DO NOT RENT FROM THIS COMPANY! JEN, their office manager is the most insufferable, unhelpful, miserable human I have ever had the unfortunate experience of interacting with. The company itself was completely unorganized when it came to maintenance. We couldn't get them to fix anything. Our entire year lease the gate to our driveway did not work. Our sliding patio doors did not work- which in a house with no air conditioning (and paying $1700/month) would have been nice. It is one thing to have a company be completely unorganized and unprofessional and another thing to add on top of it completely RUDE employees. Their maintenance man also showed up to our property yelling and cussing and throwing things around. I am astounded that this company stays in business. I feel bad for the homeowners who trust their properties to be managed by these people with such a high level of incompetence. We were charged over half of our security deposit for normal cleaning fees at the end of lease. I have never had such a bad experience as a renter for over a decade. It's a shame that these people work for a company like this and are ripping off people who work hard to take care of a rental. If I could give them zero stars I would. read more

O.K. I had promised to leave another review of Properties Pus (purposely left the "L" out so that they sound like the nose-wipes that they really are). One thing I remember is there was a massive gap in the composite 'boards' under the kitchen sink. Water had soaked down to those cheap 'boards' and the 'boards' had dissolved. The kitchen was on the back of the house, facing the back yard, and the deck was attached to the house close to the kitchen. With that huge hole under the kitchen sink, it was a perfect setup for mice to get into the house and get into other areas because the cabinets on the front of under the sink did not latch shut. The mice could just slip through the door. And the mice came in; many mice came in, all the time. Yes, we had a cat. He was an older kitty, and could catch mice outside, but the cabinet doors kept him from getting to the mice like he might have. The point of this first section is that later, when the property owner's 'handy person' was in the property, as he was prepping and painting the outside of the house, I told him that there were mice getting into the house, and that it is a health hazard. His answer was, "Every house has mice." That was a B.S. answer. NOT every house has mice. So based on that clown's B.S. answer, I decided to act on my own. I went to Home Depot, purchased a couple of boards of half-inch plywood, wood glue, nails, screws, and even a nice drill. Added in gloves, respirators, and safety glasses, the total came to over 350.00. I identified two YouTube presentations where professional woodworkers had repaired cheap destroyed 'wood' under kitchen sinks and put in good plywood. I had a handy friend who has circular saws and tools come over and after cleaning out the old MOLDY composite 'boards' from under the sink, I washed everything with diluted bleach water. Then we measured and cut the plywood to fit the bottom and sides of the under sink and closed all of those gaping holes. We did a thorough and CLEAN job under that sink. (Their management DID NOT complain about any issues under the kitchen sink when we moved out, IMAGINE THAT). There were NO MORE MICE after we FIXED the under sink. We also did the property owner a HUGE FAVOR by repairing THEIR STINKIN HOUSE!! That same year my spouse died. Properties Pus decided that they'd CLOSE OUR LEASE just a month after my spouse passed. We were in the midst of CRIPPLING GRIEF, and had to move. Got everything out of the house and HIRED a PROFESSIONAL CLEANER to clean the house for a $200.00 fee. Properties PUS came back and had a 45-page diatribe (complete with pictures) of all the things that they did not 'consider properly cleaned.' The heater registers were dusty, they said (registers were FULL of spider webs WHEN WE MOVED IN. Properties Pus wrote that the fireplace was not 'cleaned' when we moved out. Well, the fireplace was FULL of OLD ASH and PARTLY BURNED wood WHEN WE MOVED IN. They had a 45-page list of all the things that 'we' had not cleaned when we moved 'out.' GUESS WHAT? The STOVE wasn't clean WHEN WE MOVED IN. The WINDOWS weren't clean WHEN WE MOVED IN. NOT ONE THING that they complained about for our 'move out' was 'clean' WHEN WE MOVED IN. It was a pigsty when WE MOVED in. They are hypocrites to the ULTIMATE DEGREE and money-grubbers. They will present you with a completely NOT CLEAN house when you move in. And then they will turn into White Glove perfectionists when you move out so they can charge you 2,000.00 or 3,000.00 when you Move Out. Nastiness never ends with this motley crew. When we moved into that place it was FULL OF OLD, STALE CIGARETTE SMOKE. One bathroom was so imbued with smoke sticking to the walls that I got nicotine poisoning when using steam to try to clean out the STINK on the walls. DON'T EVEN THINK ABOUT RENTING FROM PROPERTIES PUS. I guess there may be worse companies out there, but they are THE WORST that I have EVER experienced in my ENTIRE LIFE. Run, run, run. This company is the worst! If I hadn't been so quick to find a place, I would have never rented from them, based on the reviews here. Day one the apartment was disgusting to move into and smelled like dog pee the entire time I spent there. It was advertised as a pet-free building and that's why I wanted to live there. I moved in and found out that every single other tenant had pets, and there was constant noise and stench because of it; which the company did hardly anything to help. Now that I've left, I've been charged my entire deposit for cleaning, and more...even though I deep-cleaned the apartment before I left, and took pictures to prove it. I was told that new tenants were moving in the very day after my lease ended, so they wouldn't have had time to clean the place, and probably didn't because it was spotless when I left. ugghhhh.... The amount of frustration with Properties Plus I can't even put into words. We moved into our new rental in March 2014. Our faucets leaked, we had a major leak in the basement, our washing machine smelled like mildew, our dishwasher broke and 6 months later our oven. The oven has not been working for 4 weeks. They did not fill in any holes in the walls from the renter before us, said that was up to us. There was a lot of trash in the basement when we moved in. The leak in the basement, took them 2 months to come and fix. Just to come and take a look. It was a busted pipe. They don't answer the phone, they do not call back and I have personally been hung up on 6 times by a girl named Annabell over the coarse of 2 weeks. Chris a property manager did not take my complaints seriously. I asked to speak to the the manager and he said that would be the owner. I asked to leave him a vmail but he said the owner does not have one-a voicemail. He is very infrequent to come in was his reply to me was to have a good day. It has been 7 days since I asked to speak to the owner of Property Plus and still SILENCE. Griffin the guy who showed us the house was to lazy to even show us where our mailboxes were in the neighborhood, he stated we would find them. This management company has gone through several employees and is truly mismanaged. They should get a negative score. They are very unprofessional, rude, and overall the attitude they don't care. We have gotten in contact with the owner of this house we are renting and filled her in on how they are NOT managing her property. I rarely say this....HORRIBLE. read more

