This company pulled our credit and then made false accusations that my lady had a criminal reason not to get approved for the home, then we went to find out if its true...it wasnt. Then they changed it too parking tickets. No one has unpaid parking tickets in our record either. I am honestly thinking about lawsuiting this company because it seems they have a trend to do alot of people wrong and harm to their credit. Sorry that anyone deals with this company. We are people trying to pay rent and make well enough money to pay rent and then some. Progress residential runs a borderline scam with their process'. They get you to apply for a home, change the dates, make you worry, swindle you into a home that is "available sooner" to turn units faster and create more financial overlap for the consumer. Literally while we were switching our application to a different home they raised the rent price and list dates and told us "prices subject to change until the lease is signed", GTFO! Fortunately we are financially stable enough not to get swallowed up by places like this, take my advice, dont even consider this place amongst your search. read more

Wish I could rate as a ZERO. This company is terrible. You pay for everything and they fix nothing in regards to service/maintenance requests. It's always the tenants fault is their motto. Be prepared to never speak to anyone in customer service or even your own account manager. Also be prepared to have every dime taken from you because they will attempt every erroneous fee to charge the tenant. All in all in EVERY aspect, they are the worst property management I have EVER dealt with! A side note: I have been emailing almost daily on a maintenance request that should have been resolved 2 weeks ago. This is the worst company to ever rent from. If you can avoid them please save your self the hassle. They never repair anything. They just put bandages on it and hopes it goes away. Our AC has gone out several times and they never seem to repair it. When we put in "emergency" request it still take 4 days and repeat calls to get someone out. It's over 90 degrees in the house and my baby had to be taken to the hospital with heat exhaustion. There is no one that you can go to for help because they don't allow you in the office and the phone number is just an 800 number with a bunch of reps that have no idea what's going on. The house is falling apart and they keep giving us the run around and refuse to fix anything at all. Unless you want to be ignored and live in a terrible property then avoid them. Also if you are thinking about allowing them to rent your house out for you don't! They hire the cheapest repair men so they do a terrible job and destroy the house more. I have been renting from this company for too many years. The CS staff is incompetent and they are overpriced. I even had a rep tell me they are in the business of making money when I asked for repairs, they refused to fix. Now I have a toilet that has been running for 3 days, make the apt, give permission to enter, they show and cancel and say trip charge because someone was home. I will never recommend this company to anyone and if you get outrages charges, its called small claims court people. You have the right to be present for the final walk though, and take pictures of everything. They are crooks to the greatest extent. Everyone is usually quite friendly. However, beware if you have any issues regarding money. When I had to buy out my lease early due to a new job, I expected the break fee that was in my lease, what I got was that fee plus over $1,000 in damages...I lived in the house for 3 months and traveled much of the time. That was around 9/2017 time. I am still dealing with them to receive a final refund and its almost 5/2018. This is all after I tried to do the right thing and save them $2k they mistakenly sent to me. As I mentioned, in all by 1 interaction everyone has been friendly. I don't know if its incompetence or just a lot going on but I've usually had to talk to a few people before something gets settled. I wouldn't rent from Progress again sadly. Just a nightmare of an experience. We are excellent tenants, always on time. We have kept the house in excellent condition and even made minor improvements because god forbid if something breaks they are not responsible for anything and for things they have come out to fix they will try and hide charges in your monthly rent. This is an older home and appliances are old and cheap. The fridge handle fell off so they came out to fix it. They then charged us $60 for the repair & failed to disclose that this was our responsibility until after the fact. They are just super shady, rude & slow to respond. They have the attitude where it's not their problem. This is only the most recent issue. They do not care about their renters in the slightest. I have been in one of their houses for almost five years. Every year my SRP Bill got more and more expensive. I kept complaining something was wrong with the AC unit because it was constantly running. They kept coming out to fix it and finally replaced it this year at the END of summer. Thanks. Paying $400+ dollars flour to six months out of the year and finally get a new unit after it completely breaks down. When I called them to complain not one solution was offered to offset the thousands in power bills I spent. Not even a discount month or discount in resigning my lease. These people are crooks. We rented from them for a year and they total screwed us out of our security deposit of $1250.00. According to the BBB there were 74 complaints closed against them last year and 267 in the past 3 years. We hired a professional carpet cleaner and a landscaper. We patched and painted the interior. The kitchen and bathrooms were spotless. Even their move out inspector commented how EXCEPTIONAL we were leaving it. I gave them 60 days notice and they still charged me $685.48 for 17 days insufficient notice. The contract calls for 30 days notice. They totally made up charges like $50 for the washer. There was no washer provided...it was ours. Gas credit of $18.02....our house was all electric. They refunded $312.40. We are going to take them to court and hopefully the judge will see what scam artists they are and fine them in addition to giving us our refund. read more

