Well we just moved into our first home which is managed by progress residential, and this company has made our move in as difficult as humanly possible. My first complaint is that the house hasn't been cleaned in months, If not years. There is dirt, crumbs, dust all over the interior of our home, and then about 50 piles of dried dog poop all over our backyard. That is extremely unprofessional and disgusting. Our 2nd complaint is that our move in representative acts like it's a chore to answer our questions. She said the garage door openers would be in a spot by the sink, but we have checked all over the house and they are not there. Our representative acts like she doesn't believe us, but we have looked in every crevice of that house. Lastly, they will not tell us which mailbox is ours, and they do not have keys for it apparently. They want us to go to usps and have them replace the entire mailbox, which they also want us to pay for. This company sucks and our move in experience has been atrocious. Renting from them was an absolutely terrible experience. We had no problems with the house, but whenever you try to contact them there is a 15 minute hold. When we went to move out they tried to bully us into $450 cleaning fee when we had already paid a cleaner $300. They also charged us for a fiber modem that cox told us to never remove and $250 for paint repair when the house was in better condition when we left then when we got it. Their handling of emergency situations, in particular, is appalling. This is a company that took 5 days to dispatch a technician when my home was floated due to a ruptured pipe. Everything is great when paying them what you owe, but come move out time or anytime you need to get an answer from someone one the phone it is a shit show. The employee are rude, refuse to let you speak to a manager, transfer you around while your in the middle of talking, direct you to to email requests that don't get answered, etc. The only thing positive about this company is no breed restrictions which is why I used them. I will figure out a different solution if I have to rent in the future. Here is the email I sent them to the email they told me to use a week ago with no response. "I am writing to open a ticket for the 125.00 late fee I am being charged plus requesting details and photos on the interior door that you are stating was damaged and needing to be replaced as there were no damaged doors when I moved out. I called rent progress on 12/30 and after multiple calls and transfers I spoke with an Angel in customer care as I was being billed for the whole month of January when my move out date was 1/1/23. Angel informed me that they could not prorate January on the balance statement but I needed to pay the one day of rent for 1/1 (she calculated exactly what it was for one day of rent, one day of pet rent, and one day of taxes on those lines) and told me to pay 66.11 which I did immediately and she stated once my ledger was reconciled the rest of the rent would be credited. I did exactly what I was told to do. The ledger was then reconciled on 1/5 it appears but because it was after the 4th I am being charged a 125.00 late fee for having a balance. I am requesting that to be refunded to me as I paid exactly what I was told to pay. I have not received a documentation on the walkthrough that was completed. I am being charged for a door and there was no damage to any doors in the home when I moved out. Please provide me with the details on which door you are stating was damaged along with photos so I can provide photos of how the door looked at time of move in. Many doors in the home were cull doors that had been patched and painted when I moved in. I am requesting to have that charge removed and will be happy to provide photos from the time of move in. I have now paid the balance due on my account which includes the late fee and for the door in order to not have my rental history negatively impacted. If I could give a 0 I would. This is the worst company to go through. Their customer service will yell and berate you. They will mess up and charge you for their mess ups. They take no accountability. Urgent maintenance requests is atleast 2 business days before the request is started. If you want to spend an hour setting up auto pay this is your place. If you want to be charged for them losing your documents or removing you from auto pay for no reason this is your place. Move in day became move in week. The house is beautiful but be prepared to treat it as if you own it not renting as they don't take responsibility for any maintenance requests and if they do they will charge you to come out and fix what ever it is. read more

BEWARE! Before you sign a lease with Progress Residential read all of the reviews on Yelp, Better Business Bureau, and Attorney General. I certainly wish I would have! We have been without AC in our upstairs bedrooms for 8 days and counting. After submitting an emergency work order, each day has been a day with multiple emails, calls, and work order requests. Every time I call the emergency line I am told they will send a ticket or email the technician and that is all they can do because they are "central" No one can tell me when someone will contact me and when they say they will call in a few hours, they don't...including emails. This should be so easy: File the work order. A case manager is assigned. They are your point of contact throughout the work order request. NOT!! No one communicates to one another. Every time I call no one knows what is going on with the work order. This is the most unprofessional, unreliable company in existence...seriously, no exaggeration. It is mind blowing how dysfunctional this company is to caring for their tenants. NOTE: They care about ONLY their property...NOT their tenants. read more

