We found Progressive through Greg. We were happy to be working with such a professional management company. Any issues, we have had were minor and addressed immediately. As property owners in another state, we are leasing through Progressive while living in SoCal. Their staff is courteous and thoughtful of your concerns. I have personally dealt with Gregg, Stephanie and Bree. I cannot stress enough the importance of renting/leasing through a property management company and not through a private party. We have dealt with property owners only in the past, and it was a nightmare. The worst company and the most unprofessional people I have ever been in contact with. Their communication skills are awful. Our landlord "apparently" decided to sell the property 6 days AFTER we signed a new year lease. This company let us know and and stated we had 30 days to vacate the property. We have had to deal with this Property management company for about a year now. By far the most unprofessional company i have dealt with. FIRST. Before we moved into the condo we saw that it was dirty and needed repairs. We asked them to fix them and they agreed, including a good cleaning. We move in and come to find out no repairs have been made and they did not clean. It was a dirty house the day we moved in. Horrible welcome experience. It took months for them to fix the issues that we addressed BEFORE we even moved in. When we first moved in we noticed a possible water leak in one of the bedrooms. We noted it on our move in move out form. The owner was never informed of this issue, i know because that water leak turned out to be a real water leak from the roof above. The roof was leaking and leaking into my daughters bedroom over and electrical socket. It took over 2 days to get someone to call me back from the emergency number they gave us. A few days after that they finally send some guy out to look at the leak. He starts to tear open the wall and it looks like mold. They did not want to get it tested. I had to email back and forth several times before they sent someone out to finally test it. Luckily it wasn't but wow is all i can say. We have gone through 2 managers. We have a multiple holes in our wall due to water leaking from all the rain in February. THEY ARE STILL THERE 7/17/2017. The owner of our place called us and asked what was going on and why it hasn't been fixed yet. They had no idea we were still having to deal with this issue. They don't respond the their emergency number or answer. The take a ridiculous amount of time to respond to work orders (if they ever do) . Excuse after excuse on why it hasn't been fixed yet or they haven't been able to process our requests. . Please stay far away as possible from this company. To his comment below. The HOA fixed the roof in mid March. Its now July. You have known about this issue for about 3 weeks. Please don't act like you have been involved from the beginning. They claimed to have sent correspondence through the mail and never sent it to me. Then claimed it was returned to sender and I refused to accept the mail, which did not occur. They never bothered to call me when all of this is going on. They also continue to send emails to one of my old email addresses that I no longer use on a regular basis despite asking them to call or snail mail me so I know an email had been sent. Peter Drucker would be somewhat proud to see how you as a manager, did chime in on Yelp to defend his Company and him Team, but this wasn't in an effort to reconcile the problem. I know you must be very busy, but do keep in mind that management must demonstrate that it realizes the importance of integrity --on different levels --is one absolute requirement of a manager. As such he should investigate claims made by his customers pre and post event esp cancellation. He should not treat complaints as mere nuisance only worthy of a succinct response. Please understand the circumstances leading up to the cancellation. 1. The two tenants that had been presented by your firm had poor credit scores therefore i had every right to turn them down and 2. No tenants had been presented post the electricity going out at the house leading up to the cancellation of our contract. Given the demonstrated negligence, I do believe I had the every right to exit this contract. Still I see the value your firm presents for many with multiple properties, but not for single property landlords like me. So I too wish you and your company continued success. read more

This company has managed our house for over two years. When we put our house up for sale with another company they no longer looked out for us. Stephanie did not tell us the renters, who had said they wanted to stay until the house was sold, decided to move out. We found out through our real estate agent. Repairs to our house took 3 1/2 weeks to get done which held up our staging the house thus putting the sale on hold for that time. There is damage to two walls in the garage where the washing machine was that the drywall needs to be replaced. I was told by Scott, the owner, this is normal wear and tear. Wasn't damage before the renters. We have found this company to only look out for themselves and not the people who pay for their services. My recommendation is to go somewhere else. To clarify our request for $450 for the garage wall repairs, the damage to the garage walls had been noted once the tenants moved out and was to have been included along with other repairs and paid for from the tenants' security deposit. The repair was never made, and we were advised that there was no longer money available for the repairs. Because of that, we asked the property management company to either provide the repairs or pay us to have the work done. read more

