I rented a small 2 bed 1 bath from AVR for a couple years, I got to say they weren't terrible. The application process itself with AVR wasn't so bad from my memory either. AVR largely left me alone, which is what you want as a tenant. Looking back on it now they were good property managers that just wanted to do their job. One thing I remember is that they were extremely responsive, I had one issue with my washer and Keith was out I think on the same day to fix the issue. Other issues were promptly fixed as well. I usually dont leave reviews. But this has been very bad experience. So want to share with you all my experience, so that you don't waste time and money like me. They take plenty of applications and deny your application without any proper reason. When you ask them the reason for their denial, they simply say incorrect or incomplete information. But they are not going to say whats that information. I am not the only one who has these kind of experiences with them. If you like see their reviews in google, Yelp etc... Update:: I received a call from my provider that prescribed my service animal saying that this buisness sent an inquiry requesting proof of his medical license as well as sent a packet to him that was larger than any packet he'd ever received for verification purposes. He also informed me that the packet was requesting confidential information. I feel that this company needs to review laws surrounding people with disabilities. My interactions with this company started well enough, normal procedures, filled out all applications promptly. The trouble started when I began working with a woman named Terrie. She often seemed flustered when we spoke which is understandable in the current situation of the world. However, as time progressed she attempted to imply that I was lying about my social security number, hiding information, and was just plain rude to me. The trouble all started when she found out that I have a support animal. I feel that the company was trying to find reasons to not make reasonable accommodations. Don't waste your money with an application. They take tons of applications for each place instead of just taking a down deposit and holding a location for an applicant, so you're wasting your money. If your previous landlords are corporations, don't waste your time. Corporations have policies to provide minimal information to prevent slander claims, and they don't provide enough information to make AVR happy. Even with emails and credit card proof of payments, they are looking for someone to say "Yep, great resident", which only a landlord who knew you personally can do. Incredibly unprofessional group who went to a home of an applicant to "check out how their apartment looked", which is absolutely ridiculous. Should have listened to the other reviewers. Not worth working with these individuals. I am honestly happy they weren't satisfied. I cannot image working with them for a long term. As someone with a near perfect credit score and proof of payment on time for 3 years, I would rather have a good landlord than this team of unprofessional individuals. read more

When my fiancee and I saw the listing for a four bedroom that seemed to meet all our family's needs (three kids between us, specific feature, rent range and location requirements), we were excited to check out the house. The first thing I did after arranging to view it was go to Yelp to look at the reviews for AVR. It was interesting to me that the reviews fell to one extreme or the other, and that the positive reviews seemed to be more specific and reasonable given the unique shared responsibility quality of tenant and landlord. After reading all of the reviews we moved forward and, within a couple of weeks, were offered the house. From the outset I have found the staff (all of them) to be responsive, pleasant, clear and highly professional. We have had the normal details that most new settling in processes include and have had everything we've asked for immediately addressed to our satisfaction and with a high degree of flexibility from AVR regarding our schedule and expressed level of urgency for each item. My fiancee and I own a personal service business so I have a very high standard of quality regarding customer service that I expect from small, local service businesses. AVR has exceeded them consistently during our first several weeks here. It occurs to me that for a business of this type that some may have unrealistic expectations regarding what each party is appropriately responsible for, and that those who have a satisfactory experience may be less motivated to post reviews than those who feel they have an ax to grind. I had a really hard time finding a rental property in the bay area until I found AVR. They were wonderful to work with, and they made a typically difficult situation much simpler. They walked us though the entire application and move in process and made it very easy. While we lived there, anything that broke or needed attention was immediately attend to, by really competent contractors, at no cost to us. When we moved out of state, AVR was really helpful making us understand what we needed to do to get our entire deposit back. I highly recommend them to renters and landlords, alike. Worst company I've dealt with ever. Here are some of why. 1. When we first moved in we found crusted food in weird places, they most likely charged the previous tenant cleaning fees without even cleaning it. 2. Left old carpet with pet pee stain and refused to clean it or replace it. 3. When we moved out, they charged us for every minute they spent on the house even when it wasn't our fault or portion to cover. I didn't complain because my time is worth more than having to spend it on dealing with a not so professional company. 4. Charged us for installing a TV mount even though they insisted thinking maybe that I would damage it? I thought it was free but they ended up taking it out of my deposit. It's surprising there aren't more negative reviews for this place! My review is for the application process. What some describe as straight forward, I would call condescending and plain rude. I only dealt with the younger one, maybe that was my issue? I was fine with the condescending answers I received during phone calls and when dropping off my application check. I felt they were just trying to stress the importance of timing and level set us that there's a lot of competition for rentals. My biggest issue with the attitude was when I brought my mom along to see the rental. She asked some simple questions regarding when we'd find out more information and how the application process works. I couldn't believe the rudeness she received back with what I thought was a fair question. They make you feel like you don't deserve to understand their process, you don't deserve to rent from them, and no matter what you do, how much you make, or how much savings you have, it's not good enough. Well, we were definitely good enough, and got approved. We decided to pay $500 extra a month at another rental to not have to deal with them (which I think says enough about this place). read more

