I do not even want to give them a one they are so bad and corrupt! They made me give them an extra months rent along with my deposit but when I moved in there was trash in the basement that I had to clear out on my dime, the previous tenant left a broken grill, and large folding umbrella that was also broken along with a large tree on the side of the house that was cut down. There was no curtain on the back patio or lower bedroom that I had to install, the toilets all ran intermittently because the seals were broken or just old, the inside of the house was never painted and looked like someone just moved out and several smoke detectors did not work even though I replaced batteries several times. The carpets looked clean but not professionally and several cabinets in the master closet did not work. There was also a moth infestation in the unfinished basement and there were already holes in both screens, the moths made a mess when they all finally died that I had to clean up! The house is almost 30 years old so trust me it was not in that great of condition behind the surface like any old house when I moved in! When I moved out they took most of my $5,000.00 deposit and that took almost 60 days to send a check for $212 dollars claiming they had to fix all of the these things that were broken when I moved in. They also charged for an extra garage door opener and door guards that were never installed when I moved in screens in basement that already had holes. They charged me to fix all of the toilets that never worked because the house is almost 30 years old. They charged me for a toilet roll holder in a bathroom that was never there when I moved in we used a stand alone one I bought at target. They charged to fix the smoke detectors that I took out because ofter two separate maintenance calls they still beeped with new batteries because the wiring in the house was old and there were several sockets and one stove burner that did not work! they even charged for a new garage door keypad and opener. The garage door openers worked when I moved but were really old. Because I moved out a few days late they charged me every day for inspection fees even though I told them what date I would be out by. The list goes on but basically they charged all of my deposit money to fix up the house better than when I moved in for the owner which is a shame and never reimbursed me for the trash and tree removal , the moth infestation in the basement or the drapes over the patio and downstairs bedroom, or removal of the items left in the back yard. They are all about corruption by fixing up the house better than it was after you move out. I recommend you take photos when you move in like I did so you can take them to court, but of course they are a large company that does not care because they have corruption money to use for their legal team and they know renters usually do not have a lot of money to spend on legal fees, however, the state of Colorado provides very good free resources to fight greedy property management comnies like Aspen Management! I will be taking them to court and I hope everyone takes note of the type of passive aggressive company you are renting from! read more

They are awful. Their lease is insane, and one of the requirements is that the carpets are cleaned and then windows are professionally cleaned before move out. When I moved in, the house was filthy. The carpets hadn't been cleaned; the windows hadn't been professionally cleaned in at least a year. They are awful with repairs and following the terms of their lease. I had a rodent infestation, and they refused to send anyone out at all. I had to take care of it myself. My diswasher broke on Christmas. They got a repair man out quickly, but then never followed up with them. The repair company didn't order the part, and I waited weeks for it to finally be repaired (still waiting actually). They are supposed to have the yard professionally cleaned up twice a year, but they haven't had it done at all. I informed them that the porch and trim on the house and outbuildings was deteriorating. They had the cheapest people they could do part of the work, but the porch and outbuildings were not done at all. They are horrible to work with. As a property owner myself, I would NEVER use them. As a renter, I would avoid any property they manage. read more

Worst realty company I've come across...no wonder they only had 1.5 stars....went to see a rental property this AM, and the house looked like something out of the Hoarder TV sites --- boxes and dirty clothes everywhere, toys and tons of other stuff on the floor, EVERYWHERE. Literally could barely get into the finished basement due to all the the boxes and belongings strewn everywhere. The agent admitted she hadn't seen the house before (then why are you showing it??). She started to go upstairs and I said "I'm done --no thanks".....and proceeded to tell her exactly what I thought. We are listing our own house for rent and I KNOW what a house is supposed to look like, to attract good tenants. STAY AWAY FROM THESE PEOPLE...I'm guessing they are as bad at selling real estate as they are at renting it. read more