I do not normally write very many reviews, but I could not let this one go. This company is run by inexperienced, unprofessional people. This company has not been the same since Nicole left. While my experience with Progressive started off good, it has now become impossible to work with them. I have been renting ($2,800 per month) the same home for 2 years and I am now on my 3rd property manager (Nicole, Tyler, and now Stephanie). With each new manager the policy seems to change. They only have a sense of urgency when it comes to collecting the rent, and not for repairs, maintenance or answering questions. Back in December I had a foundation leak in the home, apparently it had been leaking for sometime. As soon as I noticed the leak (on a Saturday), I called Tyler and tried leaving him a message but no voice mail was set up for him, nor was there a # to call for emergencies. I immediately followed up with an email telling him it was urgent. On Monday afternoon I finally heard back from him. They sent a plumber out to supposedly fix the problem. After breaking up the tile in the hallway and the bathroom, I was told the leak was repaired. It was not. It ruptured again and they sent out another plumber. From December to March, the hallway sat with no tile. In addition, my water bill for the month of December and January was double the amount of what it normally was. In 2 separate emails, I sent both bills to Tyler. As a renter, I do not feel that I should be liable for any expenses resulting from a foundation leak. Well - they blew my off. No response to reimbursement. Now comes March, still no tile and guess what? another leak. This time the water soaked the entire front living room. It took 5 days to get someone out to the house to address the leak and to try and get the mildew smell out of the house. The answer to the mildewed carpet was to send a man who sprinkled baking soda with carpet freshener and put a fan to dry the carpet. The entire house had to be re-plumbed. 1 week of a nightmare and 32 holes in the walls. 2 days after the walls were patched up and painted I noticed a few roaches in the kitchen. I have never had any bugs other than crickets in the house. I immediately called Progressive and was told Tyler was no longer there and that Stephanie would be taking over. I notified her of the roaches and here is her response "I received your request for pest spray. We cannot send a pest vendor to spray for only one roach. There has to be an infestation of some sort. Please try any roach spray and traps for a week and let me know if you have any more roaches" Are you serious??? Not sure where she lives but that's unacceptable living conditions to me, especially with a $2,800 a month rent. I was so infuriated. I called my sons friend who is an exterminator to come and spray. Again at my expense. note: Still no tile...... Another issue is the tenant portal/accounting issues. Last year I had a check that did not clear due to a hold put on a check that I deposited. I made good on the check immediately, but was than told (by Tyler) that for the next 3 months I would have to pay with a cashiers check/money order and I would be locked out of the portal for 3 months, after 3 months they would reset and allow me to continue to pay online. So now my 3 months are up and I call to ask Stephanie to reset so I can pay online and she tells me that she cannot due that. That going forward the rent had to be paid with a cashier's check/money order. This is obviously a huge inconvenience. My credit union is in Placentia, I work in Costa Mesa, and I get paid on Friday's. I would have to wait until I got paid, leave work early, go to the bank for the check and bring to the Mgmt Co. all before 5 pm on a Friday. I emailed Stephanie letting her know my dilemma and she suggested to put in the night box. If I did that the rent would not be considered late. Well that was a slight relief, until I received a nasty email on Monday that they never received my rent. A little while later, oops, we found it. Did I mention - still no tile? Now it comes time renew my lease, yes renew my lease. I like where we live and do not want to move my children out of their schools, let alone, i can't afford the cost of moving. So I renew the lease with a few conditions from the owner, pick up after the dogs and pay any late fees incurred. I had 2 request and that was to please fix the tile and let me pay online. - All is good. So I thought.Stephanie notified me that she reset my password and to let her know if I had any issues. I went online the day before the rent was due and logged in. Attempted to make my payment but system went to an error. I logged out and logged back in and made the payment again. The next morning, i sent Stephanie an email wanting to confirm that it indeed go thru because of the error message. She tried telling me it was due to insufficient funds. Not the case. Unprofessional, unprofessional, unprofessional........ read more

The people are nice enough but do not allow them to get you anywhere close to Placentia Lakes condos in Placentia. I leased a condo through Progressive and have had nothing but problems. Certainly a lot of the problem rests with the homeowner but it is certain that I will never do business with Progressive again under any circumstances for any reason. read more

As per your reply. We were paying rent as per agreed, but being the conniving individual you are, you failed to notify us of the increase in rent (another dandy improvement you are responsible for).. We paid per agreement and what was owed. Also, you promised renovations which you never even remotely fulfilled. You wanted us out by any means. Explain how we were tenants for over 15 years with nary an argument till you came into the picture... We were so close to the antecedent landlords that we attended both their funerals and you found a way to get your way via shady methods.. Congrats on your oh so successful methods of taking advantage of others. You'll be the downfall of that given location.. Can't help but notice there are homeless people sleeping all around the premises and it's still vacant over 6 months later.. Landlord must be thrilled. read more

