I couldn't be any more satisfied with their service and the courtesy to answer my phone calls, emails, and questions. Kyle set up the process for me and he was very helpful in answering questions and allowed me to be happy with the decision to go with RPM. When we moved in they gave us the wrong keys to the home, the home was filthy, dish washer was broken, cigarette butts all over the backyard. DO NOT rent from RPM! If it's beyond your control, make sure to take videos, pictures and thoroughly complete the pre-move in checklist. I would recommend receiving move-out pictures from previous tenant and maintenance corrections documented. Move-in home still had food baked onto stove, holes from pictures on all walls and items left behind from previous tenant. A large amount of funds were kept to repaint a 30+ year old home (that was not painted at move-in date). Pictures and completed checklist was submitted for dispute which was blindly denied. I rented from RPM in May 2020 during COVID. I liked one of the apartments. I checked it out with my friend. It smelled like dog urine. I had decided I wanted it. I was tired of looking. Had been looking for a place for 2 months. I found the apartment online. Hit the heart button to marked it so I could go back to the apartment online so I can go back to that address. They came back and said they cleaned it. I took it anyway and went the day before I moved to clean. I took pictures of everything. Walls, paint , marks. I took some of the walls on the porch, I sent my pictures in and the owner dropped off a $50 gift card for Target because it was filthy. Not dirty filthy . I paid $900 deposit. In 2021 in May my rent went from $999 to $1099. 6 months later I got a notice that in January, 5 months before my second year starts the rent was going up to $1400 a month. My last month was April 2022. I found a condo bigger that the apartment gated community and I would have a garage. So I'm waiting for my full deposit because I did pay my friend to clean it. They only gave me $400 blaming all the marks and paint defects on me. I fought it with the office but they still didn't give me my money. I writing this now because that place came up again. The women who worked there during the time I lived there were rude. There was only 1 nice lady there. My first summer the water was hot. Hard to shower. They sent a tech out. The water heater had a plate covering the gadgets. So I couldn't see the temp. So he said it was set at 130 degrees it should be 120 degrees. Well the water heater wasn't broke so I was charged $100 for service fee. I guess they didn't care I had to wash my hair in kitchen sink, then washed my face in bathroom then shower my body before the water got to hot. This is by far the worst company I have ever dealt with . Last year our AC went out and it took the company three weeks in July to get the cooling system repaired. A repair guy came and then as soon as he was at our door said the RMP had canceled the repair. It took them three weeks to figure out how to get someone here to repair the unit, which was never repaired because our unit went out again this summer. We don't have electricity in the downstairs of our house. We put in several orders last November and December , still a year later no repair . There's been a ton of work orders on this house. We are trying to get out of our lease because the houses living conditions are not up to standards, and we can't not ever get anyone here to fix things. The staff is ABSOLUTLEY HORRIBLE ! There's maybe one or two that are decent , one being Darcy she has been the only to help us . All we want to do is end our lease and move . DO NOT GET A PLACE THROUGH THIS COMPANY . It was very cumbersome to get an appointment to view a listing. The app isn't set-up correctly to scan the back of the driver's license. Communication is not received in a timely manner. I had an appointment to see a property at 6:00 p.m. When I arrived at the site, the lockbox would not open. I called the business and then texted the number that was mentioned in the voice mail to call if there was a problem. After waiting 15 minutes with no response from the Leasing Agency. I left. It has been two days now, and no one has followed up. It would behoove the Leasing Agency to have a staff member available alter hours if they are going to offer appointments in the evening. Or if the Leasing Agent hired good stewards that would provide directions on how to open their lockbox. If this is the poor customer service that the company delivers just from someone asking to view the place, I imagine it's not better in terms of actually completing the process clearly and completely. read more

