    RINCON PROPERTY MANAGEMENT ARE SLUM LORDS _ DO NOT RENT FROM THEM You should be able to give negative reviews on Google and I wish I had read the reviews. Thes people are total SLUM LORDS. Rented a property in July that had decent rent, was in a nice area 5409 N Paseo de la Terraza 85750 and a cute layout. Asked them to do a walk thru with me before I received the keys- they refused. Went there on -7/01/2022 after we received the keys... The place was absoutley FILTHY not just a little dirty but filthy. immediately contacted the Agent from RPM... what a joke. I informed them that we would be charging cleaning fees due to the fact that the rentalwas uninhabitable. THEN we found roaches - not just a couple mind you but an ENTIRE INFESTATION - don't let me get started on the condition of the carpet - previous tenant had cats & dogs and SURPRISE the carpet was smelly and urine stained.. BUT they said it was professionally cleaned, I am not an experienced renter but this was totaly bull, they are still fighting to keep it in the home.... really ewwww. Kept asking for someone from their company to come and look at the place it was in such bad condition and to explain to me WHY it was not a: clean. b: free of roach infestation, c: why all of this was not done PRIOR to the new tenants moving in, we whould not have to clean anything. Noe on 07/31/2022 there was water running down the walls and puddling on the living room / dining room floor, the paint (that we just finished doing) was bubbling up in at least 5 places that I saw - this is indicitave of an ongoing water, mold and mildew problem... No wonder the place smells funny. We gave them notice that they have 5 day to rectify the situation on 08//1/2022 or they would be in breech of contract and we would then be following up with our back charging for 1: being unable to move in due to ROACH infestation, 2: carpet (not matter how hard they tried to get it clean) still having pet urine stains and smells, 3: an ongoing water issue - they are trying to push it off that the HOA needs to fix it, I have lived in HOA's it is the owners responsibility for ANYTHING inside the dwelling and since they patched the cieling they obviously knew there was an issue - Oh yeah they are trying to say that they are WORKING on it... Still unable to move in after 38 days... They are telling us the We have to EAT (THEY WILL NOT REFUND) our security deposit, rent payment (no one can move in under these circumstances), and fees that they charged us, we are also asking for cleaning fees since for some reason they just left it. And now I have contracted bronchitis and am so stressed out I had to go to the doctor for just being at this property during the day, tried to spend the night once (go bit by something and my face swelled up) DO NO - I REPEAT DO NOT rent from this company!!!! We are going to have to take them to court.

    Day 10 without the Air conditioner fixed. Family can't even cook in their rental home because its 91 degrees INSIDE!

    WARNING...DO NOT EVER USE RINCON PROPERTY MANGEMENT or ADVANCED AIR CONDITIONING !! They are the most inhumane, uncaring, unprofessional companies I have EVER experienced ! I can't even believe they are still legally in business the way they treat the renters. I experienced firsthand how poorly they treated my Son and his family while visiting them over Father's Day weekend in Tucson. Their air conditioner broke down on June 13th in 110 degree weather, and they were provided a small portable one for 1 room in their house. They claim this is 'All they are required to do by law ' and they did everything they needed to. They offered to pay for a room at a hotel , which was declined by my son, because the family thought it would only be a short-term problem that would be handled in a reasonable time , and was inconvenient for one night. ADVANCED AIR CONDITIONING finally got a tech out 3 days later to find out the Air conditioner needed a compressor. We were told this could take at least another week to get parts and then additional time to have a tech come fix it. In the meantime we tried to call and email both Veronica and Joann , with essentially no return calls or follow up until I stepped in and used my out of town phone number (they wouldn't answer my son's calls or emails) . I advocated for them to provide an additional Air Conditioner somewhere else in the house for the sake of the children (ages 1 and 6) knowing that it would be another week with the one measly air conditioner that they expected this family of 4 to live in...one room, couldn't cook because it was too hot, and no iota of compassion, understanding or ACTION by either company to DO THE RIGHT THING!! Angela, the owner of ADVANCED AIR CONDITIONING company that RINCON uses did oh so much talking about how they would provide an extra air conditioner if they could find one in stock, how they always answer their calls, how they are such a reputable company, how she would have something for them within a day. SO MUCH TALK .... but absolutely NO ACTION! So here it is , June 22, 9 days since the air conditioner went out in their home. Still NO working air conditioner yet...NO date on when to expect it to be fixed....NO follow -up ....NO answering their phones, return calls , or text messages.....NO additional air conditioner (after all , they did provide the minimum requirement)...excuses, after excuses ,to justify what a terrible company they both are. TOTALLY UNACCEPTABLE, UNPROFESSIONAL, AND INHUMANE! I hope if nothing else , I have prevented even one family from having to experience this kind of treatment in the future! RINCON and ADVANCED AIR should not be allowed to be in business! When I asked them if they felt good about how they treated my son and his family, all I got was..."We did everything we were required to do". That right there speaks volumes! BTW...read all the other reviews as well...you do NOT want to use this DISREPUTABLE company!

