Please do not rent a property managed by this company. My husband and I had nothing but problems and issues from day 1. We originally wanted to buy a house but figured renting a home for a year or two would help us save some extra money.The day we moved in the stove/oven was not working. We didn't bother to check the stove the first day because we were busy moving. The next night, which happened to be a Friday, we go to use the stove, it's dead. It was about 4:45pm when we called so of course no answer and we didn't hear from anyone until Monday. We ended up having to buy microwaveable food/eating out at restaurants. They reimbursed me for the restaurant food but refused to reimburse for everything else we had to buy to eat I had had plenty of food that we could have eaten but were unable to so this ended up being an additional expense. In my head, I was thinking let's just buy food that is easy to make to save the landlord/company money. What a mistake that ended up being. While we were living there, we had raw sewage start to back up into one of the showers. At first they didn't believe us and we have to send them a picture to even get then to address the issue. We had to clean it up ourselves AND it took the owner a week to get back in touch with Promax to have the problem fixed. What is the point of having a management company if we ended up having to live with raw sewage in our house for a week? While there, we must have had everything break on us. The faucet in the main bathroom, the faucet on the main bathroom tub, the garbage disposal, etc. When they came to fix these issues, they replaced everything with the cheapest crap they could find so things ended up re-breaking. The house was advertised as newly renovated. Once we were living there, we realized that it was not newly renovated. It was probably renovated somewhere from 5-7 years ago and the renovations done were complete garbage. The grouting used was not the correct kind and I would have to bleach it to get it clean. They used latex paint on the walls so it would peel off after only using a command hook. They require 60 days notice prior to the end of the lease if you are vacating. The owner wanted to raise the already high rent another $100 so we decided that we would buy a house instead of renewing the lease because we had had such a terrible experience. They put a tacky for rent sign on the house while we were still living there and in the lease it says that they can show the house to prospective renters. Well, day one into the 60 days, we had people knocking on the door to look at the house. I did not want a lock box because I have had realtors give me codes to let me into houses without the realtor being present. Since we were living there still and in the middle of packing, I asked the company if they could wait a few weeks to show the property. We were moving out a month prior to our lease end and the house would be empty and a lock box would be possible then. We had boxes piled high in the living room and basement and the place was chaotic. They refused to wait and were nasty about it. They were like it's in your lease so you have to. Whatever. It was in their best interest to wait because like a said, the place was a mess because we were packing. They went forward anyway. They told us we would receive 4 hours notice prior to people looking at the house. Well, we had people showing up at the door without calling. My son got the flu so we asked one realtor if they could schedule a different time to come and then we had Promax calling us saying that we were refusing to show the house. Really? I had realtors show up without calling while we are in the middle of moving and they were asking us to sit and wait at the house for two hours while they brought their client back.Not how that works when you are supposed to call and schedule a time. When we started to clean the house after we finished moving everything out, we realized that the list of items that the tenant is responsible for is ridiculously long and almost impossible to complete. We moved into an absolutely disgusting house that was not cleaned prior to move in and the lease basically says that the house had to be in better condition than when we moved into it. Well, we cleaned and did everything on that list. It took us forever. When we tried to get our deposit back, they charged us for cleaning out the shed and pest extermination. Everything we left in the shed was there when we moved into the house and we didn't have a single issue with bugs while we lived in the house. My husband was there for the final inspection and no one mentioned seeing any bugs. Plus we had been out of the house for weeks at that point. We had to pay over $400 of our deposit for them to spray. If you are a property owner, make sure you are physically checking on the property! You may think Promax is doing it. But I promise you, they are doing the absolute bare minimum. read more

I have used Promax to manage three properties for several years. They, Ron, in particular have been outstanding. They do a perfect job of raising issues, giving advice to the landlord, and balancing the interests of tenants and investors. Ron Riddell should be teaching at Harvard Business School because I have never seen anybody manage his staff as effective as him. I have not had a bad experience with any staff member. They are responsive but more importantly, they are knowledgeable when they respond. I, without reservation, recommend them. read more