Run don't walk away. The owner is nasty and un-professional and for the $14,000 we paid in 3 years their" product" is seriously lacking. My husband just attempted to have a measured conversation with the guy and this person is a businessman? He was from the start of the conversation elevated and rude. Just had to get a quick note to persecutive owners of an area property, if you need an efficient, timely and honest management company Aspen Management is a nightmare to work with, keep looking. The current property manager has NEVER met with my tenant in a year (an in-person home visit is in the contract) I guess they misplayed the fact that we are friends with our rented homes neighbor. So what did we pay $400.00 a month for? I had to order a new washer and dryer from Green Bay and set up delivery. New property manager then had the "under warranty " dryer fixed, not realizing the dryer was under warranty and never corresponded with us, that cost me an extra $500.00. We then had to order a new refrigerator (from Green Bay again and had to set up delivery to our rental home in Golden) The list goes on and on. Poor response times, lack of oversite and when the money stopped flowing (we cancelled the 2024/ 2025 contract) .... oh, how the tides turned. They are keeping $939.24 (2 months of payment as we got out of the contract 2 months early) After all the concessions that we made for them over the three years we hoped they would show some grace and professionalism. Good business doesn't always quote "what is in the contract". Good business does right by people and assures that everyone is satisfied, and expectations are exceeded. This is not the mantra of Aspen Properties. So, when you read this review and others take note, everything about this post is accurate, you DO NOT want to work with this group. worst company and scammers to work with. we applied for a rental and they take both application fees and said it was accepted (not approved) which i then called for a clarification bc they sent a link to a portal to pay a deposit. I left a message but they never got back to me. My husband then called and was told the deposit must be paid before they move forward, then money was paid with debit card, only to get an email saying that we were an hour late. Other folks have paid and moving forward. All that to tell us, they didnt do a background check or credit check. So why did we pay an application fee? Why did you allow a deposit from us if you have accepted someoneʻs elseʻs deposit? Why keep our deposit and said you will write a check back when we pay with a debit card? SCAMMERS!! read more

This is quite possibly the worst mistake I made moving to Boulder. The unit I chose from afar was advertised as being 650 square feet. It was around 425 (I measured it). A parking pass I paid for was never delivered. Getting mail keys was delayed by several weeks. The hallway was disgusting - dirty, moldy, mildewed. There was ongoing construction above and beside me as they tried to fix a non-functional coin operated laundry room. I lost the majority of my deposit. DO NOT RENT FOM THEM. read more

I was a resident at 2121 Canyon back when Aspen Management oversaw it. That was the worst renting experience I've ever gone through, even for Boulder. It got to the point where I had to pay an exorbitant fee to get out of the lease because of all the issues I was dealing with in the apartment. The first day I moved in there, I noticed a couple of dead cockroaches and thought nothing of it since I've been moving my stuff in all day and they might have snuck in. But through living there for 6 months, I've seen cockroaches in the kitchen, bathroom, and even woke up to one crawling on me in my bed. For an apartment that considers itself "luxury" and is priced as so, you would expect them to have a handle on pest control. I've lived in some of the most run down houses on the Hill and never had seen a cockroach here until I moved to the apartment. That's not even the worst part. When fall rolled in and the heating system for the building was turned on, there was a loud crackling sound coming through the walls. It was so loud that it would keep me up all night. It got to the point where I had to start using earplugs in my own house to be able to sleep. They ignored my requests to fix it for months until I threatened to break the lease because it was driving me crazy. After paying the early move out fee, they offered to refund it and give me a month off rent for me to stay while they fixed the HVAC insulation throughout the apartment which would have involved weeks of work. My biggest mistake was agreeing to it, because they ended up scratching the deal after I had moved back in and gave me a couple of days to move out or they would evict me. This company acts like they care about their residents and will put up a facade until you sign the lease. You just need to look at all the other reviews here to see how terrible they actually are. Worse rental company I've ever leased from. They charge you for literally everything, even if it's a basic maintenance issue. There's a laundry list of complaints I have with them but will keep this short. My biggest complaint was them saying they couldn't get the dog smell out of my carpet when I moved. My Dad subleased for me the entire second year of my lease and my dog wasn't even there and yet they still charged me for brand new carpet in the entire unit, $1300! I reached out to Aspen Management to schedule tours for two of its properties. To schedule the tours, I used the company's booking website, which required me to upload my driver's license as verification of my identity. After scheduling two tours, I received two automated email notifying me that both times selected were unavailable. I rescheduled the tours through the booking platform, and received two more automated emails informing me that the company was unavailable to do tours at the selected times. If prospective tenants cannot schedule tours, why does Aspen Management expect them to enter a legal agreement? read more

