Avoid this home inspection company! The reports they provide are a complete joke. They missed a lot of issues wrong with the house. A lot of termite and dry rot damage was missed. That resulted in $100k worth of remediation. It seems they provide cookie cutter reports where they copy and paste report findings from a template. To make matters worse, they made an accounting error and forgot to bill me for over two years. Made for quite a surprise when i opened an invoice from them 2 years later requesting $1300! After i had spent $100k to repair the damage they werent competent enough to see during the inspection, they want me to pay up. These guys are a fraud. read more

The guy was on time he came last year and we fixed everything thinking he will go over the problems that were fixed. He took long time, left the dishwasher on, spend a lot of time in the addict, one toilet was moved so hard that now it moves around when use.. We just got new garage door and he wrote something wrong with that,, we changed two gates and freshly painted, he had problem with that. it took more than three hours, all kind of insulation in the house due to taking for ever in the addict. Never checked the roof(he wasn't supposed to) and wrote lots of problem with the roof. No wonder they have lots of bad reviews. Absolutely the worse inspection ever. read more

This is NOT a difference of opinion - this is a complete lack of knowledge on what a cold pour crack looks like. A cold pour is when concrete is poured at different times - there is sometimes a separation between the layers. Nothing to worry about. THIS is NOT a cold pour crack. This is evidence of a failing foundation. I have a foundation inspection from a structural engineer that affirms my statement. Send the picture to any contractor and see what they say. Their statement is either out of ignorance or deception. Cold pour is typically one layer on top of another. They would be completely horizontal in between the layers. This crack is diagonal. Unless Mr.Magoo poured this, this can not be a cold pour crack. Judge for yourself look at the photo. Look at their statement. Do you find them trustworthy? read more

My experience with HomeGuard was deeply disappointing and frustrating. We bought a home for which they had completed inspection and got them to work on fixing the issues. Big mistake! They contract the work out to BAD contractors and overcharge you. The quality of work, invoicing, and customer service were all unacceptable. 1.Shoddy Workmanship: The repairs were poorly executed and incomplete, often causing more issues than they resolved. They will do absolutely shoddy work and claim that things are complete per their work orders. Your house will lose value because of their work. 2.Incorrect Invoices: I was billed for work that was not finished or not done correctly, requiring significant effort to dispute the charges. It was close to 20 plus emails I had to send to get resolution- the burden of proof lies solely with you. Take pictures of everything and record everything they say! 3.Terrible Customer Service: The general manager, Walter Backeroff, was unhelpful and unprofessional. Instead of offering apologies or solutions, we were met with threats when raising legitimate concerns about the work and invoicing. We spent over 5k with them and this was the experience. I have now requested them for the information of the contractors that completed the work so I can complain to CSLB about the shoddy workmanship. Worst home inspection ever. Tech, didn't check know where the "AC unit was. This was right in the backyard near the sliding door??????" so didn't check it. Also said the furnace/AC was broke and not turning on. The "switch" in the closet was off due to the home being vacant. I am a female and even know to check for that. We paid for an HVAC person to come fix the problem only to be told the switch wasn't turned on. THEN they want to charge more to come out and "reinspect and revise his report" TOTAL WASTE OF MONEY AND LACK OF EXPERIENCE AND KNOWLEDGE ON THIS TECH'S PART. DON'T USE THEM!!!!! read more

Don't even think about getting repairs done from them. After my experience with them I now doubt their inspection report as well if it was accurate. They have way too many people handling 1 project and no one knows anything. They "do" their job in an extremely sloppy manner and leave , then I had to call them to ask and they said that few things like painting can chip away during repair so they want me to pay for it. You can see the level of sloppiness in their work of replacing the doors . How the damages that were done from their repairs is not their responsibility is beyond me, their audacity to ask me to pay for it is crazy! I HIGHLY DOUBT their accuracy of the inspection reports considering the sloppiness of their repair work. Highly encourage people to NOT TRUST their inspection reports for the homes they see. I'm not one to leave bad reviews lightly but I feel it's valid to share my experience as factually as I can. I was the recipient of a HomeGuard inspection report as a homebuyer - I did not hire HomeGuard myself but agreed to have a home inspection supplied to me by the seller. They went with HomeGuard in San Jose. For what it's worth, this was the second house I've purchased, so I'm somewhat familiar with home inspection reports generally. The report contains the usual categories and findings - you can see a sample on their website last I checked. These reports are not necessarily comprehensive but they try to point out as much as possible, especially if something is serious or dangerous. I'll leave out all the det - but I found the following two errors in my report: * Most seriously, they did not perform a visual inspection on the electrical connection where the overhead PG&E line meets the weatherhead in the backyard. Maybe this is considered out of scope, but PG&E confirmed for me that it is the homeowner's responsibility to maintain the home side of the electrical splice and our report did not mention anything about it. Both PG&E and two electricians were alarmed when they saw it - the wiring was 60+ years old and the insulation was almost gone, with the hot wire and ground wire nearly touching. I was told had these wires touched it surely would've started a fire and taken out the electricity for a few homes around. To be clear, this is something you can see with the naked eye just standing in the backyard. I do not know why the inspector didn't report this. It does not require opening anything, touching anything, getting on the roof, etc., it is plain to see by looking at the wire. I don't know if HomeGuard excludes checking this wire in their reports but if so, don't go with them. You don't want a fire risk that could've been prevented by a simple visual inspection. * They mistook the garage overhead storage for the attic, said it was blocked, and then performed no inspection of the attic whatsoever. One can tell by standing in the garage that this is merely overhead storage (it's open on one side). It also couldn't possibly be an attic because there's a bedroom right above it. Coming to this conclusion also requires you ignore or don't see the actual attic entrance upstairs in the usual spot. I'm not sure why a home inspector would make this mistake. read more