Rented from them for 3 years. The home looked good on photos but it was pretty bad in person. Every job was done sloppily, the paint job was the worst. There was splattered paint on mirrors, and they even painted a bathtub and a toilet seat that costs $17 to replace. Horrible experience upon move out. The house was left cleaner than when I rented it and they still withheld $450 for cleaning, which was their maximum. Trying to dispute anything gets you nowhere. They DO NOT respond to emails or even certified letters sent in the mail. And if you wanna hear more horror stories join the facebook group "Victims of Progress Residential". Yes, a real group with over 15k members. Don't walk, RUN from them. They will squeeze all your money while you rent with them. And they will give crazy lease increases every year. read more

I'm in Sarasota Florida ,small business owner. I've been trying to use progress residential to rent a home. I downloaded the app and paid the $50 application fee. I pass this process. Then they ask for a $500 holding fee for a property that we were expecting to move into February 18 it's currently January. Three times they close my file and I struggled with them to have my case reopened. After paying them $550 and the HOA $100 I took too long filling out the HOA application they couldn't reach me. Which is possible because I do run a small business, it's very consuming. One would think I gave them $500 holding fee that clearly shows I'm interested So now they're under the impression they get to keep all the money and I need to start over with the application process. I wouldn't recommend them to anyone. It seems like a scam. You did not respond quick enough we're keeping your money truly unbelievable. I've never had to rent, recently divorced I had to sell the house. I'm a single father trying to put a roof over my daughter and I , they're out here, taking money from people because we're too slow. It's a miracle I figured out how to write this. I build cabinets I'm not really a technical IT type guy. Wish you an easier time than I've had but I will never recommend this company. Wow, It was Really unsettling to call in and immediately be put off by an unwelcoming and Rude attitude. I called to follow up on some questions that I had in regards to early termination of our lease. This rental company has put us off on renting anywhere, we're running to buy a home. From Faulty wiring in our 1 yr olds room that almost caused a huge fire, to then leaving a huge hole in her room that's yet to be fixed. Your AC goes out or you have any leaks in your home. Literally had a tree fall on our roof and puncture it. Good luck getting this companies help. Our sewer system has too been checked by a professional on our dime and is significantly backed up from lack of property management. Mind you nothing is up-kept before tenants move in, as I type our water heater has gone out too. My husband and I have thrown thousands into this rental to try and have a decent looking home. The price of rent is higher than we'd like, but they have been responsive to anything we've needed. The home is beautiful and they did a nice job with the interior finishes. Also, the ease of the smarthome app has been a lifesaver! We can set passcodes for the door locks for kids and house sitters. When the codes are used, I am notified on my phone. We can change the thermostats when we are away. It's just added a convenience I didn't even know I needed. read more