The good: maintenance responded to calls quickly and fixed problems without hassle. The townhouse we rented was great. The nicest place I've ever lived in fact. The bad: regularly 'inspected' the home to ensure it was clean enough. They did give plenty of notice, but I have rented a dozen other units and *never* had a property management company do an inspection except at move-in and move-out, and at a couple of places an annual safety check (fire alarm batteries work, etc.). Once we all got the flu the week before the inspection, and the house was a mess. We received a letter shortly after that if it wasn't cleaner next time they would consider evicting us. Note that there was no damage to the property - just a lot of mess (dirty dishes in the sink, clothes on the bedroom floor, etc.). We were upset about being admonished for mere housekeeping issues but loved the place so we stayed. Prior to the next inspection (a few months later) I did a full cleaning, including steam cleaning the carpets and mopping the floors. I failed to address two areas - the backyard (it was overgrown) and the master bath (last room I was going to clean -ran out of time). We received a letter days later that the home was not up to standard, citing those areas, and they would proceed with eviction. Eventually we talked them into letting us out of our lease instead. When we left we hired *professional* cleaners and had the carpets steam cleaned again - professionally this time. We were docked $400 out of a $1600 deposit, which on its face is not that big a deal. But what really irked me was that they docked it because the home was, quote, 'extremely filthy'. The townhouse sold weeks after we left, so it was obviously in great shape. read more

I have now been in a rental property managed by ProMax for a year. The property manager and support team have been very good in responding to requests for maintenance and they have acted efficiently and professionally as an intermediary between tenant and owner to resolve issues as they arose. read more

I have been working with PROMAX for the past three and half years. I interviewed a variety of different property management companies before deciding to hire PROMAX. After all, I did not want to hand my home over to just anyone. Ron Riddell came to my home to meet me face to face and answered all the questions I had honestly and professionally. Living overseas can create challenges with regard to communication, but Ron was always willing to accommodate my hectic schedule and shifting time zones to discuss my property. I had a horrible experience with this company. I hired them to manage my property as I moved out of state. Nothing that Ron Riddel said would happen in getting my home ready to rent quickly happened. Apparently, our initial meeting was nothing but empty promises. It took them two and a half months instead of a month to even get my home on the market. I am out of at least 5,000 dollars due to not being able to rent the property and having the misfortune to having to sell my home vacant. Stay away. read more

I have never written a review for anything before, but have had such a bad experience, I felt I had to. I will say off the top, that I was trying to rent a property that they managed. I actually am choosing to go homeless than go through with the rental. You will deal with a different person for every step of the process, and they will be unprofessional every step of the way. All of their emails will say you must respond within two days, but they won't respond to you at all. The lease is one of the worst I have ever seen. I rent out my property of my own and can't imagine ever trying to convince another human being to sign something with so many loopholes and over the top restrictions. And finally, they will require constant hounding and badgering just to do a normal job. For example, they cashed my security deposit before I had even been given a draft lease. When the rental feel through, I had to remind them twice to send me a check. When it did come, my name was wrong and I still can't cash it. Deal with them at your own risk. read more