Terrible property management company!!! This is the 2nd time our air has gone out in the house that we have rented for 3 years and the response from Progress Residential has been the worst! It was super slow when this happened 2 years ago and this time is exactly the same. With temperatures of 104 today it is not acceptable that I filed the maintenance report this morning and at 3pm still have not heard anything from the rental company. No call back, nothing but an automated email stating the work request was received. I just called and the representative answering the phone says they haven't called because they didn't have my phone number!!!! I have been renting from them for 3 years!! This company is really something. I really hate that they bought out Havenbrook Homes. I can never reach them over the phone. They don't return emails or phone calls. Recently I got an eviction notice not blaming them for that because I was late on my rent but I'm unable to pay it because they blocked the account and now I'm gonna be late again because I can't contact them to make my payment. I don't feel that they care about their residents. I really don't. They're so nonchalant. When speaking with them I spoke with someone before that told me not to worry about receiving a return email or phone call because they are not going to do it. I appreciate her honesty but she was definitely right. They charge a $15 benefit fee whatever that means, $40 just for having to type up a late notice, and now I recently received the email stating they're gonna be charging $39.60 monthly just to maintain the septic tank. DO NOT RENT FROM THESE PEOPLE!!!! We were supposed to have the lease renewed on September 7th, after signing it 3 times, they all came back void. I tried to call the main office and they said that someone from the local office would call back. They never did. They are currently trying to make us pay for a $250 month to month fee even though they admit we have a lease. They keep saying you us this amount. . . but we will credit back to you on your next month rent after rejecting my rent payment for not including the month to month fee. Now if I leave will they bind me to the lease? I'm sure they will charge me all the fees for that. That is all they are good for.HOW DOES THAT??? She was in charge of getting our lease together and determining initial fees etc. She was very helpful and responsive. The service techs that come out & service every broken part of my home, are amazing! They are extremely sweet & literally feel bad for my entire family. I've lived at this residence since May 2017 & let me tell you, I've called out service techs So many times! Dishwasher, fridge 3x(finally replaced it), AC unit 3x(finally completely replaced it), sensor lights for my doorbell & addresslight(HOA issue), & NOW my dang water won't heat. This house is not that old but they have such out of date crappy appliances, and the vendors they go with are so horrible. I don't even know what else to do besides constantly complain and finally get this to the higher ups. You know how much money I've lost out on because of the repurchase of groceries twice and running my downstairs AC constantly in the summer because my upstairs AC is broken?! But it's like they could careless. They're so dang cheap. Don't rent from them. EVER! Save yourself the hassle please. This is the worst company i have ever rented from, I've only been in my home for 3 months but the problem started the first month i moved in. Toilet was leaking, had an infestation of wasp & bees coming into the home, mold & mildew downstairs, you would think that they would at least check out the property before they rent it out. Come to find out that with the first heavy rain my basement floods and it has on several occasions, it was hell getting someone out to take a look at the problems first off then i had to call someone out to fix the problems. These people are very unprofessional & have a lack of empathy when dealing with their new tenants. I had problems with paying my rent thru there portal, it wouldn't let me set up my account info even though ive tried SEVERAL TIMES, couldn't pay it over the phone i was charged a late fee when i did make the payment and confirmed that it went thru just for them to send me an email saying they didn't get it which made it late and was not my fault but of course i had to pay for their mistake and lack of responsiblity taken for their malfunctioning system even though ive CALLED NUMEROUS TIMES LEFT SEVERAL MESSSGES & when someone finally responded to my email (not a phone call) all i got was a im sorry your experiencing these issues but nothing about how to resolve it. Ive had trash pickup issues for 2 months my garbage was not picked up. For the time i moved in in July until the beginning of September. Again several calls, messages & emails with mo responses or to say the very least response. This management company & its associates are trash. I WILL NOT EVER RECOMMEND OR RENT FROM THESE GUTTER SNIPES EVER AGAIN I'll be do damn glad when my lease is up. ZERO stars. I really wish I would have read reviews on this company before renting. My husband is active duty military so we had to rent this home blindly as we were not able to come out and do our walk thru until the day we accepted keys. this home was DISGUSTING! they did not have the carpets cleaned, or the home cleaned for that matter. over half of the light bulbs were missing or burnt out, the backyard has turf that was not clean or sanitized after previous tenants pets. We do not have pets. SO why should I have to clean pet urine or poop??? Oh that's right I shouldn't have too!!! I called and called and called to try and get someone out here to clean these carpets. Finally I told them I am aware of tenant laws and BY LAW the carpet has to be cleaned. and by law I can hire someone myself to do it and deduct it from the following months rent. What do you know, someone was out here the very next day. We have taken photos of everything that is wrong and documented everything. When I say the house was dirty, I mean disgusting dirty. The bath tub had black feet prints in it!!! mildew scum build up on the showers. hair on top of the drains. stuck on food and spills all over the tile. sticky cabinets. food stuck to closet doors upstairs. and they tried to tell me it was cleaned. BULL!! AND! they tried to tell me they don't maintain screens on the home. ok that's all fine but you have to give me functioning screens before you say you don't maintain them. When they put in an urgent maintenance request... it really isn't urgent. We did not have hot water or heat for 2 days. with 4 kids. that was great. and the water to the fridge wouldn't shut off and it took them over a week to get someone out here, come to find out they never even put in a service request. What a crap company this is. STAY AWAY!! oh and lets not forget all the HIDDEN fees in addition to your rent!!!! HORRIBLE COMPANY!!! read more