Truly a horrible experience. Lived in the 2121 Canyon apartments and there were roaches everywhere!!! Management only offered pest control once a month and at the worst possible times. Our new place takes care of pests weekly! Paid $1,600 to be treated like garbage. The place was actually so nice in terms the remodel, but the roaches ruined our whole experience. Health department needs to visit. Asked to get out of the lease and was denied for two months. Ended up taking a $600 loss to get out of there ASAP. Aspen still hasn't refunded me that. read more

The Row in Columbia, Missouri: Your move in experience will be horrible from the furniture (if you try to rent it) to the cleanliness and repair of the apartment. Nothing in the apartment is checked for the next tenant; the dryer vent was not hooked up, the refrigerator door had no bars to hold food, the rail on one side of the oven drawer was completely missing and at least 25% of the tile was shattered with sharp edges to cut your feet. There were cobwebs and spiders in the closets and the carpet should have been taken out 2 tenants ago. Two months in, you will receive one email stating you have 8 hours to renew your lease and save your apartment or it will "go up for grabs!" Aspen Management is a horrible company preying on college students. If you want to feel safe and treated fairly, this is not your place. read more

Not only will they take the money that they owe you for things that didn't happen but they will also send you a check that has to be cashed with both you and your roommate present at the bank. This is beyond criminal as they're aware that they're renting to students who live in different states. You have the ability to get separate checks for $105!! What a bargain!! Fortunately, the person who emailed me was very nice. Unfortunately, they have a "policy" in place- "they do not allow aggressive breeds of dogs." There is no such thing as an aggressive breed of dog. Many breeds of dogs can be aggressive, which means ANY dog can be aggressive, there is not a single breed of dog that is deemed aggressive. It is unfortunate that this company hasn't done the proper research to make leasing and renting fair to people and their animals. I will not be recommending them what so ever. read more

We moved to Colorado for work at the same time that the pandemic hit, so our options for rentals were not good. I want to give other renters some things to consider about Aspen's practices in case they have other options: (1) We were looking for a standard 12-month lease in March, but Aspen said all leases run through the end of May the following year. We signed a 14-month lease thinking we didn't have other options during COVID, but regret it. Now we feel trapped and powerless. (2) Aspen tried to charge us for repairs on existing conditions that we documented on our move-in conditions form (and that should have been caught before we moved in). However, they did drop these charges when we questioned them. I want to warn other renters that they may have to watch for charges like these and do the same. Our lease states that: "Resident shall promptly reimburse Landlord for all loss, damage, or cost of repairs or service in the Premises or to the exterior of the Premises or yard regardless of the cause or by whom damaged, except for damage caused by the Landlord or which is the result of ordinary wear and tear." "Landlord may require payment at any time, including advance payment of repairs for which Resident is liable."  (3) Aspen does not follow the common practice of scheduling non-emergency maintenance at least 24 hours in advance. Our lease does not include terms about giving "reasonable notice" before entry or specify a minimum notice period, such as 24 hours. The lease says that: "If Resident or any guest or occupant is present, then Resident shall allow repairers, servicers, or Landlord's representatives to peacefully enter the Premises at reasonable times for the purposes listed in (b) below" which include "repairs; estimating repair or refurbishing costs; pest control; preventative maintenance." We were contacted by a repairman around 7:00 pm on a Wednesday night about getting access to our attic for an inspection required by the HOA. The appointment options he gave us were for either the next morning at 9:00 am or the following Monday at 9:00. (He was inflexible about scheduling later than 9:00 am because he said the attic would be "too hot.") Because we had conflicting appointments on Monday morning that couldn't be moved, we settled on the Thursday morning appointment. This time was still inconvenient, and the 14-hour notice didn't include any business hours in which we could have attempted to rearrange our schedules, but it was less of a problem than Monday morning would have been. We were confused and disappointed about why the repairman got in touch with us so late (June 10) about an inspection the HOA requested in May that had to be completed by June 15. Since his last-minute contact and scheduling restrictions didn't leave any options that would work for us, I followed up with Aspen to try to prevent this kind of inconvenience in the future. I said I wanted to understand the circumstances in which non-residents can enter our unit, the times when this can take place, and the amount of advance notice required. I needed to know that our schedules mattered, too. But the office responded by saying "it's reasonable for [the repairman] to request a next-day appointment" and "sadly, this isn't anything over which we have any control so guaranteeing future performance isn't something we can do."  (4) This is a modification to an earlier review I left on both Yelp and Google Maps, to which the business owner commented and asked that I "not post the same negative review on multiple sites." I believe this request violates Yelp's guidelines for businesses. His comment also made a false claim about me denying entry to a repairman, which I don't understand. The business owner should have a record of the repairman entering for an agreed-on appointment on Thursday, June 11, the day after contact, so claiming that I denied access is a misrepresentation. read more

