We had issues with Progress Residential from the day our lease began. Due to miscommunications from PR, we weren't able to meet someone at our new home to do our move inspection and retrieve our keys, which resulted in me having to drive all the way to the Peoria office to pick up the keys myself, where I was helped rudely, as if the situation had been my fault. Upon our move-in, we had no hot water for the first FIVE days we lived there, as PR kept sending a plumber to the residence instead of someone from the gas company to turn the gas on. PR would accept no responsibility for their errors and continaulyl lied to me during all of our attempted phone calls to fix the situation. This was just the beginning. We lived in our house in Anthem, AZ for two years. We wanted to move out after the first year's lease was up, but the location of the home was ideal for us and I was 7 months pregnant when we would have had to move, so we signed another year's lease. The house itself was OK, it certainly wasn't in excellent condition. As previously mentioned, the location was ideal. Certainly not worth the rent amount they are currently asking for it. We had several maintenance issues during our two years living there. The maintenance people were always very nice, but the issues were not always fixed properly, which often resulted in return visits from the maintenance team. Some issues were never completely fixed, and we just learned to live with things the way they were. During one visit from the maintenance team, we had requested to have some of window screens replaced, as they were torn, damaged, and not the appropriate sizes, and we were experiencing an issue with scorpions in the home. The maintenance technician told my husband that "Progress Residential was no longer replacing any window screens because too many people had been requesting them and they didn't want to pay for them anymore." Nice. We also had a continuing issue with our AC not working efficiently. The AC would run continuously, with some rooms remaining drastically higher temperatures than other rooms, and our electric bills were exorbitantly high (over $400 a month for a house less than 1600 sq ft. and the temp was set at 80*) We were told by PR that our AC worked fine and that nothing was wrong with it. When we asked for it to be further examined, we were told we'd have to pay for it ourselves. I could go on and on with more specific events. From move in to move out. Emails not being answered. Rude employees. No one following through with anything. Every experience was poor. We couldn't wait for our lease to end. We gave our 60 day notice. I had to contact PR on multiple occasions to schedule our move out inspection. (Shout out to Dennis. The person who did our pre-move out and move out inspection. He is by far the nicest and most competent person on their staff). We left the house in excellent condition, but after all of the issues we had with PR while we lived there, we were pretty much expecting to never see a cent of our security deposit returned, so you can imagine my surprise when our final account statement showed that we didn't owe any more for cleaning or damages. EVEN more surprising than that, was the fact that the check we received was for $155.49. Ummm. Our security deposit was $1250.00. We weren't charged anything for cleaning or damages in the house and our returned amount was $155.49??? PR had deducted the final utility bills from the security deposit. I don't entirely agree with that practice. I believe we should have received our entire security deposit back, as well as a BILL for our final utility usage. But whatever, we owed that money so I get it. But our final utility bill was around $500. Where is our additional $600??? I called to have someone explain this to me, and the person I spoke with wasn't able to give me any answers over the phone. She told me that I needed to email in my request for additional information. So I did. I asked for clarification on why I was charged a $125 late fee on July 1st (when our rent and utilities were paid on June 29th) and I asked for copies of the last few months of my utility bills, as she said this was where our missing money went. A week later I hadn't received a response. So I sent a third email. I finally got an email response saying that it would take 15 business days for PR to "research" my account and provide me with any answers. Why in the world would it take THREE weeks to explain an incorrectly posted late fee and send me copies of 5 bills that you should have easily accessible. I am livid. Our entire experience with Progress Residential was absolutely horrific. My husband and I actually make jokes about how if were to ever need to rent another house, we would never, ever rent from Progress Residential again. We'd rather move further away and drive, then rent from this company again. read more

I rented from them in Cape Coral, FL. We liked this house because it had a pool. We figured we'd rent for a yr and a half and look around to see where we wanted to buy/build our next house. The application, getting approved and doing the move in orientation went smoothly. After driving straight thru with 3 kids and a dog, we got to our house and it was disgusting. Dead bugs, pool was low and green, the house stunk musty (we figured from sitting for awhile), the garage was filthy, the guest bathroom had peeling paint coming up off the tub, and we had a huge spot on the wall and baseboards that we thought was animal urine (ended up being black mold), screens on the lanai were all ripped, sliding glass door locks didn't work (they put a latch on one side, but the other side had nothing to lock it), floors had poop sealed in them and dirt, the yard was way overgrown, kitchen cabinets were damaged, missing lightbulbs, light fixtures were nasty, and had black stuff coming out of all the vents. We moved in Jan 2022, fast forward, our a/c never worked. They sent their guys out twice and he couldn't fix it, it was getting to be 84° in the house, I couldn't even cook