I am a current resident trying to renew my lease and I am unable to do so because I have been charged over $700 in HOA fees from Progress for cars parked in the road that DO NOT belong to me. I am now being charged a month to month fee because they won't let me renew my lease because of the fees. I have never worked with a company that doesn't want my money! ZERO Saw that Yelp has TWO postings on this same company with HORRID Shady 'point system when the run background checks. WONDER WHY they created a new company response are? Rated too low with terrible comments, hoping for the very few with good commentary? Check this company's rating of 1.5 out of 5 They try to say my son an his fiance had traffic violations and tickets that were not accurate or even in existence. The main one that they raised as a concern was DROPPED by Maricopa courts and they failed to understand and SEE it. This companies value and code of conduct is amazingly horrifying. After over a week another property approved us and we withdrew our application. They posted our application as a denial. No customer service, 1st were were told check was issued, then after 4 weeks, opened a case with Greg after waiting almost months for the refund. Still nothing, they closed case with no answer, call back, or explanation. Better Business Bureau and the Az AG has been notified. This place is just a scam. Just try to get a deceased pet (and the associated monthly pet "rent") removed from your lease. I have notified Progress repeatedly via both phone and their own "remove pet" link on their website since the passing of BOTH of my beloved dogs last month. Wow. I got an apology from RichM responding to my review posted on 3/15/2019. requesting my contact info to help resolve my issues. I thought hmmm, maybe they do care. I sent him my address and all of my contact info including my PH#. It's been 4 days. Not only did he not bother to respond, e-mail or call me. Furthermore, I stayed home a 1/2 day from work for repairs they scheduled on 3/18/2019 between 1-4. At 3:15 they called and said due to an illness they could not make it today. They asked me to when they reschedule. I told them I would have to call them back because I had already lost a 1/2 day the 1st time and had to check when I could get more time. Within 10 minutes I got an e-mail stating that all my claims were denied. A dishwasher and microwave repair! ......really??? I would have been more than happy to post a positive review if my problems with this company were addressed, but it appears they just don't care. Read the reviews people. There are 2 individuals who have been helpful and are so awesome but they can't take payments... if you call the 844 number you reach the nastiest set of individuals that walk this earth. I was told a supervisor will call me back.. I am still waiting on that call a week later no call. They are a bunch of rapist that is all I can say. One individual assisted me finally after three days of trying to call and he got approval to take my payment, but not even 5 minutes later I received a nasty gram about it. Never in my life have I come across a more unprofessional & disappointing company than Progress. I had a horrible experience with a specific renewal specialist named Hannah Beebe, so I called to put in a complaint & ask for a new renewal specialist, they opened up a case, said a member of leadership would be reaching out to be in the next 48 hours to go over the issue. 2 days later, Hannah herself reached out to me to try to resolve the issue on her own since she had seen the complaint i put in. I was absolutely baffled. What kind of company has the person who the complaint was submitted for reach out to the person submitting the complaint?! She was unbelievably disrespectful & unprofessional. Since then I have called & spoken with more than 10 agents who all will open up a new case for me, tell me that they're putting the case in as an emergency, tell me how sorry they are for my experience, and ensure me that a member of leadership will be reaching out to me in the next 48 hours. It has been well over a month of dealing with this, i have had at least 7 different cases opened & then nothing ever comes of it, no one reaches out, nothing ever gets resolved & no one has tried to fix this situation with me. On a prior review I made the company came back and said I didn't have any maintenance issues on record during the first year. Guess they don't look very hard. I had my garage door break that cost me an entire day off work (lost pay) then further into my lease I had my garage flooded not once but twice due to a water leak in the wall that took over a week to fix and no hot water for about a week, then the last month I was in the house (just this past month dec '18) I was out of heat for 2 weeks. Inside the house during the day temperature might reach 60 and during the night down in the low 40s. Think I was compensated on my rent for these inconveniences. Absolutely NOT. All this company is interested in is taking your money. At move out I was presented with a final bill of over $5100 and nothing has been said about a refund of my deposit. Stay away from this company they don,'t treat people fairly. Five weeks after my move out I get a refund on my security deposit if you want to call it that. They told me if I used a company they recommended to clean my house and carpets if it wasn't done to their satisfaction they would make the cleaning company make it right paid over $600 to do this and they charged me another $240 for cleaning, $50 to remove a basketball hoop that was there when I moved