They told me many different things like they would tell me if any charge was done during the eviction process and they did until they charged me $2,495.00 for the writ execution. Which was conveniently left out of our conversations. It took them 9 months to finally get me to the manager in which she told me basically that they don't care and they are gonna charge me pretty much. They don't care that their employees told me different things. Now they want to charge me 3 months termination fee for every unit even though they didn't lease a single one of my units. If I could give zero stars, I would. My experience at University Oaks Townhomes has been nothing short of distressing -- not only as a tenant but as a human being concerned for my health and safety. Behind the modern finishes promoted online is a reality of serious infrastructure issues, poor management, and deeply concerning negligence. My unit tested positive for hazardous mold (Penicillium & Aspergillus), confirmed by a certified environmental inspector. Despite repeated documentation, maintenance requests, emails, certified letters, and even legal involvement -- management, led by Vicky Upmann, has done nothing to remediate the mold that is actively harming my health. Here's what's worse: I legally cannot hire a mold remediation team myself. The protocol must be requested by management or ownership. Vicky is fully aware of this and knows I am actively trying to resolve the issue -- yet she refuses to initiate remediation or release me from my lease without penalty. I've now been left to live in an environment confirmed to be unsafe. To make matters worse, I've experienced blatant retaliation. After requesting reimbursement for the $600 mold inspection, my account was suddenly charged a fabricated $500 pet fee (plus $10/day), conveniently totaling the same amount I'm owed. I do not have a pet, and I was out of town on the date they claimed one was seen. Despite providing proof, the charge remains -- and was used to reduce my rent payment, pushing me into "delinquent" status and opening the door for late fees and possible eviction. This isn't just neglect -- it's financial and emotional manipulation. I now suffer daily in an uninhabitable space, where my concerns have been minimized, denied, and punished. I've involved the City of Houston, consulted legal support, and documented everything. Still, the mold remains. The health risks remain. And the silence from RPM and University Oaks is deafening. There are other residents with similar stories. We're coming together to support each other and make sure the truth is not buried. I'm deeply disappointed, emotionally drained, and increasingly concerned that my experience is not just mismanagement -- but something more targeted. I hesitate to call it discrimination, but I can't ignore how I've been treated in comparison to others. I just want safe housing, fair treatment, and accountability. Until this is resolved, I will continue to raise awareness and advocate for my right to breathe clean air in my own home. read more

Are you a landlord and are wondering why your rentals are sitting? Working with this Property Management Company has been terrible. This unit had been sitting on the market for 157 days. Now I know why....The listing agent doesn't answer calls for texts. My Client was interested in renting a unit and I could not get answers from the listing agent for 3 weeks. I had to call the office and talk to others to get her to answer every time. My Client moved in the rental and didn't have hot water for a week. The HOA said she had to get a hold of the owner but the property management company wouldn't give her the owner's info. It is a landlord friendly management company and I will trust them with selling my rental house as I am now retired military. The service response was fast and work performed is top notch. Given their close team and in house maintenance, the repairs were done in good quality and price. As we all know, the maintenance cost, comprised of labor and materials, keeps going up. I was always given straightforward, professional advise from operations manager, Vicky Upmann. Great jobs to all the team members. In my humble opinion, a careful before and after inspection, and mid lease six month inspection with photos as proof, keep all parties honest and responsible. read more