I will have more to come since we have been here for almost 4 years, the documentation and photos will for sure be the center of our next adventure which I'm 99% sure will end up in a litigation issue since they have the beat my chest hear us roar mentality. We have given notice due to the transfer of our lease to Progress and the FAILED work completed/ not completed by representative either employed or sent by the company. They don't care about you, they don't care about your future, they don't care about the depreciation of the properties due to the very people they are sending to service the properties. Pool service a joke (we will get into the VP who left progress and was granted the contract for pool service, it involved Phoenix PD and guess what Progress did about it..... YEP NOTHING) How about the fact that we can not access our backyard because a vendor failed to complete work properly and now the sliding door doesn't open. Since 9:30am this morning we have been trying to gain access but not Progress, Norman Glass, or the other party Norman hired Door closing systems LLC will come fix it so I can access my backyard (I did call them directly and they will be here Tuesday next week). It is important to note that one of the lease holders was trapped and escaped a house fire. Let me just say she has anxiety not being able to access or exit from our main living room to the backyard, you think Progress cares? NO!. This is just the beginning and I look for to sharing photos, videos and other updates. read more

This has been the most horrific experience I have EVER gone through in my life. My two roommates and I inquired about renting a property and were contacted by a leasing agent (Marquis Berry) Who worked with us through the beginning part of the application process, we got approved for the house on the 16th of this month and made it known that we had to be out of our apartment by the 24th latest. He gave us the option of moving out last Friday or this Monday and we chose this Monday. Then I email asking where our lease agreement was on The 20th (three days before our anticipated move out). I got an automatic reply that he was out of the office, so I started to panic because we were told we had to pay 72 hours before moving into the house. I immediately got on the phone with customer service who let me know not to panic and that it was OK to pay 24 hours prior to move in, and she would get me in to contact with a new leasing agent coordinator. I got an email the next day from a new leasing coordinator (Stefanie Kilpatrick) she randomly sends me a lease agreement that states that we will be moving on Wednesday the 25th? Which was never agreed upon in the first place. We let her know that that was a huge mistake and that it needed to be fixed, she proceeded to tell me that we had to pay 72 hours prior to move in, which we had already cleared that they " tell people that, so that they pay on time." She told me if there was anything to be changed that she could do it this weekend to see if we can still move in on Monday. At this point we were all in a panic and had to scramble looking for another place to go, while she "figured it out". I let her know that if she did not have a solution to her mistake that we would have to move forward elsewhere. I hear nothing in return. Fast forward to today, the 23rd. The DAY OF OUR ANTICIPATED MOVE IN. I get an email with our "fixed" lease agreement. At 4:34 in the afternoon, with her telling me she scheduled us our move-in for today at 4 o'clock.... in order to not be homeless, we have already moved forward with another property NOT through progress residential. I am continuing to get emails saying they are scheduling us move ins and then cancelling. THIS IS SO UNORGANIZED. This is peoples livelihoods, and they honestly could not give two craps about what happens. Now me and my roommates are out 430 something dollars and did not move into the house that we fell in love with. The least they could do is grant us back that money. read more