in and about another 15 charges for towel bars, light bulbs, hyacinth filters and I had left brand new ones there I just couldn't reach it to change out and even for toilet paper holders which nothing was wrong with them. This company cheats people all the time. I wonder just how many people paid for the same things as I did. The service we have been receiving from this company " Progress Residential " has been terrible, I've lived in this home for two months now and nothing gets fixed . We have been having issues in this home since we moved it . The water was cold for a week before anyone came to " fix it , the shower in the master bedroom Is broken , they've cut off the water in that shower and now our Sink in the kitchen is leaking but it's not important because there isn't a life threatening emergency." DO NOT rent from these people. Their customer servicr looks good when you are going through the process of renting a home from them. Once they have you that ends. They NEVER return calls. Email isn't any better. They require 60 day notice if you do not plan on renewing your lease. I purchased a house and gave them more than 60 day notice. They even responded to it congratulate me on my new home. I let my rep know when I it was going to close and everything. I look to pay my final rent and guess what I find? They are charging me nit onky the partial month but the rest of the month at the increased Month to Month as if I agreed to stay in the home and go month to month. I also noticed i was also being charged an increased pet rent rate as well. I called them and was transferred to their collections team. There I was told they normally add those charges because "some people decide to stay month to month.". Ignoring the fact that I never opted firnthis and they were very aware I bought a new home and would be moving out a month before my lease was up. He told me to only pay the remainder of the lease and taxes. Ignore the other charges. I asked him to email me the amount I actually owed so that I have a record of this so one comes after me later for the remainder. He assired me he would email menthe actual total I owe. He again repeated since my animals were no longer on site I was onky responsible for the remaining days on my lease and the tax. To disregard the pet rent and other fees. He also said he was noting my account so if anyine has any questions they can see what he told me. 24hrs pass and no email. I call and now I can't get anyone. Only option is to have someone call me back. And shockingly no one ever called me back. I decided to pull ip their office location and go in person and deal with this. I get there and security tells me they do not jave an office at that location. I found thebsuit number they had listed and Arizona Pharmaceutical is in that space. So I pay the rent forbthe remainder of my lease giving up on getting ahold of anyone. My wife calls them later that day and manages to reach someone. The woman claims there are no notes on my acxount reflecting my last conversation with one of their reps. The next day my acxount shows my rent payment and a late fee because I didn't pay the rent they were asking for beyond the end of my lease. So I am STILL trying to get this crap rsolved. How the hell can a property management company charge me rent I never agreed to with full knowledge of my intent to NOT continue leasing from them? This management company is shady. I am a previous tenant of Progress Residential. At the time, my lease renewal came up and they wanted to increase my rent 250 more per month. I was forced to move at that point. I recently looked online last week and same house in today's ridiculous market has increased 1500 and no remodeling done to it. How I know? it's because I live right down the street and went to go view it. Not only that, but it took quite sometime for maintenance to fix issues around the house. Shame on this company! It was a nightmare. We applied for a house. Submitted all the documents to be declined due to income verification. They said we didn't make 3x amount which we do. But that's not even the worse part. I spent 3 days on phone due to initial decline from closing docs, which was confirmed misleading. We were told they once we get the decline to call and speak to a supervisor because they had a plan of action to help us. We never got a call back. They don't respond to emails, you can speak to supervisor immediately have to wait for a call they never happens. We are still looking to rent but if I find a home I like if it's from progress I move on. No way would I want a property rental from this company. The biggest issue I have is lack of customer service. There were no applications in home...still aren't, and they rather decline us they help. If I could have given them 0 stars, I would have! The concept is good...but they do not have it all together! There is constantly something wrong! I couldn't tell you how many Saturdays that I have had to waste, by sitting and waiting for someone to come and fix something, that should have been fixed before we moved in. We were told that the guy would be out to fix the toilet issue between 12-5, he showed up at 6:40 and then told me, that that was my responsibility to fix on my own. Literally the right hand doesn't know what the left hand is doing in this company! Then he doesn't have a recommendation on who they would like for us to use, so I have to pick someone. I find out that the whole toilet needs to be replaced AND get charge $129.99 to have it fixed until it did it again 1 month later. That's when I told them again, this needs to be