We ended up looking at houses from Monrovia to Castaic, for nearly one half of a year. Sam was patient, calm and beyond helpful for that entire time period. He pointed us away from bad deals and helped us find the home we were looking for. Halloween 2012 we moved into our dream home in the Santa Clarita Valley, where we lived for seven years. 2019, our daughter was expecting her THIRD child What was a comfortable fit in 2012 was now feeling very crowded. We did not hesitate to call Sam. Sam found us the perfect place near our family, a home that I now refer to as "our palace". The seller's situation was tricky but Sam helped guide us to the finish line despite the seller's challenges. We ended up getting this house for the price WE were willing to pay thanks to factors Sam detected about the deal. We closed fast and moved in. One thing I will always remember is at a time when we were a bit daunted about the process, Sam turned to my wife and I and calmly said "I always win." And he did, so we did. Sam keeps in touch with regular informative newsletters, and we always read his letters. They helped us preparing for tenants as well, such as installing blinds instead of curtains on some of the windows. Their customer web portal is nice too. You can get reports and status and have a place to quicky find documents and find status. They helped with tax suggestions as well, which did help so we didn't have an unexpected tax bill.

Yup, as the days ticked by, the stress steadily increased. Then, on the morning of June 22nd, I noticed a nice townhouse had just appeared on the Zillow map, and it was listed by Leasing Alert. So, rather than put in another request for a viewing appointment and wait for a response, I decided to call this time. I spoke with a fella named Casey Coffey, and he asked if I'd like to see it later. I jumped at the offer, and we scheduled an early afternoon time. Little did I know that I had spoken to the founder/owner/president/CEO of the company! The fact that he was happy to show the place himself is pretty damn impressive. Anyway, he answered all of my questions, didn't rush me at all during the tour, and encouraged me to apply online. I did so that evening. Just to be 100% sure, I called the office and asked for a re-visit. Two days later, I toured again, this time meeting Casey's associate, Bailey--just as friendly, just as helpful. That same day, I dropped off documents at the office and met Antonio, who was also great. Once I was chosen as the new tenant, it was he who patiently went through the contract and arranged for the delivery of the keys, etc. We exchanged several emails leading up to the move in--always detailed, timely, and professional. The entire leasing process, from start to finish, was so smooth. Most recently, when I had an HVAC emergency on the 2nd hottest day of the year, and on the weekend, I contacted Casey and the problem was fixed that same day. Amazing! There has been an ongoing HOA violation involving a neighbor parking a boat in front of their home and driveway, clearly against HOA rules. Complaints about this issue go back to 2012 with the boat sitting there months at a time. The pattern has been the same for years: a letter is sent, the boat is moved briefly, then it returns. About a week ago, the boat was parked again and even covered, He makes it clear this is not temporary. When contacting the HOA, Artemis was rude and unhelpful. Neighbors were told "WHAT DO YOU WANT ME TO DO ABOUT IT! Than being told it is THERE JOB to submit photos, which led to the homeowner obtaining an email address and harassing a resident. Instead of enforcing the rules, the HOA issued a letter about "unneighborly behavior," to one of the neighbors completely missing the point. This situation is especially concerning because this same homeowner previously got into a physical altercation with another neighbor, which escalated into a fistfight after they complained about the boat. This is exactly why residents rely on the HOA to enforce rules and prevent direct conflicts. The boat is back again. Multiple emails have gone unanswered for over a week, and there has been no communication about how this will be resolved. It's also hard to believe neighborhood inspections are being done, as this violation has been obvious for years. PLEASE DO YOUR JOB!