I was planning on renting from Progress Residential. We found a home in Peoria that was ok. The only positive on that was that it has a HUGE backyard. When you talk to them they make it seem like you are important and anything you say they will agree with you at 100%. The home was in bad condition. The only thing they did was paint it all from the inside to make it look new. The bathrooms were disgusting. They barely flushed. The garage was a mess. The tub on the hallway bathroom was filty! I was never offered a code. I had to ask about it, by then I had already paid the 250 holding fee and a 50 application fee. This is all a SCAM!!! After reviewing the lease agreement, where you cannot have a above ground pool a trampoline or pretty much anything in the backyard, we decided to decline on the offer. Who has a HUGE backyard and is not able to have anything back there. I asked about my HOLDING FEE and was told its non refundable because I chose a moving ready home. Well that is not what the lady told me. I lost 300.00 but am happy i didn't lose the thousands of dollars I was planning on paying them. $3373.00 to move in plus the $1800 per month for the next 11 months. Shame on these people. They want to rent you their properties and want to keep control of what you can and cannot have in the home. Things always happen for a reason! read more

I am just so over trying to use them. I cant even get in a house and their customer service is way below expectations. First time I tried to rent from them I heard nothing back for weeks, advised them to cancel my application and still nothing. When I reached out to confirm if the application had been cancelled or was still in the works, I was told that someone else had already moved into the property, my application was cancelled and apparently was only good for 30 days. After a few weeks, I found another property that I was head over heels for so I applied just to be denied for "the incorrect paperwork". Rather than stating what additional paperwork was needed it was denied all together. I finally get someone on the phone named Michelle who seems very friends after all of the unprofessional ass people I talked to who stated someone would reach out to me the next day and nothing at all. Not a single word! At this point I am pretty over the entire process with Progress. I just do not understand this level of ignorance and how a property management company sucks at communicating with their future and current tenants. I will never rent from Progress Residential again. My wife and I fell on some hard times which everyone goes through and had trouble paying the rent. We got an eviction notice from them but never received a late notice nor did they give a courtesy call to ask where the payment was and since we are not from Texas we assumed that we had more than 8 days to pay the rent, yes they give you 8 days and then they send out an eviction notice. When I called the first time on 2/17/20 I spoke to Bailey which she told me its just a scare and should be OK as I told them that we finally had the money and would pay on Friday, Feb 21st, however, the accounts department was closed that day. I called back the very next day and spoke to the accounts department and they told me I could not pay on 2/21/20 and had only the 3 days that was in the letter. I'm sorry but everybody falls on hard times and when a Property Owner like this uses these tactics its appalling and no one should ever have to go through this. zero stars! I've moved 15 times in my 25 year career all over the county, and this is by far the most unprofessional, rude, money grubbing organization I have ever dealt with. They ignore your needs, and push you to fill out an application which requires a $500.00 deposit and do not mention that's it's non refundable (just for an application, not a contract). I did a video walk of a property that had a torn some sliding door screen, eroded molding along the outside of the rear of the house, massive cracks in the cement slab in the back yard, cracks, chips along the door frames, holes in the re door where and additional lock was removed, carpets that were clearly not replaced and smelled like dog and had amateur seam-work done. Not only was I told they would not fix anything, they kept my deposit and had a move in date planned without my consent. They have a negative rating of over 70% on BBB which tells of multiple nightmare of tenants that actually had took up residency. read more