    Takes 6 months to a YEAR to have kitchen sockets repaired. Had to fight to have the AC fixed within legal guidelines of the house. Of the video footage I have of dumpster fires, homeless encampments, shoddy patchwork I'm starting to wonder of a docu-series of these slum lords...

    The condition of our pool under RPM's management

    HORRIBLE AND UNTRUSTWORTHY!! We are a military family living overseas and we hired RPM Rincon to manage our rental home, it could not have gone worse. They did not inform us that the tenant was dirty, breaking terms of the lease, & not taking care of our house. We were unaware of the horrific condition of our home until the tenant moved out. We were SHOCKED to find that the house was completely TRASHED (green swampy pool, trash piled inside/out, back brick wall broken down, paint stains, broken items throughout, etc.). When we questioned RPM about how they could allow our home to get like that, they took ZERO responsibility. After repeated demands to get copies of their 90 day inspection reports we discovered they had continuously left items unattended to. The poor condition of the pool was also noted repeatedly over 2 years, however they continued to pay the pool service company monthly (on our behalf) without making sure they were actually doing the weekly service. The pool was covered in black algae and none of the pool equipment was functioning. The tenant broke most of the terms of the lease and RPM did NOTHING. Once the tenant moved out repairs were moving extremely slowly and we began questioning the amount they were billing us for repairs. They were not truthful about who their "vendors" were and we had to repeatedly demand receipts for what the $2025 deposit paid for. They finally emailed obviously falsified identical invoices from 3 "vendors'' with no details whatsoever. We also discovered that the tenant took our washer/dryer and pool storage chest, which RPM failed to mention to us at all. We had no choice but to terminate our contract with them. We had paid them to rekey the property and asked that they return the keys when they were fired but still haven't received them months later and RPM refused to rekey despite a new tenant moving in. I could go on and on giving examples of how terribly RPM handled every part of this situation. In total we had to pay over $13,000 in damages and had to travel from overseas to manage repairs ourselves. We also lost 3 months of rental income and have had to pay to correct work they did poorly. RPM never apologized or took accountability for their role in all of this. They were very lackadaisical about the whole situation and have managed to shift the blame, point fingers, and AVOID TAKING ANY RESPONSIBILITY for what happened to our home. RPM IS THE WORST PROPERTY MANAGEMENT COMPANY!

    I would stay away. They don't understand or care about the reasonable cooling standard, unless you think 90 degrees is reasonable.

One of the employee employees couldn't even prove who she said that she was because of the fact that she thought she was better than everybody and the service just outright, ignorant, petty and childish. They don't value their customers at all. They don't value their tenants. They don't value anything they value themselves and actually their main headquarters for this establishment is not even in Tucson. It's all the way in Texas look up who you really renting from and do your research first before even considering filling out a lease with these people they'll get you kicked out of your own house for any reason that they think it's necessary. It's not OK and it's not all right.

    My experience proved renting from Acacia to be a nightmare. I had four outside security cameras…read more stolen, the lock on my storage shed in the carport cut clean and everything in the shed was trashed, I had loiters hanging out 24/7 as the property backed two hotel parking lots, my windows pried open, three vehicles deeply scratched/keyed while in the carport, weird people walking the alleys by my bedroom all hours of the night, yet Acacia had no interest in those issues, nor my safety, merely telling me to file police reports. That was nothing compared to their lack of empathy/accomodation in not allowing me a couple extra weeks after lease end to move even after paying the entire 12 month lease at $1150.00 month. I was in two major car accidents, lost my job and sustained back issues. They had no renters waiting for the property, yet still refused my request to pay for a couple extra weeks for moving purposes. Instead, they filed a Writ of Restitution two days after lease end while I was packing and had a UHaul, forced me pay for that extra month at $1150.00, plus as additional $1150 for "holdover rent" for that same month, plus its attorney's fees and costs after their attorney lied to the judge stating "Acacia would have accepted rent for that month" when I had email exhibits from Acacia stating otherwise. In addition, they kept my entire $1750.00 deposit after I cleaned for days and paid people to touch up paint, and help me move. Acacia nailed the coffin by listing an eviction and judgment on my record making it difficult for me to obtain rental housing. (After all these unjust events occurred, I filed a complaint with the AZ attorney general, who after reviewing my Complaint and related documents, advised me to file a judicial complaint against the company and the judge). Please note, Acacia is NOT in your corner, it merely tries to rack up charges against their tenants in an effort to increase their percentages obtained from the real property owners for managing their property. Bottom line - steer clear!!

