I'm sad that I don't honestly feel like I can give more than 2 stars for this review. Up until today, I would have told you that Project Residential was the best leasing company that I've ever worked with. They are very speedy at helping you, everyone is always so kind, and everyone speaks English. However. I chose not continue my applications with Progress Residential and I was expecting to get my $700 holding fee refunded to me. It said on their website that it would be refunded to you in the event that you chose to cancel the application. The website said that it would refunded within 3 weeks. It has been approximately 2 months and I still have not received my $700 refund. When I called them about it, I waited on hold for 40 minutes to be told that they will not refund the money to me because I cancelled the applications. They then tried to tell me that I didn't really see what I thought I saw on the website. I feel cheated and gaslighted. Very disappointed because I thought so highly of them beforehand. But I guess that at the end of the day, it all comes back to money and greed. I am a single mom and need all the money I earn. I don't even have a savings because I live paycheck to paycheck while I'm working on my masters degree. Thank you, Progress Residential, for reminding me not to trust anyone, and for reminding me that having any hope in the goodness of humanity is foolish. You guys were THIS close to be worth bragging about. Oh and thank you for keeping my $700. I was planning on using that to pay for my daughter's karate lessons this summer. read more

Our experience with Progress Residential has been incredibly frustrating. We have been actively trying to resolve our rent payment, but instead of receiving help, we have been met with poor communication and little to no response. After we were locked out of the online payment portal, we did exactly what we were instructed to do and mailed a cashier's, to the address provided. Since then, we have made repeated attempts to confirm whether the payment was received. We have sent multiple emails, made phone calls, and reached out in every way we could, yet we have received little to no communication in return. While we were waiting for our payment to be located and processed, an eviction case was filed against us. It is incredibly discouraging to be making every effort to pay and resolve the situation while being ignored. No one has been able to tell us where our payment is, when it will be posted, or provide any meaningful update. No customer should have to chase a company just to confirm receipt of a cashier's check. We understand financial obligations, and we have been doing everything we can to fulfill ours. What has made this experience so upsetting is not simply the payment issue, but the complete lack of communication, follow-up, and customer service. If you rent through Progress Residential, be prepared for significant challenges if anything goes wrong with your account. Based on our experience, getting timely assistance and clear communication has been extremely difficult. read more

How a company can be so absolutely awful is unfathomable to me! My 24-year-old daughter passed away in November from cancer. She left behind a 5-year-old daughter, who lived in a rental property managed by Progress Residential with her father after she passed. The father did not pay the rent even though we provided him with funds to do so and fled the home, leaving our granddaughters' and daughter's personal belongings behind. The father left the child with her grandparents and disappeared, knowing he was soon getting evicted. When trying to obtain our grandchild's property, Progress Residential decided we could not have access and stated that these personal items, our daughters' and granddaughters ' belongings, would be thrown out in a few weeks. I have provided the company with her death certificate and other documents, but as my daughter did not have a will, they are making me file with the court. I now have to fly to Arizona, file with the court, and wait 6 months or more for access to a baby blanket, an urn necklace, Christmas ornaments, and sentimental mementos that are of no value, but are priceless to me and my grandaughter, even after repeatedly asking for any option to ensure my daughter's remains and every physical memory my granddaughter has left of her mother is not lost forever, including walking through with a representative of the company and my granddaughter to get these small things. Their replies are cold, absolutely immoral, and ridiculous. What are they losing by giving us these small things instead of throwing them out after the father never comes to retrieve them by a certain date? Not to mention that I had to call back every day just to get an email telling me to contact them, which has left me with less than a week to file paperwork I didn't even know I would need. They are literally trying to make it impossible for us, for no legal reason other than spite. read more

