This 5 star review is for the new Maintenance team member Cole. My fiance came home from dropping me off at work and she was standing by the garage door, clicking the remote waiting for the garage door to close. She was there for a few minutes, struggling and waiting. Cole, who happened to be near her, saw her struggling to get it closed and he offered to fix the remote for her right then and there. I want you all to know that Maintenance at this property is very busy and despite that, Cole went out of his way to fix a remote for my Fiance. Cole is going to be the biggest reason why I will renew my lease here at passage buena vista. I've lived in several communities and I want you all to know that residents here should feel very lucky to have him in our community. This part of my review I direct to Cole's bosses. You make sure you pay him and reward him well. Take very good care of Cole and you make sure he is happy to work here, because if he leaves we're leaving. Everyone on your team needs to take notes of his customer service and learn from him, he is the best you have. read more

We moved here in April even though some of the comments had me worried. Let me tell you, I'm so glad we did. While there is no onsite leasing (read, I can go get packages in my pjs without being stared at!), Francisco, our porter and Jose, our maintenance man, keep this place running so smoothly and cleanly it's fantastic. I've NEVER waited more than a half day for maintenance, our grounds are clean and quiet, and our amenities ACTUALLY work. I'm so glad we found this gem of a place and I can say with confidence that I won't be moving until I can afford to buy property. THANK YOU JOSE AND FRANCISCO!!! read more

Guest parking is non existent people tend to have guests over for an extended period of time or don't wanna pay for an extra spot, and rotate cars between the 4 guest spots they have available. If you are a golfer they will lure you in with the golf simulator. let me assure you this is the only golf simulator in the world that doesn't let you play a full 18 round course, or even a driving range. Instead you only have these "showdown" golf mini games that give you 3 shots, then you have to reset the game because it's over every 2 minutes. I have tried for about a year now to ask them to bring it back but they refuse. The best part about the apartment is hoe new it looks in the units and the pool. Other than that you have a golf simulator that you can't use and no spots for your guests so don't even think about hosting. read more

I just want to shout out Jasmine Escalante for truly saving the day during my recent unit transfer. I was stressed out trying to get my access code on move-in day, and no one was responding to my emails, but Jasmine. She picked up the phone, figured out what was going on within minutes, and got everything handled so I could move in that same day. She found a missing lease signature that was holding everything up (which no one else told me), got her manager to sign it immediately, and even texted me links to help me finish the process quickly. She was patient, kind, responsive (even to multiple calls), and honestly just amazing. If it weren't for her, I don't think I would've been able to move in on time. I wish she could help with everything at this property! She seriously went above and beyond when no one else would. She deserves recognition for her professionalism and the way she genuinely cared. I am giving 1 stars because I've lived here twice in less than one year between 2022 & 2023. They are horrible at communicating & getting in contact with. In March of 2023, I had someone break into my unit which was caught on my in home camera, & they didn't do nothing about it but send out an email to the community about more than one break in happening. The community is such a beautiful place & the units I had were absolutely stunning. It's a shame that the place isn't being ran properly & they take advantage of their residents. They promised to reduce a lot of fees for my breakage of the lease since I didn't feel safe & they used my entire deposit to pay off the fees they said they would take care of themselves. In the end, I got nothing. I appreciate that they gave me an option to settle for an amount lower than what they wanted from me. Even though this place is absolutely stunning, just don't live here. There's always homeless people in the dumpsters at night & they don't care for their residents. They care for your money. Not to mention, I lived on the third floor. I assumed being high as possible, living alone with my two kids, I'd be safe when I wasn't. read more