My first negative experience was the day we took possession of the house from RPM. The house had been vacant for a while and was filthy. The back and front yard were over grown with weeds. The large tree in the front yard was overgrown and growing into the neighbors roof. I submitted a work order and it took weeks before they took care of the weeds, they told me the tree was my responsibility. Their was a used fridge in my house that when I removed a piece of tape covering the light started to smoke and catch on fire. I bought a new fridge and moved the old one out. They told me it was not their responsibility to replace the fridge. The RPM team is the most disrespectful people I have ever encountered they interrogate you every time you place a work order. I have had to fix every toilet because they would not take care of of a simple fix. It is very hot in Arizona the ceiling fan broke and they would not fix it they told me not their responsibility. Their annual inspection that they can never seem to schedule is the most intrusive and humiliating experience. Two strangers going around my house taking pictures inside my fridge, my closet, my kids rooms this is the creepiest thing. I feel violated every year this has happened. After the inspection they send you a list of stuff that need to be repaired before they will give you another lease. I have had to spend upwards of 700.00 to get a tree trimmed that was overgrown when I moved in. I pay my rent early every month and do not excessively complain. If you are considering renting from RPM think twice they are absolutely awful to deal with. The staff is nice when you are considering renting one of their properties. After they take your money you will be treated with no respect going forward. You will not get your security deposit back that is one thing you can count on. Beautiful property, terrible company. Have never been treated so inhumanely by a group of people in my entire life let alone a business that I am a customer of. RPM will fight you tooth and nail on every service request and do everything in their power to make sure your time spent at their managed property is as financially beneficial to them as possible. Most recently, our air conditioning unit went out in the middle of July in Phoenix... For 3 days RPM did nothing as my apartment reached temperatures of 90+ degrees. They would not even pro-rate our rent for the days where we could not live in our own home. RPM should be ashamed at the way they treat other human beings. We would have stayed at this property for much longer than our originally signed lease if it were not for RPM's service. Now we are counting down the days! AVOID AT ALL COST UPDATE 2022: We received a message from RPM just before Christmas requesting to perform a "routine" inspection, mind you this is in the middle of our lease. On the day of the scheduled inspection two employees from RPM showed up and began to take pictures of every square inch of the rental property including the inside of our closets and bathrooms. Still curious as to why a company that I rent a home from needs pictures of the dirty laundry in my closet. Shortly after the inspection we received the attached letter, which I think paints the whole picture of the kind of company RPM is. They literally took the time to send us an email formally requesting us to tighten our toliet paper holders, and clean our showers.... during the middle of our lease. Went to do a self guided tour yesterday. The place wasn't even cleaned and needed lots of repairs. The upstairs faucet was even falling out of the shower wall. I wanted to know if all of the repairs would be done before move in. Called RPM and the gal who answered the phone said what to see is what you get. Guess it's rented as is. I told her the faucet looks like it's going to fall out of the wall. She said once it falls out then they would fix it. I asked to speak with the agent handling the rental but she kept throwing me into voicemail. I sent emails and left voicemails and nobody has got back with me. I read all of the comments about this company after I wrote my review. Even the hidden reviews. One person recounted how they were given 1 key when they moved in and were told to figure out which mail box was their mail box.... I can say that is exactly what happened to me. Do you know the trouble I had to go through to figure out which mailbox was the one that belongs to the house I rented? Before you read my review (it is LONG), I advise you to read all the reviews, even the ones that Yelp hides because these reviews were submitted by folks who probably felt that Yelp was the only pace they could voice SOMETHING and their reviews were hidden because they only posted one review. Tread lightly with this company and do your homework. Know every detail about the property you are leasing - WHO fixes broken things? How old is the property? Is there are Home Warranty company involved? What is their turn around policy for broken things? My Review below: I've leased a property from RPM Phoenix for a year. I believe that this company is not doing what it should to assure that that homes they represent are maintained well. I think that the owner of the property that RPM is the manager does nothing to maintain that house. This makes for a poor experience for the renter. So who do I fault? I really do fault RPM for my experience because they should not be accepting homes to lease that are not maintained well. In the time that I leased this 10 - 12 year old house, here is what I've had to deal with: 1. Week 1 - The "new" refrigerator breaks and all my food in the freezer spoiled. 2. Month 3 - 100 degrees outside, the A/C breaks. And while they reimbursed a portion of the hotel expense, what they reimburse is unreasonable in the high season in AZ. 3. Month 4 - the water heater not only leaks all over the garage, damaging my property, the first technician that came out said the Water heater could possibly rocket through the roof if i kept operating it. 4. Month 5 - an electrical circuit goes out. Normally, not too bad, BUT the freezer I bought as a back-up to the refrigerator that broke in week 1, was plugged on that circuit and I lost all the food I had in that freezer. 