They charge unplanned fees (they hire their own company to put in sod and then made up pay for it) When we tried to fight or dispute an employee literally told me that we know this isn't fair to you but too bad if you don't pay we will put you out on street. Maintenance problems - they will ignore your requests. I had to wait a month with over 3 calls to get a microwave that worked again. I had no air conditioning and I was having guests over for the night. When I called emergency maintenance, they promised that someone would call that night, they didn't. Never got offered even to bring out a window unit to help us be comfortable through the night. We live in Florida, July no air conditioning. I don't think anyone would want to have guests over with no air conditioning in Florida. Everytime I call, I have to wait on hold about 40 minutes to an hour. I'm surprised I have a job to this day with the amount of time I spend on phone with this company. Every time I call, I get a different answer. And yet nobody cares that you are given incorrect information. They only care about how they want to screw you. There are so many nightmares that have happened, there is not enough time or space to list them all. Please listen to all these negative reviews and do not rent from this company. Do not rent through them. Modern day slum lords. We are finally done with this trash company. Our first issue came when their website did not process a rent payment . We had paid every payment ,on time , every month , every time for over a year. Did we get an email, a text , anything letting us know the payment had not gone through , nope! You know what we got ? A hand delivered possible eviction notice 15 days later , oh and 800 dollars in late fees. So You can hand deliver a possible eviction notice but there is no email or phone call before hand when your site messes up. After this we decided we would not be renewing . The move out process was a nightmare. The last month they charged us a month to month fee of 350 and an up charge in rent of 500 despite giving 60 days notice. I waited on the phone for 4 hours just to be transferred and then the call dropped on me . I got a call about the move out inspection and then when I asked about the rent he said he would put in a ticket and I would receive a phone call . Never did. We have been moved out of this place for over two weeks and the online platform is still saying we owe a month to month rent on their place. No phone calls no return emails and we still have no idea what came of the final inspection. They are really great about getting you in a rental but as soon as you sign that lease they are horrible and will nickel and dime you . Do not rent from this place ! You will not get your deposit back and you will have to battle them when they charge you for things they should not . I really wish I had read reviews on this place two years ago. Don't make our mistake . UPDATE: After calling again and again as well as emailing twice I received an email saying my issue had been resolved . They closed out a case that they never responded too. They still over charged us for our final rent , haven't called us or emailed us to discuss the move out inspection , and it says we owe rent for a house we are no longer living in. Progress has tried to screw my husband and I on our move out for so many fees when we left this place in better condition then when we moved in. The place was in terrible condition when we moved in and there stripes of paint all over the walls. They said wr did those "fixes" to the paint and want to charge us $250 to fix them, WHEN THEY WERNT EVEN US!!! They also tried charging us a $450 cleaning fee when we already paid for a cleaner to go in and clean. And the cleaner we hired made it look brand new and literally cleaned everything from baseboards to walls to the fans. I am so disappointed we waisted our money renting from this huge company. It truly was a joke because every month they also add a bunch of charges on top of your rental fee. When you are on hold trying to reach them on the phone they also say they are the most pet friendly rental company there is. And that's a lie. They charge you for each pet you have every single month. Definitely don't recommend this company. Currently dealing with them trying to dispute a bunch of the charges they are trying to charge us for since moving out. There is no line to talk to the dispute people on the phone. Instead you have to email them and their response time is 48 hours. Just called and asked about it and the girl told me that they have so many disputes so it is taking a long time for the team to respond. Never rent from this rental company. We are moving out of our rental home in the middle of this month, and Progress Residential took out an unauthorized charge totaling our full rent payment of $1,700 plus our prorated amount. So instead of paying the $700 prorated amount, we paid $2,400. Progress Residential is refusing to refund us their unauthorized charge of $1,700 and has told us that they will apply the overpayment as credit and deduct any move out fees and then give us whatever amount is remaining, which will take a minimum of 30 days (isn't this what a security deposit is for?). Progress Residential then said that our only option is to dispute this charge with our bank, but our bank also said it would take about 45 days to investigate. We are in the process of moving out of state, and we were relying on the additional $1,700 in our bank account in order to cover necessities and moving expenses, as we both are not earning any income due to our move. We are now about to overdraft this bank account due to Progress Residential's error. Progress Residential is refusing to rectify their error and is wrongfully withholding our $1,700. This has happened to hundreds of others, and might happen to you too. We have filed a complaint with the BBB, as well as a complaint with our state's attorney general. We will continue to exhaust all options until this is adequately resolved. read more