We are current tenets for the past three years. We have been fighting with them for three months to get trees cut that are the responsibility of Progress. They have canceled the order repeatedly. Each time stating a different reason: first covid, next people are not paying their rent so they are not doing as much service as they normally would, then you need an HOA violation. We got an HOA violation and they still canceled the service order. You will sit on hold for 50 mins to an hour to speak to the service department. The phone operators are "not allowed" to give you the contact info for the people that schedule services. They will not let you speak to a supervisor. They tell you to email and that the service manager will call you back. They will never call you back though. They just email you a cancellation notice. Worst company we have ever dealt with and we have already contacted our lawyer to pursue getting out of our lease for their refusal to honor the lease agreement. read more

Additional information on Progress Residential, LLC. can be obtained through a Google search or a search of any county Progress Residential, LLC. does business in civil records search on the county's clerk of courts website. Please advise that the BBB rating of Progress Residential, LLC is based on their response rate not, the final resolution to a complaint or review. I have rented a home owned by Progress Residential, LLC. Since February 2014. Over the course of time (as the company grew), their business practices have definitely become unethical. They inflate rental renewal rates. On average, rental renewal rates should increase by 2%-5% (national index). This was on target for my second renewal ($1425 to $1465). Once the company restructured, Progress Residential, LLC. decided to maximize profits by "sticking it to" their tenants. My lease that began May 31, 2018 (ends May 29, 2019) saw a rental increase of 5.8% ($1550). I sent the company a letter (March 6, 2019) inquiring about the new renewal rate. On March 11, 2019, I received an email stating, "You will receive an email from Progress Residential in the next week if not sooner with information on your renewal terms and rate. " On March 15, 2019, I received an email stating that the new rental rate will be $1640. This is another increase of exactly 5.8%. When I communicated back to Progress Residential, LLC. that $1640 for a renewal rate was inflated, the response was: "Hope this email finds you doing well. I reached out to our Pricing Team. However, they are unable to lower the rent to what you are requesting. The final offer on this home is 1640. IT is not a reflection of you as a tenant, we must price our homes at the Fair Market Rate, which they have determined to be 1640." This is factually incorrect. Progress Residential, LLC. calculated the renewal rate on an internal calculation that the company arbitrarily came up with the meet an internal goal, not market conditions. I own a property in the area and lease it out, so I get information on market rates from that property management company. Plus, I'm a business professor and research cost of living increases regularly. If you are a potential renter/tenant and you are looking to rent a home from Progress Residential, LLC. because you want your child(ren) to attend a particular school or school district, good luck with keeping your child(ren) in that school and paying for extracurricular activities after your 1-year lease ends and your renewal rate is an additional $80+ per month. I'm sure that I will have to update this review. Progress Residential, LLC. has a history of not returning security deposits by charging tenants outlandish fees after the tenant vacates the premises. Progress Residential, LLC. business model is to make vacating tenants pay for all services to get the property ready for the future tenant. As a tenant who was never late over the course of 5 years, it is quite evident that Progress Residential, LLC. does not believe in Customer Relationship Management (CRM). The company believes in infiltrating major markets, inflating rental rates, and leaving its tenants holding the bag. Potential Tenant(s) beware. read more