I am a property owner in Firestone, CO and I've used Properties Plus for several years. I originally chose Properties Plus because I was only going to be putting my home up for rent for a short amount of time and their % take on the rent was the cheapest in the area. What a horrible mistake. This company is absolutely impossible to get in touch with for questions about leasing contracts, maintenance status, or service questions. The only option seems to be call, leave a voice mail, and hope somebody actually calls you back. In the years I have used Properties Plus, they have ignored repeated maintenance requests from my renters on multiple occasions, leaving the renters to fend for themselves to work out repairs. I can not emphasize this last point hard enough... the contractors that Properties Plus uses to perform maintenance and repairs are absolute garbage, both in quality and in price. Properties Plus uses them by default without the approval of the property owner if a certain maintenance job comes in under a certain price point, which means simple things like sprinkler turn-ons and blow outs end up costing just under that price cutoff. There is no opportunity to get estimates from other contractors or to get second opinions on damages and estimates at all unless you're talking thousands of dollars. I have finally terminated my relationship with Properties Plus (but not my tenants) and now they are posting eviction notices on my renters door, despite the fact that I'm in communication with my renter now directly, and we are BOTH trying our best to meet the unclear, non-supportive, and unreasonable practices that Properties Plus appears to be operating under. Absolutely without a doubt the worst "property management company" I've ever had to deal with. As someone who has moved frequently and had to rent numerous places, I have never encountered terrible service like this. Right as we moved into one of their properties (5281 Stuart St.) it was clear that it was going to be a struggle. The home was barely cleaned and we found splatters and dirt all over (can be verified with photos.) The basement smelled so strongly of dog dander and urine that we had to have them come back out and shampoo the carpets again. Even after this second carpet cleaning the floors still smelled of dog. Both times resulted in terrible attitudes and conversations from employee's and management. During our year at the house it was like pulling teeth to get them to do any maintenance on the property. They would either show up without scheduling a time for us to meet them or not show up at all. Call after call would finally result in something being fixed. Because of all the issues we had with this company, we had a feeling that they would pull something with our security deposit upon move out. We spent hours cleaning our house from top to bottom making sure it was even cleaner then when we moved in. We followed their entire checklist of items to replace and clean before moving out and here we are. We have been docked nearly 1/3 of our $2400 deposit due to "cleaning costs". We were docked for "missing front window screens", loose towel bar in bathroom, and dog smell removal. All of which were from before our move in and just happen to be things we didn't think we would need to document with photos. We did end up getting a dog ~3 months after moving in but he was never allowed in rooms without carpet out of fear that the smell of dog urine would trigger him to do the same. Our dog caused no damage to the house and his "smell", if there was any, was cleaned away with Pine-Sol and hours of cleaning walls/baseboards. If you are a potential tenant or rental property owner, do yourself a favor and stay as far away as possible from Properties Plus LLC. It's a mistake I hope people don't have to make. I also see that Properties Plus is denying any association with half of the reviews on this page. I can verify in every way that I was one of their tenants and that my review is valid. read more