in the house. Finally they sent a vendor out,twice, and they couldn't fix the problem. The service supervisor Rob promised me over and over and over again they would get the vendor back out to us, and then eventually closed the work order on us, never fixing our issue. This left us with $700-$800 electric bills! Next comes the bathroom, the spot I thought was pet urine was actually black mold. My house smelt so bad and I kept trying to clean it with bleach but it wasn't working. I finally reached out to them and they sent someone out to "fix" it. I couldn't use the bathroom for over 3 weeks, because the vendors they hire are completely incompetent. After they ripped the wall out and let it dry one vendor came and did the job of replacing everything. It was a disaster, the next morning the tiles were falling off the shower wall. He didn't even put baseboards back up and the paint didn't match, and my faucet was on sideways and water sprayed everywhere. I called the guy in charge from progress and he said "okay, what do you want us to do?".. I mean I pay almost 3k a month in rent, I want it fixed correctly. Again, another week of not using the bathroom. The second vendor that came fixed it, kind of, but left us all the trash to dispose of. I was promised new floors with this bathroom as well since poop was sealed in them, it took 3 weeks to get a vendor out to even look at them and he said to me "I don't rip out old floors, I'll try to match new tile and clean these up but that's the best I can do." Whatever at this point I don't even care. Not even 2 weeks later after the second vendor came to fix the bathroom the baseboards and wall started molding again! So, here's where I realized we had a mold issue. Since February I had broken out in hives all over my body(literally head to toe) and had constant bloody noses. My son suffered non stop migraines since we moved there, my dog had constant urinary tract infections. I called up our property manager Gwen telling her how frustrated I was and how I was about to break my lease and she giggled and said "you'll still be responsible for your lease if you do that". She didn't have a care in the world. I'm the beginning of June (not even 5 months later) I went back to the dr for my hives and they told me they couldn't put me on anymore meds. They maxed out for the year, it wasn't good for my body anymore. At that point I contacted my uncle who is a tenant landlord attorney. He advised me to move! We did! We went back to TX, and within a week my hives have been gone, not one bloody nose, no urinary tracts for our dog, and no more migraines for my son. I reached out to progress to let them know and showed all the pictures. They gave me deposit back but I want to be reimbursed for my move! Do something to reimburse me! they keep removing my google review and absolutely refuse to ack my emails and are leaving no other options but to take legal action against. the best part is the house had so much work that needed to be done but as soon as I moved they reposted for rent and have applications pending! read more

I truly hope that people read the reviews of this company because it's a total scam of money in my opinion. here's my review and experience with this company. I was very aware that it says the holding fee is nonrefundable, but there has to be other conditions to it or something, especially in my case. Although the application process and everything went smooth, and we were approved, but the home was not ready to view yet, but based off of the pictures on the website which were VERY, very misleading, we made the deposit to hold the home until it's ready to view because it was exactly when we needed to move and was perfect. When we put the deposit down, we waited either a month or over a month for the home to be able to be viewed. Now it definitely was our mistake to put the deposit without viewing BUT more could've been done for us with this company after we withdrew because of the home being the way it was. Fast-forward to March 4 2025 I believe it was we went to go and view the home, which was not good. You can visibly see where the walls were patched from the previous person living there, the smell of the home was horrible which this could've been fixed if we did move in maybe but, the window screen from the outside in the backyard was either broken and half way off, one of the doors of the bedrooms would not close and was totally not aligned and had to be forced closed almost felt like we were breaking it trying to close it, and in the master room, the paint job on the trim was horrible along with the carpet on one of the edges. In the kitchen, the drawer were almost not able to open because it as well seemed almost broken or just completely off the tracks and we couldn't put it back, and the top of the cabinets in the kitchen there was a huge crack in it so overall, the home clearly was either not inspected correctly or they did not care to fix these concerns in the home. If this was the standard for a home with this company, I absolutely did not want to see any other home and quite frankly where I needed to find a home, they had no other homes available within the time that I needed to move out. We contacted the company and let them know that we wanted to withdraw our application and also wanting to see because of the condition the home was in if we could attempt to get our refund for the holding fee because of the time we waited for a home to end up having these concerns and also that we had to move within the next week and $500 is a lot of money to not get back. By now there has been two cases opened and both have been denied because they stated "the application could have been moved to another home" so they won't approve it but have no care in the world to try to understand that their home was not up to standard at all and for the price they were asking for monthly rent was not appropriate for how the home was. If we had moved in and ignored everything that was wrong and put in a request to get it fixed, would it have been denied or would we have been charged for it after all and then spending more of our money? Who knows, and I definitely wasn't going to find out. We have moved into a home that was only $50 more than this home's rent and it is in beautiful condition and has a huge backyard with turf, I couldn't ever imagine Ignoring what was wrong with the home and moving in. I would never think about going through this company ever again or recommending it to anyone. The only positive that I would give is during this time I have spoke to very nice agents who were very understanding of the concern and have actually agreed with me that they would want the refund as well but somehow management continues to decline the refund which shows they are more interested in taking your money than working with you all because it could have gone to another home, what a joke. read more