Pure Garbage! Avoid at all cost! A bunch of numb skulls that don't know what they're doing. If you call one day and then call the next day you'll get different information! When we rented our home in northern Phoenix, it was cute, but it had a noticeable odor of dog urine and cigarette smoke. We called and called no one came. We also didn't have a mailbox key that we had to pay $75 for that we just recently threw in the garbage. I never received the key to come into the community from the outside so I had to use the wash to get out of there. I called and called. No one helped me! When my husband had the walk-through at the end of our lease, the person that came said he never seen a house so clean. Unfortunately, we still had the dog urine smell that never went away and the cigarette smoke, that am I'm sure the next resident is enjoying just as much as we did because somebody rented that place two weeks after we left! Didn't paint and didn't have to clean it! take your money to a reputable residential service. Avoid this ridiculous conglomerate and take your money elsewhere. current resident so far, my main bathroom has been leaking since day 1, May22, 2025. It is still not resolved so I can only imagine my water bill. Also they do need to put in the lease how conserving works which we have to wait 6-8 weeks to get my first bill. Also I did contact customer service for progress residential the customer service rep straight up cut me off and would not let me express any concern of this situation with trying to understand the way conserving works, That is not how you treat residents. AVOID THIS COMPANY AT ALL COST!! Progress Residential is hands down the most unprofessional, negligent, and dishonest company I've ever had to work with. I leased a home sight unseen while moving from out of state. I figured working with a large management company, I'd avoid issues like rental scams, but I was SO wrong. What I arrived to on move in day, 2 weeks after Progress had the home "ready" for me, was awful. The home hadn't been cleaned, roaches and spiders everywhere, and dog feces left in the backyard by the previous tenants. I immediately called Angelina, the leasing agent, who told me there was nothing she could do and that I should submit a work order and someone would call me on the next business day. I followed up by phone and email every single day for the next 3 weeks before anyone from Progress called me to discuss any of my concerns with the house. In that time I was passed off by every person I spoke to at Progress, everyone told me someone would call me right away, but that was a lie. After another week of waiting for "leadership" to review my concerns, I was told these issues were my fault for not seeing the house and bringing these issues to their attention before I moved in. Absolutely unreal. Now, three months into my lease, they've been repeatedly billing me for electricity at a completely different address than mine, in another city, and no one seems to know why it's happening or how to stop it. No one at this company takes ownership of anything. You'll never reach anyone beyond a call center that can't actually fix anything. Leadership and accountability is nonexistent at Progress. They're a scam disguised as a property management company. I'm counting down the days until my lease ends so I never have to deal with this absolute joke of a company ever again. read more

Just as bad if not worse than my previous review. This company has gone way downhill. I've lived here for now eight years and this will be the final year. I stay in this house. You can't get them to fix anything if it's broken it's like pulling teeth to get them to come out and trim trees. The roof is falling apart plumbing is a mess. My backyard flooded recently and it took them weeks to get out and fix it. They've made zero updates or changes in the eight years I've lived here. I wish I old leave less than one star. Maybe a quarter of a star. What went wrong you ask? EVERYTHING, we will start with our move in date. We took the keys to the house only to walk in to the most disgusting mess we have ever seen. We called and we were told oh well by customer service. We hired a cleaning company to come deep clean a rental property day one and it took 8 hours costing us $500 with tip. Next, half the power outlets in the house didn't work. The light switches would light up when we turned lights on, short in the switch. The garage door was damaged and wouldn't open all the time, submitted a work order but no one showed, got an email the next day stating the call was closed. I did complain and was told that someone was on site and fixed it. Not true. No one came out the year we were there to take care of the property as stated in the rental agreement. We had to take care of it. The paint in the showers was not done properly and everything stuck to it the whole time we were there. I did call on that too, we were told oh well. The Garage door cable broke 6 months after moving in because the springs were installed wrong, we called that and no one showed. I fixed this myself so we didn't have anything stolen. All the windows in the house were bolted closed because there were no screens and the locks were broken. We found out from the neighbors it's because the house had squatters. I found out later from a fire marshal that bolting bedroom windows closed is against the law. We called about that and were told there was nothing they could do.... See a pattern yet? They tried to increase our base rent by 20% and when I complained they called me and asked me to stay for an 8% increase. I told them no. The last month I tried to pay rent on the Rent Cafe app and when I went to pay it there was nothing there. SO I called, I was told by customer service that my last months rent will come out of my security deposit. I said Great to hear. Then a month later I get an invoice stating I payed my rent late and they were charging me a fee. They also stated that there was damage in the house and they charged me over $600 for repairs and cleaning. But the house was cleaned by us for 3 days before moving out. They also said someone came and inspected it the day we moved out and that's a lie because I was there cleaning till midnight. I went and talked to the neighbors this week and they informed me NO ONE came to the house after we moved out and 2 weeks ago new tenants moved in. Soooooo who am I paying to clean the house? ME? I have called the dispute line and was told they are