I rented from the company over 5 years ago and I see that nothing has changed. These reviews are accurate and the 5-star rating is far from the truth. Its all about getting the money and go. All I can tell you is to RUN not WALK AWAY!!! Renters if you plan a walk with someone at the end of your lease...FORGET IT!!! Rented a property from them for a year and a half. The price wasn't outrageous - that was the only good part. When we went to sign our lease at the time they had set, no one was there on time and even when the woman arrived she wasn't kind, as if we were inconveniencing her. Overall, the time living at this property we were never bothered but dang I had a half functioning sink for a year and it still wasn't fixed before we moved out. We had to beg them to get a tree removed that was dead and uprooted during a storm scratching one of our cars, only then did they decide to pay to have it completely removed. Best of all, they charged us $820 total in cleaning fees. We left this place better than we came. Plus it's not so great living in a house that had a shooting in it prior, bullet holes still on the front of the house - we were wonderful tenants regardless although I'm sure we were a breeze compared to the last tenants from what we knew about the house. Do not do business with these people, it'll make you want to pull your hair out. It's not worth it. Best of all, the never respond to emails or calls. What horrible customer service! I inquired about a property rental. They said a showing was at 2pm on Thursday. I responded by e-mail, saying that I wasn't available at that time, and asked if I could get scheduled at 3:30pm. Instead of a cordial and customer-friendly reply about rescheduling, I received an e-mail that was close-minded and abrupt. They wrote, "No, I cannot schedule you for a different time on Thursday. My next available day would be Monday 9/12/16. Please call our office for an appointment." So no, F&(K off Properties Plus, if you want my business, you should have written, "Sorry, we don't have any more available times on Thursday. Would you like to reschedule for Monday? If Monday, does not work for you, please call our office and we can schedule an appointment". With Market Rates this high, I'm not going to bend-over-backwards for a sub-par service like Properties Plus. read more

Properties Plus has to be one of the worst property management companies that I've ever dealt with. First of all they falsely advertised the property as 1100 square feet and charged me accordingly. In reality the actual measure square footage was 750 ft. In addition they accused me of steeling lawn furniture/lawn mower to which I never saw and was not written in the lease. They also charged me for repairs that were clearly marked on the pre move in walk through sheet. I wrote them a certified letter and never received a response from the owner. Actually, I give them 0 stars! When we moved into the house on Nighthawk (currently listed on their website) we had not seen the property as we were moving from TX. We were shocked after signing the lease to find that half the light bulbs were missing or burned out, the downstairs bedroom had a broken window, urine soaked curtains and closet doors that were not even hung, there were bare wires sticking out of the house exposed to the elements, the toilet in the master bath leaked, the hot tub reeked of mildew and had mold growing and there was dog poo and trash (broken down ATV, old screen doors, worthless garden hoses, plastic kiddie pool, ripped up dog toys and dog toy stuffing, old socks, cigarette butts) all over the side and back yards. After two months of requests and repeated days off from work they were able to get the glass fixed, the doors hung and the toilet leak fixed, but we were still forced to replace the light bulbs ourselves and then be reimbursed, replace the light fixture associated with the bare wires at our own expense, and clean up all the poo and trash left behind. We were never able to use the hot tub and threw out the urine soaked curtains. While all of this was going on, the owner, who lived 3000 miles away filed a criminal report against my husband for "brutally beating our son and then leaving him on the front porch overnight while he cried for help". Mind you my entire family had left for TX 2 weeks after moving in and weren't even in the state when he claimed this happened. He did this based on the delusional rantings of a crotchety and clearly insane old man who lived across the street without even verifying the story with the other neighbors who supposedly witnessed the event. That was too much trouble for him so he bypassed all reasonable solutions and simply filed a false report. We called Properties Plus and begged them to help us resolve this matter before it became a problem that would follow us into the future. They completely ignored us. They stroked the owner's ego telling him he did the right thing whilst never returning a single one of our phone calls. When the story was found to be utter fantasy by the Sheriff's department we didn't even receive so much as an apology and my husband will never be able to obtain security clearance for a job again. Then the garbage disposal broke. They fixed it, but left all the dirty water and towels on the floor for me to clean up when I got home and it took them 3 days to get someone to even come out to fix the carpet, which had been soaked by the hundreds of gallons of water that poured into the basement (that took nearly another week). When I asked them to repaint the closet where all the water had poured into from upstairs to get rid of the odor and water stains they basically refused. We went round and round for two months with no results. The walls are STILL stained today. Then on December 5 (right at the beginning of the winter) the heater and wood burning stove both went out. It was 18 degrees outside, we were at 7250 ft. and had no heat, with children in the home. It was not treated as an emergency and they didn't send anyone out to fix it until the next day. I had to pay a repairman out of my own pocket to fix the central heat that night so we wouldn't freeze to death. The next day they informed me that the owner had refused to fix the wood burning stove. I explained that it was our primary heat source and that we were paying for that stove and it needed to be fixed. Their next strategy was to try to make it our fault/responsibility. I quoted their lease to them which stated that all appliance malfunctions were to be reported immediately so they could hire an acceptable contractor to fix them. After two estimates and four visits to the house they finally chose a contractor who then began ordering parts. In between each step of the process was at least 3 weeks of just waiting. Needless to say when we moved out on May 31 the stove was still not fixed. We went the entire winter without our primary source of heat. It cost us $500 extra in propane for the central heat and space heaters. Despite repeated requests we were never reimbursed for these expenses. In fact the owner never returned our calls in 5 months of leaving him messages. After all of this we were still expecting to renew our lease because we did not want to move again and run the risk of having to make our kids switch schools. However, they refused to renew our lease! Retaliation at its finest. In this one year following being kicked out we will incur over $15,000 in extra expenses. And to top it all off, its been 52 days since we moved and we still have not received our deposit back. These people have no idea what their legal obligations are and frankly don't care. Completely unprofessional and irresponsible. Lawsuits will probably be required. Do yourself a favor and steer clear of this company and especially this house. read more