5. Month 6 - the microwave breaks. On top of that, I've been waiting almost 2 months now for the microwave to be fixed. I've called and emailed and called and emailed - NOTHING. I would not be as disappointed with all these things as I am if they would just acknowledge this is a bad situation and quite possibly offer some empathy and maybe an apology. I'm a very forgiving individual. But not once did they offer me a simple apology that I've had to deal with this crappy place. On top of the lack of empathy, these folks don't return your call when you call and report issues. I waited weeks for a response about this microwave. The response finally came when I complained on the BBB website. i want to note that this is not a "cheap" property. we've been asked not to post personal info, but its not a cheap rental. RUN THE OTHER WAY! I just got off the phone with the Operations Director Katie at RPM Phoenix Metro and she is awful. This woman has zero customer service skills. She said to me multiple times, "You need to listen to me". I called and explained my issue with another woman and was transferred to Katie. Katie doesn't know how to listen and at all and have a normal communication transaction with another person. I could not even explain why I my reason for calling as she talked over me, just trying to shut me down. I looked at a property in Peoria, AZ on 2/8 and then submitted an application and all documents that day. I paid the $105 application fee. I then received the following email: Good Afternoon, I wanted to let you know we received your application for the home. We have another application on the home. At this point the home will go to the most qualified person. If you choose not to move forward and NOT process the application I would be happy to refund you back your application fee. Please notify me immediately if you would like a refund and NOT have your application processed. The process generally takes 24-48 hours to complete, how soon were you looking to move in? Please note if your application is chosen with in 24 hours of approval we ask for an earnest deposit equal to one months rent. It is applied to your move in costs. Beware!!! I used this company alone with their pool service company in AZ. The pool guys has been cheated on us with RPM. Charge us but didn't do anything. I found out the charge on my monthly statement 2 months after the bill date and found out they didn't do the job. I contact RPM send them all the pictures and ask them to explain why. The employee who handle my case name Suzie Huntington which ignore my email. I have to call in to ask her and she finally reply me back with the Poolman's number and tell me to call for myself to ask them. I refused to call and asked for an supervisor Rodd. The supervisor said The Poolman is a very huge company and staff like this would happens and he will track down the right guy and give me an answer on Monday. Than I got an email back from Suzie said the tenant refused the repair (which he didn't because I have asked the tenant) and it was never done and never charged as she also reviewed my year to date statement. I than send her back the statement with 2 charges and asked her to explain she than ignore it til now. I tried calling back for the supervisor and left him a voice message back he never returns either. Also I didn't hear anything back from him as he promised. I also paid over $2600 repair prior startup service 05/2016 and they charged me $500 to install a spa light didn't do it. I found out a month after only because RPM tried to charged me $900 more to fix the pool and told me the light was still hanging. I doubt they have done the other. They will not take care of your property and they won't even care nor even know if the job has been job or what they've charge you for. This company is terrible with customer service, they do not communicate in a timely manner, they do not care about their tenants, they charge you fees and give you ZERO help. The back door lock was broken. My front doorknob fell off and it took 2 days to have it fixed. The dryer smelled like it was going to catch fire, there were excessive holes in the walls that I had to fix, the home was excessively dirty but was told it was move in ready. I would gladly pay more to have a company that cares about the people who are paying their salaries. They added on $50 charge to a $25 HOA fee that was not communicated when it was a warning 2 months prior, nor did they provide the HOA bylaws. I had to ask 3 times for air filters they were charging me for. I chose the house to be closer to my kids who live down the street, it is a nice neighborhood, but I felt like it is managed by a slum lord. I cannot imagine what they charge the homeowners to "manage" their properties, but they are being ripped off too! If you're an owner, RUN. Very unorganized company. They don't return calls or emails very well. They are great until you sign their agreement. They asked for a 3 month notice to cancel our agreement for a home they didn't even secure a tenant. I paid it just to get away from them. I had a potential tenant. The tenant was told there was a 5% (taxes and fees) on top of the rent. But I understand there is no TPT in Sun City West so I don't understand why they would be