**Update from my previous review** **Long Read, but worth your time if considering renting/buying from this company. Since posting my first review about Progress Residential's unethical, unprofessional, and quite frankly, childish business practices, I was contacted by a member of a closed Facebook Group. This Facebook group has close to 100 members, all of whom have had horrible experiences with Progress Residential. The fact that the Facebook group even exists should be a HUGE red flag, but if it's not enough for you, please join the group and read through some of the terrible, awful things this company has done to its tenants. Just so others don't make the same mistake I did, let me list off a few of the lease provisions they try to slip past you during the signing process: 1. They will charge you 10 dollars a month if you do not maintain renter's insurance. (most renters insurance policies, when bundled with auto insurance, are less than 10 dollars a month) 2. They charge a 20%(!!!) "Administrative Fee" on all repairs, regardless of how small or insignificant. These "Fees" are also "subject to change should costs increase" meaning that Progress can basically charge whatever they want to when you request any repairs. They also charge you for each and every service call. 3. They charge $55/hr for any repair service they do. That's equal to about $110,000/year. They better be the best, timeliest, and knowledgeable employees if they're worth that much, but of course, they're not (refer to the Facebook group and my previous post for citations). I'd almost guarantee you they don't pay their maintenance staff that money, either. 4. They try to control all repairs themselves and use their own preferred vendors so they can control the costs and inflate your bill in any way they can justify. If you live in a state that allows it, use your own providers and demand they credit you in rent. In most states, they are legally required to do so IF the damage is presenting an immediate risk to occupants (think AC repair during the summer). Threaten legal action if necessary, and read the lease off to them over the phone. They love when you do that. It's paragraph 3.1 if you live in Texas. 5. They have a hold harmless agreement relinquishing each party's right to a jury trial. Also, If you do threaten legal action, make sure you're aware that you will have to pay for you attorney fees and Progress's. However, when you win your suit against them, you can sue for damages and get your money back that way. If you chose to buy it, most personal umbrella insurance policies will cover your legal fees. I could go on, but I think that's enough to deter anyone from renting or buying from Progress. Its a horrible company, with awful, unprofessional employees who have no business being in a service-related industry. Do yourself a favor and steer clear at all costs, and tell everyone you know to do the same. They're a joke of a company and should not be allowed to stay in business. read more

Maintenance man came over drunk, breath smelled heavily of alcohol. Took 5 hours to fix a ceiling and then had the audacity to yell at me because his job was hard. He said next time for me to call the company and let them know how bad a hole is. Well for one I called the moment there was a burst of water that put the hole in the ceiling. There was no small leak or tear, just a burst of water damaging stuff in my room (which of course they will not replace). I sent an online request and after not hearing anything back I called. I was on hold 55 minutes. I told the person on the phone what happened and they sent a plumber. The plumber came and asked for one of my kids sand pails to stop the leak from leaking more then left. He said they would send someone else to fix the leak. This was on the attic AC. In the meantime our AC went out. I called the emergency number and the guy who called me back was half asleep and super rude and told me to do what I had to do. So my children and I left for a hotel which they of course will not reimburse. Our AC unit which had been hot and busted the whole year we have lived here but hey they dont care that we pay $500 for each AC bill. We told them and they said they wont replace if its not broke. The new plumber did replace the AC but busted the attic entrance frame doing so. After they finished they said to call progress back for the ceiling repair. I did, again, and this time I was on the phone 73 minutes. They said they would fix it but instead they later closed the order and didnt fix our busted ceiling or attic and instead closed the request out saying work is done. So i submitted another request and called again after no response. This time I was on hold for 1 hour and 24 minutes. Got another call center agent who says he will send someone over. Then they send the drunk guy who did the worst job ever. They could never sell this house with the way the ceiling looks. Its absolutely insane and my 10 year old could have got a repair kit at Home Depot and did better. Also he was pissed and yelled at me in front of my kids because of "all the work he had to do". This is not our first problem with this horrible place. Follow your gut instinct