customer service and they can't help me. I had to send a letter to an email. I have not received a reply. PROGRESS RESIDENTIAL IS THE BIGGEST SLUM LORD I HAVE EVER RENTED FROM. I'm almost 50 and been renting in Chicago since the 90s and moved to Arizona renting here. This is the worst property company I have EVER seen. I also work for a corporation that handles commercial property, the largest in the US. I am personally a Chief Engineer that takes care of commercial property and if I did 10% of what progress did to us in 12 months I would loose my job!!! We were unable to rent a property with them which it looks like we dodged a billet. Submitted multiple applications and paid close to $400 in application fees. Their website is atrocious and we had multiple issues with application details not saving. We contacted their office via phone and email multiple times to get help and they took so long to respond the property was rented elsewhere otherwise. One application was canceled on their end because we didn't submit the right information in time (according to them) but they never told us what information they needed. I DO NOT RECOMMEND PROGRESS RESIDENTIAL My wife hit the nail on the head when she frustratedly expressed to me "Progress is great at getting people in their houses. Everything after that is complete dog-****." With them everything seems to be about perception, once they get you in the door and you sign the lease, it's on to the next marketing campaign. Our situation is still on-going so I can't disclose all details yet but I want to provide a hopefully valuable overview of the circumstances. As a military family, we rented a property from Progress Residential in good faith, expecting a safe and habitable home. Unfortunately, that was not our experience. Over the course of our time in the home, serious health and safety issues arose, including persistent mold and water damage, which Progress Residential failed to address adequately. The prolonged exposure to these hazardous conditions drastically impacted my health and that of my family, including two emergency room visits. Their poor handling of these issues has directly altered my ability to serve in the military. Despite repeatedly raising concerns, Progress Residential showed little urgency in resolving the problems and downplayed the severity of the situation. We had to pay for multiple mold inspections ourselves because local representatives dismissed our concerns and frequently provided contradictory information. Emails were ignored, case notes mysteriously disappeared, and there was little communication or leadership oversight. Even after acknowledging the home was uninhabitable, they delayed an involuntary home transfer, adding to our stress and suffering. Progress Residential appears to have purchased more homes than they can effectively manage, leading to poor tenant relations and substandard property management. We strongly recommend service members, families, and friends seek housing elsewhere. We have filed a complaint with the Texas Attorney General and will be following up with other organizations. For a company that is so big and owns/manages multiple residential homes, their process to complete applications and handle every day tasks is so slow and disorganized. I cancelled my application. I don't even care that I forfeit my $200 holding fee as this decision has probably saved me money and stress. I applied 7/10 and had to continually call in to check on progress only to be told that something was "stuck" on their end but they had fixed it and I was good to go. I got an email saying I was approved but when I called to find out next steps, I was told I had to go through an HOA approval process which could take up to 30 days! Listening to my intuition on this company, I applied for a different house with a different property management company. I viewed the house, submitted an application, got approved, and had a lease sent to me for review all in a matter of 4 days. That is how it should be. clear instructions. I won't try and tell my whole story on here however, in short, I spent $1200 of my own money have the house professionally cleaned and professionally landscaped and the house looked amazing. We had a perfect payment history and we were great renters. Yet somehow they are taking $2k of my deposit? During my time with progress if there was an issue with the house calling them to make a request was like pulling teeth. You would get sent to 5 different people just to find someone who still didn't want to do their job. Then they would send "maintenance technicians" to the house who had no idea what they were doing, they would claim to repair the issue and we were still left with the same issues over and over and over again. This is the absolute worst company I have ever rented from. They do not care about you, they don't even care to hire good people or managers to create processes that ensure any kind of quality assurances. As we were attempting to move locations from one side of town to the other we decided we were going to look at multiple renting organizations. Every home that we viewed that was maintained by progress was was absolutely trash. There was paint on the floors, missing cabinets, completely destroyed backyard etc. mind you, these were homes they were showing! Pathetic! Do yourselves a favor and steer completely clear of this place. They are dishonest, lazy and lack any professional abilities to follow through with their responsibilities while you're renting. Do not rent from Progress. We have been without AC for going on seven weeks. They initially tried to blame the issue on me and charged me for it. Getting in touch with any person who can actually do anything is impossible. If you