Their contracts are set up where you are bound to pay in some way. 5 dollars for every scratch or small hole in the wall (from picture frames). 50 dollars for filing any simple paper work. Overly priced rent. Pets have to pay 50 IN RENT EVERY MONTH PLUS A PET DEPOSIT! Stay away if at all possible!!!!! read more

Aspen Management , it started ok. The Main light in the kitchen was missing, there was a wire sticking down from the ceiling through the whole for the light. I put a piece of white tape over it, it is still there... the blinds broke in the master BR. They where never fixed so We lived with that two years... the owner didn't want to pay for new blinds. So I was told. And then time to move after 3 years... what a checkout list, very thorough... they charge for pin holes in the wall. This is when things where not handled well. The carpet needs to be clean, mind you it's the original carpet from 1990 :-) so called in Stanley Steemer a nationally known company. They came out and charged us $400 to do the house. There is also a 10 day warranty from Stanley Steemer in case you are not happy with their work. We got this done on the very last day when we moved out. When the deposit check came I had a charge for close to $600 to clean the carpet again the entire carpet again. not just the room where the stain was. Every room and step was cleaned.Wow! Read all prior reviews, and don't take poor reviews lightly. When originally filing an application- it took over two weeks to hear back, each time management saying we had not provided documentation that I had sent over three separate times via email. Since then, someone from the office has contacted me four separate times saying she doesn't have certain information on file: with each time, I forward the previous email where I had verified information with her. We were locked out of our apartment and called the "on-call" manager, not knowing the policy on lockouts. Not only did she not answer three calls, she hung up on the fourth and then the next day proceeded to say she called us back (when that never happened). We would not have minded being told no one can help until business hours- but the fact that no one picked up or answered the call was ridiculous. We've filed multiple maintenance requests where they either go unanswered or are half-fixed while we aren't there and result in us having to file new ones. Our latest maintenance request we made sure to say "do not enter without us present" as we'd rather take time out of work to make sure it's done correctly. The water is frequently shut off, the wifi cuts out almost every night. Prior responses to this have been "it's an old building" and "we have third-party contracted companies who handle internet and can't control their service." Yet, they can control both of those things and choose not to. They do, however, choose to inappropriately send out an email detailing that they have cameras watching people in a threat to not let pets go in the landscape (we don't have any fortunately). Additionally, they use their text service to send out a message regarding the legality of renting out your apartment for airbnb and that the person who did that "better see managament now as they just ran into the renters and are at risk of being kicked out". Again, another situation that had no effect on us but was 100% inappropriate. Do not expect to have your concerns addressed unless they are in the form of a poor review, or are the management employees irrationally acting out via cell phone, email, or internet rebuttals. While the properties are generally nice, and the location is good- it is not worth the headache to deal with people so rude and clearly only out for financial gain. The concept that what they provide are *homes* for people is 100% lost on them. read more