replaced. I have waited for a week plus to have someone call me back to discuss me getting reimbursed. Oh, and they sent someone out to look at a leak in my ceiling from the plumbing upstairs...A week later still have not repaired the ceiling! *Melissa is the only one there that really cares about helping you and trying to get things all scheduled at once so you don't have to waste several weekends* Oh, and God forbid the brand new fridge needs to be fixed...that can only be done Monday through Friday. That one over all has wasted a Saturday morning and TWO Friday afternoons (yes, time lost from work!). I have a credit that has been sitting on my account for two months. But, if was money that I owed them, they wouldn't hesitate to charge me fees. I will NOT be using Progress again, and I have already told two of my friends to not rent from them! Tried doing a lease transfer everything went ok until I cancelled. Staying in my current progress home and did not know know nor was informed the electric was taken out of my name. Once found out I placed it back in my name per progress policy and now am getting charged by progress and my utility company. Was told by progress everything related to home transfer was cancelled on 6/23. They moved forward and are still charging me electric even though I have my own utility company. They say there are justified in there charges and refuse to resolve this matter. So I am stuck paying two utilities bills for two months now and progress will not correct it. Unfair treatment to someone who has been paying rent, never late till now because I refused to pay and they try and send an eviction letter. Sounds like bullies to me. They don't care about customers just the bottom dollar, I have been back and forth with them for twos and despite proof nothing is being done. read more

If you like getting ripped off, then rent from Progress Residential. We had to clean the house we rented to make it livable because it was fairly dirty. They refused to have it cleaned so we stupidly did it ourselves. When it came time to move out, we had it professionally cleaned and Progress charged us more than $100 because there was some cleaning residue in the oven after we had it scrubbed. It was dirty when we moved in, so essentially they stole a chunk of our deposit. We were also charged for some dust they found on top of the refrigerator. There are worse companies out there but these guys are pretty bad. They'll make up reasons to keep your security deposit. I would never recommend to anyone to rent from this company. Their communication is terrible. Everywhere I've ever lease before only requires 30days notice to move out. This place requires 60 days and doesn't even provide you with renewing options with enough time to consider. A little back story: I'm a disabled veteran who was diagnosed with cancer in 2014. I lost everything I went from living a normal life to not even being able to support my family. A year later I was diagnosed with Lupus. After live going down the toilet over and over again I was able to finally go back to work in the beginning of 2016. I found a job back here in Phoenix. I found a home that looked great minus the dead landscaping they said I was responsible for renewing. I was able to get in and I felt as if everything was rushed for me to sign. I signed 18 month lease. I've never missed a payment. When I called for repairs there was instances the problem was cheaply fixed and would break over and over again. They didn't mention to me the House was destroyed with mold prior to moving in. They have a clause that I have to make certain repairs. Ive has to fix ever sink myself and replace the toilet fillers on all the toilets; these were beyond rotted. No one this was done in less than a year. The date I received my closing date I let progress residential know with 50 days of notice. Then they comeback saying I would have to be charged a month to month relate for 10 extra days. I let them know I couldn't give them any more notice because i didn't know my closing date. That's right; I worked 55-60 hours a week to rebuild life, did extra jobs to put my family in a position to get everything we'd lost back. It's pretty close to the wire and literally an extra $1000 can make all the difference for me right now. I've requested for a phone call at least 10 times. The original guy "Randy" has not reached out to me despite multiple requests for calls back. I've asked for. Phone call from their management and they haven't even provided that. Basically I'm not worth their time. I told them all I need is for them to work with me on this situation and all they care about is screwing me out of money. They posted my move out date as 11/6, yet they are charging me until 11/16 plus charging with extra b.s. I would never recommend this company for any reason. Vets stay away. STAY AWAY FROM THIS COMPANY!! So Many things are sketchy with them. They approved my son and daughter in law on 2/18 and told them they were moving in on 2/28 all in writing. They then sent a denial on 2/22 at 4 in the am. Called trying to find out what was happening as they got email about interest in an address in another state and a denial. No one would call back and they were to give all the fees on 2/24. After calling over 50 times and never getting to speak to their advisor, cust service said my son had a criminal record and they had to call the company that does that for them, but my daughter in law was approved without him (which is impossible on her income alone) They called the credit checking company to be told he was denied for a speeding ticket that was dismissed. They call back to Progressive Residential and were then told (3 days before move in) that someone else moved in to the home they were approved for that day. Odd because that person had to have applied after them AND provided FUNDS 72 hours before move in which was on Thursday after their approval. They are currently looking for somewhere, anywhere to go by their move out date due to their current landlord selling the home with all of 3 days to get an approval through someone else because this crappy company wasted their time for almost two weeks. read more

