I hope that substandard work will not be the new normal for Canyon View. Although the previous manager and I had differences, I could work with her and that was important to me. my tenant move out without paying 2 months's rent. this company still collected this 2 months management fee even thought my agent went on vacation left my property without any back up management. Property owners！ be very careful with this company. this company owner tried to cover up their negligence. my property was left without management when my agent went on vacation. I blame them because they have no clue about my tenant's not paying rent for 2 months and didn't do any thing at all. Progressive never should have put a tenant without decent credit in my property. for tenant without decent credit, it's most likely to have problem collecting rent. Worst of all, the agent didn't even try to collect the money that I've lost - 9000 us dollars. i Don't even know if they send the debt to collections or not. If you are looking for a new HOA association management company, think twice about employing Progressive. I am part of a divided board and due to disagreements amongst the rest of the board and our old property management company they impulsively employed Progressive to cover their tracks. Our welcome letter says our community manager is Paul A but we do not work directly with him apparently. Since we are a small community, I guess they decided to pawn us off to one of the less experienced property managers. The lack of communication and service is appalling. All correspondence from our so called community manager is mistyped/ misspelled - not professional what so ever. They do the absolute bare minimum and collect the money. We are suppose to have our board meeting this month and we agreed upon a date 2 MONTHS AGO.. then suddenly three days before they have to post the meeting they changed the date on us because that day was suddenly unavailable.. shouldn't that date been in your calendar? No explanation as to what happened - just up and changed it. I only found out about it when it was posted on the agenda package. There is literally two items on the agenda when there are at least 20 action items that need to be discussed that was tabled from the last board meeting. I have SEVERAL emails dating back over the course of 2 months ago asking that the candidate selection for the next board election to be added to the agenda. And guess what was excluded from the agenda even after several reminders to update the next agenda... The board got no time to review the agenda before she went ahead and posted it. They really do not do the elections as some of the previous reviews state.. I guess it is true then. The list goes on... While I do believe some of the upper management is really knowledgeable and probably really lovely people, it's a crap shot who you get as a community manager. Don't be scammed by their low prices. You get what you pay for. EDIT: And now for the latest update, I requested a copy of the meeting minutes which occurred over a week ago and are now being told we can't review the minute meetings until our next quarterly meeting. WHAT THE HELL. This is ridiculous. I was not able to attend the said meeting since they changed the date of the meeting on me LAST MIN and now you are telling me I can't even get an update until the next meeting. We have been with Progressive for a few months now and while the transition was a little bumpy, I'm pleased to say that under the management of Paul A., I have been very happy. I am on my HOA board, and I know how difficult it can be to always be fielding complaints, gripes, overly squeaky wheels and all the rest of it. The renter that PPM vetted for me turned out to have multiple prior evictions. I found this out after she skipped out on her final months' rent, the entire deposit was used for cleaning and repairs because the property was left in terrible condition, I took her to small claims court, I won, and she left the state where I would have to start the small claims process all over again in that state if I were to pursue collecting. I hired a private investigator (which is how I know the renter left the state) and he informed me of the multiple prior evictions on her record. Very irresponsible of this property management company to bring a renter into my property with any evictions on their record and not disclose this to me. Was a poor experience to say the least. UPDATE: The owner informed me that PPM does not use a software system that checks for prior evictions, only credit checks. They screen by asking tenants on their application if they have had any prior evictions, and if they lie, you're SOL. read more

We have been with Progressive Property Management (PPM) for 6 years managing our rental in Brea CA. Our first experience with property managers started in 1984 and we have had some very poor service from most of them. PPM has always tried to do exactly what we asked of them and they have maintained a very reasonable management fee. Their additional services allows owners to select the type of add on services that meet the needs of individual investors. If you are looking for a reasonably priced management company that will tailor your services then PPM is your place. We wanted to review house expenditures and even get our own quotes for needed repairs, which PPM assisted with. Their financial reports were right on time and on the money. They stayed on top of California rental and tax laws to keep us compliant. One time our tenant had a leak from the refrigerator and PPM rental agent Juan was at the house quickly to see what was needed to fix the issue. Not a good first impression. This company sent out invitations for a landlords seminar on 6/26/21. I invited 2 other landlords to come along. When we arrived at the location, the office was closed and no signs of activity. There were 3 other prospective attendees in the parking lot who were also frustrated that PPM staff was a No Show. There was no communication about the cancellation or postponement of the seminar. If the company knew our address when they sent the invitations, they will know how to contact us to inform us of the cancellation or postponement. Instead, they just chose to not show up. They didn't even bother to put a sign on the door about the cancellation. Very unprofessional ! I don't even know where to start with this one. The tenant had a lot of complaints that never came to my attention that I could have easily resolved. For example my tenant claimed to not have a pool key and Jason (the rep for the property management company) claimed he was in contact, but not once did I hear from him. Repairs to the unit where left uncompleted and he never made me aware of this, he felt to notify me of issues with the property, anything from lease renewals to the overall condition of the property. Lastly when I placed the unit on the market Jason tried to steal the listing from my agent and continued to stonewall any attempts to try to sell the property. I feel that because of Jason I lost thousands of dollars not only in repairs but because of his inactivity selling the unit at a point when the market started to turn, it took over a month to get any action from Jason, things that my agent turned around within 72 hours. I highly suggest you avoid this company if you value how your property is managed. read more