Security Deposit. What will happen to you? $73.36 claim processing fee. This is a fee for charging me a fee. Yes, that's right, a fee fee. $75 for a "Turnover key fee" I'm not sure what this is. I turned the key in on time to their main office per their instruction. $6.80 for certified mail to return my deposit. I never asked for this These guys took $440.16 from my security deposit. $285.00 for cleaning and $155 for miscellaneous expenses. I could not have kept my place any cleaner. I also made sure that I kept the place cleaned up when they showed it to other clients prior to me moving out. I'm planning on moving back to boulder, but I would NEVER move in to an apartment complex run by these guys again! read more

Just a heads up know what you're signing before you do! Usually in the state of Colorado it's illegal to take from the security deposit to charge for the routine turnover fee, such as carpet cleaning, and less you signed beforehand. Bring it up to them at the time of signing, or don't sign it, because landlords are not allowed to do that but once you sign it you have no recourse. BEWARE!!!! These are the most unscrupulous real estate brokers out there. I rented a property from them and it was the worst experience in 20 years of renting I've experienced. They tell you their contracts are so strict because they have many "college tenants" and have only one standard contract. List of issues: They gave me a list to go through the house and assess the house after I moved in. The list was for me to assess what repairs needed to be accomplished after I had taken possession, not before I moved in. They tried to charge me fees which were not on my contract but were standard for their "college students" They came into the house several times a month to assess repairs, assess new equipment (boiler), assess sump pumps, and assess rooms which had no repairs requested or done to them. They would go so far as to go through all my closets. They would continuously lie as to the reason why they would want assess to the house. When they would come to the house they would damage the property and then not take responsibility for the repairs. They charged my deposit for every fee they could. Electric company would charge a fee to move the bill to my name, i got charged. Electric company would charge a fee to move the bill back to them at the end, I got charged. The kicker is I was asked to mail a garage door opener which I did the same day. The mail took a couple of days and during that time they supposedly had new garage door openers ordered. Their property managers are professional, polite, helpful, and always respond in a timely manner. I am so appreciative that Bobby M. goes out of his way to make sure we are comfortable and happy in our rented apartment! Stay away. We were model tenants for over 3 years - working, mature professionals in a building that progressively became more and more slovenly and trustafarian after Aspen took over from a previous management company. The maintenance of the exterior went progressively downhill, along with the quality of the other renters that we had to live among. They rented the apartment upstairs from us to a psychopath who made noise all day and all night. The guy never left the apartment and seemed to have no gainful employment. After we complained, they told us they could do nothing unless we called the police. We did, and the psychopath responded by vandalizing our car. When we spoke with management again to find out when the upstairs renter's lease would be up, they informed us that they just renewed his lease, as they "didn't know" the problem hadn't been resolved. That's complete BS. Our only recourse was to move out, so some other poor unsuspecting soul could rent this apartment beneath "Lurch" as we came to call him. To add insult to injury, we are now in a dispute with them over their attempted theft of $792 out of our security deposit, after we returned the apartment to them in spotless condition. Also, weird that another "reviewer" (probably someone affiliated with the company) based her full glowing review on a supposed absence of bugs. Our place was infested with box elder bugs. AVOID! We can't put a dollar value on the stress and agitation we have experienced with these crooks. Save yourself! read more

In the last 10 years I've rented a total of 5 different properties (lived in the property managed by Aspen for 2 years, although they only managed it the last year). Dealing with Anna F. and Aspen Management has been the worst rental experience I have ever had. She repeatedly made promises when meeting in-person or talking on the phone but later, when presenting the paperwork, it would say something completely different. One time, when I actually had evidence to backup my claims of this, she said (paraphrased) "oops, I put the wrong amount on that." When signing the lease renewal I made clear I wanted to do month-to-month when I concluded the lease so I could look for a place to buy. She said they didn't do month-to-month leases but that they were willing to work with me and if I had to cut the lease short it wasn't a big deal. But there was a clause allowing for the option of month-to-month in the lease paperwork, I thought, "oh good I do have the option!" Then, when I found a place, and had only 2 months left on a lease she said, "you'll have to pay us a $1,400 fee (about 50% of the monthly rent) to hire us to find a new tenant." So, if they never do month-to-month leases, why put it in the standard lease agreement? Between the language of the lease and the statements made prior to my signing, I felt very mislead by the entire process. This wasn't the only problem either. She frequently made mistakes on paperwork, was not responsive to emails or phone calls and caused tons of stress in my life. And she wasn't the only offender either. At one point, when I couldn't get a response from her, I called the owner, Weston Burr and left a message with his assistant. He never called back either. To top it all off, they ended up holding onto my security deposit until the very end of the state-required 60 days. And they withheld part of it to run air purifiers in the space. Despite the fact that during the "final walk-through" Anna F, said the place was spotless. And despite the fact that the owners themselves said the place was just the way they had left it and that I was the model of a perfect tenant. And despite the fact that Anna F. had said there were some issues they had later identified and promised to send me a quote of what it would cost, but then never sent the quote. All in all, like I said, this was the worst renting experience I've ever had. Renters beware. Highly recommend against renting any property managed by this company. read more