wait long enough on hold you will get to leave a message for them to send to the service manager. Sometimes they'd set up a hotel by 8pm other times not at all. There is no urgency to fix the issue. And they make every day a guessing game on if you'll have a place to stay or not. I could give negative stars, I would. I am on disability and a cancer survivor. I have NEVER had any issues with a landlord/rental company before, ever. Maybe I was lucky? Pure nightmare. I never made a late payment, I paid my rent a month in advance, I made multiple enhancements on the property and yard (albeit small) and fixed many things myself to avoid a service call. The place was FILTHY upon move in. It took me several days to clean but I was excited to find I had an inoperable oven for a year. The range top worked but the oven did not. I had an outdated fridge that would not seal properly causing me to lose food. I had a leaking ac unit that dripped into an outlet for months before it was finally replaced. The biggest issue was that my studio had water intrusion EVERY TIME IT RAINED. And it flooded on multiple occasions. To which I had to personally extract the water from (rather than wait days for a professional company to do the work). Ungrounded exterior outlets to boot. There was a "French drain" outside. I put this in air quotes because it was not a French drain... the pump could not withstand the amount of water coming down the minor slope in the driveway. Mind you, I was battling cancer and had 6-8 doctor appts a week, but had to deal with vendors out multiple times a day at times. The living conditions were awful, unhealthy and I went through so much emotional turmoil while dealing with the powers that be. It was my duty as a tenant to report these issues to the landlord and it was their responsibility to make sure that I lived in a healthy, safe environment... to fix said issues. That did NOT happen. I had 12 vendors out over the course of 10 months to fix this "French drain" meanwhile... still getting water intrusion when it rained. Finally, a company came out that clearly had no experience but obviously were the cheapest bid. They dig up my entire yard and install a new "French drain". It drained before just not good enough... now it didn't drain at all. My tiny home flooded. So they sent these same unprofessionals to "fix" it. It wasn't fixed. It flooded multiple times. I spent hours talking to reps on the phone, sending emails, videos, pictures, texts, etc. This was my life. But I wanted to stay, it was my home and I had no where else to go. I am a little unhappy at this point. I get an email on a Friday afternoon at 4:58pm with a word document (professional) attached, stating that I have to vacate the residence in less than 10 days that the "owner" deemed it uninhabitable. Really?!? Just fix it! I know that only the city can deem a property uninhabitable by law. I was told by the property manager that I was the smallest property in their 10's of 1000's of properties across the entire nation and not a priority. Wow! I contact the state attorney general's office, code enforcement, disability rights, and reach out to PR's corporate office. Over the course of the next few months, there are numerous vendors, "repairs" and still flooding. I was ready to wave a white flag and just deal with the issues. Zero resolution. Instead, I was given a renewal notice only to be trumped by a non-renewal notice. With about 2 weeks to move. There was zero offer from the company to assist with my expenses. Zero reimbursement for my troubles, zero remorse. Instead they listed it for twice the amount I was paying. All I wanted was for it to be fixed. And to live in peace. If you read all my rant (which more is to be had however I had to summarize) and you are considering renting from these soul sucking thieves.... Don't walk away, RUN. read more

Receiving the sketchiest of emails from a third party vendor to confirm identity and because it went to our junk email, they never told us this was company in partner with them nor they had other vendors doing background checks we cannot move. We've spent a collective eight hours today being bounced from rep to rep saying they will not resend the link because "we chose to ignore it", you mean this sketchy phishing looking email our providers saw as suspicious and put in JUNK?!! I'm sad to see all the negative reviews. I have had the complete opposite experience in Gilbert, AZ. When something was broken (dishwasher) they fixed it ASAP. The water in the refrigerator line was broke, literally came ASAP. Everyone that we have worked with at this property has been amazing. I even have to terminate my lease early due to military orders, and no complaints. Wish they had a progress in California. Nothing but great interactions. Maybe we got lucky with the property, but very quick to get back with us, couldn't have been happier with this service! read more

Have NOT heard from the Case Manager Moved in December 30, 2024 and nothing was done - I was told the move-in cleaning would be done and everything would be addressed before the move-in. The house smelled of cigarettes ("smoke-free home" per the lease), exposed wires on the side of the house (they claimed it was an "as-is" issue and completed and closed the case), water damage, cockroaches, leaking kitchen sink because of a broken garbage disposal, and I've been told that there was a Case Manager that was handling the case, but I have not heard anything from her. Three out of seven work orders were completed, the others were deemed "as-is" like the siding of the wall outside of the home and the broken and bent window frame. Mind you, on the lease it states the tenants are supposed to be in care of replacing any damage like that or pay for it. Very frustrated!! read more

