I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

I lived at…read moreHacienda Gardens before Bryant Properties took over and watched it go from a cute and quiet gem in a not so great part of town, to a dishonest, roach-infested dump with turnover so high there's no point even learning your neighbors names. I can't speak much of the apartments themselves because I lived in an old unit w/ no upgrades. They are old and we did experience some breaks throughout the years. Towards the end of our time there, we were less open to go to Maria since she would ignore our texts and had yelled and threatened eviction over the phone. The grounds are kept relatively clean now, but there was a time soon after buying the complex that mgmt stopped the regular upkeep and accepting tenants in recovery. (Maria said the ones above us were heroin addicts, after we called the police from the constant fights) Soon the complex became infested with roaches. My parking spot was 20ft from my front door and it was a miracle if I counted only 5 roaches after coming home from work. They regularly spray now but the roaches are still bad. There's plenty of other things, but Maria's management of the property was abysmal. Not once while she manager did we receive any legal Notice's to Enter, when inspections were to be done except when she was training a new manager during our last week living there, legal Notice's of Increase in Rent, Lease Agreements, and we suspected her involvement in theft of packages (Which is what started her hatred for me because I filed a police report and was told by the police that crime had increased significantly since Bryant Properties took over). The nail in the coffin was her continued rudeness and disgusting behavior once my boyfriend and I lost our jobs from Covid. Not only did she have no compassion, but was obviously ignorant of the current ordinances since she kept demanding payment knowing we were having problems with EDD. I do believe Maria is no longer property manager, but she did train the new one and she gave me a 30min heads up to do my walk through on the very last day of my lease, so ‍

The next day, a professional pest control company came over..never saw another ant after that. Also, there was a door that's didn't fully close properly. Scott's team was on it right away. We never had to negotiate with them or reach out multiple times to get anything fixed. Lastly, as a renter I appreciated receiving my deposit back (minus cleaning fees, which were very fair). After a previous (and horrible) experience with another property manager, this was so refreshing.

I live on the edges of the Sacramento area, so any drive I make into the area, especially during busy times, is one that I need to plan out. I arrived at the property at 3:33 at the latest to find that no one was there. After waiting several minutes I decided to call Ms. Dominick, only to find out that she had left at 3:31 for "another showing". I do not know Ms. Dominick's skill as a real estate agent, only that she is apparently too busy to wait 5 minutes for someone to show up to a scheduled showing in case of extenuating circumstances.

I've rented 5-6 times before (Los Angeles) and this place is unfortunately over priced and just trying. they require pet deposit AND pet rent. My biggest thing is they do not value the health or safety of tenants. Management doesn't warn you or keep you informed particularly about things that impact your health (painting adjacent units, offering PPE when all the units are connected via central air/heat). They lie and say the product they use to paint is plant based and non toxic despite it smelling like paint fumes. I asked for that documentation and was never provided. I've asked for help with paying my rent, they reach out but don't follow up. Policies like as the 50 foot non smoking are not enforced so it's unhealthy for little children or anyone with asthma that may live here. I had to ask my neighbors several times to smoke away from my windows. The Laundry room is only through an app that is terrible and not accurate so have to go elsewhere. Don't get locked into a lease. They pretend to be helpful but don't offer real solutions when this is supposed to be your home. They just provide lip service, so your just another $$. I waited almost a month to receive my deposit back. I had to keep following up with management who was always 'busy' and it's in corporate hands so 'I don't know'. Document everything. When policies and the healthy and safety of the residents are valued and enforced, the property will be of more value.