I would give them zero stars if I could. We rented one of their properties which was in great condition but little things like patched paint that didn't match. A broken kitchen cabinet door, noted in our walk through. While living there, the garage door had an issue, sprinkler issue, and hvac upstairs wasn't working. We also requested the cabinet be repaired. Cabinet was never repaired, we were charged for service calls and told we need to troubleshoot first (bc their vendors were so incompetent. We moved into the property in May after the freeze. Bc of the severe freeze, all grass was dormant and many hedges were dead. When the grass started to turn green, there were many brown spots and bald spots. We asked for assistance with the lawn but were told its our responsibility - there was no way to determine grass was in good condition at the initial walk-thru bc it was dormant longer than usual. During our rental, they did a 6 month inspection which was so invasive. Opened every drawer and cabinet and took photos. Inconvenient, inconsiderate and invasive. Following our inspection, we were told owners will not renew lease and sent us move out instructions. I sent Vicky Upmann about 4 e-mails asking why, before we finally got a response they were moving. Move out instructions were 4 pages long. Required to professionally clean the carpet (with receipt), professional move out clean (with receipt) and 4 pages filled with demands that were unreasonable and the responsibility of the landlord. They want you to get the house in full move in condition at your expense - well that is one of the costs of being a landlord. We spent $1,000 getting professional cleaning carpet cleaning and touch up paint that looked better than move-in. We used excellent vendors and spared no expense, as we wanted and expected our full deposit. 30 days following move-out, we received a portion of our deposit. They withheld nearly $1,000 for "kitchen cabinet repair" (we have numerous emails and walk-thru documentation and photos. A broken cabinet in the laundry room (laundry room had no cabinets), new grass and mulch (we were expected to mulch after 8 months of occupancy?). They also charged for a property detail for new filters (we replaced the filter and left a brand new one at the property), a closet rod replacement (never touched a rod), and door stoppers. We of course e-mailed Vicky, no response as expected. Its very clear who has professional business etiquette within the company and who is too lazy to do their jobs. We photographed, documented and emailed everything along the way which will support our case in small claims. They are crooks, unprofessional, dishonest and unresponsive. Before you engage in business with Real Property Management Houston (RPM), please consider as a renter they will nickel and dime you in every way possible. We left our townhouse in great condition (took video evidence) RPM (namely Vicky Upman and Melissa Thomas) came back and claimed we owed ABOVE our security deposit in "damages" named by their in house maintenance group. The charges were highly inflated - we brought their photo evidence to multiple contractors who would have charged us a tenth of the price. Charged us to repaint the whole town house when we hung things on 7 of the 48 walls in the unit. (Their move out checklist instructs you not to spackle/paint yourself so they don't even give you an option other than to pay their inflated rates) Charged us 200$ to change air filters and sweep the garage (both of which we did prior to moving out) and then when you try to reason with them their response is to send a collections agency after you. My advice is to DOCUMENT EVERYTHING. They will take advantage of you in any way they can and they do not care about their customers or business reputation. I have spoke to many people who had a similar experience. If you are an owner, be aware they will represent you in an unethical manner if you hire them to manage your property. Also they bought the place from the original owner. So how would they know the condition when I moved in. I wish I could give them a zero. I was without A)C for two months in the middle of summer. If you plan to rent a home with real property management I would not do so let alone hire them to manage your home. Anything sort of home maintenance, figure it out yourself and learn on YouTube or your be paying out of pocket bc they will not be responsible for any maintenance and will make you pay an absurd amount. They will also take all your deposit and make sure you get barely anything back. Over small things. Definitely would never rent or work with this company. I'm stress in this house. They make appointments to view house inside the home and take pictures like if the going to give me a discount on the rent for missing the days. I will highly discourage you from renting any property from this company. My experince was terrible. I had to terminate my lease earlier than the end of the lease and they did not work with me at all. I agreed to pay rent until someone was moved in into the property. I gave notice and they took their sweet time to send a realtor to take pictures to show the property. He came by surprise and took horrible pictures (even showing dirty dishes) and post them. After complaining and leaving the house spotless he didn't come back. Then he made a mistake on the booking system and after back and forth I wasted 3 weeks to be able to show the house. On a high market they took over 2 months to rent the house. After all that they didn't refund my deposit after 3 months of turning in the keys. They subtracted $850 for nail and holes and a door stop and also $250 for minimal cleaning, after I hired a maid and a carpet company. They refused to do a walk-out with me so I wasn't even aware of the charges. Communication is terrible and they refused to work with me. I can go and on but I think you get the idea. What a terrible company! I'll number my complaints since there are so many. 1. To drop off deposits and first months rent, we had to drive all the way out to cypress...twice! They wouldn't allow us to give them money any other way. Really? We lived in the loop off of TC Jester near Washington. 2. The main man in charge of repairs at RPM was 'buddies' with the owner of our property. He convinced the owner to lease his property when he moved out of town. He did this KNOWING the owner was a nutcase and acted like his house was his baby and it was perfect in every way. P.s. It was NOT! This caused headaches for us the entire time. 3. First week of living in the property, the washing machine that CAME with the house, started leaking through the ceiling on the first floor. We called RPM, they didn't seem too interested and said they'd send someone out later and they would call before they came. An hour later, I hear a doorbell and by the time I walk downstairs, their repairman BOB is using his key to unlock my front door. No call before hand, no warning, just letting himself into the property that I'm leasing. Totally inappropriate and unprofessional and technically against the law. They are required to give you warning in advance if they are going to enter the property on their own. They also tried to blame us for the leak. Even though RPM workers installed the washing machine incorrectly. Seriously, you guys are the worst! 4. The property was about 4 years old and was built with shoddy work. We found that out after the bottom of the front door broke off when we literally just opened the door to go outside. We hardly even used that door because we preferred to go out of the garage. I called RPM and told them the front door had ripped off the bottom and they told me that it wasn't a real emergency and someone would fix it in a few days. Seriously? A small child could've fit through the hole in the bottom of the door. It was that big. And that's not really important? THE WORST. I could go on and on about the terrible experience we had with our house and the way RPM handled every issue so poorly. I hope someone can use this as a warning to NEVER use this company or conduct any business with them if you have the choice. Had I known how terrible they were from the start, we would've forgone leasing the house. That's how bad they truly were. THE absolute WORST. read more