Horrible company. Right from square one you could tell Progress was a mess with poor internal communication, and you felt you were dealing with a huge uncaring machine. We had limited options at the time, needing a place after selling our home, and unfortunately decided to sign a lease with Progress. After many calls & waiting on hold (their hold music and messages while you wait are truly awful), I finally confirmed we had a move in date. We moved in & the home wasn't super clean and dryer lint was falling from the dryer vent, but we didn't complain. Right away we found the dryer vent was clogged & it took about a week & multiple calls / emails to get that fixed. Then the AC had problems & was pouring water off the roof (brand new unit they just installed). Even after multiple repair visits, the house would never cool well on hot days. Summer was miserable, and electric bills were insane. The master shower was disgusting, because the tiles were installed so that the water would never drain correctly, and so that it built up on the shelf by the cantilevered window, which was not caulked well. Eventually this defect caused the weight of the (wet) cantilever to shatter the window, waking my wife from sleep. We explained what happened to the contractor (he fully understood) and them, and still they insisted charged us $700 for a window that broke due to no fault of ours. I tried & tried, but they ran me around & forced me to pay. They did a very poor job painting inside & out, with paint flaking off the stucco & the the rear French door (they painted a vinyl window - paint doesn't stick to vinyl duh!). Wall patches were crude & poorly done. The interior doors were painted without primer over the old finish, so the paint would literally flake off when you touched the door. The process of ending our rental was the usual pain, requiring many calls & emails to finally get confirmation & multiple calls & emails to get them to acknowledge my new address for mailing. First my family cleaned the place up, then hired a professional cleaning crew to really clean it, because the lease was a big red flag full of all sorts of ways they can charge you and keep your deposit (this is a key part of t heir business model). Fridge & range cleaned spotless, pulled out & cleaned around / behind. Screens taken down & windows cleaned spotless, blinds cleaned, not one tack hole left in the wall, no interior paint damage. Walls, floors, doors, cabinets, shelves, everything cleaned spotless. Front & rear cleaned spotless. The wife & I both inspected the work of the cleaning girls & left the cleaning receipt with garage remotes on the counter per Progress request. Then they gave a general window for inspection that included several days, so I couldn't easily set aside a specific time to be there. At the last minute they said "your inspection is tomorrow at 8am" (evening before) and I was unable to get out of a meeting to attend (DON'T make this mistake if you rent from them!). We waited weeks & got their move out sheet (sent multiple times). First off, they included small amounts of utility bills for past months (bills were fully paid). The final bill was an estimate & may have needed a small adjustment on moveout, but all those small retroactive charges for months past were bogus, yet another ripoff. Then the real ripoff began. They charged me hundreds to repaint the EXTERIOR! Huh?? They said there was interior paint damage they had to fix (only the doors which weren't painted correctly & flaked), charging hundreds. Though I left a cleaning receipt on the counter, they claimed they didn't receive one, & charged the full $450 cleaning fee for a house that was cleaned by pros & left spotless (absolute theft!). Out of $2,100, they kept all but $450 for "house not cleaned to Rent Progress standards", painting inside & out, and for trash they claimed they had to take out (absolute bald faced lie, there was zero trash left, not a single scrap of trash anywhere). These people robbed us of $1,650. We've always taken great pride in leaving any home we left behind very clean, it's just basic respect. So, you can imagine we were not happy to see their final statement. Now the sad part: I expected things to end this way based on the lease which gives them a hundred ways to nickel & dime you end to end, our initial interactions, the ongoing horrible customer service & unfair treatment, etc. We literally expected to be ripped off, and sure enough, we were. I'm 56 years old and can honestly say this was the worst company I've ever done business with except for a solar company that owned a lease on a home I once bought. Progress residential will put you in a house with dead plants in the yard and send someone out who tells you to pull them out if you don't like them, they also don't fix problems in the home on time nor properly, if you leave and break a lease they boot you out of the online pay system, and expect all the money at once. Tried to rent a property from progress back in April, paid the application fees and a holding fee, they ended up dicking me around house after house they said were available, and after 3 HOUSES they screwed me out of I had no other choice but to go with someone else because I ran out of time to wait and my lease was up. So I asked for a refund, they said I could have one (I have voicemail proof) and started a claim to get my money back. Well here we are in OCTOBER with countless cases opened and then constantly closing them while refusing to send me MY money back that they said was already approved to be sent back! So not only do I have proof of someone there telling me I can get my money back and multiple people there telling me it was