Please don't rent from here. I came home to a house that was 90 degrees. My dog was very sick. I have severe asthma. I was told a hotel would be reimbursed but had to wait 3 more hours in a house above 90 degrees. I called maintenance three times over 4 hour period. Maintenance said they have no phone numbers of the techs. All they could do is put in multiple requests. When I called there hotel 800 number I was told they can't reimburse me because I booked a hotel myself. I said what do I do at 12n when I have to check out of the hotel. They said they will not pay for another night until 8 pm. So I'm supposed to stay in a house for 9 hours above 90 degrees. I pay a lot for rent and expected better. DO NOT RENT FROM THIS COMPANY!! My daughter and niece rented a home from this company with another roommate who only lived there one year. That person moved out and had her name removed from the lease as she was supposed to. My daughter and niece moved out in 2022 in February. About 2 months later my daughter received a check for $30 which was what was left from the security deposit, fine, great. Fast forward to one month ago and that old roommate tried to rent from Progress again and they told her no because she had a balance due from 2022. She was no longer responsible for that home after she had her name removed. She then found out that Progress was charging a balance of $137 due for clean up, I guess after they left that house. One, they just picked a name without verifying whether that roommate was on the lease at that time, and two, after giving the girls $30 they now say, after two years that they owed the $137, but had NO ANSWER as to why Progress gave them the check for $30. They ledger they gave my daughter was different from the one they sent her two years ago when they gave her the money back. THIS COMPANY IS NOT TO BE TRUSTED. We have been stuck with these rent prices that we haven't been able to find anything that is close to our boys school to get away from this company. Honestly so many hidden charges taxes on every charge. Gas trash sewer no one can answer when the billing cycle is or how it works have to call somewhere else. We basically were hit with three months of charges in gas, sewer trash and water with taxes on all charges and given ten days to come up with the amount or we were considered late on rent. Progress residential is too big for their own britches. After living here for over a year and a half I had to call in my first work order. On June 16th. There was a leak in the wall. We had to be out of the house for 12 days we had no water. And then the house had to be tested for asbestos poisoning where they cut into the walls. And it came back positive. So we had to stay out longer while the area was contained and the contamination was treated. When we came back to our house we only had one bathroom. In that bathroom it only had a stand up shower and a toilet. It was the master bathroom. We had to wash our hands, fix our hair, brush our teeth, and all of that in the kitchen. Yummy! Just what I want hair all over the place where I cook and eat! Also, no sink! Hey friend thanks for coming over and spending time with me. Oh you need to use the bathroom? Here look at my bedroom. There's the bathroom. When you're done go ahead and use your elbows to open the door. Cuz I don't want your toilet hands touching my doorknob. Or after you go to the kitchen get some bleach wipes and go ahead and wipe that doorknob down. My kid stopped brushing his teeth because he couldn't reach the sink. Every day became a huge fight. He was afraid the stool was going to slide out from under him. (Come on kid, I say you only fell once!) Was told by progress residential that I would get credit for the days that we were out and partial credit on my rent for the days that we did not have a full functioning bathroom. In July there was no credit. I was then told that I had to wait till all the work was done before I got any credit. All the work was done on August 13th. Can't get a hold of the people in the department that is the one who would approve crediting our rent. Multiple calls, emails, voicemails, messaging them on Facebook and their website, talking to people nothing has worked. I have not heard back from the local market person who needs to review and submit to a higher local market person to give us the credit. And a few weeks ago I got my lease renewal notification. They're raising my rent over $130 a month! Woohoo! Wtf? I was told it's because there aren't houses available in my area so they're able to justify jacking up the rent during a pandemic where people are losing their jobs and not getting raises and don't have money. You go you big corporation you. Edit:I forgot to put this in my post about my landlord it took them 17 months to add my renters insurance to my record. And they charged me $9.95 a month plus tax for those 17 months and refused to credit it back. Even though I sent it to them multiple ways no less than 15 times in that time period. read more