We Rented a home from this company and to start off they lied to us. We were told that the home had central ac which was a deciding factor they also showed us the nice ice maker and the furnace. Well when we went to move in i asked if they checked the ac to be sure that it worked because i moved in in Jan and would know for another 6 months. Turns out it didn't even have central ac. after move in i turned the ice maker on and after tow days it still hadn't produced anything. when i filled a work order a simple response of the owner doesn't want to fix it was sent to me and they never came to address the issue. about a month in to living in the home the pipes began to back up. if you ran the washer it would drain in to the tub if you used the sink it would fill the other side. we put a work order in and didn't hear anything another month went buy and it got to the point that we could not wash clothes dishes or take a shower. after a couple more calls they sent a team out who rooted the pipes and thought they fixed it. a day later we were having the same issue it then took multiple teams of 3-4 guys to get it handled and it took them multiple days tore up the back yard and left it a mess. also for living in a home with no central ac you would think that the owner would have screens in the windows. well only about half of them have them they said if i want screens i can go purchase them. the home also has a crawl space full of garbage from the previous tenant and the garage and shed were full as well. don't advertise available space if your not going to have it ready. I would never rent another property from this company and would recommend that if any one considers using them. RUN!!!! The team will work hard to help you solve problems when they can. Lee and his team worked hard to be fair to both the landlord and myself. They didn't over promise until the owner was consulted. I respect the need to adequately represent both the renter and the owner. We had a dog and Lee's team worked hard to help make both us and the owner comfortable with the animal despite the dog being larger than desired. Another example of renter service that I appreciate occurred when we needed a recommendation on emergency to get another house rented. Lee's team went above and beyond to get this done for us ASAP despite some technical difficulties due to a new phone installation at their office. Being a property management company can sometimes be a catch-22 situation, but this team seems to try to be fair to both sides. read more

The only good experience I had while renting through Properties Plus was the maintenance men. They were prompt and helpful with our (many) house problems. And when we were considering signing the lease, the property manager was very quick and courteous. Ok, I've run out of nice things to say. After we signed the lease, whenever we had a question/issue and tried to contact our property manager, it took him forever to get back to us. If we left a voicemail, chances were he would NEVER answer it, or perhaps shoot us a short email a week later. Closer to the end of the contract, he refused to answer us at all, email or phone. Talk about a lack of respect! We got so tired of trying and trying to deal with him that at the end we were holding our breathes to get out of the contract and never have to interact with him again. I would not recommend renting from Properties Plus if you at all value having a property manager who is willing to acknowledge you exist after you sign his damn lease! read more