We were residents of a Progress Residential home for 2 years. We were in adherence of the lease throughout our time there and requested for repairs as needed to ensure upkeep of the home. The security deposit Progress asks for should really be called a security FEE since they use most of it to pay for repairs that are unnecessary. They took over half of our $1,825 security deposit even after cleaning and leaving the home in good condition, leaving us with only $780.07. We were charged exorbitant amounts for paint touch ups (about $400) light bulb replacements and door stops (about $80), broken blinds, which were broken due to the poor quality of the blinds Progress decided to use. We rarely used all the rooms in the home so the touch ups incurred are due to "normal wear and tear." I contacted someone to dispute the charges outlining in the lease that tenants were not responsible for "normal wear and tear" of the home and the charges made fell under that category. Many of the Yelp reviewer complaining about the security deposit have responses from progress to email socialmedia@progressresidential. We included them in the dispute email and have not received a response. Their accounts people just want you to think they will entertain your dispute but they don't and shut you down so quickly. Stay away so you don't lose thousands from your security deposit!!!! read more

When I got my keys and walked through I put in 5 service tickets. One of them for low water pressure in the master bathroom, one for no water at all coming out of the second bathroom faucet. One for bugs in the freezer, with a side not that the water/ice dispenser on the fridge didn't work. One for our kitchen counter bubbling and separating from the cabinets, a huge burn mark on the kitchen counter. And the last one was there was peeling of the kitchen sink. So I had to replace the shower head in the master bathroom so we could shower at all. They cleaned the bugs out of the freezer and then more came back and they had to clean it out a second time, and the second time was when they fixed the water/ice dispenser. The service tech came out and placed something over the faucet in the second bathroom and told me not to get it wet. They keep taking pictures of the kitchen counter and sink, but then they close out my service requests. I have spoken with Nicolas the maintenance manager, but he won't return my calls when he says he will. So today they replaced the kitchen sink wIthout any word on the counter. I have called Nicolas 3 times today left 2 voicemails with no return phone call. This company is horrible with customer service and service requests. read more

If you can find another property management company to go to to find a rental/lease apartment or home, please do!!!! This company is so unprofessional and useless, it's unbelievable. I have had nothing but trouble from their Dallas Office. And in particular Ashley Adams(she's been with this company for the past year) the property administrator who manages the property that I am renting (this is my 3rd year) is absolutely USELESS! how do folks such as her even have jobs? I renewed my lease( in February 2017) which starts as of April 1st 2017. I have set up auto withdrawals per their company web portal and every month they have been withdrawing money from my account on time and in full for rent, utilities etc. A couple days ago I get an email from Ashley Adams saying my rent is past due and I will be evicted if I don't pay up and needless to say a whole bunch of late fees and legal fees and service fees are added on. I immediately got on the web portal for the residents and see that I have been locked out. I call her right away and also email her and no response for the past 2 days. Needless to say customer service has been NO HELP as they put me on hold for an average of 20mins and then the call is disconnected. I have phone records, email trails to back up every attempt of mine to reach out to corporate to resolve this. As I am typing out this review I have been put on hold for 30 mins and 40 seconds by customer service. PLEASE DO NOT USE THIS COMPANY EVER!!!!!! read more

This company has the worst customer service I have ever had to deal with. You will wait on hold forever . Don't expect a call back. I rented a home from them for 2 years the home was fair but rent kept going up the pool service barely showed up. Warning if your on auto pay for rent when I gave my final notice they prorated my utilities and pulled out over $3000 dollars out my account with out notifying me. The billing for utilities is so screwed up because you have to pay progress residential that you get hit with a 250 bill 1 month and a $800 bill next with no explanation and no documentation of your usage, RUN FROM THIS COMPANY NEVER RENT FROM THEM . read more

