    In response to the reply: It was made clear that pest treatment was tenant responsibility. We were afraid to report the bed bugs out of fear of being stuck with the bill for treating the whole complex. So, we treated independently, and have receipts to show what was done not long after our Oct 2018 arrival. See you in court, and at a personal injury hearing. You can't treat people this way.

    Fee stated as "non refundable". However, not clarified before or after application has has been processed, which mines were NOT!

They don't even acknowledge that we reached out or applied. When a rental became available with Royal Realty, I immediately called the agent listed for the rental expecting no answer. However, he answered the phone immediately and was very pleasant and helpful! I was shocked! I told him, "Wow, thank you for even answering your phone! Most agents completely ignore my emails and calls." Rodney has consistently communicated with me throughout the viewing and application process. He has been the ONLY agent that has done so throughout our three months of hunting for a rental for our family. Just about when I was going to give up on finding a rental, we met Rodney today in person to view the rental and he was so kind and thorough. He explained every part of the home and even took us around the property to show us where the shared units were located, ones that we were not applying for, but that we would be sharing the space with. He took the time to get to know us as people and made us feel seen and welcomed. Most agents we've seen in person unlock the door and just tell us, "Okay you can go look inside" and never really talk to us or show us around. He was very transparent about the application process and the owners needing time to decide if they would be willing to accept our multiple pets. I told Rodney regardless of the outcome, I truly appreciated his timely and consistent communication with us and meeting him today. We are hopeful that the owners will accept our family and multiple pets, but even if not, our experience with Rodney makes us want to find a rental with this company since we know they will take care of us and our needs.     Thank you to my sister for recommending this team because they were an absolute dream to work with…read more As a first time buyer I had no clue what I was getting myself into, and doing my own research/ talking with friends and family only made me more confused. But after taking with Sean and Raullen, I was able to take the first steps and felt like I was finally heading in the right direction. Their team was in contact with me basically everyday from the initial calls to viewing, step by step they explained everything, and anytime I had questions or needed recommendations they were always there to answer. They work with the purpose of supporting you, and communicate so well between each other and the other key people it takes to close on home, that within a month or 2 I was signing and handed my keys!! It's been about a year since then, and I'm so thankful to them for being there and basically holding my hand through the whole process. I'll be sure to contact them again when the time comes! And then retaliate charging for normal wear and tear of a house falling apart. We have pictures too. Shameful No damage was done on the property, as stated on the invoice this is normal wear and tear. Also this is a two unit property shared garage cans. With another tenant who also used the garbage cans, where we even helped our senior lower unit tenant dump her garbage the day we moved out, And when we moved in the cans were full and we had to request it to be removed. We have emails showing the cans were full and removed with rental company. Returning property as it was found, no damage done to the property. Normal wear and tear on the invoice and some are not even real. Duck tape so rodents don't go in the house.. wear and tear! And all health issues gone since moving out Security deposit can not be deducted for no damage and just wear and tear, as seen on invoice to the property. The towel bar was like 40 years old! Sean and Cathy can kick rocks with slippers on. Extremely unprofessional and unethical.

I know this for a fact to be true after renting from them a few years and when I moved out they definitely found reasons to take most of my funds from my sec! They even used a past maintenance repair from the past to wrongfully deduct from my security deposit! But their unlaw practices will be exposed on every platform, agency, authority in Hawaii, the Landlord tenant licensing , and consumer affairs including the legal system!

    I scheduled a viewing today at 10:30 am in pearl city. Took my lunch time coming from chinatown,…read morepicked up my daughters from Aiea, 5 mins away from the location making me 5 mins late. So, I arrived at 10.35 am, I had no contact information for the person showing the unit but I did have the office contact. I parked and walked 20 feet to the door as it was easy to find. I knock on the door for about 2-3 minutes hoping to find someone open the door. I thought maybe I got my day or time mixed up for another unit, I double checked. I find the office number and I call them at 10:40 am. The lady on the phone was completely gas lighting and her first question was "Did you JUST get there?" obviously, I had to walk from my car to the unit (which was completely visible from where I parked) then to knock on the door and then to call the office. She said she would call me back as I waited. She called back 5 minutes later stating that I was late, and they lady had left already. That she could come back but that it "would be awhile". But why would it take awhile if she just left? did she leave at 10:31am??? I was appalled and let the lady know that this customer service was unacceptable, there was no courtesy call, no grace period, no contact whatsoever on, are you on your way still? traffic? got lost? anything. I told her that if the service was like this in the beginning that I would not want to rent with noncommunicative company to begin with. just for reference, I have worked in property management for 15 years and have had people rent from me due to my customer service even if they liked other properties better. There is always as 15 min courtesy with 3 companies I have worked with and a call at the 15 mins to check on the prospect. (1 here in HAWAII) This woman had to have left between 10:30-10:35am or they forgot and because I had just called them gaslighted me to say it is my fault because I was late. Looking back at the reviews, I am happy to have made the right choice to not follow through with the tour. YOUR CUSTOMER SERVICE WITH THE VIEWING AND THE PERSON YOU HAVE ANSWERING THE PHONE NEEDS TO INPROVE.