The Home Inspector went all around the crawl space giving us peace of mind on the foundation. Showed us pictures and listed issues on the spot after he was done with the whole house. Home guard was recommended by my insurance company to have an inspection done on my roof in order to renew my policy. I got the inspection done in a timely manner and inspector said I needed a lot of tiles removed in order to properly clean the ways, also quoted me for fixing of leaks, repairing of flashing and redirecting water shedding on my roof. The quote came out to around $5,000 for all the work to be done so it sounded like they would be needing to do a lot of work. Not the case!! 1 guy showed up for 3 hours, majority of time spent on my roof was leaf blowing and used around $100 worth of materials to repair so called leak area, just rubber cemented and added some rubber boots on top of existing vents. Also he left a nice pile of debris behind that he never cleaned up and had to call back for to get another crew to clean up. They also sent a 2nd inspector trying to add more to the bill. Now they are sending a 3rd inspector as I said the bid for the job was so over inflated for the amount of actual work that was done as this is my main residence and I was here the whole time the sub contractor they hired was here. This company is a scam and as I try to reason with them how the bid for work needed does not match work completed they keep saying I still have to pay even though I'm waiting for them to still validate the work that's been done with another inspector coming out and now charging me a late fee in the mean time. This is the worst company I have ever dealt with and they will rip you off. I have never written a yelp review ever so this is saying something. I'm sure their response will be generic as I see the other post have similar experiences as me and this will be yours as well if you hire them. Please use anyone else then home guard. I didn't hire homeguard but the seller who sold me my house did. The report in disclosure was pretty useless and didn't highlight a bunch of issues (that can be found during a visual inspection) that I later discovered myself, including rusting water heater nipples, water damaged laundry room, water main that's unprofessionally repaired and etc. Maybe the standard in SF bay area is just so low that this kind of reports are acceptable, since it's the seller's market and no one really cares about the home inspections. I would never hire a company that does sloppy jobs like this myself. read more

DO NOT RECOMMEND! They're money hungry assholes that do not know how to do a proper inspection. Their VP Curtis says that they only write notes if there's an issue they find but they won't tell you what they looked at. He kept repeating "We did an inspection like we're supposed to do." Why can't they just tell me what they looked at?! That would ease my concerns but no, I got a termite inspection report that pretty much says they couldn't inspect anything because they didn't have a ladder and didn't have permission from HOA or neighbors. They copied the findings from the home inspection report about a sink leak and loose grout, which is complete BS. I paid for the home inspection but I refuse to pay for the termite inspection. What a load of BS to add to the stress of buying a home. Unsympathetic jerks. I rarely give one star reviews but they deserve this one. read more

Do not hire this company. Their incomplete job CAUSED WORSE DAMAGE to our home. They did not weatherproof this new door frame and storm door, or tell us we need to hire someone else to do so. The door frame installed by HomeGuard wicked in so much water, it spread to the laundry room next to the garage -- Just a slight touch with a paint brush, and the laundry room WALL adjacent to this door CRUMBLED. Outside, the wood is splitting, and mushrooms are growing in it. They did a great job with inspections, and pest control for termites. However, they also didn't seal the new bathroom floor grout, which instantly turned grey before we could seal it ourselves. read more

Alright home guard manager came in today , found several termite spots, acknowledged their inspector missed many spots but didn't provide a solution either. They didn't send the report until I called them and the quote is 2k more and they let me decide if I want to pay them to fix, which is ridiculous, I bought a property with their cleared report but now I need to take care of termites from their negligent inspection. I really need to decide the treatment plan asap and don't want to sleep with those bugs anymore. HomeGuard guy promised to call back today but it never happened. I will fight with their manager on Monday so good luck to me. I'm considering legal action against them now. As a buyer we shouldn't tolerate them hide the truth with the seller and play games with us. read more

Updated 3/6/23 HomeGuard reached out and offered to follow up on the repair that was missed in the inspection and previous work. We appreciate them making things right, and giving us confidence that we can trust them for future work. ------ Bought a home that had a roof inspection from HomeGuard, the report detailed about $3000 worth of repairs recommended (varying severity and urgency). My realtor and another friend gave high praises so I just went with HomeGuard for the entire $3000 of work without comparing quotes. The initial thought was that these guys did the inspection and should know the conditions best, was hoping paying the premium would give me peace of mind. Fast forward to the big storm at the end of 2022, I started hearing dripping noises on my ceiling... COULD IT BE?? I climbed into the attic and found not one, not two, but THREE active leaks. Contacted HomeGuard, sent photos, these were not new leaks because the wood had already turned black. They sent the original inspector out, tells me another $1500 worth of work is needed... With a bunch more back-and-forth, they claimed that the leaking areas showed no "visible signs" of potential leak, did not wish to take responsibility. I climbed on to the roof myself and found the 3 areas to have some exposed nails and sealant on the shingles, let's say these are more than "visible"... read more