TERRIBLE company to work with! Customer service stinks. We left that house in much better condition than when we moved in. They have illegally withheld most of our security deposit. (I wish I could give zero stars!) Please do not ever give this company your business. Without getting into details, this company was more than hellious to deal with in customer service. I have submitted numerous emails to "The Accounts Department" to no avail in resolving my complaint after we vacated the property. While residing in the property, we submitted a work order for our stove which stopped working one day only to receive a call FOUR days later to fix it. Please use this review as a warning for anyone looking for a rental property, you will be sadly disappointed with this company and the way they conduct business. Also of note: In trying to resolve my dispute with the customer service department, operations department, and call center department, I was promised a call back from a LIVE person, which I never received. I have exhausted every effort that I can in attempting to reach someone on the phone to speak with me regarding concerns that I have. In closing: If you are satisfied with never speaking to a live person regarding serious issues that you have regarding a residence that you pay your hard-earned money to live in, please feel free to use this company. We are a military family that has moved all over. The customer service of the company in Charlotte, NC is the worst I have encountered. I was pleased with the person who showed me the home. I felt like he was truly proud to represent the company. I noted multiple deficiencies of the home during our move in walk thru and was assured that they would be taken care of before I moved my family in a week later. A week later we discovered that none of that was taken care of and while the first few issues were addressed in the following days after we moved in, another major issue arose stemming from the company's failure to prepare this home for move in properly. We put in a work order for the major issue and based on the circumstances, it should have been investigated with in the 72 hours they say they have to contact a tenant for non emergency problems. A week passed with no communication. I called the number listed at the bottom of the work order email. The tech I spoke to was shocked that no one had called me yet. She said she was expediting the work order and to expect a call shortly. That was this past Monday. By 10 a.m. yesterday no one had called. I called the number again only to be told my work order had been canceled but the tech couldn't tell me why so he patched me through to Gloria. Gloria tells me that the person I need to contact, Karrie Hamilton, was out of the office and I'd need to email her.She also could not tell me who or why my work order was canceled and why no one notified me. So I sent an email letting Miss Hamilton know the entire situation, with very clear pictures of the situation, and how awful I felt as a tenant because of the run around I had recieved. A few hours later I got a call from Gloria saying that a tech from a pest control company would be contacting me. That was it. No response from Miss Hamilton apologizing for the bad service, no answers why the work order was canceled, no apology or concern that we had been distraught and stressed because of the issue that was caused by their lack of preparation. I am thankful that the pest control company that was requested to fix our issue was prompt, courteous, and sympathetic I find the lack of concern and communication from Progress Residential to be awful. That's a HORRIBLE way to do business and they should be ashamed. read more

We have had a great experience with Progress unlike some of the reviewers. The initial application, deposit and acceptance process is a bit daunting, but in the end it worked out. Upon move in we noticed the back door was not weather sealed properly. We reported it and Progress sent a repairman almost immediately. We had a problem with a leaky toilet seal; water all over the guest bath - within 24 hours the repairman arrived and did a great job with the repair. We also found that the move in representative failed to provide us with amenity keys- pool, spa, community gates, etc. We contacted Progress via email, explained the problem and within a week we were able to obtain keys from the HOA with the help of the Progress team. We have had no problem with the Progress RentCafe portal. We are not thrilled with having the water and trash being handled by a third party (Conservice), but so far so good. We also wish that we had been offered a 2 year lease, but for some reason it was not presented as an option. All things considered-we feel fortunate that we found a nice house in a great neighborhood and that the local Progress office has been very responsive to our needs. We may have a different opinion when we move out (hope not), but right now, no complaints. Always give credit when and where credit is due so, Kudos to Progress Residential AZ! read more

My family has been without A/C for two days going on 3, they don't seem to think it's a priority. We have an infant and a young child, and live in Arizona where it is 120 degrees. My house thermostat says it's 97 degrees in my house thus causing us to spend two going on three days in a hotel. We have been renters for 2 years and the service requests are never fulfilled in a satisfactory manner, but have been liveable situations at least. That is until, now. They sent out an independent contractor whom didn't show up the first day they were suppose to because progress never made the appt like they said they would, I had to call them 4 times waiting 30 mins each time just to get someone on the phone and could never get a clear answer from Progress or the shit vendor they choose to work with. The next morning someone finally shows up and cannot fix the problem, stating we need a new unit, and it's up to our management company on when we will receive a new one based on how " important they find the issue." Well, seeing as I nor my husband have received any information and the day is over I'm assuming that they don't find a home without A/C in AZ as an important issue. But, that's okay because they must want to pay for our hotel stay, which they will be paying for because, our lawyer will make sure of them. Think twice before renting with these scumbags, and stay away from Cooling for Less in AZ as well. read more