approved, but the REFUSE TO SEND IT OUT!!! Every single time they say someone will call us back, but we never get a call. They say the "case is escalated" just for them to close it and still get no where. This is absolutely fcking RIDICULOUS! $600 out the window for houses I never even got to look at, let alone live in! This is by far the WORST company I have EVER dealt with! Just rented a house from Progress Residential. After I conducted my move-in inspection, here is what I emailed Progress Residential: First off, I've never moved into a house that was this dirty. It was like it never got cleaned before my move-in. Second, this is the first time I've moved into a house where it appears that nobody went through the house, fixed any imperfections or issues, and where there it wasn't freshly painted. In all previous, houses, condos and apartments I've rented, the landlord or management company puts a fresh coat of paint on. It's like Progress Residential bought this house and turned around and rented it without cleaning it or fixing anything. It really shows a lack of pride and laziness. I'll bet when I move out in 13 months you'll expect me to fix anything broken and have the house professionally cleaned. Throughout the house, all the wood in the kitchen (cabinets, drawers) have scratches and dings. All walls have dings, damage, signs of previous wanted damage, areas where the paint has been chipped off and lots of areas where I see shoddy workmanship to repair what must have been larger damage to the walls. Outside the house, there are areas where the exterior has dents and where chunks of stucco are gone. On the outside of the garage door that leads to the side yard, towards the bottom, the wood has dry rot and chunks of it are missing. It's a nice house with a nice floorplan. It's just too bad that Progress Residential didn't choose to fix anything or clean the house. I'm not sure if you couldn't be bothered with it or if you just don't care. read more

After reading the comments this company is one to be avoided! We submitted our rental applications online. Uploaded the requested supporting documentation such as both of our income, additional income, driver's licenses. Our income is 7 times the rent and our credit scores are both above 675. We have no debt, no open accounts. We do not have anything on our background check, except for a speed ticket. #1 After payment was made, we received an error - unable to process your application, due to technical issues. #2 I call (on hold for 30 minutes) the rep said she fixed the error? #3 TEN MINUTES after my call with the rep, I received an email denial - denial due to supporting documents. #4 I call to get more information (another 25 minute hold) the rep says "Sorry your application is denied, but she confirms all supporting documentation is attached, but we are denied and there is nothing she can do". #5 The rep said we will get refunded in 30 days by a check in the mail, IF our application did not include fraudulent information. 30 days we will be moved from our current home. This is a hassle, who receives checks in the mail in this current time. There is no trust in this company. There is something severely wrong and shady. This application process is terrible. This clearly is their way of creating revenue. Again, after reading the comments this company is one to be avoided! read more

I have never rented from this company, I just have one of the houses they own next door, but it seems to me that this company just doesn't care. The current property has sat vacant for over a month with the previous tenants trash and other miscellaneous objects sitting by the side gate. The previous tenants also just let the back yard get disgusting and left trash everywhere, fights would break out, kids vandalized neighbors property and police were called. The company did nothing and didn't seem to care as long as they were getting their money. Only time anything was done was when the HOA got involved. This company should be embarrassed. Promised a $1000.00 con service discount, and will jot honor it. Anytime I make a service request it take 3-4 phones calls, and several hours. Do not trust anything the customer service says. It seems they are trained pass you to other departments that lead to a dead end. When you finally get someone that actually knows what they are doing, hey just pas the buck issuing a complaint request. Then , you get an email that says they or is nothing that can be done. This creates an endless loop with no upper response from property managers. I am a current resident, and I cannot wait until my lease is up so I don't have to pay this company another dime. Everything is done through 3ard party with no real sense that seems like they care about taking thousands of dollars from their clients. Absolutely horrible experience. if I can give it zero stars I would. 1st the house was not clean when we moved in and then when we moved out they claimed our cleaning (professional service) was not up to their standards... Haha. prior to us moving in they removed all of the irrigation, and removed healthy fruit trees (which was a selling point for use to rent the property). Overcharged a service notice and then had us pay for the window and said, that's why we require renters insurance. Charged for pet fee 3 months after our dog(s) passed away and was notified within a week of their passing. Moving out was even worse. Provided 90-day notice of intent to vacate, and scheduled move-out inspection date. vacated the property 4 days prior to the move-out date. Move-out inspection date came, Wife waited over 3 hours only to be NO-SHOWED. Now they are charging a cleaning fee, stating it didn't meet their standards. No information on the