The bones of the house looked solid but there were cosmetic things we know needed to be addressed. To find out more during escrow, we hired Diamond Property Inspections after talking to a few home inspectors and getting quotes. Their initial response was professional and knowledgeable. They were not the cheapest but their initial contact was the best and they met my schedule. He worked for 3.5 hours as he painstakingly took the time to assess the homes conditions. I was there and walked around the house separately. He caught the things I saw and a bunch of stuff I didn't. Late that evening he emailed his final report. His report was thorough and illustrated there were other stuff that we had to be concerned about including an aged HVAC. We submitted a request for repair credit which the seller tried to negotiate down but we did not accept it and walked away from the home. An offer was placed on a different home that looks more solid and I will definitely utilize Diamond to take a look at that home before we complete transaction. Highly recommended!

We discounted our house because we simply can't afford to upgrade the entire place and we need to move closer to work. The house is perfectly fine. He listed so many changes, our realtor thought his report was for a different house. New carpet? The carpet is in good shape. New countertops? How does that affect the structural integrity of the house? Old HVAC? Buddy, the TWO HVAC units were replaced last year. It's in the escrow paperwork. So, you're telling us that we need to conduct $80-90K in cosmetic upgrades on a discounted house? How do these changes affect the structure? They don't. Also, it really takes three hours to inspect a home? After you're already late due to "car problems". Maybe it's time for a new car. Also, is it SOP to have the buyers show up at the house, use the restroom, and get water out of the seller's fridge when you're there? He must be friends with the buyers of the house. Mind you, the property I bought is two hours away from where I currently live and we were already en route. The sellers had also arranged to be out of the house during the inspection and Tony's last minute cancellation and wanting to move the inspection 2 hours later did not work with anyone's schedule. We canceled the inspection needless to say. I wouldn't recommend working with this company if you value your time.

JC at the office was very informative and knowledgeable about all packages offered and was able to answer all our questions. Eric did our home inspection and I appreciate how thorough he was. We were given a four hour time frame and he took two hours for a 1500 sq ft house including sewage and mold. He explained everything to us in detail while we were there and inspection report came the following day which was a Saturday and the mold inspection is expected the following Tuesday. I thought everything went well but some costly issues were discovered right after closing. I believe these issues should have been discovered in the inspection. 1. The upstairs bathtub was not filled and tested. After the first shower, water was leaking into the downstairs ceiling. 2. The washer and upstairs bathroom drains were not inspected and water was leaking out of the sewer pipe under the house. John sent a robot under the house but didn't run the water while it was there and he didn't physically go under the house so the leak was missed. 3. The dryer vent was never tested. It was completely clogged and blocked which is one one the leading causes of household fires. My agent contacted the owner who was completely unhelpful and unsympathetic to our complaints.