The worst experience ever. Just read other reviews and most of them are so similar to my experience that all it needs to be emphasized is run away from any property managed by this company. From the lies, when we saw the property and it was dirty and we noted it to the agent showing us the house, he said it was going to be cleaned again before we moved in. Received the key, went to the house, and it was disgusting, spider webs everywhere, toilets that were brown from standing water. Calls, e-mail messages, call to the owner, first no action, then they sent me a list of cleaning companies for me to contact. As other had mentioned in the reviews, what is the management company for, if I, as a new tenant moving into a new house, need to do the leg work for cleaning the house that supposed to have been cleaned by them before I received the keys. Things went down from there. Reported right away that the microwave was broken .... I never insisted in the repair and it was never done. Then PROMAX deducted the cost of the microwave from my security deposit because it was broken. They rob you from your security deposit with no shame, they claim they had to clean the house because you left it dirty. I challenge them and ask to show me pictures of where the house was dirty. I had paid a professional company $300 to clean the house, had inspected myself and it was clean. I was present when they did the move-out inspection and nobody mention anything at all. I moved out June 6 and continue to write e-mails and make calls regarding my security deposit deduction until late October. If I received a response, it included an excuse .... Ronair is on vacation this week ..... the landlord hasn't replied agreeing to reimburse you for the microwave that was broken when you moved in ... In November I contacted a lawyer to ask what recourse I had .... it wasn't so much about the money but about the principle that what Promax is doing is WRONG. The lawyer asked if I had sent them a certified notification of my disagreement of their deduction, which I had not. Then I decided to take a Friday afternoon off from work and drive to their office to talk to someone in person. The receptionist is very well trained to block any clients from face-to-face interactions with the company employees. She told me that Ronair was out of the office. I asked to see anyone else from the Blue team, and she answered that nobody was available at that time. I asked to see the owner, Mr. Ron Rodell, and he was unavailable too. I decided to sit in the wait room until someone was available to talk to me. I could hear the owner talking, so I knew he was there. In the two hours I was there, Ronair showed up, another team member from the Blue team came downstairs, and finally the owner came to talk to me. First Ronair offered to reimburse me for a portion of the amount owe to me. I said no, unless you have proof that the house was dirty when I moved out and the microwave was in working condition when I moved in, I will take nothing less than the full amount. In the end, they told me they were issuing a check for the full amount. They knew they had no proof nor the right to deduct anything from my security deposit. I am convinced they do it as a regular practice and most tenants don't bother to follow up or threat them to sue them, so they continue to do it. After Ronair told me that it was impossible to issue a check the same day, because she had to make the request to the accounting department and it was Friday evening and it was going to be the following week by the time they issued it, the owner showed up in my new house on Friday evening with the check. He apologized for any inconvenience!!! I had to take 4 hours off from work in order to get my security deposit back! Promax does not care about the tenant or customer service at all. They might be excellent for the property owners and in my opinion Promax agents may be happy to have a high turn over of the tenants because they receive a larger commission when they have to rent the property again. I don't have any proof of this, but suspect that is their ultimate motive. Oh, I forgot to mention that after viewing the house, submitting my application and $50 fee, being accepted and providing the security deposit, I received the lease agreement and discovered that it was only for 10 months. The Promax agent that showed us the house, never mentioned this before .... when we asked the reason behind a 10 month lease, they told us that was what the owner wanted. It should have been then first indication of the lack of transparency in the relationship with tenants, but because we were two weeks away from move-in time, we decided to move forward. It was a disastrous 10 month plus 5 more months that I don't want to every repeat in my life! read more

We rented through ProMax for two years. After we signed the lease, we did have some unpleasant communication & customer service issues but they were with a particular employee who is no longer there. In the beginning, I was worried after reading the yelp reviews, but our experience turned out to be great. We really ended up just working with Tom and Rachel. They we both awesome. When our heat went out one winter Rachel was on top of things constantly checking on us and calling after office hours. They were both very quick to respond to any inquiries we had. Rachel also provided great service when our dishwasher and hot water heater all went out the 2 years we lived there. (all those items were original from when the house was built about 15 years ago). I tip I have is to leave the house cleaner/nicer than you received it and ask if the homeowner has a home warranty and what that means for you before renting. (Sometimes it can take a bit longer to have work done if the homeowner has a warranty. Not Promax's fault) read more

While I rented from Promax for only a year, Ron Riddell is one of the more professional people in this business in this area. I had an issue with my security deposit being returned but once Ron got involved, everything was taken care of and we both left satisfied. While there are some individuals within Promax that are not as qualified or professional, for the most part Promax is a quality management company that cares about their tenants. While some of these other reviews may appear overwhelmingly negative, you must be reminded that someone is more inclined to write a scathing review than a review complimenting the professional quality of Promax. Overall, I would rate Promax a 4 out of 5. Ron was responsive to the work orders and was able to follow through on his word of reimbursement for whenever something needed to be repaired. I would not be surprised if I rented from Promax again, especially if Ron is still as involved as he was while we rented. read more