asking for all that. There were other fees added to the rent that would raise the tenant's rent by over $300.00, pretty much killing the deal. Their repair people actually put a sliding door handle on backwards (See pictures). So I had my own technician come out to repair it correctly. Two weeks after I fired them, their landscaper was at the house doing work. I asked him why, he stated RPM hired him. I guess they forgot to cancel him (Unorganized). The rental company couldn't find anyone to fill the property until November (we moved out in mid September and paid all of Septembers rent) we also fore-fitted all of our deposits and now they claim we owe rent/ damages for October!! Here's what happened: Call 1: She hung up on my agent. Call 2: She sent him to a black hole voicemail. One of the worst companies I've ever had to deal with. We were in one of their properties and had some major issues and they took over two weeks to address it, and still never fixed it. They do not care about their tenants whatsoever and only care about trying to get any small amount of money from you. They are betting on people not wanting to fight for their money and there is no sense of ownership when any type of problems arise. We tried over and over to be reasonable and fair and instead were met with pettiness and them trying to charge us for anything they could to get a quick buck. You never actually have one point of contact but instead get pushed around between people that do not care to help out or take ownership to solve the problem. I will try to refrain from swearing...but working with these people as landlords was a complete nightmare. The house was randomly robbed the day before I moved in. These morons put the lock box on the water line - imagine the damage that caused, which then delayed my move in - which had been scheduled with movers and everything. But ok, s$&! happens, right? I got over it. The house was bought as a foreclosure a month before we moved in. The previous owner never removed a ton of crap from the backyard. I just got a bill charging me for it's removal. I constantly had to follow up on repair request, anyone I talked to in the office never relayed info to the appropriate people. It got to the point I only communicated by email because at least I had a trail when they excused me of not contacting them. I even had to prove I sent my 30 day move out notice over a month later. I never got a mailbox key or a pool key - I had to respond to a survey to the owner of the company to get any action, plus pay for a new lock on the mailbox. Now I've moved out and they charged me $175 to repaint (because I was kind enough to fill holes in the wall), $25 to replace lightbulbs (I left a box full and noticed none burnt out last time I was there), $125 to replace glides on closet doors that were already broke, and $75 to remove crap that the owner left there that was there when I moved in. I've rented from numerous companies and places and have never racked up a $525 bill when I moved out. What a crock of s$&!. I communicated with the mgmt my neighbor was coming by to get his mower (there is grass in the back yard and I was responsible for upkeep but no one left any sort of appliance for me to do so) and when my neighbor came by to take it back the owner called the cops saying he stole it! I have been a tenant in a property for 3 years, which recently switched property management to RPM Phoenix Metro, and I will not be renewing my lease because of their horrendous business communication. They look professional with their fancy website, but they lack total professionalism. I have sent many voice mails and messages via the tenant portal, without ever receiving a response or a reply. I have asked them to make a change to my move out date and they will not reply or respond. I have even spoken with someone on the phone who said she was going to take care of it immediately, however that was about a month ago and I still have yet to receive any response or action with my lease. At one time I made a request for a maintenance call and the head maintenance guy came out, fixed one thing said he would get back to me about the other repairs-but never followed through. I am attempting to take over managing a property for a friend (it's not my main profession, I'm basically doing it as a favor). His property is currently managed by these people (he is deeply dissatisfied) and I have been trying to get in touch with them for three days now to find out when I can come and get the paperwork, deposit, etc. So far, it's been a wall of silence. I was given the contact information of the person who is supposedly handling the closeout of this account, so I attempted to call her and was sent to voicemail. Her voicemail message was pretty telling. Paraphrased, it went like this: "Hi, this is so-and-so, I'm not available at the moment, I will be engaging in task X until 10AM. After that, I will be unavailable the rest of the day performing task Y. Please leave me a detailed message so I can respond to you with a correct answer. Please keep in mind that I get a tremendous volume of messages and it might be several days before I am able to get in contact with you." Wow. Several days? Wouldn't you think they'd give some consideration to hiring enough people so that their lag times aren't 60+ hours? Perhaps she's one of those people who just feels lucky to have a job.