I am a retired real estate broker who managed income properties for clients in the past. I wanted to retire completely from managing my own rental properties and I hired this company a couple years ago based on their Yelp reviews, just testing them on one 5 unit property that I owned. Immediately, the tenants complained that this company was not responsive to any type phone calls after 5 p.m. and on the week ends. For bookkeeping purposes they immediately notified all the tenants that their rents were now due on the first giving some of the tenants a half month free rent. No plans to prorate or reimburse me. I discovered this after our contract ended. Shortly after the company took over management there was a vacancy. No sign was placed on the vacant unit for about a month, it took my urging to accomplish signage and advertising. 45 days later I did an onsite inspection of the vacant unit concerned it wasn't renting, no applicants yet. (My only criteria was good credit, good verifiable income for each adult applying, no dogs. Because of the location, there is usually multiple applications within a week.) The freshly shampooed carpet showed no signs of footsteps. A severe wind and rainstorm from a month earlier had reversed the flow of a wind turbine on the roof and flooded a light fixture in one of the bedrooms. If the property had been shown and the light switch flipped on there would have been severe electrical problems. Long story short, the management company was honest enough to admit- their lack of performance and release me from their contract. I immediately posted a sign and received a call from a prospective tenant that they had been trying to view the property for a few weeks, but the management company would only show it between 8 and 5 on weekdays which did not fit in with their work schedule. They fit the qualifications and rented the unit for the same price this company had it listed for. Go figure. read more

We recently had to take over management of 3-properties due to the passing of my Mother-in-Law. All properties were already rented, however the leases were not up to date and the rent payments were not all on the 1st of every month. Our realtor recommended Progressive Property Management. We met Scott B and within days we were under contract and Progressive took over management of the properties. Within a month, they upgraded all the leases, got all 3 tenants to pay rent by the 1st. Setup auto deposit into our checking accounts with separate monthly statement for each property. It has now been 3-month since we started working with Progressive and our main contact in the office is Julia. She has been responsive, patient and peasant to work with. We would certainly recommend Progressive as a headache eliminating partner. Since we live in Northern California and the properties are in LA, it's good to have them on board as a local presence. read more

Damaged And Broken HouseHold: I have to completely agree with Amanda F. on her assessment with Scott Brady's total arrogance and young Stephanie's lack of experience and complete ineptitude. She E-Mails me and says that my Nightmare Tenants from hell left the place fairly clean and by the way, I need a Landscaper. Upon inspection of my house, I was in shock @ the way Christian G. & Orfa Elisa Torres had left my house so damaged, unclean and many missing fixtures, I had to ask Steph what her DEFINITION of Fairly Clean is: They vacuumed the the carpet. She didn't even notice that both Shower Heads were missing. She didn't notice that there were dog pee stains on the baseboards, walls, floors and carpeting. She never stepped into the backyard and sideyard to see that in the 2 years that my tenants lived in my house, that the dog poop has never been picked up. Talk about poor visual acuity, these simple things she never noticed (no, not even the cobwebs everywhere!!!). I guess, being a manager of only condos & apartments, there is no backyard, sideyard or frontyard to inspect. It was very obvious that they even took the curtains, curtain rods and curtain pulleys with them since you can see inside the kitchen/breakfast nook from the street. I wrote her a lengthy note of why I refuse to return the Security Deposit and reprimanded her for insulting me and to have her improve on her power of observation. Her response? She doesn't know the condition of my house (poor excuse). I even gave a detailed note of what needs to be done since I managed to repair major problem areas before I went away for over a month to the San Francisco Bay Area. Lo and behold, she goes crying to her boss Scott who reacted and sent me an angry letter. I had no idea I had to ingratiate myself to her as she cannot take corrective criticism. Anyway, when I came back from the 'Frisco Bay Area, the grass has not been cut and it was almost as tall as I am, considering I am a very Petite 5'2!!! (The HOA had a hissy-fit about it, to be sure) She completely ignored my wishes for her team to finish cleaning up my place so it can be shown to prospective new tenants. Talk about a BIG BREACH OF CONTRACT. I have found Scott to be full of misinformation, telling me it is highly illegal for me to check up on my tenants, that I should not have a set of keys to my house since they changed it w/o my permission. Which is not true. One of my handymen, who owns 3 condos and has it be rented out, tells me that a homeowner is allowed 1 unscheduled visit per year and 4 other scheduled ones to see that tenants are not breaking the rules nor trashing the place. If I can, I'd give this team a 0 star for being great with collecting rent and that is what they are good @. Nothing more. After all, over $4K worth of damages repaired and replacement parts stolen in receipts and Handy Men Itinerary of what has been done is plenty proof of evidence that once again, the homeowner is responsible for fixing everything!!! What good is a property manager, if they can't have anything be fixed or maintained properly??? read more