and listen to the reviews. Also when they have someone from the company replying back to residents it is just a public relations / social media thing they do to look like they remedy the situation. STAY FAR FAR AWAY ! The reviews on this company are real, I was lucky enough to realize what I was getting myself into before it was to late . They wanted me to send my bank account statements complete and I couldn't Black out my act number! I asked if I could leave the last four visible and one guy said yes and then another no and they went back and forth for three days with this issue. My statements show all three of my accounts so any employee of progress could take a pic of the numbers and sell them for 100$ and I would be totally screwed .It happens all the time with employees doing the wrong thing and ultimately the customers pay for it in the end.. sorry I don't trust people to do the right thing in this day in age.They said oh we are all paperless so there won't be a copy but somebody obviously has to read and review my statements and can snap a pic . Personal information is just that! All they needed to see was my deposits from mine and my husbands paychecks. It's none of their business what I spend my income on as well. We made more than enough for this house and would have passed the application with flying colors. After that it was alllll down hill from there . Back and forth back and forth with this company it was just so stressful and just a waste of time and energy . The customer service was horrendous AJ KARIEM was extremely rude and not helpful at all. I could tell on the phone she just didn't give a shit about me or anything to do with my application.It's not worth the stress so don't even bother I'm surprised they aren't out of business yet or even have been sued . I do not recommend renting from this company. Please read and be aware of all fees prior to applying. I was informed by a customer service representative that I could get the $250 holding fee back for a home I applied to if I was able to cancel the application within a few days of applying. That was FALSE! So, I am out of money during these pandemic times all because I am unable to relocate to the particular home I applied to due to its lack of internet/wifi services that I need for my job! This is really unfair. Also, they misinformed me over the phone prior to applying about all of the fees included with Conservice for the utilities. This company is horrible. They are crooks. I should have listened to the reviews and complaints that I saw prior to applying. I will not apply again nor recommend this company to anyone. *** Also, Shawn-Michelle Surber never once replied back to any of my email inquiries dealing with my application for a home. The 5 star reviews on her pertaining to her are falsified based upon my experience. These people do not care about renters or potential renters. I will be honest with whomever is reading this review and tell you to search elsewhere. I moved out November 6th 2024. I was told my deposit was sent but was returned on 12/5/24. I emailed back the same day giving them my forwarding address. Check was resent i was told 10-14 business days.Reason for me being upset is I have provided my forwarding address on November 1st over the phone and on my moved out paperwork. I was also billed a late fee for November's rent but i was told by the agent i didnt need to pay November rent and it would be deducted from my deposit never mentioned a late fee.The address i provided to the Progress Residential has been my mailing address for 17years for all my important mail. I have reached out to Progress Residential again on December 23 they opened a new case because I still have not received the check .December 31 i received an email asking to confirm my address and if I want them to resend the check.They can't give us tracking numbers and can't predict the USPS delivery times. I did respond asking if I can pick up the check at the Scottsdale location since it's a 35min drive from me on the 31st and again today . NO Response. This department is a email base only but doesn't have a good response time. But if this was us and rent was due fees would be adding up... read more

In response to the company's statement "Our Lease application clearly states that that an applicant will be denied for an apartment/landlord collection." Yes that is exactly why we applied because there is no outstanding debt or collection and the agency (Yardi) you use is the one who told us they are not regularly up to date so you will need to take that up with them or find a legitimate service to use. "After the regularly updated records were confirmed, proof that the collection was paid could have been submitted for reconsideration. Unfortunately, it doesn't look like we have received this." We asked if we could submit the proof from the company stating there was no debt or active collection and we were told no that we have to appeal this with Yardi which would take 45 days and then we could pay again to resubmit, again even though there is no debt. "a refund has been submitted and will processed on or before the 30 day mark" Find me any other company or business that processes a holding fee after denying an application or takes 30 DAYS to refund. This is a simple transaction from one financial institution to another that would never take more than 3-7 business days. read more