This is in response to Real Property Management's response to my review: I appreciate your response and although you can make your excuses look pretty in a YELP response, the fact is your team failed. It was SIX weeks without a sign and it was only placed after MY neighbor complained about the yard (6 weeks after it was on the market) AND the sign. I have emails going back and forth throughout the ENTIRE time I was with the company, and prove the failures. It's funny how you blame the AC charges on agents when my house wasn't shown in the entire 6 weeks it was vacant and the only people in the property was your team. It's clear that your business and team failed me as a customer and no one on your team took accountability for the failures. As seen in your response, you still blame others. Thankfully I am with a company now that is well ran, communication is flawless, and accountability is maintained. Ethical is the word to use; I know that is not something you are familiar with. Good luck with your customer base that remains, who have absolutely no business sense, as those are the only ones who would stay with your company. read more

I will not recommend. I contracted RPM in early 2019 to rent out my home. Brand new smart home. First year was fine, all they had to do was rent it out and send me my rent minus 8% fee. I noticed they were overcharging me for various services and asked them to let me know before they moved forward in the future. In 2020, tenant moves out. RPM lacks focus on renting out my home. They recommend I reduce my rent, put up the worst quality photos, & allows a neighbor to take down my fence without my permission. One month in and no progress. I fire them, find a new manager and in a week I have 7 applications for rent. The communication with Kathy Gray at RPM is poor and unprofessional. They will charge you money where they shouldn't. My advice: don't use them. read more

I lived here.. in a very old apartment complex for about 20 years, that was previously owned by a very nice landlord, very attentive and whatever problem we would have he would rush to fix. (In no longer than a day or two) Now this company is in charge after he decided to sell, it's been the worst experience ever! When we call to submit a maintenance problem they just say "okay we will get someone on it" you can never get an specific date of when they will actually come fix the problem. So if you have a toilet that won't flush you'll have shit stinking up your house for about... Well until they feel like fixing your toilet. I believe now they will tear down these apartments in September (tear, tear). It's now June and we did not find out by these people that they will tear down the apartments, we found out by a big ol' sign that reads "new improvement coming soon" that was located in front of a neighbors yard. Just yesterday we had our gas cut off! We've never payed utilities just light. It makes me so upset that they don't communicate with us to let us know anything! HELLOOOO I LIVE HERE! I need to know what's going on, where am I suppose to cook for my kids? What are my kids suppose to eat? I can't afford to take my kids out when I just bought groceries, and could easily cook something. Also our previous landlord built a small laundry room just steps away from us with 2 washers and 2 dryers, very convenient for people like myself that do not have a car. Just last week I put my clothes in the washer and put the quarters in and I come to find out they have cut the light! Again I could have saved all the trouble if they would COMMUNICATE! I'm sad because I have to leave my long long long time ago home, but I'm relieved I won't have to deal with these people anymore. read more