I wanted to rent a house they had listed for weeks. I went to the office and spoke to the older out of shape guy. He was quite cold and unfriendly. Soon his younger partner came in and glared at me for the whole interview. My daughter, a health care professional with a 17 yr tenure and homeowner had to short sale her underwater house and had been laid off because of cutbacks in the last few years. Naturally her credit isn't good. I offered to sign the lease in my name and be responsible. I have considerable assets. They acted as if I had brought a poisonous snake into their office. They wanted us both to submit to the screening for $30. Per person. After reading these reviews I suspect they would turn us down. Why bother? I felt judged as criminal. I wouldn't call that direct. They turned off this completely reasonable client. Maybe that why they haven't rented the house yet? read more

It is true that the staff members of this place are a bit too straight forward, but they are also straight forward in the positive aspect of things. We have rented 2 places from them so far and they have been nothing but honest with us. Place #1: The owner decided to sell the place, after we were already on a month to month basis. Ken called us early enough, even before the owner gave us a notice and told us that she had told him that she plans to sell. He said that he felt it would be fair to let us know in advance so we can look for another place. I find this honorable behavior. Then we looked for the next place and somehow ended finding a place run by them, which agreed to our liking. Place#2: We received a call a few days ago giving us 2 months notice, before the owner would return (we are already on a month to month basis). He even suggested to help us find another place if we wanted to. He is only entitled to give us 30 day notice. He is just that kind of a person, that lets people know as soon as he does. As for the office being low key, well it is not something bad. Small businesses are also good for the economy and they never claimed to be a large scale or big company. They never keep up with the houses either.. extremely cheap people and wouldn't care if you are living in terrible conditions if that means they don't have to open up their check books. I rented with AVR Properties for 3.5 years. I was 20 years old when I moved in. I had decent credit and a decent job so they gave me a shot. They are very particular about the information you put on the application because it is ILLEGAL not to. The house I lived in was old and had every issue in the book but I got what I paid for and I realized that. Any time I had an issue, I called them and they promptly tended to it whether it was themselves or someone they hired. They did often take the cheap way out, but it was fixed and that is all that mattered to me. Ken and Keith are straight forward and if you do not like what they have to say, may come off as rude, but business is business. You need them as much as they need you. At one point, we had 4 dogs living in the house so there was quite a bit of damage to the carpet and some to the yard as well. AVR still gave me 100% of my deposit back. They were fair and good communicators. I am moving back to Livermore and plan to use them again. read more

We definitely avoided renting through AVR properties by reading this yelp page! My boyfriend and I found a 3 bed 1 bath duplex listed on Zillow by AVR properties and immediately applied for it before our in person tour. We turned in our application, pay stubs, paperwork for my service dog (as well as my doctors note from the brain rehabilitation center i stayed at for my traumatic brain injury), and paid for the credit check. Apparently our pay stubs were not enough for them and they had to speak with a manager to confirm employment. Terri apparently tried for 3 days to call my work (we have 5 phone lines, if she even lifted a finger she could have gotten ahold of us within minutes) then faxed something over for my boss to fill out (tried to fax it back and it wouldn't go through). Finally I took it into my own hands and called Terri personally and put my boss on the phone ONLY TO ANSWER QUESTIONS MY PAY STUB HAD. My boyfriend is a software engineer at google and they do not have a phone line to call for that. He emailed her step by step information on how to confirm employment for a google employee and she still couldn't. She also contacted my doctor to confirm his signature on my service dog recommendation was in fact his signature LOL. They have gave us no updates on where we were in the process unless we reached out and asked for one. After over a week we were fed up having to do their job for them/jump through ridiculous hoops and were discouraged by their yelp page. We decided to pull out of the application process to save us time and money. We just got approved for a beautiful 3 bedroom 3 bathroom townhouse in Livermore IN 3 DAYS. Why did it take over a week with AVR properties to get no where? 10/10 would NOT recommend renting from this company. The terrible reviews on this yelp page speaks for itself! read more