If i could give this place negative stars I would. DO NOT MOVE here it is a total sham. First, there is no one on site and everything is virtual. Even if you try to contact the leasing team with their various phones numbers and email it takes days for them to respond. Do not expect an immediate response or assistance because it will not happen. The only person who works on site is the maintenance personnel...and they are the best which is the only positive thing I can write about this place. There is NO guest parking although there are parking spots labeled for guest parking none are ever available since residents use the spot for their own use, which is against the lease and parking rules. NOTHING is ever done by the inept leasing team and security. Of course it does not help selfish residents do not care if they inconvenience anyone who actually have guests and want them to be able to park on the property. Do not invite guests over because there will be no place for them to park because of the selfish residents and lack of enforcement. The property is always filthy with dog feces left behind by lazy residents. The sidewalks are always filthy and of course nothing is seen by the leasing team since I doubt they visit the property or I would not be surprised if they even know what the property looks like. They charge you for cleaning even if you clean the apartment before you move out. What is the point of having the resident clean the apartment if you are going to steal their money anyways. Plus, they charge you for the painting after you move out even though there is no requirement of painting. Do not expect to get your deposit back because of all these hidden charges when you move out. I would not recommend this place to anyone. This is the WORST ran complex I have ever lived in. Of course I doubt anyone will read this from the inept leasing team or make any improvements since this is how it has been for at least the time I lived there. What I can say is when we moved in there was an absolute nightmare situation with tenants above our unit keeping us up for the first four out of five nights and we were ready to move out. Where I wanna compliment management and security is that they reacted to my concerns through the middle of the night the following days with phone calls, and the end result was that the tenant upstairs came down and knocked on my door and said he would do everything he could to rectify the noise he was causing. In essence now that upstairs neighbor, I have a face and a voice and a personality, and if any issues occur in the future, I have the ability to knock on their door and speak to that individual if there is a future situation and this was all due to how reactive the management was when there was a concern and for that reason we're staying and we are as happy as two peas in a pod. Thank you, Lisa who was my main source of connection during the first week of turbulent times but we are now officially happy and excited to live in this property. I have lived at this community for almost a year now, and it's a beautiful property with wonderful amenities. The apartments and shared community spaces are gorgeous, and I've never had anything but wonderful experiences with the team there and especially the maintenance crew! Luis is so friendly and always jumps to do anything needed and goes above and beyond as well. Really love living here! Neighboring area is great for walking to local restaurants and businesses as well. This place has its pros and cons but Tammi, the community relations manager makes everything all right! PROS: -Tammi! If you have anything regarding your apartment (outside of maintenance), contact her! She is the sweetest person at this company and when you do get a hold of her, she will work for you! There were two instances where she's saved me money and big headaches. She's hands-down the reason why I have a better view of Essex. -Maintenance - hardworking individuals that get to work! Anthony and his guys are super nice who say hi to you each and every morning, great way to start the morning. They are also quick to getting maintenance requests done for you. -Amenities - these are super nice and available to use for all. Have not had a problem when using all of them. Impresses friends when they come over. CONS: -If you can't get a hold of Tammi, there's these other two individuals (guy and girl) who are overly passive-aggressive when you call for help. When finishing a conversation with them, they make me feel dumb and that I'm bothering them. Plus, you don't get your questions answered, they just make it on me to solve it on my own. Self guided tour was organized and the units were as clean and nice as the virtual tour. that is why we applied right away! they do not have a leasing office there everything will be handled remotely by text or phone call. Immanuel helped us over the phone during the tour and he was really helpful. we are so happy to choose this place. I will leave another review to tell about my move in experience later. read more

This is really frustrating because it's a very beautiful complex and very clean most of the time however the parking situation is TERRIBLE. There is absolutely no where for you to park if you have more than 2 cars per unit. There is very little accommodations for units with more than 2 cars. They don't seem to be on the same page either. I was told I could add a roommate and now I'm told I cannot register there car therefore they can't even park inside the complex without getting towed. They told us to park outside the complex but where!? read more

Our bathroom flooring has had glue spewing up from day 1 and f us moving in. Nothing has been done as a f yet to repair this issue. Constantly writing up repair request and it's been removed and relayed over10 times now. There is always a reason it not been repaired!! Don't waist your money. It very expensive to Rent here. At least 2 a week we have a woman dumpster diving right out side my front door. Security only comes at 8:00 and leaves by 4 am. No one every comes out to make this lady riding a Red bike and she is always smoking leave the grated Apartments. I keep calling and most of the time I can't even get anyone to answer my calls at 6:00 am to complain about this woman. Anyway very in happy renter. I ve loved here for 1 1/2 yrs. read more

The rudest leasing people ever they are beyond lazy, the office is not open ever so it gives residents the opportunity to do whatever they want no supervision at the property, good luck getting a tour there they tell u they will send you a map and the door will be open which I never received anything you call them and they don't answer. Worst customer service ever! You guys need to have an actual leasing office with staff that can actually show you a home. Instead of texting. My fiancé has lived at this complex for a few years and we love the amenities, the apartment layout, and most importantly the maintenance staff! Fernando and Luis are the absolute best! I want to give them their flowers because they are great! They are always prompt, have amazing attitudes, and do a great job fixing whatever is needed! Whenever an issue occurs that needs to be fixed in our apartment there's no stress because we know they are going to handle it quickly as well as correctly! When my fiancé and I see them around the complex they are always smiling and are very welcoming. Little interactions and acts of kindness like that from the staff make a difference. Their top-tier service paired with the open floor-plan, and nice amenities make this place the perfect home for us! read more