January 29, my furnace decided to quit working. Thankfully the weather isn't like the midwest right now, but chilly at night. I completed an online maintenance request around 10p and also called to put in a maintenance request. My call was answered last night and within a few minutes, Juan called back to talk to me about the furnace. Juan advised that he could come out last night which I decided wouldn't be necessary. At 8a, Juan was at my house. Juan is very thorough, professional and clean. The night prior he said he would be over at 8a and he was prompt. In the meantime, Juan and Properties Plus delivered two standalone heaters to ensure that I had warmth in my house and to remain comfortable until the new furnace is installed. This is a very bad company to do business with, whether you are a property owner or a tenant. They managed my property for 2 years and always the maintenance charges were exorbitant. 80.00 to change door handle of fridge, 150 to change 1 blind.750 for move out cleaning, the list goes on and on. They are so dishonest I shipped them 2 bath faucets and they put in some other ones and charged me for it, never got back what i shipped them. I ordered a mirror from HD which they picked up, but installed the mirror which was sitting in my closet, never saw or heard what happened to the one i paid for and bought from HD. On top of that they lost the mail box keys, hall closet keys and clubhouse entry card. They never communicate in timely manner and even after multiple emails its difficult to find the current status. They don't have a clue about rental rates in the market and don't make efforts to find tenants.They took out commission from tenant's security deposit and now don't want to pay it back even after multiple emails. The tenant moved out 2 years ago and is still waiting for the deposit back all because they refuse to pay the commission they took out. Of the 1275 he paid as deposit he only has got back 525.00 all because their cleaning and maintenance prices are through the roof. These people will take advantage of you at every opportunity. They will prey on you whether you are a tenant or property owner. If i can give a 0 star that is they deserve. read more

I hired this company to manage my condo since I was moving out of state and didn't feel like I could self-manage it anymore. It took them four months to rent a property that I had rented myself in under two months on three different occasions. I had to correct several mistakes in their ad which took weeks to accomplish. They are horrible communicators--I had to sign and send them documents repeatedly because they either lost them or they don't talk to each other. They stole the carbon monoxide detector that I had just placed in my condo so that they could charge me $50 to install one. They also had their "maintenance person" try to talk me into unsafe electrical modifications (just to get more money out of me?). Another time I had come to town to inspect my property, verified the appointment with them several times and they did not show up! My brother, an attorney advised me to sue them for my airfare. Now they have hired some new maintenance company to make repairs and will not allow me to use my trusted plumber and I am supposed to pay whatever their company says--I can't even get a second opinion! Needless to say, when my contract is up, I will hire another company to manage my condo. read more