Hilda has been my agent taking care my rental property for 10+years. She helped me taking care all issues renters encountered. From small appliance repair to major A/C and roof repairs. Most of my renters are responsible. They did their job when they move out. And they got their deposit back. At least that's my understanding according to my monthly reports. So I think the renters who posted a bad review just think they didn't get their money back must have missed something. I wonder if they really did what they should do when they move out? To resume the house to its original state when they move in. Yes, you can have your point of view as a renter. But for me - an owner. I would like to see my property gets well taken care of. For that point, I'd say Hilda did great job for 10+ years managing my property. That's what property management should do, right? So in 2021, when I decided to sell my property. I asked Hilda to represent me as selling agent. I truly feel she deserves that 3% commission. She helped me get a good price. Much better than I anticipated. I also want to give her book keeper-Rhonda a shout out. She sent me monthly and annual reports that list all expenses and cash flows which is great help on my annual tax return. After my property is sold. I have no other properties in Tucson. But I highly recommend Hilda to anyone who needs a reliable property management agent.

For six months we have been trying to get them to fix the dishwasher, mold in the bathroom, stained carpet and a broken lock to the garage. My husband, who is completely capable has offered to fix all of these problems but they won't allow it. Instead they send one incompetent service man who doesn't fix anything, says he will be back and then never comes. The dishwasher broke again for the third time this weekend after they had supposedly fixed it. They take the owner's money, our money and are letting this nice house fall apart. We have contacted our legal counsel. Save yourself some time, headache and legal fees and stay away from this organization.

Our friend said hands down Nicole Brule-Fisher When we first started looking we were thinking second house. We exchanged emails with Nicole and made arrangements to drive and look at houses. Nicole spent all weekend with us showing homes, connecting with other agents to give us more options. There was one house that was amazing that she was able to show us before it even went on the MLS but it didn't have a place for a pool. (sad face) Nicole showed us a bunch of houses but nothing we were ready to pull the trigger on (this is the beginning of October). So we went home and Nicole started emailing us listings. There was one house that we wanted to see but we couldn't get away. Nicole went out and face timed us for a walk-through. Since we were relocating there wasn't urgency on our end. We were looking for a turnkey house that hit all our must haves. Anyway, my husband was on a quick trip to Tucson and I was in California when I went on Zillow and saw this sweet fixer upper in a great area. My husband called Nicole to see the property. I guess she was unavailable because she told him Nick would meet him at the property. Nick was great - he's unpretentious, friendly and knowledgable. We wrote an offer on the fixer and with their recommendation added an escalation clause. Our offer wasn't selected but became the backup offer. Anyway, all the stars aligned when the first party backed out and we got news that the sellers wanted to accept our offer. woot woot! The fixer didn't have everything we wanted but the location was so amazing and the price low enough that we decided to take on the project to get exactly what we wanted. I honestly didn't think we were in that headspace when we started looking. I really liked working with Nicole and was a bit bummed that we got kicked to Nick. Life happens though - it was during covid so who knows why this happened. On the up side...We also really liked working with Nick. They both were great and have gone the extra mile for us - before, during and after the purchase. Before we closed, two turn-key properties came up on Zillowthat we absolutely loved. We made a trip out to Tucson just to be sure we were making the right decision with our "fixer" - We passed on them, but those houses were very tempting. Nick recommended contractors and inspectors so we could get things inspected during our 10 day inspection period. He really made this part of the transaction go smoothly. My husband and Nick did the final walk through. Nick was with us every step of the way. After the sale we got a notice from the city that we had a water leak. One of our neighbors saw the notice and called the listing agent who in turn called Nick. Nick called us and was kind enough to go to the property to turn the water off for us. The only area that I felt didn't go as smoothly as I would have hoped is with the lenders they recommended. There was some miscommunication that was really inconvenient especially around the holidays. I would highly recommend Nicole and Nick if you are looking to buy a property in Tucson. They are both professional, unpretentious, and know the area extremely well. It was a pleasure to work with them and we appreciate all their time and care.

I came to her with a long list of weird wants and a 6-month deadline and she was able to get me everything I wanted within my desired time frame. It really helped that I was able to view houses through Zoom meetings and she never rushed me and didn't seem put out when I wanted to see houses more than once or at odd times. She was always incredibly responsive, no matter what day of the week it was. She also coordinated all inspections and offered guidance on what could be fixed and what couldn't or what was very expensive to fix. She coordinated everything between the paperwork and the mortgage broker and also the fact that I had to get an extension to come out and look at the house. I also appreciated that she kept helping me out even after I bought the house. I had a contractor come over while I was still in Texas but he couldn't get in because the lock box with the keys inside it wouldn't open. She took time out of her schedule to let him in and to replace the faulty lock box. Also, I was quite touched that after I moved into the house that I was happy with it. She really seems to care about her clients, before, during, and after the sale is complete. If I ever need a real estate agent in Tucson again, I will definitely call her first. And if someone else needs help buying or selling a house in Tucson, I will definitely wholeheartedly recommend her services. Gabrielle is awesome!!!
