Gabe and his team at Allegiance are so easy and great to work with. It's been exceptionally hard to find help with some properties in the Sacramento area that I can't manage myself. During my initial search, most of companies I talked to in the area over promised and under delivered. From the first call, it was clear that they were lacking professionalism, industry knowledge and some never even called me back. I do have high standards of course as I myself have been doing the job for 10 years but I couldn't believe the experiences I was having with these other companies. When I finally found the Allegiance team, I was so relieved. Not only are they great at what they do and got these properties rented quickly, they are just fun to work with and very down to earth. Their knowledge, professionalism, fair pricing, and outstanding customer service also set them apart in the industry. They will continue to be my first choice in the Sacramento area and I can't recommend them enough. Thank you Allegiance Team! Highly Recommend!

We've been trying to get in contact with them for about a week and a half through calls, texts, and even by visiting their office in person, only to find out that no one is actually there. The contact information listed online didn't seem reliable, and we were given different numbers to try instead, which only added to the confusion. I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

    Warning to Property Owners: do not list your property with RNB Elk Grove. They barely lift a finger…read moreto market your property. * They take 5 business days to process each application. * They will not show the house to any prospective renter until the renter has paid an application fee, submitted their application, had their credit, income and rental history checked, and been approved. Very few tenants are willing to go through all of this for a house they have never seen. * I had to show the house myself or have friends show it. * RNB did not list it on Zillow or Redfin. They said they submitted it to these sites, but RNB never followed up to see why it had not shown up until I pressured them 5 weeks into the process because we had so few inquiries. In the 5 weeks I worked with them their "efforts" produced a total of one applicant. They charged me $600 to break my agreement so that I could find another management company. It's true their contract says they charge $600 if you cancel before 60 days. It's also true that their contract says they will post on CraigsList but they did not do this and Nichelle even told me when I terminated that they did not do this. Their contract also says they will post on Zillow, Redfin, etc. but I checked those sites and it was not there. When I asked for proof that it had been posted there, they simply sent me a page that said "posted to internet." It also says they will post on Social Media which they did not do. It also says they will provide "unlimited showings" yet omits the very important part that they will only show it to prospective renters who have paid $50 application fee, gone through the process and been approved. When I told them I should not have to pay the $600 due to their lack of good faith effort to rent my house and their breach of contract by not doing what their contract says in terms of leasing and being deceitful about the showings, they refused to terminate my agreement, take down my listing to allow me to find another company and refused to return my keys or garage door opener until I paid the $600. I lost that money plus rental income from the time they wasted. I signed their agreements and entered the relationship in good faith, trusting they would make a significant effort to find a renter for my home. I hired them to help me and they only caused me stress.

Unexpected work for months that was never discussed prior to moving in and then blamed the landlord and workers for not even letting us know the work had been finished over a month prior yet we were not allowed to use our premises (confirmed myself with the construction company who said Keyrenters was aware) Upon moving out, they also will keep money for repairs and promise to give receipts (CA law) and then they ghost and block you right after you move. Myself and other tenants have moved strictly because of this company and how awful they are with privacy, communication and unlawfully keeping your money without any proof or receipts (AB2801). Notice how their good reviews only come from landlords because they do not give a shit about tenants AT ALL.

I initially spoke with Kristen, who took the time to explain the process, answer my questions, and let me know that Marshal would be following up with me. Shortly after, Marshal reached out and was incredibly responsive, professional, and knowledgeable. He sent me detailed information directly via email, answered every question I had, and made what could have been an overwhelming decision feel straightforward. Before contacting RNB, I had reached out to another property management company, and the experience paled in comparison. They weren't nearly as helpful and mostly directed me to their website for information. RNB's personalized service and communication really stood out. We were fully planning to move forward with RNB until our plans changed and we decided to sell our home instead. Even though we never officially became clients, I wouldn't hesitate to recommend RNB to anyone looking for a property management company. Their customer service is exceptional.