Do not rent from this rental management company. They charge you for numerous miscellaneous things that should be included basic services. For example, we had to pay $55.00 for have the sprinkler system turn on 2 weeks prior to our lease ending. When we inquired about the charge they said to refer to our lease for vendor services. I am writing to caution potential renters from doing with business with Aspen Management. We were in a pinch to find a rental quickly, and found a rental through Aspen Management. Communication was inconsistent, with phone calls and emails unanswered. Promised repairs never happened. After a couple of months, we broke our lease and were penalized two months rent, which we accepted as we agreed to it in the lease. After a 60 day wait for the return of our security deposit, 475 dollars was subtracted for rekeying the locks (for which we never received any proof that this service was actually performed) and cleaning the unit, which we left clean and in the condition we found it. Although we asked, we were never informed of any potential problem that we would be able to correct to avoid being dunned. I might add that the alleged cleaning was performed six weeks after we turned over the keys during which the property was being shown to potential renters. So my advice would be to find another company to do business with because they will nickle and dime you to death. read more

I never thought property management was so hard, but Aspen management sure does make it look like a struggle. From applying for the place to getting a mail key so you can see what's in your mailbox to being able to actually do laundry at your complex, you have to badger these guys every step of the way for them to do their jobs. They're never in the office (which is fine; at least it gives the illusion of them out doing something related to their jobs) but they hardly ever return phone calls...actually never. I've never had anyone call me back. They might respond to email if you and your roommate both email them several times about the same thing. They also aren't very helpful or nice when they do finally respond to email. They were supposed to mail my roommate a check a month ago, and she's yet to receive it. They never communicated to us about how to pay rent so we ended up having a late fee tacked on...just smh. I could go on, but really what's the point. Just avoid them if you can help it. They give me hope that I, with all of my zero years of property management experience, could also poorly manage properties someday and rip people off just like them. A girl's gotta dream. read more

Aspen Management is THE WORST property management company in Boulder, CO. I work for a real estate agency and know how a good landlord should act. Aspen Management never returned calls and Scott was practically impossible to get ahold of. Our air conditioner broke last July during the hottest part of the year and it took them over 3 weeks to even find someone to come fix it. Scott entered our property one afternoon without any warning or permission, even though this is written in the lease it is still protocol to give the tenant fair warning. We mailed in our rent check one year over the 4th of July weekend and were charged extreme late fees since it was delivered past the 5th of July but post stamped on the 1st of July. Aspen Management is one to stay away from. They generally do not return calls (sometimes it takes weeks, but more typically you never get a return call), they have no sense of customer service (apparently they don't need to since student housing market in Boulder is tight), and they are tough to deal with. Their junk fees taken out of deposits are ridiculous. 4 Star Management in Boulder so far, has been very professional, responsive and easy. If you're looking at rentals, try to avoid Aspen Management. You'll be glad you did. read more

Aspen Management is by far the worst property management company in Colorado. I've lived in Boulder for about four years now and Scott and Tammy were the most incompetent property managers I've ever had. There was a hole in my ceiling due to a leak upstairs that was not fixed for four months and once it was fixed they didn't adequately remove the water damage around where the hole was. Additionally there was a septic pipe leak in the back yard for the better part of the year I was there (probably 8 months). They never fixed it or responded to calls/email from all six residents. On top of that, they took a substantial amount of money from my security deposit although I got everything professionally repaired and cleaned.