I just moved out of a property I rented from Progress Residential, and they kept most of my security deposit, all of which were for issues we noted during our move-in inspection. We lived in the house for ten months, and they kept $1,607.95 of my $2,375 deposit .... again, all for things that were damaged and noted on the move-in inspection. I have made several attempts to contact them about the issue, but have not been able to get a person on the phone to discuss the issue. Phoenix/Avondale, AZ I have never felt so CHEATED by any company before. I will try to keep it short: We moved into our Progress Residential home in April 2020. We fell IN LOVE as soon as we toured and applied right on the spot on the stairs of the home. It wasn't until we were in for about a month or two that we realized what a huge mistake we made. The home on 12030 W Yuma St. is a pig with makeup on. The upstairs outlets go out CONSTANTLY despite the many maintenance orders we had to put in. Our sprinklers in our back yard have never worked, The weather strips under the door let in drafts but the WORST is when our washing machine flooded. Now this a machine that we bought brand new and are still in talks with the manufacturer to get it settled. Progress could care less about the pandemic or the fact that we told them MULTIPLE times that we are working to get them their money for the damage caused (not our fault). When they sent someone out to inspect the cause, he unhooked the washer, hooked it back up IMPROPERLY and flooded the floors AGAIN! But of course he didn't put that in the report and when we called the plumbing company to get said report, we were told that we don't have the right to see it per the contract terms between them and Progress. It is almost impossible to get any representative on the line. I spent over 5 hours on hold one day and never spoke to ANYONE. Their email communication is slow and THEY WILL hit you with underhanded fees for no reason. We currently pay $1,625/month for this home and it is going up to $2k. I strongly advise you don't rent this home or any home from them unless you like having maintenance in your home EVERY. MONTH. I have been in contact with ABC15 to tell our story and will not stop being vocal until Progress starts at least pretending to care about their residents. I first started using Progress Residential about a year ago where I rented a house from this company. The move in process when pretty smooth, but that is where anything good with this company ended. During the course of my lease, Progress Residential refused to come to the property to trim the trees even though they stated any tree over 8 feet was their responsibility. When I questioned them, they said they had changed their policy that they would only trim the trees when the Home Owner's Association made a complaint against the property. The trees became so bad that I couldn't even pull out of the driveway because I couldn't see the road. I recently moved out of the property and this is when I really had problems with Progress Residential. First, one of their representatives called and asked if I wanted to prepay my final utility bills. I said yes and paid the final bills of $720. Progress Residential then charged me an additional $850 for the final electric bill which they took out of my rental deposit. No communication as to why, no bill, no statement! Progress Residential heaped up added late fees and month to month charges, which I later had removed only after a fight. Then after the move out inspection on October 1, Progress Residential took another months rent outside of the lease date of October 1st. When I questioned them they said it was MY responsibility to stop the auto withdrawal. It took almost a week to get the money refunded. Now I am pretty well off financially, but what happens when a poorer family is not expecting the rent to come out after the lease has expired? I am sorry, but it is Progress Residential's responsibility to not take out money when the lease is up. And by the way, Progress Residential charged me one day rent for October 1st even though I had cleared the house and didn't live there anymore. Communication with Progress Residential is terrible. I called and left messages with the person who scheduled my final inspection, no call back. One person in the Accounts department took the time to try and help me. If you do business with this company, hope above all else that you get to talk to this person...everyone else at Progress Residential will ignore you! I got a call from our Resident advisor out of the tampa office saying we owe a balance of $899.40 due by tomorrow or they were sending us to evictions for unpaid utilites..NOW I have been locked out since september last year due to one rubber check.We pay our rent via money order. They cash that just fine.My question is why are you doing this now? No attempts to email call letter in the mail.I have called repeatedly just to be on hold for an hour and a half at a time.I really don't care at this point .