We have been dealing with this company for over a year. If I could give them less stars, I would. The issues we had to deal with, with this company are absolutely outrageous. To start off with the minute we signed the lease, they showed their true colors. Before we even moved into the house we had already been cussed out and hung up on. The things they advertised and said came with the house, were not in fact there. Washer and dryer. (half the reason we GOT the house) the house had not been kept up AT ALL while they were trying to rent it out, and the dishwasher that was in the house, was completely unsafe and disgusting. (burn marks and melted holes all in the inside, and the racks were so rusted they were all falling apart.) The yard was up to our knees and the weeds in the very back against the fence... taller than my boyfriend, and they had no clue what the house even looked like. After we moved into the house we had the most miserable time with them. Leaks inside walls that took them weeks to get to, leaks in the ceiling they refused to get to, charged us in the end for their restoration done to the house, like replacing a staircase, that was perfectly fine with us living there- not what we may have damaged, or even the "normal wear and tear" that shouldnt be charged but may be in some cases. They worked separately than the owner, so we had people showing up with no calls or notices to do big jobs like replacing the roof, and things that THEY had no clue was even going on. Charged us for everything we took pictures of in the walk through- that we were not responsible for and they told us first hand we were not responsible for, charged us for work THEY did on the house during the lease, and never finished because their company is lazy. The only time we got real help was if we called maintenance directly ourselves, THOSE GUYS came right away, and then we got yelled at because we didn't call the office to have them put in a note, when our ceiling was leaking and it had already been over a week, 3 buckets of water on the floor and nothing from them STILL. Had the owner cuss us out and hang up on us NUMEROUS times because we were complaining about why can we not get help when we have serious issues in the house. On top of nothing in the house is up to code, we told them, showed them, took pictures, wrote it on the walk through, and they ignored it, and charged us in the end for it. Had to have 3 dryers, because the venting was less than an inch off the ground outside, the company delivering wasnt legally allowed to install it because it was a huge fire hazzard. The yard was up to our waist moving in, we mowed it the DAY BEFORE we moved out and they charged us ungodly amounts to mow it in the end. If you have an emergency and call them, their only excuse as to why they are 2 weeks later than they said they would be is "well we have over 240 properties"... well I have rented from a company with way more than that before. And they were amazing, fair, efficient, were there with me in the walk through, didn't charge me for a penny more than was fair on both parts, they knew how to calm me, they knew how to reassure me. They made me feel like I was their ONLY renter, like the 20,000 I would be giving them that year was worth it. This is not all, not even close. Well, still a terrible place. Griffin ceased communication after two weeks, and stonewalled repeatedly regarding the owner of the unit. It flooded a second time, as it turns out, and the subflooring is pretty much toast. Moisture detection found high/extreme levels of moisture well into the hallway of the unit, but Properties Plus refuses to mitigate. The HOA is going to have to get involved. In the meantime, I was forced to pay for a toilet repair in the unit above me to get contractors to do the work downstairs in my unit to repair what was damaged/totaled. Griffin/Properties Plus assured me that the owner had approved repayment for the job. Nothing since then. No repayment, nothing. I tried chasing down the issue for two months before having to give up. I don't want to waste any more of my time, and I suppose Properties Plus wins on that account. It hurts, as it wasn't a trivial charge, but I hope that this review gets people to think about using that reprehensible company twice and avoid interacting with Properties Plus. This is without a doubt the WORST property management company I have ever worked with. The employees are rude and clueless - actually had to rely on my neighbor as a more reliable source of information regarding certain Homeowners Association matters. Even the independent contractors who come out to do work at my property complain about Properties Plus. They are never in the office, and when I dropped by to voice my concerns, I was referred to as "dude" by one of the owners. If I could give no stars I would have. We tried to call this company for over a month about a property. We left them over seven voice messages and called over 30 times, they never called back. When we finally reached them, we were informed the property we were inquiring about was rented a month ago. I would think you could at least take the sign out of the lawn. If I could give negative stars I would in a heart beat. They are the WORST property managers in all of Colorado. If you could even call them that. When we first got in contact with them about the apartment we now live in they never agreed nor would respond in attempts to show the property. The only viewing we got was when we peeked in the windows for ourselves before we received the keys. When we finally agreed to rent the apartment they made no contact with us about when we should meet to sign paperwork or receive the keys. We had to drive up there ourselves on our own initiative to meet up with them after multiple calls. When we moved in the apartment had NOT been cleaned even though they swore up down and backward that they had a 'professional' cleaning company work on the apartment. We took pictures of all the unclean fixtures, floors, not vacuumed carpets, sticky kitchen floors, and best of all? A smoking stove range that made the entire apartment REEK of thick smoke. We told them we cleaned the apartment--albeit the stove which we requested maintenance for--ourselves but insisted on sending in the same cleaners to do it once more. When she showed up she deep cleaned the stove and the water heater closet that was coated in dust and spiderwebs. (Not cobwebs, spiderwebs.) When a maintenance man finally came out to work on our stove, missing smoke detector and window screens that were falling apart he came without a work order and had NO idea what the problems were. We had to tell him each of the issues he was supposed to be working on. At the end of the visit he took pictures of the smoke from the stove and told us that he would get in contact with P+ and with the owner and see what they were going to do about it. It's almost the end of October (we moved in at the middle of June) and still nothing has been done. We have called them multiple times about many things and NEVER respond. They claim that their phones aren't working properly and they were working on that. Then claimed that their Google email accounts aren't receiving emails either. NOW they are trying very hard to screw us over. They received our rent payment in the mail one day late. They voided our check and sent it back to us. Then demanded a new payment for the full payment and then the late fee. WHO DOES THAT?! They should have accepted the payment then required a second payment of the late fee OR tacked on the late fee to the next months rent. We have never sent our rent in late and never had a problem with sending a personal check. Now they are trying to send us to court because the second payment was apparently late as well when they didn't specify an exact time frame or date that this second payment was to be received when we called them about it. (The only time they respond in a timely manner.) It also wouldn't surprise me if the few good reviews they have were paid for. DO. NOT. RENT. FROM. PROPERTIES PLUS. read more

