He did not arrived until after 4 PM. Then he spent most of his time outside smoking, he did not bring any tools or ladders, had to go to home depot to buy tools and supplies. Still did not fix everything on the list. I called the property manager, of course all she did was apologized again and again and again. A month later, a different maintenance person arrived, late also. Did a quick patch work and left, not everthing fixed, could not fix fam rm ceiling fan. After that company told me i would have to pay for the maintenance fees. I explained that since i reported these issues months ago when i first moved in, that i would not. So any future maintenance tickets were canceled. The last two months before i left, i called to remind them that the fan and the trash compactor were still not working. They sent one person for the compactor, which he found out it had a seal internally bad and leaked water. Another came for the fan, again no tools, ladder or knowledge about electricity. So a month before that, a electrician came and fixed it. During my move out inspection was asked several times if i had documentation of everthing that had been wrong from the move in, i said yes, photos, videos and copies of the emails. This company just wants to take your money anyway they can, if you rent from them document everthing and be ready to pay hidden fees. Good Luck!! read more

Absolutely do not do business with Progress Residential, I applied for a home online and picked my move in date, after I was approved they changed the date without notifying me in advance, when I told Ashley that I didn't want to do the deal since there were changes to what I originally agreed to she said she could cancel my request but I would not be refunded my $500 "hold fee" because I was approved. I ask to speak to a Supervisor and after being put on hold for awhile was told the Supervisor was busy and would call me back shortly, that was 2 days ago and 5 phone calls ago, I wish I would have read their reviews before starting this process, I will be in contact with an attorney and my brother-n-law, who is a host on the number 1 rated talk show in the DFW area, once he tells my story ,as well as all the other terrible reviews, on his radio program, they will be out of business in my area, and that's a good thing! read more

