Check the "Reviews not currently recommended" before hiring this company! You'll find story after story corroborating mine. The hits keep on coming from RPM, even two years after we fired them. Turns out the tenant they "vetted" so thoroughly had been evicted before she was recommended by RPM as a tenant for my property. We only found out because we had to evict her and had to hire a lawyer, who immediately saw that she had been evicted previously. RPM response? "Well she paid for two years, didn't she?" No shame that they withheld critical information of previous evictions. Don't say you weren't warned about RPM, because I'm telling you now. They can't be trusted, not with one nickel of your money or property. read more

Anyone looking for a property management company stay far away from Real Property Management. They take your money and neglect your property. The repairs that they complete, when they do complete repairs are substandard. They charged me fees higher than allowed in my signed contract, and when I complained they terminated my contract without giving me proper notice and told me my contract terminated in 2017 when I didn't sign their new contract which had higher fees. However, they still kept collecting my rents and taking out fees until now. They don't answer their phones and usually only communicate by email. If you are using Real Property Management, I suggest you go check on your property. read more

All of the reviews are correct. RUN do not WALK away from this company. I was a tenant for about 3 years. My roommate and I always payed our rent on time and in full. Treated the house as though it was our own. The first lease went well, no issues. Then, winter happened. My roommate and I at the time had various hot water and heating issues. Felt as though it took forever for the maintenance guys to come out. There was only one in particular who actually showed an interest and was hard working. He no longer works for the company, sadly. It all ended In the Late Winter/Early Spring of 2018- there was a flood from the upstairs floor. A team of rugby players lived up there, who had moved out in the Fall. (Not only were they god awful & loud at all hours of the night slamming gym equipment, they had a slew of people living there! My roomies didn't want to cause issues. We politely had told them that my room was directly under their stairs! They didn't care about the property like we all did. Well, sure enough all of the windows were left open in the Fall. It caused pipes to freeze and down came the water flooding our ground floor apartment out. We eventually had to break our lease without penalties with the LL. (Who was also in shock of his property being left in such a way.) 2 weeks out of our apartment with 2 dogs and at the time, 3 people. We all split after this. But, had the management taken proper care and someone come out, this could have been avoided. There was nobody to contact about it and all you get is a phone line where someone says you can put your name on a list for someone to get back to you. Painful final lease. Glad I'm through with them. read more

We worked with Zachary Hall over a week. We saw a property, and pretty much immediately wanted it. He said if we filled out the application and sent a picture of a check with the security deposit amount we would be first in line to get the place. So we did this within 24 hours. Suddenly, though, we were second in line, and he stopped responding to texts and emails. if he did, they were quite rude responses. Then, right before the weekend, we received the lease. We were shocked no one told us that we were accepted before it was sent, but because we loved the place we signed. However, the next day, our lease was deleted and we were told they sent it on "accident". Zachary didn't apologize, promised to call us and never did, and we ended up not getting the place. If you haven't realized, Zachary and his associates at RPM have terrible communication skills. They sent a lease, and even though our signatures were legally binding they just deleted the lease. There are so many issues and I am so disappointed in their lack of professionalism. At the very least he could've responded to texts and emails punctually. read more

We had a fantastic experience with RPM from beginning to end of the experience. Zach was amazing in getting our unit prepped and listed. He quickly found excellent renters and was always responsive. He continued to provide assistance even after the unit was rented. During the rental period, Javier was great in answering questions and addressing concerns. Both had quick response times and were very professional. We chose to sell our rental and they both helped make the entire process run seamlessly. Real Property Management is the REAL DEAL! Caleb and his team are very professional and they respond to inquiries in a timely manner. With Caleb, you feel as though he cares about your property just as much as you do. When looking for a property manager we were looking for somebody who A) responded to our inquiries in a timely manner and B) took a proactive interest in our properties. RPM has done both of these very well, we couldn't be happier. We came from another property manger that was a nightmare to deal with. Real Property Management came to the rescue and got our units up to par by coordinating the maintenance as well as getting the units filled with quality tenants. We couldn't be happier with Real Property Management. If you are thinking of switching property managers, or in the market for the first time, Real Property Management is a no-brainer. I know the road of investing in real estate can be a bumpy one at times, but RPM has made the process smooth sailing for us. Such a breath of fresh air! read more

I have had nothing but the best experience with Real Property Management. RPM rented my unit in less than 1 month after signing the agreement. They did an incredible job vetting applicants and finding the best tenant (tenant renewed lease agreement). I have had several incidents; however, incidents were resolved promptly, and with minimal cost. I am so glad I found Real Property Management and would definitely recommend their services to friends and family. read more

I've tried really hard to give RPM the benefit of the doubt, but they just keep dropping the ball. The email from addresses that you can't respond to, and they can't seem coordinate anything correctly. The one thing they're good at is telling you that they're listening and making improvements. But after 5 years and new owners, those improvements are yet to come to fruition. I'm happy that once I get my security deposit back (from the 0.02% interest-bearing account they put it in) I won't have to deal with them anymore. read more

Terrible company, terrible experience. After firing RPM we are still cleaning up the mess they made. I'll list some of the problems: 1. Significant overcharges for repairs - RPM would not provide pictures of repairs and many needed repairs were never completed. 2. 2 years into dealing with lead certificates that were paid for but never filed. 3. Rare and unexpected repairs such as suddenly needing 2 new water heaters at the same time... one year after installation all of the pipes are corroding. 4. Employees simply ignore you if you have a problem. 5. Rental agents listed properties without consulting owners or tenants on showings. 6. The eviction services they provided were so awful they sent eviction notices to the wrong apartment for several months. This is a partial list. I have no idea why there are any positive reviews but for people from out-of-state who can't physically see what is happening to their property. read more

RPM is ok at managing my unit. They respond to my tenant's needs and are generally pretty quick to get someone out there to fix stuff. My biggest complaint is they do not get you, the landlord, rent money in a timely manner and do not care to change their practice. When I did not have a Property Management co. Section 8 would direct deposit my rent on the first or mail a check by the 5th. RPM will not pay you before the 10-15th and if that day falls on a weekend or holiday forget it, you are not going to see your money for another few days at least. I have called and asked and been told it's my bank but my bank says nothing is deposited or pending. I call or email every month on the 11th stating I have not received my rent and they are just like , "if it is not there tomorrow call back". Remember mortgages are due on the 1st and if tenant's are late we charge them a late fee on the 5th but this company thinks they can deposit when they feel like it with no repercussions. So if your house is paid off and you have so much money that you don't need your rent any time soon they are a decent management company, but if you are like me and need to pay some bills with that money and have a mortgage due on the 1st that takes a large part of your income find a company that will pay you within 3 business days of receiving rent. It is currently the 11th, Saturday, yesterday was Veterans Day so the earliest I will see my money this month will be Monday the 13th if I am lucky, even though they were paid on the 1-5th. This is the main reason I will probably not renew my contract with them because I am not Donald Trump with loads of cash, real estate and time to wait 2 weeks for money they received 7-10 days ago. I can be reasonably, 3-5 business days is reasonable to me, not 10. read more