Warning! Go somewhere else for home inspections!!! My realtor recommended using HomeGuard cause they were fast and cheap. I should have taken that as a a red flag but as a first time homebuyer, I was taken advantage of and didn't know better. The two inspectors were super rude and hated that I was there to watch. When explaining their "findings", they made me feel stupid and worthless. Ironically, they were the ones who up ended being useless. The leak they found under the sink ended being fixed with just a twist of the pipes, and the loose bath spout just needed some caulk around the edges. Those were their main findings and they charged me over 1 grand! When I asked why they didn't check other things, they just said the house is new, nothing to worry about...WRONG!!! There were wall cracks, clogged drains, low water pressure, cracked windows, leaky windows. All these things cost me thousands to fix and I'm still dealing with these issues to this day... To new homebuyers, take your time at open houses and spend time doing your own inspections. Don't let the realtor pressure you to buy after just a single rushed showing. Home inspectors and and realtors should be held responsible for missing critical items. The cards are really stacked against homebuyers... I hope this reviews helps others from repeating my mistakes. read more

DO NOT USE THEM - we hired homeguard for some work addressing items identified on an inspection report. They were simply horrible and completely overcharged us. It took them 3 weeks to submit a basic permit, another month to respond to a question from the city and so after waiting for 2 months I finally cancelled the work. I was the one following up with everything as they did nothing, absolutely nothing. I'm stuck with A $500 bill on top of this for "managing the permitting process". Again, they did nothing to Manage it and in fact the application was not complete. Honestly I would NOT recommend any work with them. They hire out everything and mark it up. A permit should have cost $185, their markup made it $500. Last, they SAY they will call back and they DO NOT. I'm still waiting on 3 calls that will never happen. STAY AWAY. read more

I had Homeguard inspected my home and the overall experience was really horrible. One of the section 1 items was a fungus issue on a siding panel, but their contractor came out later to repair confirmed it was not a fungus issue, it was mark of previous minor fire damage. However, it was already after the contractor already replaced the siding panel. Then later, they insisted they are not sure whether it was fungus or fire damage and I have to pay for the repair. It was their false report and I don't understand why i have to pay for it. On top of that, the replaced siding panel looks different from the original one so, it is very visible and ugly. *Update - Homeguard reached out and tried to resolve the issue. They reduced the cost by $375 and settled an agreement. read more

After using them for 4 separate inspections across 2 properties I am relieved that they are indeed a company with integrity and able to own up to a mistake and make it right. We used this company to do home inspections before putting our house up for sale. They neglected to inform us of a serious infestation of rodents in the attic and crawl space of our home. It wasn't just some rodent poop. The insulation is destroyed and needs to be replaced. When I called and spoke with them to ask how this wasn't in our report, I was told that they do not report on these kinds of infestations. I asked, "So if you see blatant evidence of a home being destroyed by a rodent infestation, you will purposefully neglect to put it in the report?" And they responded yes. I am thoroughly disappointed. This issue could have been resolved weeks ago BEFORE listing our home for sale, and because of their seemingly intentional neglect, it is possibly affecting how we can move forward with the sale of our home. read more

You spoke with a customer who has been doing business with you sending you customers because he is a Broker, yet your rep John was unprofessional, rude, hostile and argued with the customer. Well John would not give Broker Mark, your corporate number or your supervisors number now you have some explaining to do. This service has never sent anyone out, they always make us find someone to do the job, then they take money off the top of what you pay out of pocket to the service doing the work. Buyer beware! Home guard incorporated inspected my new house and did not check any of the appliances including the BUILT-IN dishwasher, double ovens, ice maker machine, and cold and hot water dispenser!!! All of those need teplacing!! What's worse, the appliance repair tech who came to fix my dishwasher ( Under the home warranty) cannot get it out of the cabinet slot and is now declining service to the dishwasher. The tech is concerned that he may accidentally destroy the property trying to get the dishwasher out. I am super upset!!! We had a roof inspection and then a small roof repair. Our agent set up the roof inspection, it was very easy and I paid by CC, no issue. For the repairs recommended, I called HomeGuard back. This was a bit trickier, they wouldn't even arrange to do the work until I could print and then scan back the signed contract - they don't have any digital way to do this. Given the whole Coronavirus thing, I had to wait to unpack after my move to find my printer. But still seems ridiculous, lots of people don't have access to printers. I was helped by a LOT of people - Darlene, Lucinda, Kimberly, Tony, Jannette, Helen, plus the people who did the actual repair. I appreciate all of there help, but a seems like a bit of overkill for a $300 job. I also didn't get pictures of the repair to verify that it was done (since I'm not going to climb on the roof to confirm), but hopefully these will come soon. read more