Never ever deal with Progress Residential. They seem to be very untruthful and shady in their dealings with the public by lying. i was able to sit & watch their entire game. The agent Miquel made an appointment with me and I was actually able to see him in action. On my appointment time he had another couple there. He was wearing black pants on and a black shirt with shades on his eyes. Just a young wipper-snapper unprofessional person & lied & texted me at the last minute to tell me he was with another client which i already knew. Liar, liar. I called the office and lying receptionist plays dumb & switches me into his voicemail. Another agent Randy tells me my name wasn't on his schedule. Can you imagine !!!! I had been dealing with this Miguel all week long. Never ever use them!!! Very unhonest outfit ... just like someone pays them to lie & i'm glad I saw their lies at work. I didn't have to ask anyone. Never, ever use them unless you have time to waste with liars and unprofessionals just to get your eyes tickled. This was my second encounter...the first was a piece of work. oh well..why waste any more energy on Progressive...poor representation of real estate agents & someone needs to shut them all the way down. DO NOT RENT FROM THIS COMPANY. They are all about making a dollar and do not care about their tenants. First off its all about them. When I was initially looking for a home to rent they were only willing to show me homes when it was convenient for them which should have been a red flag but it wasn't because I was young and desperately wanted to live in a house and not an apartment. 2nd it is virtually impossible to get in touch with them. They will return calls and communicate with you only if money is involved. Once you sign that dotted line and give them your move in funds they are no where to be found. 2 weeks into my lease one of my roommates decided to move out. I tried contacting them to get a new lease agreement taking that person off and adding another room mate. It took weeks for them to return my emails (THEY WILL NOT PICK UP A PHONE AND CALL YOU UNLESS YOU OWE THEM MONEY). Once the lady and I started responding via email to work things out about 3 email in she stopped responding. This just shows how little this company cares about their property and the the communities that they rent to you from. For all they know I could have a convicted sexual predator living in the house. 3rd they charge you for everything. What ever your rent is be prepared to pay and additional $50 on top of that. They have convenience fees for your electric and utilities, trash, and there is even a fee to pay your rent. Lastly if you do not give a 60 days notice stating that you will not be renewing your lease they charge you $47 per day. They will tell you that you should have read your lease because it states in section 4.2 that a 60 day notice is required and try and make you feel stupid. Section 4.2 of your lease clearly states in bold letters MONTH-TO-MONTH. Therefore anything in that section is in reference to a month to month lease which I am not in. They want $1500 from me for not giving a notice. hahahaha too bad they will never see a dime of that money. Since they refused to send me an updated list of what I owe for this last month I've just resorted to not paying anything and they can take what ever they think I owe them out of my deposit which I have heard they never return anyways. Don't do it, Don't do it.. I was desperate enough to submit an application on a very nice property in a highly sought after school district in the Dallas area. It took a long time to get an approval, when I did get one they doubled the deposit, and told me I could not see the lease until I had approved the move in fee sheet. Mind you I had put up the 500.00 hold fee to take the property off the market while they checked me out. So I finally get a call on the 24th of the month after hours stating the I was approved with the double deposit, and I had 24 hrs from then to decide whether or not to proceed. I was also told the fee sheet would be emailed shortly. 24 hours later I called about the fee sheet (that I had not rec'd yet) Was told by the agent she would send it right to me. I did get the fee listing a little while later Friday eve, and did not look at it until the next day. That's when I read all the absoulute stupitity, and I am sure in some states borderline illegal rental requirements. Not just the double deposit, but acceptance of certain wear and tear in advance, utillities included in the rent due at the first with the rent, (I too was told this was required), and if I could I would just post it so you can make your own decision with good info before you fork over ANY money to this company. I was first told by my previously nice and cordial agent that I waited too long to cancel, and would not get my deposit back. I reminded her of our conversation (also reminded her it was probably recorded) that she said I had 24 hrs, and that she would send the fee sheet. I was within 24 hrs of receipt of the sheet. As I write I have not yet 30+ days later, and nearly 30 days after they told me a check was written, received my (holding fee) from them. What they are doing might be legal (technically) in most states, but it's a p""s poor way to do business. Save yourself some time and frustration move on to the next property, and avoid Rent Progress. Notice how apologetic they are in the reviews, and let that be a lesson. DON'T RENT FROM THIS COMPANY! I lived in the property for 2 yrs. The 1st year it was manged by another company. Which by the way was GREAT! So I renewed my lease. Then all HELL broke loose. Progress Residential took over with out me knowing it. It took weeks sometimes, months to get things repaired. The Memphis office is so unprofessional & rude. So of course I didnt renew my lease. The move-out inspection was a joke. He barely walked throw the house. So Now the icing on the cake. My story mirrors so many other stories. They mailed me a statement saying that they were keeping my security deposit & said that I owed them over $1,200. They hit me with fees I NEVER heard of. I do admit I had some scuff marks on the wall from the furniture. Thats normal wear & tear. I lived in the property for 2 yrs. I have so many more issues to list but there's not enough space! i cannot give this company any stars....i have been renting for years and progress residential had taken over our property from another management company. i have had problems ever since....they are not willing to work with the tenant on any level and do not have many options to give the tenant.....the maintenance dept is even worse and to top everything else off i never singed another lease and somehow they extended my lease for another six months........are very quick to add 125.00 late fees every month and as i said are never willing to work with the tenant .....can't wait to get away from these guys!! do your homework before considering renting with this property management company! sheesh!!! read more

steer clear of this place! their nashville office is rude and can never do what they say they are going to do! i wanted a 2 year lease but unbeknownst to me when i got the lease they raised the rent significantly for the 2nd year; so now if i don't sign i'm out the $500 i had to pay to hold the property during the application process. i absolutely love this house but these people are absolutely ridiculous. never in my life have i been treated in such a manner and now that i've put feelers out asking about how they've handled other clients; i have been told that they charge you for random things, hold payments so that they show up late and then you may end up paying their attorney's fees to avoid eviction and then you are still rent gouged and when things go wrong in your home that you didn't cause and should not be charged for are charged to you and take far too long for them to fix. please read all reviews and avoid this place at all costs - i know they have several beautiful homes for rent but unless you want a headache every month and enjoy overpaying for things avoid this place. read more