We put in a application in December 2023, we were denied the rental and $255.00 was to be refunded via check, which we've not received. I have called on numerous occasions to be told on three different times that they sent a check out that we hadn't seen they informed us that the refund would be refunded by check by mail even took my home address... how come I call today now and the young lady says that the money went to a bank... like WHAT BANK?????? Maintenance request, notice to vacate, update your personal information, etc. nothing on the site works except their portal to bill you because obviously all they care about is money. I gave a 2 month notice to vacate ON THE WEBSITE. Which is what the instruct you to do. Three weeks later I get a call stating they never received it and that I would be charged additional weeks after moving out. I said no I submitted it online and the lady walked me through it over the phone on the site to try submitting it again and even then on the phone IT DIDN'T WORK. So she then had me email my notice directly to her and put a ticket in to have it notated. Next bill comes and over $600 in month to month fees even after I explained all this to them and they notated the site wasn't functional. They then also charged me for 3 months of utilities even though I was paying each month. Told me they were 3 months behind since the beginning of when I started there. So in addition to these month to month fees I had almost $1,000 in utilities fees on top of my actual last month rent and September and October utilities. When I called multiple people transferred me or told me they would put in a case number for this issue. No follow ups. No communication. Zero resolve. I did this October 3rd and it's now the 17th. Still no resolve and I move out next week. HORRIBLE SERVICE. So finally a few members on the team said to ignore the charges and wait to pay until they fix my bill. I get on the phone today, once again talking to three people, and another lady told me they would just eat my security deposit with the fees I owe and that I wouldn't get a refund. Excuse me what?! So then I get transferred to another lady who argued with me for 15 mins saying she cared and wanted to help, but clearly did not have my best interest at heart because rather than fix the issue she argued since the website wasn't working there's no way to know when I actually gave notice. So that means I'm at fault because your site is broken?! And now you're gonna charge me for it? These people are gone with the wind at this point. They have no customer service skills whatsoever. Other complaints? Oh I have a few. Let's discuss when maintenance came out 3-4 times to "fix" the shower handle that was broken. The last and final time the guy came out for the shower and the sink. He fixed the sink and said that because he had to come out to fix it and we couldn't do it ourselves they would USUALLY charge a fee but since the shower handle was left in such poor condition, band-aided, and never resolved he would wave the fee for us. They had to redo the entire shower handle it actually messed with the piping itself it was so bad. Next month rolls around and I get a bill for the service I was told would be "waived". Disputed it and given no refund. FALSE PROMISES AGAIN. Another complaint. For the entire 3 years I rented with them I have always had renters insurance. First year renting with them they charged me a $14 A MONTH for insurance exemption fee without me even knowing what that was. Nobody even told me about the charge until I got an email A YEAR later saying that I was being charged AND if I had insurance to send a copy to so and so email. MAY I REMIND YOU I SENT A COPY OF MY INSURANCE IN WHEN I MOVED IN. So when I provided another copy of my insurance they only refunded me for ONE month and kept the everything else. THEY DID THE SAME THING AGAIN ALL THIS YEAR. So each month I had to call and ask for a refund and show proof of insurance almost every single month! SCAM. SCAM. SCAM. Do yourself a favor and never go here. What a complete scam convention this is. I have never felt so screwed over in my life. Everything everyone said in the comments is 100000000000% accurate. The worst company ever. They deem everything not their fault right after you move in. One of our many scenarios: We turned on the sprinklers for the grass for the summer. 5\7 spriklers are leaking large amounts of water constantly. They deemed it our responsibility to fix, although they are clearly faulty parts or were installed wrong. Another scenario: All of the power in our house goes to one GFI, including garage, refrigerator, dryer. Our power keeps getting triggered to trip the GFI. I called their electrician out, he pressed the GFI, left. And they charged us 100 dollars, and problem keeps persisting. They are literally ignoring the fact that we still are having issues with the power, and just keep saying the charge is correct and have not sent anyone out to look at why our power keeps going out in different areas of our house. Additionally they will ignore leaks in your roof that the exterminators pointed out that are possible issues. The leaks are harboring pests and damaging the house. There is a lot more to say, and I have only been renting with them for 6 months. The company is only out for money and doesn't care about their tenants or their property. read more

We are moving to Phoenix area from Minnesota...... applied for a property, we have great income, credit scores over 800 and provided State drivers license and bank statements as requested on the application... they then asked for copies of our social security cards within 24 hours....I explained they are locked in our safe in Minnesota and that we wouldn't be back to Minnesota for a few more days... they took our fees (almost $400] for the application and promptly denied us when we couldn't show the copies of our social security cards for 24 hours.... I wouldn't even give them one star unfortunately I had to pick one. I got a eviction notice I have rental assistance approved and no one answers my calls. my air conditioner has been. out for 4 months it's hot in az and I have small children in the home they sent out 2 companies never got it fixed the diswasher had been out months there is black mold in garage a leaky toilet we keep off the list goes on and on. the guy that handed me the court hearing paperwork just came in our residence I am very unhappy cannot get a hold of anyone called several times beeen on hold over 2 hours when I do call stay away from these people read more

this company is sneaky and will take your money at any opportunity. i was unable to move into a home that i paid to take off the market and view, but never even got the chance to view it because the tenant was moving out at a later date. i set my date to view and move in, and paid $250. the leasing agent told me to be expecting a refund, come to find out over a month later since i didn't decline the home within 24hrs of viewing i don't get my money back. makes 0 sense because i wasn't able to view BECAUSE OF THEM. i wouldn't reccomend this company to ANYONE, there are better leasing companies out there that will actually work with you. read more