Why are there so many bad reviews for this property management company?! They are AWESOME! Unfortunately it seems many people have issues with the physical property or the owners, and RPM takes the heat on Yelp. Ouch. Hopefully I can help fix that. RPM has been great from the beginning. I found my place on Trulia, and I contacted the realtor, Bob with RPM. We scheduled an appointment to look at the apartment. He arrived early and was very friendly and showed me around the apartment and complex. I was most surprised at how clean the inside of the apartment was....they obviously had someone deep clean it after the previous tenant moved out, and the place was spotless. Nice! I was impressed with the apartment and it was a great price, so I decided to sign a lease. Bob was very clear about what was needed and great with communication. The office staff told me exactly what to expect in the leasing process and got everything done by the dates promised. They processed the lease quickly and I moved into my place two weeks later. Oh, and the pet deposit was lower than any other places I've lived and no pet rent - even better. I've only had one maintenance issue in the 4 months I've lived here. My roof started leaking when it rained, and the day I called, someone came out immediately and repaired the roof. No more leaky roof and no hassle for me! Bob even called to check and make sure the repair was done. As a tenant, it made me feel like he was on my side. The folks at RPM don't know this, but I used to work in property management for a popular Dallas-based company. I honestly think RPM is better than the company I used to work for. Everyone is friendly, they handle things in an efficient and timely manner, and they made the leasing experience smooth. This company is obviously up to no good. My family and I applied for a home with them and HAD TO BEG the realtor to see the home we were interested in! They were difficult to communicate with apparently we weren't doing the application "correctly" and had to resend stuff multiple times. We were told by 2 different people that when they had info on whether we were approved or not, they would let us know. By email or by phone. Neither happened. Days later we got a letter in the mail saying we were denied. It was dated 3 days prior. So obviously they didn't plan on informing us. The morning before the letter came in we texted the realtor to ask about an update and he said we'd be emailed about the approval or not. False. Our letters simply say we were denied; However, not one box of as to why we were denied is checked. They can't tell us we were denied when they knew like they told us they would, and they can't even mark as to why? It's highly concerning that we gave them $135 and gave them TONS of our personal information to just be told "denied" and that's it? Excuse me? They are difficult to communicate with and rude when you can get ahold of them. They don't care about anyone applying for any houses they're "trying to sell/lease", they just want your money! Who knows what they're doing with all of our personal information? I'll be further investigation this and are not letting this go until I'm satisfied. read more

RPM managed my property from January 2017 to March 2020 and I had no real issues with the company, so the negative reviews on here are bit odd to me. I am familiar with one of those reviews from a tenant. In this case, I believe the tenant brought most of their issues on to themselves. I was a neighbor of this person and let them rent the property despite RPM urging against it (they perform strong background checks on prospective tenants in order to help protect their owners). It took only a few months before my tenant started asking me for rent to be late with no penalty. I allowed it temporarily after they lost a job once because the tenant took good care of the property. However, this ended up occurring multiple times. Finally, I spoke with RPM and said we need to get them back on track so let us try enforcing the lease as written to make them pay rent on time. A tenant will not get "harassed", or receive multiple late notices, unless you never pay your rent on time, which occurred more than not with my tenant. My tenant took good care of the property for most of the 3 years they were in it. After 5 months of having to pay rent on time or face a penalty, the tenant gave notice that they would not renew the lease after it ended 4 months later. Unfortunately, they left 3 months before the lease ended with just a short, derogatory email to RPM. Keys were not given back other than being left in a kitchen drawer. It was also clear with the amount of mold caked in the shower that the tenant had not attempted to clean the house for several months. We found the carpet had been shredded in several spots since an inspection a few months earlier. The tenant also left several items and trash in the house with no attempt to remove it when they broke the lease. I understand folks go through hard times, but you need to take some personal responsibility and do what is necessary in order to get things paid on time or get out of the situation in a responsible way. Whether you live in an apartment, a rental house, or a house with a mortgage, you have to prioritize your rent or mortgage payment. Despite all this, had my tenant worked with the management company, I likely would have worked with them on an early termination. Unfortunately, they decided to go a more difficult route. I am not trying to deter people from owning rental properties, rather I want to highlight how RPM handled my unique situation. Kathy, the manager, was easy to reach during my entire time as an owner to help deal with issues. She looked out for me in order to protect my property, which is what you want as an owner paying a management company. Finances are easy to track online as the owner and for tenants who make payments online. I also had no problems with repairs being done in the house quickly. I think issues could arise for tenants with slow repairs if an owner wants to go with an outside contractor or does not want to pay for repairs, which is not RPM's fault. In my experience, the RPM maintenance team was more than adequate for the repairs I needed, or Kathy and her team were able to bring in a contractor they knew within a couple of days to fix issues at a cheaper rate than I could find myself. When I went to sell the property after my tenant left early, Kathy served as my realtor and I was pleased with her work. She acted quickly to get the house deep cleaned, photographed, and listed in MLS within a few weeks. We were on the same page for selling price and she negotiated fair like any experienced realtor would. It took about a month of being listed, but once we got an offer we liked, negotiations, inspections, and closing papers were quickly put together. This was refreshing as several realtors I attempted to work with before leasing out the property had no interest other than selling it cheap and fast. Kathy personally hosted an open house at the property and attended the closing with me (only takes 10 minutes for the seller, but she still came). I have no previous connections with RPM and this was my first rental property. My thoughts about the company and the employees is that they are professional and experienced property managers. If you act professionally and as a responsible adult, you will be treated as such. If you choose not to be responsible and not pay rent on time repeatedly, then they may contact you repeatedly on behalf of the owner. I cannot say that is the case for all their customers, but that was the feeling I got from my experience with RPM. I will work with them again should the situation arise. read more