This management company is managing the Wilderness Homes in Orange. I had 3 horses boarded at the Wilderness homes stable facility. I have been harassed and bullied at the stables by the manager of the stables. I have been called names by this person in front of my 12 year old daughter. I brought this to the attention of progressive management and they will not remedy the situation. I lease a horse to one of the wilderness home owners and she too is getting harassed and feels unsafe being there. Progressive turns a blind eye and will not answer her calls and address the situation. Progressive allows the volunteer Barn Manager to maintain this position when she clearly is a threat to people and their well being. The home owner pays association dues and was not allowed to use the facility today because the barn manager locked the gates to the arena. She would not unlock it for her. She called progressive but no one is ever available to answer calls. Always goes to their voice mail. Very unprofessional company. There have been numerous complaints about this barn manager and she gets away with her bad behavior over and over again. Would not recommend this company to anyone. read more

From a potential tenants experience, this company is a joke, non-responsive and in general, a rip off. I had my real estate agent contact them about a single family home on Lorelei in Lakewood. The property had been vacant for a while so I thought it would be easy to rent. Scott gave my agent the lockbox code and we went to view the property. After driving an hour to get there, we found the lockbox disassembled and no keys. Drove back home because nobody at Progressive was answering the phone. My agent talked to Scott again and he assured us the keys would be there if we went back the following day. So we made the trip again and found the lockbox still open, but the keys just laying there for anyone to access. We did fix the lockbox for Progressive before we left. After viewing the house we tried to call Scott. Couldn't reach him and he doesn't call back. Finally we talked to him and he told us to fill out the application on proprop.com which I did on 7/8. We tried calling Scott for an update and left messages on 7/12 with no response. After three attempts I finally talked to him on 7/13. He claimed I never submitted an application even though I had the receipt where Progressive charged me $25. Finally he finds it, says I have excellent credit but, he already sent another application to the owner that morning. Scott if you can't handle the business yourself, try getting some help, delegating some responsibilities or close it up. You are not doing yourself, your homeowners or your tenants any favors. Enjoy the $25 I wasted on you. read more

Do not be fooled. I had a terrible experience with Jason, who managed my property in Aliso Viejo. I found my own renter and was still charged a "consulting fee" of 600.00. That was in addition to the usual intake charge. On the day my renter moved in, there were no contracts in place. Jason was skiing for the weekend and when he returned he failed to get the deposit. In fact, he never secured the deposit for me. I had to get involved and do that also. I began asking him about the consulting fee and after a couple of months, he just ignored my calls. When I requested the office get involved they did but said they could pay it back 100.00 a month. I gave them their 30-day notice in September and they have not returned the 600.00 or the 500.00 that I kept on file for an emergency. They are dishonest, not trustworthy and if they can find any way to pilfer extra funds, they will. read more

Wow. They claim I wrote my previous review because they didn't give us money. That is not true. I wrote the review because we were not satisfied with their services and they did not own up to their mistakes in communication. I wanted to warn other home owners. Honestly if they just apologized and owned up to their faults we would have been satisfied. The information with the timeline he put on there was not completely accurate. For example, he wrote that the cleaners will "try" to get it done that day but they told us it will for sure be done that day. We don't think Scott actually looked at the emails but instead just believed his workers. This will be my last review for this company. Hope the best for everyone but also hope they will communicate better and be more professional with their other clients. I continue to be very disappointed in this company. read more

The very last interaction I HAD to have with Progressive Property Management reminds me that using them was a huge mistake. Those 1099s that we had a problem with last year, guess what? Couldn't get it right this year either. We inquired at the end of January as to when we could expect our 1099s, as our new property management company had already issued ours in mid-January (ahead of the IRS deadline). We were told they'd be mailed "when they're done". After asking for further specification, we were told they'd be mailed on 1/31. For whatever reason, we didn't receive it. So we reached out on 2/9 and asked for the 1099 to be scanned and emailed to us, NO RESPONSE for 7 days. We email again and ask for an update, only to be asked what our mailing address was (which for the record has never changed and was in the same email thread). Finally today, on the 18th of February we have a scanned version of the PAYER copy, not recipients copy. Just business as usual at Progressive Property Management. You've been warned. read more

As a resident for 3 years of one of their properties, I am extremely disappointed how they refuse to respond to maintenance request, paying the gardeners on time so the grounds are kept and maximizing the time to return deposits. The one good thing about this company is they will completely leave you alone to deal with the property. On the flip side, you're on your own to fix things that don't go well. Their communication is very spotty and great if you're an owner. They could care less about you if you're a renter. You're best bet is to find a direct owner to rent from because these people are not working in your best interest. read more