If you ever call about adendums to the lease or for maintainence don't expect anything to get resolved unless you're going to make a full time career about getting them to return your phone call let alone help. It took 2 months (after a verbal agreement to allow for a pet) for them to finally tell me that despite previous agreements, they would NOT help me and it came down to, "well, what do you want me to do about it?" (Admittedly that was the property owners' call, but still, TWO MONTHS of ignored voicemails and unreturned calls.) When we did request maintenance, they never called and scheduled a time for someone to come over, let alone informed us someone was coming. Resulting in me coming home to find that someone had entered my property without my consent (ILLEGAL). Given the situation mentioned above, even though I did complain I highly doubt it was ever noted/logged. No concern for health and safety of tenants as in example of not informing us of the number of registered sex offenders living in very close proximity. read more

This company is nothing more than a group of scam artists. My boyfriend and I applied for a home and paid $80 total for backgrounds checks on a Wednesday with high hopes that we'd hear back on Friday-- worst case scenario we would hear back the following Monday. We called the company Monday only to be told that they heard nothing back from the property manager yet and would find out the next day. We called again Tuesday and were told we would have to wait ANOTHER day. So we called Wednesday. Many many MANY times only to be told that the manager would not take our call, she had her desk girl handle the situation instead. Totally professional. Turns out they held onto our application until they had a nice stack to send over to the property owner-- that's why it took so damn long. The owner ended up choosing another renter, probably someone that didn't even apply for the place until days following our application. So now I'm $80 short and rushing to find a new home before my lease in my current home is up simply because this company has no idea what the definitions of 'professional' and 'punctuality' are. AVOID THIS COMPANY AT ALL COSTS. read more

Without a doubt, the worst possible company to do business with. As the landlord, Properties Plus cost me thousands of dollars with bank fees, restricted cash flow, and house and appliance repairs (who knows if they were legitimate or not). They were consistently late in depositing income, and they pitted me against my tenants. My tenants had a terrible experience as well, and complained that their staff was either unresponsive or abusive (when they actually responded). They blame everything on the landlord, don't help the tenant, and are terrible to communicate with in general. When I followed up on a repair they told me they would do, they were aggressive and threatening. Actually kind of scary people to work with. Terrible, terrible, terrible. STAY AWAY. read more

I leased a condo in Denver from Properties Plus, LLC for approximately 1 and a half years. Properties Plus began showing the condo to potential tenants during the final month of my contract. During one showing the leasing agent locked all parties out of the condo and a locksmith was called. The front door and frame were damaged when the locksmith pried open the door with a large screwdriver. Damage was not repaired prior to my leaving. I vacated the 31st of the month. The new tenant took possession of the property the 1st of the following month. Without my prior knowledge, Properties Plus, LLC ordered a professional cleaning service with which they regularly contract to arrive on the 31st before I had completely vacated the property and my contract expired. I asked the cleaning crew to return after I had a chance to vacate the property, have it cleaned, and my contract expired. The cleaning crew did not return on July 31st and the new tenant entered the property on the 1st. I received my returned deposit minus amounts withheld by Properties Plus. The cleaning service charged Properties Plus $30 - yet Properties Plus withheld an additional $100 on top of that as well as $50 for undocumented maintenance. I spoke with the Properties Plus owner and asked him to document the damages that necessitated repairs and any cleaning that had to be done. Properties Plus has since refused to communicate in a productive manner and won't provide documentation as necessitated by Colorado renters law. If you rent from Properties Plus, I would be surprised if you receive your full refund even if you leave the property better than you received it. Though that's not a substantial amount of money it's very insulting. read more

We have been customers (landlords) since their beginning in 2006. This used to be a great company, The owner used to be good, but then he decided to grow in Denver and also expand to other cities and left a small / low skill team. The owner don't even live in Denver!!!! They are not timely, just charged you for maintenance calls. They take forever to respond, especially in urgent situations like need a renter, multiple renter calls, etc. They work 9-4 or sometimes 9-3pm, after that, you are on your own, if you call their cell phones after that time, you will get yelled that this are non working hours. When the owners are on vacation, they are on vacation, so forget about them. They do not respond calls from potential renters in days, and then just organize showings as a group, and not on Saturday, which is the day that working people look for properties. So unless you have multiple calls, your property will be shown once every 2 weeks or so They generally don't answer the phone or get back to you after They are sloppy/inaccurate on the advertising, customer service, or returning calls They are sick, out of the office all the time and there is no back up They do not have people to answer the phone on Saturdays Do your research, ask them how will they handle situations? Ask for referrals from other landlords. They do not have consistent staff, there is a new person every 6-12 months.... I know property management is a tough business, but do your homework. As a long time customer I could tell you, the company grew and it just stop caring about customers. Renting was pretty eazy- pay rent online and we didnt need maintenance. Owner refused to fix the sprinklers but theres nothing we could do about that. The biggest complaint I have is we read and signed our lease online before meeting at the house to get keys. at our move in meeting they said the renter has to pay for cleaning and carpets cleaning with there companies. The carpet and walls were gross when we moved in so I figured how bad could it be. The leasing office lied, called and said people were moving in the next day could they enter the property any earlier but come to find out they didnt move in for atleast 20 days. I thought renters were moving in the next day so I cleaned and cleaned the carpets. House looked amazing! Better then our move in. They took over 60 days to get us our deposit back as promised and charged us $400 to clean the carpet, thats right $400!! $180 to "clean". I wouldnt never recommend this company again! They are rip off's! They also tried to charge us an additional $290 for "maintenance", Maintenance = 1 light bulb replacement and removing 3 small dollar store stickers in a bed room. BEWARE!! your deposit will be sucked gone! We paid $1600 + $100 Pet deposit.. Not sure if we got back the pet deposit and no one ever said , and walked away with barely $1000.00... Even though we lived there 18 mo and the property was in better shape because we cleaned and painted the inside, cared for that home! read more