RPM has managed a property for me now for a couple years and Kim has handled tax protesting for me for the last two years on multiple properties as well. It's only a flat rate to have the taxes protested and is handled without me having to do anything. All the rest of the staff at RPM have done all that can be expected as well. I am leaving the rental that was managed by RPM and they made an accounting error in the online payment system and tried to blame it on me. Then when I produced my documentation proving they were making false accusations, they still charge me for their accounting error and admitting it was their and auditing all their accounts now because they don't even know how many account they have mismanaged. Absolutely pathetic and unconscionable! This is exactly why property owners AND renters alike should avoid RPM at all possible costs. Once again they fail to accept responsibility for their errors and own up to the fact that they are not even collecting the proper rents FOR their their owners. I have had the BEST experience with real property management in Houston. They have cared for my property while I was abroad for over 8 years and were fantastic (much more organized, diligent and cheaper than my prior management companies!). I have returned home and what is amazing to me is that they are still helping me with all kind of things (educating me about my maintenance, helping me with my tax protesting...just got over $900 because of their help, Yeah!!). Same thing as others. 1. The expect an insane amount of money upfront. First month rent (1200), deposit 1200, cat deposit 500. So that broke the bank. Second, you have to hand deliver it to the office in cypress which for me took at least an hour in traffic. 2. I filled out the inventory sheet on google documents and sent it back at least 4 times and the girl still didn't get it and kept blaming me. Oh and they want a picture of everything you find wrong! I had to take at least 50 pictures. So there's all these things wrong and now they know, do they come out a fix it??? No! 3. Maintenance is a joke. Call 100 times if you want anything done. My security gate broke, they sent out one guy he said idk and left. Two weeks later another guys comes out says something is broken and left. read more

If I could give this Property Management company a negative score, I would. If you ever see a home offered for lease and managed by them, RUN. I will make this review short and to the point, but the truth is I could write pages. The property was supposed to have a washer and dryer. Well, we only had a dryer at move in and it took a whole month to get them to finally deliver a washer. To add to this, the house was FILTHY when we moved in. Urine stained walls, toilets, sticky and dirty floors, inch think dust on the ceiling fans, etc. They never sent a cleaning crew out, but offered us a measly rent discount. They said they were going to send us a gift card to our favorite restaurant to basically apologize, but we never received it of course. The bath jets in the Master we found out did not work. When we requested them to be fixed, they stated it is a "luxury" item and not up for repair. What?! It was never told to us that they didn't work and was not put in our lease that they were not reparable. They are incompetent liars who do not have a clue how to handle business. Rent payments are direct-deposited into my account and they provide a monthly accounting of all income and expenses and work directly with my accountant when necessary. Because I'm an out-of-state property owner and RPM manages the rental of the house for me, it's doubly important that they be my trustworthy and diligent eyes and ears "on the ground". Texas is a rough place in which to own property, between the insanely high taxes, the floods, and the occasional bat-sh&t crazy tenant. But Kim has coordinated a VERY affordable tax-protest scheme, Bob honestly oversees repairs with accountability, and Kathy is relatable, reliable, and responds quickly (as does Vanessa and anyone else at RPM I've encountered).