Used them for 2 years and had a time where we woke up to banging on the door and 2 progress employees told us we were illegally staying and had to leave immediately even thought literally 2 days before we had paid rent. Another story is 2 weeks ago I got a text saying if we wanted to meet the move out inspector to reply with Y. So I did and yesterday we moved out and today I waited 2 hours for him to learn he came earlier in the day so I sat there starting at the house for 2 hours for no reason. I called them and asked if I was okay to leave and I was told they don't meet with the residents anymore at all. So ya don't use them unless you want to worry about being randomly kicked out or want them to waste your time. Garbage company would rate lower if possible. read more

Avoid at all cost! This is the most dysfunctional rental company ever. Zero communication, and they do not prep the house to be clean prior to moving in. First three months were hell. AC unit wasn't working and we kept reporting it for months. They sent people out and kept telling us everything was fine. It took the AC unit to finally break completely to be repaired. We had to wait a week during the hottest week in Phoenix to get it repaired. He ended up staying one night in a hotel because it got so hot. The company said they would pay us back but never did. They provide a portable AC which the tech didn't even install correctly. The hot air that's supposed to blow out ended up blowing back into our rental which I ended up having to remove myself. The air ducts are disgusting! We have to break our lease to move out because I can hardly breath at night due to the dust and disgusting air vents. I am a disabled veterans with sleep apnea and that doesn't help. The air filter literally needs to be replaced once a month out of our own pocket. Lastly the light went out on the microwave that shines onto the stove top. The tech told my wife it's $75 dollars for them to replace it and we would have to pay. Avoid this rental company at all cost. They only want money, they failed to provide adequate living and they are the ones telling me that we're at fault here. Nope! Screw this company! I will be telling other veterans to avoid this company at all cost! PS it's said that progress is responding faster on yelp than they are responding to customers view phone call. Waited an 2 hours to speak to someone at one point. Also don't bother emailing, they never respond. read more

So far so good. We struggled a LOT with their online system. Everything has been automated to streamline their system, so I get it. However there are some serious flaws. Getting anyone on the phone is a 30 minute to an hour investment. But once you reach someone, they're helpful and nice. I moved in and the AC was broken, they fixed it the next day and were very apologetic about the issue. read more

We had a parking violation from our HOA and spoke to our HOA person in which she assured us that is was just a courtesy Violation and no fee would be accessed. Progress Residential accessed us a $45.00 violation fee and when we called customer service, the gentleman was rude and said we were not charged for a violation fee but to mail the violation letter to us which a stamp now is only around $0.58. We are on a tight budget and ask if the fee could be waived and the customer service person said absolutely not in those exact words. I have a ton of other complaints that I'll be posting soon. It seems that as tenants they do not care for us and our needs at all. read more

So many things wrong with this company. Where should I start? How about the weeks it took to get my AC fixed this summer with an infant at home in the middle of AZ? How about the time they notified me of an HOA violation 3 days before getting charged a fee even though the HOA notified them 2 weeks prior. Or how about today when I called asking for help with some fees on my account because I was laid off from my job and the agents literal response was "we won't do anything about the fee because it's your fault." So much for having policies in place to help people who are struggling during Covid. Rent auto pay hit my account on time, but there was barely not enough to cover it so it got returned and they added $200 in fees to my account and now expect me to be able to pay that on top of rent. What the literal fuck is wrong with these people and companies who only see $$ instead of treating people like real people? My rent has never been late and this month I just need some help and understanding while I get back on my feet. I'm so sick of corporations, banks, investors, and lenders whose entire profit model is based on keeping poor people poor. Stay as far away from this company as you can. Garbage service. Horrible miserable people who obviously hate themselves and take it out on the world. I hope your company goes bankrupt and you all end up destitute like the people you so obviously enjoy subjugation. At this point I'm pretty sure my experience over the past year has grounds for legal action and it seems like that's the general consensus based on the other reviews here. read more