security deposit. Added a late fee and now charging rent for this Month. I have not lived in the house since April. I honestly can not recommend this company to anyone. there were red flags up front but at the time we need a pet-friendly rental. Being pet friendly is the only aspect of this company I can say is positive. We are not renters, we sold our home and were pending a new build. Stay away from this company. it is ridiculous the hoops we are going through simply to get answers (and yet to actually get them at the time of this review) As I am typing this review I have been on hold for over 30 minutes. Below are the pictures provided that did not meet their standard. keep in mind this was a used Oven in the 1st place. As you can see we are filthy animals. Seriously... As a result of these minor this company charged us the FULL cleaning fee of $450 this is AFTER we paid for a professional service to clean it,.. to top it all off they are using an addendum of the lease to "claim" I did not provide them with enough notification to vacate. I was on month-month terms. This company hides behind generic emails and departments that don't work together (by choice I assume). To top it all off once you leave, the "Dispute" team is email only and whatever they say is final. If I had more bandwidth I would fight these borderline criminals with legal action, but it would cost more in legal fees than I am losing due to this company's questionable policies and tactics. I have been requesting a key since May 25, 2021. I have several email notifications saying that my case was closed. However, no one has yet to respond to the emails from the HOA Community Manager requesting to fill out the form or contact me. I have called twice to wait on hold for an hour (2 hours total). Once, I had to hang up because my lunch hour was over. Instead of the representative assisting me with the form, she just told me she would create a case. A case keeps getting created then closed. We (HOA Community Manager & I) have emailed twice to servicePHX@rentprogress.com & customercare@rentprogress.com. I have submitted service requests through the website. No one has called nor emailed back. They just close the case. How can an issue be resolved if it was never addressed? However, my neighbors who rent at 11633 N 164th Ln, Surprise, AZ 85388 received their pool key no problem. I spoke with Brooke & Rick (white family) who rents the property & they told me the process was super easy. How is that? I'm confused as to why I have yet to get assistance when I'm a paying tenant like everyone else. No one answers the phone, no one calls back, no one responds to emails -just "case closed". It is getting hotter & I would like a access to the pool that I pay for just like everyone else. I hope someone with authority & good customer service skills will assist me with my ongoing issue. I am finally done with this nightmare of a company! My security deposit for the place I rented was $1690 and I ended up getting $1,528.51 back of it. When I first went through their charges on RentCafe, it showed that I wasn't getting any security deposit back. However, after about a week of emailing back and forth, they finally acknowledged that I would be getting a return. During this week of back and forth, they kept changing the charges that showed up on RentCafe. One day it would show I was being charged enough that my security deposit was $0 and then two days later it would show I was getting a return. This company will charge you for EVERYTHING, oh you didn't change a lightbulb that was out when you moved in? They will charge you for that. Didn't connect the garage door remotes that weren't connected when you moved in? They will charge you for that. Didn't replace the AC filter that you put in a month ago? They will charge you for that. Also, the fact that the rent has increased almost $300 in a year is ridiculous. I feel bad for the person who is going to pay $1945 PLUS utilities and lawn care for a place that isn't even worth $1690. read more

I highly recommend that you do not rent from this company. It is one of the worst companies that I have ever had to deal with I was in the military for 20 years and lived all over the world and never had a problem until I moved to progress residential. First of all any time that you have a problem, you never can get it rectified in a timely manner. you have to call several times and constantly complain. Example I had a problem with cats having kittens in my backyard inside a brick grill after three litters had been born and I threaten to take other action because Progressive was doing nothing to remove the grill. In a six month timeframe, I had 18 baby kittens and didn't know what to do with them. They finally came to the conclusion that they would remove the grill .I called and made a complaint regarding my back sliding door that it would not lock properly and as of today, six years later, they did nothing to replace or fix the lock. I had to place a wooden broomstick handle in the door jam.. if you went to rent this home today, it would still be in the same condition,I called and made a complaint about a leaking window when it rains and the response I got was they would come out and check it well nothing was done and I was told that I had to replace curtains that I purchased because they were ruined because of the rain.. I had a toilet that was old and antiquated and was a constant problem. The last time I had a problem I had to wait a week before they would repair the toilet stating that they had to get approval from maintenance but they are going to take pictures and let maintenance know.Well approximately two weeks later, I got a new toilet after it being a serious inconvenience to me and my guest. I