Thinking of moving back to Livermore and decided to read the reviews on Yelp about my previous landlords. They seem to run the gamut. My experience with AVR was from 2008-2010. I found an ad on Craigslist and it was just the rental property I was looking for. Called up it was being managed by AVR. I came in to fill out the paperwork, but was told that the property was going to another client. I was disappointed, and went back to my search. They called me back about 3-5 months later (without prompting on my part) and asked was I still interested? I was. Took the rental and things started breaking right and left. Each time I called, they came out the same day or the next day. Always got clear communication. Got 100% of the deposit back. Think I will browse their properties before firing up Craigslist. read more

These people are total jerks. They scammed me out of my application deposit. I wanted to rent one of their properties and have perfect credit, a stable government income, and a flawless rental history. They denied my application because they "couldn't verify my current address." This is because I am house-sitting for my parents while I look for a house to rent. (They are in Europe for a month and cannot be reached. I told them this before I applied.) Um, if you contact my landlords over the past 4 years, they will tell you that I have always paid my rent on time. Why do you need to talk to my parents, whose house I've been at for three weeks while they're on vacation? It turned out that they just wanted my application fee. All of that for $40? Really? They must be desperate. Be very cautious of giving them any money for an application fee. They might screw you over as they did to me. read more

Absolutely worst experience ever. The entire office is rude and unprofessional. Don't expect to get a dime back when you move out. They charged us for paint (even though it was past the 3 years, and it wasn't freshly painted when we moved in). We had the carpets professionally cleaned but they still charged us $400 to have them cleaned again. We cleaned the place top to bottom but were charged another $400 for cleaning. To top it off, we were charged $1600 to remove a tree that had deteriorated over the 4 year drought. read more

I rented with AVR properties for 2 years. The first headache starts with their renting process. It is like getting a government job. They ask for tons of documents, references, pay stubs. It is way more than the normal renting process. I have an excellent credit history but this was the hardest place I got. After getting the place, their maintenance policy became an issue. They blame tenants for normal problems. There was always a maintenance person in my previous places and helping me anytime I wanted. Here the guy sitting at office comes and blames the tenants for everything and ridiculously overcharge for simple things. They don't offer anything free such as annual carpet cleaning or free shades. The people are not friendly at all. They just get the rent and don't help at all. This was the worst management in my life. I prefer more professional and structured management. read more

I look back on my interactions with AVR and can't help but shake my head and laugh. The AVR staff member that went on the walkthrough when we moved in and performed the pre-inspection later when we moved out, did it with such Kafkaesque pedantry, it was ultimately hilarious! For one example, he told us they would charge for the burnt out log that was in the fireplace if we didn't remove it before we left, even though it was there when we moved in! We were able to show him a picture of the living room taken on the move in walkthrough that shows the log in the fireplace, so they didn't deduct for it, but really!? Hahahaha! (They still deducted a sum from our security deposit for pre-existing damage they didn't note on the pre move-out inspection.) And though it is true that property management companies fundamentally don't work for the tenants, but the property owners, AVR's attitude relative to others we have had was one of pretty disdainful skepticism. There is one anecdote in particular that's an apt metaphor for our entire time renting with them: when we moved in, there was no refrigerator. It was present when my husband did the first walk through when the previous tenants' possessions were there (and he didn't think to clarify, but the refrigerator he saw was theirs). When we asked why there wasn't a refrigerator the day we moved in, their representative curtly replied that no refrigerator was mentioned in the rental listing (even though we viewed the property via an agent and the property was never officially listed) and don't we know that it's standard in California for tenants to own their own refrigerators and move around with them when they relocate?? read more

Best rental experience we have ever had. We rented a home in Livermore through AVR for almost 3 years. They made everything a great experience for us and are excellent communicators. When the owner of the home we rented wanted to move back into the house, they gave us over 6 months notice that our lease would be terminated the end of it's run and also allowed us to terminate the lease early in the event that we found a new home sooner than when our lease was up. They were very helpful during our pre-move out inspection and gave me a list of exactly what I needed to do to get our deposit back. We got most of our deposit back and we are very pleased to have done business with them. We would definitely rent from them again! read more

