The owner of Property Synergy, Boris, has been running our 54-unit condo since about 2007, first as Board President, then later as Manager. He has strong people-skills and "emotional intelligence," and is an excellent middleman when there are differences of opinion between the Board and the homeowners. He is polished, professional, and articulate when working with attorneys and professionals, yet down-to-earth and relatable with the homeowners and contractors. He speaks several languages, and is well liked by the Board, the homeowners, the contractors, and the people in our community. People describe him as easy-going and understanding, yet he knows how to get the job done on time and within budget. Boris grew up in a condo Association, currently lives in a condo, and is a past president of a condo Board himself. Boris knows what it's like to interpret Bylaws and Declarations, work with both homeowners and renters, and keep up with the ever-changing Illinois Condo Act. He excels at keeping track of all the moving pieces within a project, and is able to stay on top of the accounting, budget, bills, contracts, and management-side of the business while still making sure the repairs, maintenance, and homeowner complaints get addressed in a timely manner. He has seen us through several emergency situations including the "snowpocalypse" of February 2011 when our snow plow broke down, and a burst water pipe in the basement that caused a flood. As volunteers, the Board members' time is precious, but Boris keeps us apprised of everything going on without burdening us with endless reports or phone calls. He knows how to handle situations himself, but also knows when it is appropriate to get the Board involved. Our meetings go very smoothly because he is well-organized and prepares a detailed meeting packet beforehand that includes the agenda, all pending projects and their statuses, and all the financials (both high-level and detailed) to help us make decisions quickly and with the most current information available. Best of all, Boris is both educated and "street smart," knowing how to negotiate the best rates with contractors while also understanding the legalities of contracts, insurance laws, etc. He is reliable and responsive, and has a calm, friendly demeanor that can quickly diffuse an intense situation when tempers are running high. We are writing to formally express our ongoing concerns with the current property management. The business operates under a PO box address, which limits transparency and accessibility. Communication with the owner, Boris, has frequently been difficult. He tends to respond in a combative and emotional manner when questioned, and often resists constructive criticism. This behavior has made it challenging to address and resolve issues effectively. Key concerns include: Parking Lot Maintenance: The condition of our parking lot continues to deteriorate. Despite the recurring issues, we are repeatedly charged significant fees for repairs and maintenance. There is little to no evidence that multiple quotes are being solicited, which raises concerns about cost-effectiveness and accountability. Contractor Selection: It appears that due diligence is not being exercised when hiring for contract work. In many cases, three competitive quotes are not obtained, which is standard practice to ensure fair pricing and quality service. Condo Cleanliness: The cleanliness of our condos remains subpar. We have cycled through several cleaning companies with little improvement. This inconsistency affects residents' quality of life and reflects poorly on overall property management. Professionalism and Competence: Boris demonstrates a lack of professionalism and maturity in his role. His focus appears to be more on timely payment than on resolving community concerns or improving service delivery. read more

He is very organized and uses the latest technology to run and keep track of everything going on in our 50+ unit condominium. I would like to express my concerns regarding Property Synergy and the quality of their property management services. Firstly, the cleaning services provided have consistently been subpar and do not meet expected standards. Additionally, the company frequently proposes projects for the condominium that appear unnecessary and come with excessive costs, raising concerns about financial stewardship. While the owner of the company is responsive to communication, it is troubling that the property is billed for even minor requests, which adds an undue financial burden. Furthermore, the maintenance personnel do not make regular visits or provide consistent support, yet monthly fees continue to be charged. Of particular concern is the unprofessional conduct displayed by Boris during board meetings. We switched to Property Synergy to manage our 9-unit building in September 2019 and couldn't be happier. We had a long list of building projects that Boris promptly began working on. He helped us prioritize the list according to our budget and has been very thorough with each project. He provides competitive bids, monitors workers (including COVID related safety procedures), and checks the quality of the work once completed. He impressed me so much I was able to talked the board into giving him a 1 year contract. Well that was the last one contract. I moved into a building Boris manage and I'm very please with the outstanding work and services that he is given to maintain the property,and the very professional manner that he conducts his Business just the best. I had an old air conditioner in the unit but did not have anyone to put it in so I ask Boris if he could refer someone . There was an issue impacting living together with said roommate which negatively affected our being there, no fault of Property Synergy. Boris is truly amazing! I moved into a condo that he is managing not too long ago. Even though it was not part of Boris's job he still came over to introduce himself and made sure that everything was perfect. Boris, the manager, is very prompt in anything we ask him to do. He answers in minutes to our problems. We had a window broken by the wind on our staircase and he showed up in just a few minutes to clean up the glass. He also fixed the backdoor's locker in a few hours after I contacted him.