don't even want to discuss the issues that I had concerning my electric bill, trash,sewer and water bill. I have had to make several complaints and still to this day have been overcharged, and they say the reason is that it wasn't being taken out of my account correctly.. you can never get a concrete honest answer when you call Progressive Residentia . They cut my electricity off on a Saturday afternoon and it stayed off until Monday afternoon. I asked them what was going on and they couldn't give me an answer. I replied to them that I was suffering from cancer and could not be in a cold house. Well, do you think that matter to them? I had to wait until the electric company turn my electricity back on on Monday. I have had direct deposit the entire six years that I lived in this house so I don't know how they could say that I failed to pay or I was late it's all a scam and all they want to do is charge you and nitpick about every little thing. But the final straw is that I moved out and was told by the individual that did the inspection that I would only be charge $25 for my satellite dish not being removed well another story I won't even go into it. They sent me a move out statement and you wouldn't believe this, but they have charged me for every and anything they could think of.. keep in mind I was a single person, no pets and kept my house in order. I paid over $800 to have my house cleaned and that included the carpet, the windows, the entire inside of the house and the yard .They had the audacity to not give me my full refund the only thing I should have been charge for was the satellite dish that wasn't removed from the property .This organization needs to be re-organized and they definitely need to employ staff that have excellent social skills, communication skills, honesty, loyalty and most of all professionalism and manners. More than a majority of the employees are the rudest group of individuals that I have ever encountered. Progressive needs to have an outside agency come in and look at the over all program that this company is portraying to be but projecting something else. Again, I say, with all sincerity this organization is the worst of the worst. I would be remiss by not adding additional photos of problems that I endured in this home . Progress Residential has and Renters insurance affiliate call Get Covered. The problem is one or both of these entities lost my document and both failed to inform me of the deficiency. Neither company sent 30 days notification of an incoming issue like policy renewal or hey we made a mistake. Upon discovery that I was being wrongfully charged because I had renter's insurance already, I started the appeal process. I gave fair enough email warning to a representative in the company of the issue at hand and that I would not pay rent until my account was corrected. PR then levied late fees and a notice to vacate after I did not pay. They eventually gave in and refunded the late fees, implying guilt on their part. And they maintain the posting fee as valid. hiding behind their lease agreement policy. The problem is PR lacks ownership of the problem they created for a Disabled Veteran. The cost of their character is $40 do not rent from these people. read more

BEFORE RENTING CHECK OUT THE BBB AND THE "VICTIMS OF PROGRESS RESIDENTIAL" FACEBOOK GROUP! I wish I had taken the 1 star reviews to heart and moved somewhere else. They would bleed the world dry if they could. We're fighting to get them to deal with our AC, which blows air so warm that it's constantly blowing to try and cool the house in this wretched AZ summer. No matter what we set it to (currently a balmy 77) the house is 2-3 warmer. This means, again, to be clear, the unit is constantly running. Our AC bill was over $400 and only broken for half of last month, so I assume it will be closer to $800 this month. BUT! (they say) a tech has been out once so it's actually totally fine. Things, as we all know, never break once fixed (heavy sarcasm). They said they could send someone out but they would charge us if the unit was working. Do they... think we're lying? Why?? The tech even told us his fix of messing with the coolant level was just a vague attempt... he didn't really know what was wrong. Coolant is cheap and easier than fixing a broken part so of course they started there. But I don't want to have them send someone out because this company is so full of it that even if the unit is completely broken they're going to pass the cost to us. I'm not dumb. I now see how they operate. They also claimed "AC units in Phoenix can't be expected to cool a house below 82" (the temp they legally have to do something about). Which is a very insane claim. I went to a party down the street 2 days ago and their house was 66. Check out the reviews on their corporate google page for hundreds of examples of perfectly clean houses with picture evidence being charged mysterious $500 cleaning fees. Terrible customer service. The company they use to charge for gas/water & trash are always at least 2 months or more behind. During move out they try and charge you for items such as Lease Fulfillment Fee, which is NO WHERE in my actual lease that states they will be charging this at move out. They charged me $125 late fee for rent due AFTER my lease expired even though they were told more than 2 months ahead that I would not be staying. Apparently if your professional cleaning doesn't charge a certain rate, then they still charge you for that as they said it ' wasn't up to the Progress standard rate for professional cleaning" whatever that means. I would think twice about using these guys, even with the convenience they have for the pets, the amount you pay at the end is ridiculous. read more
