I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs

The difficulty my husband and I have had with Professional Property Management of Northern Virginia is beyond the pale. We rented a lovely condominium and signed what we thought to be a standard lease. We liked the place so much we inquired about purchasing it (declined by owner) and extended the lease. We are mature and responsible people in our fifties who have owned our own homes for years. We took exceptional care of the property. When the required quarterly inspections by PPM staff occured, the inspectors were effusive with praise for how we had decorated and maintained the place. We provided many upgrades to the property out of our own pocket; new and stronger garbage disposal, front door knocker/peephole upgrade, re-inforcement of cheap closet fixtures that had been installed improperly, new towel rack in master bath, taking care to match the other fixtures, removal of extensive rust from bathtub, expensive sheer draperies which we left behind for next tenant if they wish (when I offered this to property management inspector, he said "Yes, please leave them if you would like to- they're very nice!" After we'd lived there for a while, I noticed a discolored spot in the corner of the master bedroom ceiling. Our condo was on the first floor of the three story unit. Concerned about a leak, I immediately called PPM and they dispatched repair people who took out the walls and the ceiling in the corner; the total hole created was about 3 feet. The hole was covered with a black trash bag secured with wide bright blue painter's tape. This situation remained for well over a year, while PPM had various people traipse in and out occasionally to look at it, then months of NOTHING. The half bath began to smell of sewer gas, and I notified PPM. After repeated badgering from me and dozens of reminder calls, plumbers would wander in and out. One of them went into my half bath and kept muttering "GOD DAMN IT" before he left. The smell was never identifeid and we eventually just stopped using the bathroom at all due to the smell, which remained when we left, even though he never did one thing. The PPM staff turnover required that I start from the beginning to explain what was going on numerous times. We finally asked if we could terminate our lease early due to these issues, and then the wrath of the PPM of NOVA was unleashed. They charged us several thousand dollars for breaking the lease and threatened us with their lawyers (on staff, of course) if we did not agree that this was a "lease break" rather than a default of appropriate maintenance on their part. Rather than returning my security and pet deposits, they are keeping them and asking me for $1200 due to drywall repair for picture hangers (picture hangers? surely this is normal wear and tear?) and light scratches in the fake "hardwood" flooring. "Do not call us!" The letters say. We hired a professional cleaning company to clean perfectly when we moved out and PPM sent closeup photos of dirt remaining in the gasket seal of the washer. We dutifully returned to clean that, too. If I do not pay the $1200, PPM says they will turn this over to collections and my perfect credit rating will be ruined. If I hire an attorney, it will, of course, cost more than $1200. I hate these people with the fire of a thousand suns. Run for your life.

The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!