I am a current tenant of AVR, for the second time. Overall I recommend AVR to anyone who asks who they should contact if they're looking to move to Livermore. We rented our first home which was a cute 3 bedroom off of Holmes street. At the time it was myself, my cousin, my sister her daughter, and our cat. When we started the entire process Keith & Terry were very straight forward as to what THEIR companies policies are for all of the tenants (over 18); fill out the applications, pay the fees, credit check ect. My cousin (at the time) had just moved back from out of state so had only been working for a few months. They informed us that due to this the DEPOSIT would be raised (all deposits are fully refundable and the end of lease depending on condition of the property). We understood because I mean, lets be real, would you want to rent to someone if they don't have credit and seems to not be financially stable? The entire time we lived there if anything broke or needed to be repaired (that wasn't our fault), we'd call and within a day or two AVR had the repair man out to fix it. When it came time for us to move out, summer of 2014, they asked if we wanted a pre-move out inspection so of course we said yes. Terri came out with a checklist and we walked through the house just like we did when we moved in. I remember we had a stain on the tile by the backdoor from our cheap mat we had that bled. Terri gave us some cheap ideas as to how to possibly get the stain up, which if I remember correctly it was just leave the blinds open so the sun "bleaches" it. We were also told that since our lawn was browning we would have to have it all green since that's "move in condition" . Yet again, we were given another cheap idea/quick fix to get it green by the time we moved out. Terri was so helpful and explained EVERYWHERE that they check for the condition of the property, places we probably had never cleaned before. Mind you, this was our first rental home, a lot more space to cover. Overall when we moved out, I think we got our entire deposit back besides maybe a charge for leaving some garbage outside. A few months after we moved out (to save money) we reached out to AVR to see what they may have coming up. I explained to Terri they specs we needed, 2 bd accepts cats under $1700. In January a cute little condo came available so my cousin and I decided to check it out. At the time we just didn't have enough saved to move out so we had to pass. The tenant who rented it had to move out for whatever reason just 2 months later so Terri called us before they even posted it online. We weren't able to move in just yet because they had to do their property inspection/walk thru to make sure it was up to their standards. Even though the previous renter was there MAYBE 2 months she had to get the carpets cleaned because it's in the lease agreement. A few yelpers said that Keith was rude and you know what our first interaction with him was just that. however, very shortly after our first interaction and going into the office and talking with him and him showing us properties, we realized he's just straight forward and to the point. When we had trouble at the property, there were service professionals out there right away. When we had any sort of questions, they were always happy to help. Moving out was also much easier than I've experienced in the past. They were very considerate when scheduling time to show the property. I also appreciated the fact that they will do a pre-move inspection, and let you know of any details that you can take care of to make sure you get your deposit back. AVR Property Management only gets one star because I can't give them anything lower. These guys are very unprofessional and dishonest. They kept our security deposit and still wanted to charge us more despite leaving our place in better condition then when we started renting. We even paid a gardener and carpet cleaner to comeout the day before the inspection so everything looked great. My advice to anyone who rents from them is to take pictures before you move in and document everything. I was too young to know any better back then, but now I know renters have rights. We rented in the Dublin area through AVR for 2 years. The quick sum up is, AVR is fair with their prices, attentive to their tenants basic needs, and try the best they can as a management company. I cannot speak for all of their properties, but the house we rented was managed by them and owned by a private owner. Ken always took care of things that they could as a management company. The owners seemed to keep any changes or replacements to a minimum. ( we are former landlords ourselves so understand both sides of a rental) Terrie was very helpful and personable. Anytime I interacted with Keith at the office, he was professional and all business. Some people may need warm and fuzzy, but in the end, the home you are renting is a house, and a business. Read on for more detailed information... We started renting through AVR during the hot real estate market. Application process was the same as other places. Keith was there for the open house and was professional and honest about the market. Ken was there during our move-in walk through and took pictures for us and answered any questions we had. The house was in good condition, although there were a few things that needed updating, or for efficiency, replaced. The rental was priced accordingly. Ken also did a walkthrough a year after we moved in, checking on the condition of the house, checked smoke detectors, and asked us of any concerns. Very professional, not at all intrusive. Our cooktop was from the 1960's and was difficult to cook on with consistency, yet still technically worked. Ken looked at it, tried to adjust what he could, and checked in with the owners about replacement. Owners declined. As a tenant this was frustrating. From our landlord perspective, yes, we would have replaced it ( not with a Viking professional range or anything, but at least one that had better heat control), but it wasn't our call. There were a couple other things that came up that were run by the owners and declined, but that is the nature of a rental. Things will differ from one owner to another, it is helpful to keep that in mind. A management company is the representative between tenant and owner. We had intended to buy a house soon and AVR was great with a month-to-month lease, and did not gouge us with the price, like most apartments do. Terrie was very helpful with getting things wrapped up to close out our tenancy, and everything they expected from us was very clear. While we were moving out they did show the property to prospective new tenants. We were very impressed with how professional they were during this process. They were very respectful and conscientious of the fact we were still the tenants paying rent. Keith did our Pre-final walkthrough. There were a few things that he pointed out and we knew would need cleaned, but both he and we understood it was a pre-walkthrough. Terrie and Keith did a final walkthrough and Terrie specifically asked about cooking on the stovetop. I do hope she was able to convince the owners to replace it for the new tenants. In the end, we remedied the small list of pre-walkthrough notations and received our deposit back. I would recommend AVR to anyone looking for a house to rent or for a homeowner looking for a management company. read more