Pros: Nice property Online & single payment which includes utilities Cons: Progress Residential is a horrible property management company for the following reasons: Customer service and the level of professionalism is terrible; phone hold times range from 10-60 minutes each time I call. Placed a service call prior to moving in and it took 3 weeks for them to send someone out after to speaking with multiple reps. and getting conflicting information. Don't even think about being late with your rent....literally 4 days late and received an EVICTION letter stating we had to pay an additional $200 for filing fees (not stated in the lease), plus $125 late fee charges which we paid within 3 days of receiving the letter......Meanwhile our property is now listed on their website as available to rent and they are accepting applications. What a rip off! I am counting down to the end of our lease. PLEASE STOP & READ THIS REVIEW! DO NOT RENT FROM PROGRESS RESIDENTIAL UNLESS YOU LIKE TO BE LIED TO, RIPPED OFF, AND EXPECT HORRIBLE CUSTOMER SERVICE! Let me start out by saying I am not even a tenant of Progress Residential, I am a neighbor. During their refurbishment of the house next door the painters over sprayed and covered my house, gutters, downspouts, and trashcans with bright white paint. I spent over $29k in 2021 painting my brick, adding new siding, soffits, facia, and gutters which are now coated in a fine mist of bright white paint. My gutters are dark bronze! Going through the Customer Care center is a joke...even with a case number. Their tactic is to put you on hold long enough that it rolls back to the beginning of the phone tree. Any alleged direct number that you are lucky enough to get from one of their Customer Care reps automatically rolls to voicemail. The CCR's must be their first line of defense for their shady operation.  No wonder you cant find a direct line to anyone on their website or searching the internet! I have been at this for 7 days without one callback. I cant imagine if I was a tenant with a true emergency.... Hopefully any perspective renters have done their research prior to signing  their rental agreement with Progress Residential! read more

rent is super high, and it is getting higher. This hedge fund business owner does not care who what how when you are, well in reality what property owner does? Ultimately the problem is Arizona and their rental rights and the asshole judges making decisions to evict people at the drop of the dime. I can go on and on. They are another company just going with the flow of inflation taking advantage as much as they can until someone who will stand up for the renters in Arizona and make changes to state laws and statutes. Until then we are screwed and held between a rock and hard place. If you have family willing to let you live there and get your credit to 620 or 580 for FHA! Do it!! Also if you don't know where you stand with buying a home contact your local mortgage company They will help you build credit and buy a home. I would rather buy a home and pay a high payment into property I own vs putting money in someone's greedy pocket. OWNING A HOME IS POSSIBLE!! DO IT!! BEWARE OF THIS COMPANY!!!!! I would highly recommend staying far away from renting from Progress Residential. As a license agent and home owner this was the worst experience ever. From the day of move in I was never provided my CCR's and was unaware of the HOA rules until after I was charged ridiculous fees and not until I was forced to pay the fees is when they decided to email over a pertinent document. They forces you to pay all your bills through a company that they are in bed with and they charged rape me fees. Been at this dump of of a house they overcharge for for over 2 years and had a technical issue with the portal first time EVER late and trying to contact the billing department took THREE WHOLE DAY! Not to mention the piece of lard that works in the billing department talks to people like she is there just to tell people the same scripted lines all day long. Before applying I called to make sure my situation with a collection would not affect approval, I was told that there were no problems as long as I had evidence of the payments being made to the collection. I made the decision to send notice to my current landlord that I would terminate my lease with them as I had been informed that it would be approved without problems. I paid $100 for the application and in 1 hour and a half I received a message from them denying my application precisely because of the collection, I notified them that I had been informed that there was no problem, I also told them that I had the evidence of the payment, the woman who attended me told me that she could not help me and that my application had been denied and closed.I tried to talk to a supervisor and they didn't want to attend me. They lied to me just so they could receive payment for the application. Now my family and I are almost on the street since they did not know how to inform us correctly. read more

Do not rent from this company unless you want them to try to keep your deposit. They try to charge you for things that are considered normal wear and tear under the law, such as carpet cleaning, outdoor siding cleaning, etc... The accounts team will not give you their name no matter how many times you inform them you will pursue them in court. If they refuse to pay you the security deposit, sue them in small claims court for the maximum allowed and you will win. They break the law. This company has high turnover and their people are very shady. They will try to keep taking advantage of renters until they are caught.Choose a reputable company that clearly displays their understanding of law regarding normal wear and tear. Progress Residential pretends not to know this and even put it in your lease, which is illegal. Do not rent from them. DONT RENT WITH PROGRESS. I wish I could give less stars. If you want a company that will manipulate you to take ALL of your deposit, this is the one. Our house was professionally cleaned top to bottom. Gave 60 day notice that we would be doing month to month. Once in month to month, we would be able to give a 30 day notice to vacate. We gave them 35 days. According to them, when I told them the actual date as to when we would vacate, we were in our previous term. So instead of telling us we would pay an "early termination fee" of the ENTIRE MONTH AND THEN SOME, they say "sure, your lease ends on this date ___." So if I would have given LESS notice, I would have been charged LESS. Good luck talking to the accounts department, none of them are qualified. Worst rental company ever. So incompetent. read more