Worst decision of my life! When I moved here Sept 2021, I thought I made the best decision going from owning a 4880 sq ft home, to returning to renter status after my divorce. I took my time looking, I was meticulous, and for a "brief" moment, this complex met my needs. Carpet free, newer appliances, full size washer/dryer, gated community with security at night, and direct access from my garage to my home (of course I pay more than most residents for this convenience). Sounds amazing, BUT... here I am 10 months in and five weeks ago my biggest housing nightmare came true. This is a "pet friendly" community and although I DO NOT have any pets, nor have I ever, about 90% of my fellow residents do. I have nothing against animals, but I do have a problem with being subjected to challenges that pet owners may encounter. Five weeks ago, someone was walking their four-legged friend pass my garage while it was up and the animal had fleas, and now I have an infestation of FLEAS that have permeated my home for weeks now with no remedy insight! I've bombed the place, sprayed every flea chemical known to man, and after expressing true dismay, management finally took my concerns seriously and have since sent out two exterminators. One, had no idea what he was doing or spraying, and the other was super kind and attempted to resolve my problem, however, the fleas came back with a vengeance less than 10 hours later! I have found fleas in my ears, inside my shirt, pants, coffee, food, and every piece of my furniture. I have not slept in my bed for weeks because I appear more helpless in bed and wakeup with major bite marks, so I have been sleeping in a leather chair in my living room, where they are less aggressive. I have purchased upward of $500+ of OTC flea products with no relief. I've tried peppermint, sandalwood, spearmint, and lemon oil, cayenne pepper, tabasco, baby powder, sea salt, rubbing alcohol in a spray bottle, flea traps, and sticky pads, but nothing works! Funny, previously my frustration was with all the fruit flies I had, even though I have never had fruit sitting on my counters and I own no plants! My neighbor said she also has fruit flies and believes they are coming in from the drains, but not mine, they just appear when I turn on the central air, even if I close the vents, they still appear, but now I 'm so distracted by the fleas, that fruit flies don't bother me anymore, nor do the red water bugs that hover the complex and somehow creep into the house. They look like red cockroaches, but a neighbor told me that they are "water bugs" oh and they are savvy, I'm on the first floor, so you would think, of course they may end up in your unit from time-to-time, however, my neighbor is on the 3rd floor and their in her apartment too! Although, they are probably getting into my house due to the large gaps in the doors and baseboards. Now I feel like I should have never deterred and chased away the mice that I discovered on my back patio three months ago, I should have let them stay and at the very least, eat the red cockroaches, (oops, I mean water bugs)! I lived in the home that I sold for 12 years, and it sat behind a canyon, I never encountered pests of this magnitude. BTW, I read another tenant's post and he literally described his unit as if he were living in mine, (when you turn the lights on, the light fixture on the wall falls apart, shower nozzle feels like it is going to break off, so you have to hold the shower nozzle while turning on the water, otherwise, the water leaks from the nozzle, causing low pressure on the shower head. Whenever I have guests over (which is rare these days), they always ask if my neighbors above me are stomping because it sounds so loud, but I correct them and let them know, the sound they hear is coming from the ice maker on the refrigerator. Every time I get ice, shortly thereafter a loud bang is produced as the refrigerator attempts to make more ice. November 2022 cannot come fast enough! read more

my power is out as i write this and i don't even know when it'll be turned on, which is just great since normally an apartment complex would warn their residents beforehand. i'll keep it somewhat short since there are already lots of reviews who warn others to not move here, but my experience has been so horrible despite only living here for FOUR MONTHS. every day we wake up with a new problem. we just got towed out of a parking space that no one uses because people keep using our assigned parking space and we had to pay $400. i called management during opening hours over 15 times and all they did was send a poorly written email with the worst english i've ever read. the biggest issue is that they don't have any staff working on site since all of their employees work from home ???? and to top it off the shower drain clogs EVERY TWO DAYS. they literally will not take you seriously if you live here, we've only spoken to one of our neighbors out of the whole time living here and they had just as many bad things to say about this place. they have the most ai generated replies on this yelp page and don't even bothering emailing them because they resolve absolutely nothing. if you're thinking about moving here DON'T. they have this many 1 star reviews for a reason. there is quite literally nothing good about this place. and there's feces everywhere. i really cannot describe the hatred i have for this complex, if a meteor struck earth i would pray to every single god for it to hit here. safe to say we're moving very soon. read more

The management here has worked with me in ways I have really needed. I appreciate that more than anything. The problems I see is that there is no management on the property, so now lazy dog owners are not picking up their dogs stuff and it literally smells like shit in the hallways. Also, if you want a smoke free environment this is not the community for you. I was told when I moved in that it was a smoke free apartment complex, which was very important to me since I have extreme asthma, like off the charts severe asthma. Between the cigarette smoke and the pot smoke my particular unit receives peoples pot smoke coming through my vents. I have had pneumonia 4 times since I have lived here and I have been in the hospital 3 times with the pneumonia I get so it is definitely hard to believe that the smoke I have been subjected to unwillingly has added to my illness! The first company that owned these apartments had management on premises but they were rude. Then this company has nice people working in the office mostly. There is one girl who answers the phone at times who is not nice, but Tammy and the other ladies have been great. I do wish they had someone on property for the shit that terrible tenants do because they do not own the property. People can be messy and down right pigs as well! read more