* 12/09/2019 Most recent update, right before holidays our kitchen is out of commission Apparently there's a mold problem now. It just doesn't end. ******************* Original Review: Just don't. From the moment I moved into my Progress Residential rental home I have regretted everything about my interactions with this company. Prior to move in, I alerted them there were issues I noticed during home tour. A leaking skylight and debris all over the restroom. I couldn't see how those items would be repaired in time for move in. I was assured they would be and told if I didn't move in within ten days of initial hold, I would lose my hold money. So against my better judgment I agreed and thought, I will just call items out of concern during move in inspection. Move in day comes, sure enough none of the service issues had been addressed. Plus Upon further inspection I found so much more. Primed not painted cabinets, busted pantry shelves, shoddy cabinetry work. Our move in specialist blamed other employees and told us he would place immediate service orders to address issues. Then he quickly left to avoid further questions. Well he never did put in tickets. We had to. The first of many lies. What followed between then and our actual move in day, was a 12 day battle where we had to call no less than 10 times, Progress, their subcontractors, their supervisors, REPEATEDLY. To demand they fix house. We were lied to about when contractors would arrive or what they had been hired to do. We were told it was our responsibility to follow up with contractors to find out why they weren't showing up. It wasn't until escalating that they finally resolved issues on the literal day before our movers arrived. Of course they didn't mind that, I had been paying them rent and not staying in home the entire time. You would think once they finally fixed our reported issues and we moved in, life would be a dream. No. Since the date of our move in inspection we have submitted 16 different maintenance requests. What you will learn very quickly about Progress is that by Progress they mean Progress to your wallet and skip past quality home preparation. Examples of what I've reported. Cockroach issues within days of move in that ultimately I had to pay to address, cabinets installed incorrectly or halfway (still not repaired to this day), painted over rust, carpeting over a bad stair (my son has already fallen down the stairs), throwing mesh on wall holes and simply painting over it, not cleaning cabinet drawers or recovering leaving behind nasty damaged dirty bathroom storage for us to contend with, evidence of termite damage they couldn't bother to clean, baseboards separating from the wall, not a single visible or working cable outlet for internet or cable in the home requiring us to pay for a $100 installation, mildewed upstairs bathroom window with signs of water damage, leaky hoses in kitchen from dishwasher resulting in a ruined rug and a nice wet floor. Fast forward to tonight. My air conditioning came on at midnight and won't turn off. It's 62 degrees in my bedroom. Seven straight hours running so far. Can't wait for that bill. Oh and the busted skylight? They never could be bothered to fix it the right way. They painted over drywall damage, and as I warned them against, ignored the leak. It rained in Gilbert and I have a wet hallway and more damaged drywall to show for it. It never ends. Maintenance tickets that never do get addressed properly and watching my calendar waiting for the day I can move. I am miserable and have spent thousands on movers, a deposit, rent, and additional funds on costs related to pest control and recovering cabinet drawers, wasted utilities to pay for air conditioning for contractors before we moved in, and now utilities for their shoddy HVAC. What is worse. I have wasted hours of my time and life, on this home. If you are reading this and you haven't given Progress Residential your $ yet. Don't. The sheer lack of accountability, the disregard for quality, their aversion to true customer care. It simply is not worth your time! *Update Added 12/1- Rich contacted me on Yelp to ask more details about who I am. I provided my name to him, as well as sending him three separate email strings as documentation of my complaints 12 days ago and I have never received an email or a call. Today I got my electric bill from the air conditioning debacle. My usage quadrupled month over month. I expected it to go up by almost double because I had 11 more usage days. But double? I have never had a $200 electric bill when the average temperatures outside were 63. In addition, despite paying my rent on the 1st well before midnight, I was assessed a $125 late fee. I had to pay it because if I don't, who knows what I will be charged for next. read more