Progressive is the opposite side of the coin--very honest and straight-forward. Young Hutchison has worked hard to untangle the situation, get the paperwork in order, and to make repairs that the tenant had requested, but I had never heard about. His communication is thorough, and I know every step of the way what is happening. He is extremely knowledgeable, efficient, and professional. He works into the night and his responses are always rapid. He has high standards, and is easy to work with. I recommended Progressive to a teaching partner who had the same previous dishonest management company, and she is now dealing with the Corona Office of Progressive. She is ecstatic with Progressive. I rent a condo that is managed by Progressive Property Management, Inc. My experience with this company and its employees (more specifically, Stephanie Covarrubias) has been a positive one. I never worry about being unable to get a response, nor do I worry about what their response will be. They really care about doing what is right, not just mindlessly reading from a list of rules. They understand that situations are sometimes circumstantial and thus in need of case-by-case type solutions. Hello - I am a tenant and have been in the same rental property for over 6 years now. Progressive Property took over management from the Landlord a couple years ago. Progressive Property Management company is great .... just like the 'Soup Nazi' on Seinfeld is great ! I tried to pay online through their recommended payment portal. At first, it showed it had accepted the rent payment. However on March 11th ... a full (6) days after the rent was paid online, I got an NSF notice ... even though I had more than 5X the amount of money in my personal account than what was due in rent. I quickly checked with my bank manager and he said there had been no payment made, nor NSF charges on my account. He promptly ask me to verify which account that they initially showed payment from & subsequently a NSF notice on. When we asked the direct local PPM property manager for this requested info, he said we would have to go to another location 25 miles away to make late payment in cashier's check and add $ 235 in penalty fees ... or we would lose our apartment. I asked if he could produce the documentation my banker had asked for, and he said no ... the software does not allow that. I said in order to understand how this happened, and in deed if I was at fault, we need to follow the payment path and isolate the account number. So I got the cashier's check and went to the main office in Placentia and when I got there and presented the cashier's check, I pretty much got the same scenario. A gal name Michelle finally came out of her cubby hole in the back office after a 45 min wait at the front desk ... She said we cannot look up that information ... therefore you are at fault, pay up, pay the late fee, pay the NSF fee, all by cashier's check now ... and all future monthly rent payments shall be the same way ... by cashier's check ! The last I spoke to the PM Michelle, I told her I had a good relationship with the landlord and I wanted to dial her up & touch basis with her so we could review this together ... she dismissed it and said she would not talk to the apartment owner ... flip around and scurried into the back office to let me know she was done with me and this unsettled situation. Great Costumer Service ... NOT !! ..... The lack of customer service was very disconcerting to me ... and should be to any potential Landlords thinking of using this service. It's great to caudal the owners and sign up contracts on one hand, but it's also important to have good tenant relationships to foster goodwill on both sides ! This alienation type stance on Progressive's part should be a warning sign to future tenants and landlords alike. I noticed on other reviews, they stated that initially there were some problems initially ... but things got better, On another one ... someone stated that they had similar problems with the payment system ... as my situation. Just maddening ! With their blatant lack of concern, I'm sure it will continue to be a persistent issue well into the future. On another PPM mis-fire note - My upstairs apartment has been vacant for over (6) months now ... in large part because PPM talked our landlord into making a sizable investment in upgrading the top unit and said she should be able to raise the rent by 25% over the outgoing tenant's rate .... tick tock .. tick tock ... time goes by month after month without a tenant. They have lowered the rent rate twice in the last 3 months ... now only asking 11.5 % more than the last tenant ... tick tock, tick tock. I feel bad for my nice landlord that was duped into their faulty Scheme to squeeze more money out of the property. So far ... so Bad ! My best take on PPM is ... Rookies, better to stay away !!!!