Only reason why I give two stars and not one because of the price of rent being under market value. I rented from AVR for 4 years. You really get what you pay for, not much. Ken is a good guy, straight forward and friendly. Keith is pretty much the opposite of Ken. When I first moved in the carpet at the entry way wasn't properly or fully installed and the tacking was exposed. When I contacted them right away, they told me they don't fix things like that and I needed to figure it out. We pretty much left each other alone after that (not one inspection check in 4 years). Only big issues that we needed addressed was a new furnace and a hole in the roof from the rain. They fixed the issues but took extra reminding to fix the hole in the ceiling once the roof was repaired. We had a leak in the ac closet the last few months that even when they called out someone they didn't fix it and let it continue to leak. At move out I left it decently cleaned and I have rented from places for the last 15 years and anyplace you live at for over a few years they give some leeway on normal wear and tear, but not AVR. They find overpriced people to do move out cleaning (not including carpet cleaning, painting or fixing) ($350) and gardening ($145) even though we had a gardener come every two weeks previously so it wasn't like it was a disaster. I would not recommend them unless it's all you could afford but don't expect much of your deposit back or for minor things to be repaired. read more

I lived at an older multi unit complex in livermore on college ave. On 3 seperate occasions throughout my lease i was welcomed with raw sewage all across the front lawn right up against the kitchen wall(approximately 15'x20' no joke, tampons and all). That alone was the reason for moving out after the lease was up . I was also required a doubled deposit for my aquarium as well as having to keep renters insurance so to move into a $900 apartment ended up costing me $2700 before even moving in (not including insurance). The icing on the cake was on my final walk through when the son made claims of damaged floors that were literally over 75 years old. thank god i took pictures when we checked the apartment out prior to a contract. The owners son then complained about the windows being dirty. He was very rude and enormously unpleasant. Ken and his son are very derogatory and inconsiderate. They accused me on two occasions of having my rent check late and they charge $100 for each suspected occurrence. They are negligent in getting repairs done and actually tried to charge me for the dishwasher breaking and spreading water throughout the entire kitchen and some of the living room 1 month into the lease. There were many other problems with the place when I first moved in. I felt like a project manager trying to get the place into reasonable living conditions. Before this new place in Dublin CA, I've never had a problem with a property management group. One of the repair guys that came by even called Ken and his son "A***ole" and "A***ole Jr." I would not recommend this place and I'm going out of my way to create an account on yelp to communicate this to whoever is curious about AVR Property Management. And I agree with the previous poster on his remarks. I've actually received a busy signal multiple times when attempting to contact them. Again, if you can, do not use AVR Property Management. I have used AVR properties for years for several rental properties I own. The last one was rented for about 5 years straight . The renter never failed to pay the rent, but compared to other properties in the area it was underpriced. He never took the initiative to raise the rent and did minimum repairs. When the renter moved out, I went in to see the condition of the place... it was a disaster.... no working smoke alarms, dog and cat feces on the rugs. There even was evidence of drug use.. marajuana and cocaine ... paraphanalia in the house. It was filthy and smelled like a farm. Needless to say , it took major $ to put it into a condition where I could re rent it. I would not recommend this property management company to anyone. read more

I had been having horrible anxiety regarding the hopeful return of our security deposit. We hired Gabby's House Cleaning and AVR made them come back out and do a re-clean, we hired COIT Carpet Cleaners, and AVR said it was no where near clean enough to "their standards", so they made them come out again to and DIDN'T leave their contact info for a confirmation call regarding the appt THEY requested. Even the girl at COIT said they were very rude when they called. I have no idea what they expect, this particular property on 1361 Cameo Court in Livermore is a much much older home, still with aluminum door frames and severe water damage in the master bath. All I can say is that we left that prestine condition. From what I heard the people before us literally trashed the place. AVR will find the biggest grey area and get everything they can out of it. DO NOT RENT FROM THEM AND DO NOT RENT 1361 CAMEO COURT. read more