I would recommend avoiding this company at all cost. I recently moved out of one of their properties. They took over $900 out of my security deposit! $98 for the remaining water bill, makes sense to me. $100 for carpet cleaning, I get that. $140 to fix loose towel racks that were loose upon moving in and replacing a couple of screens that were not there when we moved in, that's my fault for not taking pictures of them. I guess you have to keep these places honest. The part that sets me off is the $614 cleaning bill that was taken out. I've never in my life had anywhere close to this absurd of an amount taken out of my security deposit. I hand cleaned this house myself. We're talking a toothbrush to corners of the baseboards. Scrubbed the grout. They also claimed there was a dog smell in the carpet, yet no dog was ever on the carpet as long as we lived there. I"m just incredibly disappointed in this whole experience. Do yourself a favor. If you do take the plunge and decide to rent with them. Take pictures of EVERYTHING! and request they do a walk through with you when you leave. Could save you a lot of money. But why not skip the headache and find a better leasing company. Their rating speaks for itself. read more

Due to our experience with this company, I strongly advise that you do not choose Properties Plus. They were good at getting our property rented. After that, they were a repeated disappointment that caused SO much frustration as a property owner. We repeatedly asked ourselves what we were paying for. For starters, they take way to long to communicate, even about time sensitive items. We often found out that our tenants had been reaching out to them about a repair for some time before we were ever notified. Then, they really push you to use their repairs which are not done well and way overpriced. Also, the gap of time between the renters paying and the owner receiving the money is WAY to long compared to what is normal in this business. With one of our renters, PP gave them their deposit, collected the keys, and sent them on their way and clearly neglected to do any form of walkthrough. They had caused thousands of dollars damage to our place! Once we became vocal about this, they worked to avoid us and failed to take any responsibility. Since we were desperate, financially, we needed someone to rent our place as soon as possible after the repairs. PP soon found someone and luckily they were great. However, once PP realized we were changing management companies, they became absolutely terrible, and repeatedly broke their own contract- giving us the deposit with which to refund, trying to deny us access to our place- pretending to not know where the keys were, and working to prevent us from renting our place. We had to threaten them legally to get anything done and then things magically seemed to be found and taken care of. They were incredibly shady. Now, we use a local property management company and couldn't be happier! They are cheaper, great with repairs and communication. read more

I agree with everyone who thinks this company is the laziest, unethical, money grubbing, lying, hard to work with, underhanded management place ever! The apt was filthy when we moved in and they repeatedly said it wasn't I documented with LOTS of pictures; then found out that when I was going to move out, my deposit was used to 'clean' the apts! WTF?! That's not the way it goes. They never came out and fixed things I called about, I ended up fixing (or jury rigging) most myself because it took so long or never happened! There was dead grass when I moved in and they said the owner would have new grass put in, guess who didn't get grass...but was called and b*ched out because the grass was dead???? Yup! I moved in and there was this HUGE old armoire in my bedroom and it took them forever to come get it, when I moved out I left nothing except things that were there, like a birdfeeder outside on a tree and the exact holes and dents and scrapes on the walls they left for me, i EVEN vacuumed, don't ask me why since they had stolen my deposit to clean anyway. And now they have the gall to call me and tell me the property is NOT vacated. After I moved out 5 days ago! What did I leave? A roll of toilet paper accidentally? These people are worthless scum. If you find an apartment you like and it's rented or managed by these schmucks...FIND ANOTHER PLACE. They will rob you blind and cause a lease term of headache!!!
