The absolute worst and most incompetent escrow company I have dealt with in my 20 plus years of real estate. Michelle and her team from the getgo screwed everything up. They incorrectly identified my seller as dead. This caused a HUGE title issue that we eventually were able to resolve. Then they neglected to add a seller expense of the HOA transfer fee - which was substantial, over $9,000. The house closed, all monies disbursed and then 10 days after the close they they reached out to the HOA where they figured out they weren't paid. They demanded the funds back 2 weeks after the close from my seller. Their neglect, incompetence and being obtuse and not doing their job has now put my seller in a terrible position. Michelle and her team were rude, unprofessional and lacked any common courtesy. Stay away and never use them. read more

This is the first time I've actually written a review, and it's only to describe how absolutely horrible this escrow company is. I'm a real estate agent and my wife and I are moving down to Southern California. We've worked with multiple escrow offices and know the things we should expect. This is by far, the WORST escrow company I've ever worked with. Our escrow officer was Jessica Bower and her assistant was Pamela, stay clear!! Transaction: NOTHING was done on time, nothing! We got disclosures, HOA docs, and the preliminary title report one day before closing (that was shocking!!!). They were not able to close on time on a 39 day escrow which is crazy in such a hot market. We ended up being 4 days late on closing and had to reschedule contractors. The most inexcusable was they scheduled a notary for when they had documents ready to sign, but didn't provide them to the notary. So the notary came and told us he wasn't provided docs and we had to reschedule. Communication: Their communication is non-existent and when they did respond to an email, you'll be lucky if it was more than one sentence. We tried to call so many times and we could never get a hold of them. When we did get in contact, they were so rude on the phone and I can honestly say they didn't care. We ended up having to escalate our file to the branch manager who was a bit more helpful. Overall, my lender was an absolute champion and did her best to push this across the finish line. We were both left baffled at how terrible this experience was. There are so many better options than Prominent Escrow, and you'll be doing yourself a favor by staying away. If this escrow company is the seller's choice, do your best to change it or plan for at least a few weeks delay and a lot of gray hairs. read more

I've been in the real estate industry since 1987. This is, by FAR, the worst handling of a closing I've ever been involved in. The following is from the escrow closer: "Those secure emails went to my junk mail. I just found them. It is month end and im sure you are aware this is not the only file I am working on... I have already sent the estimate to the lender for balancing. And in response to the lender saying, "Can you please upload to our portal?(use the link I gave with docs) If I pull these docs from the encrypted website and upload they come over blank.": send the link again I don't have time to search through all my emails." And I would add, reading all the GLOWING reviews, y'all in So Cal have really low expectations. read more

This is a horrible escrow company. DO NOT USE THEM. Super unresponsive, and if they do respond, it's one word answers. They don't send you your paperwork in a timely manner, nor do they actually provide you with next steps or explain anything that's going on. Super unprofessional and mere paper pushers (that, of course, charge an arm & a leg). They will absolutely NOT hit your closing date, and when they don't, they don't even provide an explanation nor a warning. Yet every email ends with "Your referrals are greatly appreciated." Total came to $2735 for a $100,000 cash purchase price!!! What!!! I have no idea who wrote that one good review, I think it was someone who works there. This is by far the worst escrow company on the planet. They sound like they care but it is just an act. No one ever calls back. They've left me hanging for over a month now. I've tried calling them to no avail. I was supposed to close on Aug. 6 then I was told the buyer pulled out but there was another buyer who was interested but at a lower price. I agreed to that price, signed the paperwork that said the closing would be on Aug. 22. It's now Sept. 1 and nothing has closed, no funds have been received and no one will call me back. Please, do not use these people for anything. read more

I had a terrible experience when I received the money after the closing and I found there was a huge discrepancy. I spoke with the Manager and her answer was "she was on vacation and mistakes happen". This is an individual who said she has been doing this for 30 years... this is even worse to know that a person who has been doing this for so long, make such huge mistakes, this is unacceptable. She discovered the mistake and didn't even had the courtesy to make a phone call to notify me about the error, I noticed it when I received my funds. My experience with this escrow company was not a good one. The paperwork was sloppy and required multiple corrections. Total lack of explanation of what I was signing. Disconnected phone numbers on the letterhead for the wire transfer paperwork. This came under question and I asked the escrow officer why the phone numbers on the letterhead were not valid. I received yet another rude response as I did with almost every question I asked. I still do not understand the breakdown of the escrow fees that were mailed to me. I was charged for multiple items that I did not agree to, nor do I understand. I encourage you to take your business elsewhere where professionalism and explanations are a standard practice. read more

Definitely can't recommend this company. During the initial stages they are very responsive and answer the phones and return phone calls. As soon as they get you to sign your portion of the paperwork they immediately stop answering your calls and refuse to return any calls. Have left countless requests with the receptionist to have Michelle return my calls as well as multiple messages on her direct line to no avail. Meanwhile, your left waiting to get your money and they have every excuse as to why they haven't disbursed your funds, even after they have received the funds days earlier. Three days after closing and still waiting to get my funds paid to me. Heading into the weekend now and so that means will be left waiting and worrying through the weekend to receive our funds.