After reading it, I realized that everything I said in that review is as true now, as it was then. I will never manage a rental again or consider partnering with another management company other than RNB. Their staff at that time was responsive and capable, as they are now. The person I depended on then was Marshal, who is now General Manager and he has a fantastic team. Individuals who have different styles of delivery and yet share the same traits of being service oriented, time aware, and efficient. Most recently, Luke, provided that steady support in helping resolve a stressful situation. Their office seems to be organized by specialties and functions that overlap rather than by rigid departments. They manage the process of preparing your property for the rental market, they handle the marketing and advertising on multiple listings, collect applications, screen applicants, onboard tenants, respond to their needs in the course of the tenancy, and offboard them. You are always made aware of what's going on and always have final approval. And they also provide you with an Income/Expense statement at year end. If you are a landlord looking to lessen your load, RNB will do the heavy lifting for you, as they have done for me, for the last 8 years.

All appliances are new; nothing leaks, fans spin, lightbulbs are bright. Our sidewalks are clean, the laundry room sparkles, hand rails are newly painted, and all our security gates open and lock ( thank you Mark!) so our outside doors and cars are safe!!! We've never had an apartment break-in in the 16+ years I've been here!! We have security doors on each apartment. You can lock up your bicycle in our very large bike cage. And cameras view the entire 2+ acres of this property to keep us safe. This "small family" business has grown with the times, and we are a phenomenal experience. And gosh, it's springtime in this garden. The, gorgeous red, and yellow, roses are blooming. So are the red, pink and white azalea. Camillas too! We have wild strawberries carpeting under the gardenias! They smell like Hawaii!!! Shall I go on??? Orange trumpet flowers bloom around the bike cage. Bougainvillea are just opening. The birds are building their nests in the pink and red crepe myrtle trees and hummingbirds are everywhere!! The only problem is....we have few vacancies as no one wants to leave. The Manager Michelle after you submit a application she will lie and say you didn't qualify if your not of her liking, without even looking at your application. I submitted an application did a fllow-up she said I didnt income qualify with a $6,000 total per month income that's more that 3x the rent for a one bedroom, and then I had my husband apply because I didn't want to think it was discrimination, she denied him stating his credit now she requires a 680 FICO, he has a 743 FICO, We Also spoke with a few of the renters at the 2080 West La Loma Property, After speaking with them I can say we dodged a bullet, it was told the units are rat infested, full of roaches, and management like to be in your personal business. My red flag is that she gives you this song and dance and running an illegal business, I will be reporting the Illegal Practices to the proper authorities. People please besure to ask for references from current property tenants. from what I was told the turnover rate is great and people move as soon as they can. I don't want to pull the race card but it's there. I was also told that she ask the residents to give a good review as a favor. so people are not giving a honest review but a favor.

The primary complaints center on unresponsive management, delayed or neglected maintenance, unclear fees and security deposit disputes, and poor safety or security within managed apartment communities. Major grievances against the company include: Neglected Maintenance & Repairs: Renters have frequently reported that maintenance requests (like fixing A/C, resolving mold issues, or addressing plumbing leaks) are severely delayed or completely ignored, sometimes resulting in unsanitary living conditions. Poor Communication & Unprofessional Staff: Customers cite difficulties in reaching leasing staff or regional managers, unreturned phone calls, and dismissive attitudes when attempting to resolve account or housing issues. I was stunned. The showing agent was unprofessional, disrespectful, and lacked interpersonal skills. I had questions, as Zillow doesn't normally give you the story up front and it's a gamble whether the information is accurate. I've been a renter for going on 6 years now. Any question I had was met with disgust or rather judgement that I had to ask it. Whether it was double checking the deposit, or double checking the pet restrictions, the response was clear reiteration that it was a problem for her. Overall just disrespectful, distasteful, and a poor representation of a business. I'm concerned this is past bad customer service. I came into the appointment with my sister and law- we are young, in our 20's- it leads me to wonder if we would've been treated with more respect had she been working with people over the age of 30, 40, even 50. It felt like ageism and discrimination. I don't care for a response from the owner, as I've read that it becomes an argument. This is for those interested in working with the property management.
